About this house rental
Bourbon Breeze is a 4BR/3BA, 2-story house, 2000 + sq ft, accommodating 12 people. Beautifully furnished and decorated. It offers a private, "lagoon" pool, and plenty of parking for family and friends, in the golf cart zone. This stunning beach house is 3-4 blocks from the beach, walk, bike, drive, or take a golf cart. Full-size washer & dryer. The location is perfect at highly desired 11th St. Split plan, 3BR/2BA up & 1BR, 1BA down. Pets are considered w/fee. No smoking. COPASTR: 200-014-898
Bourbon Breeze Beach House is located in Port Aransas, TX, off of 11th Street, and is only 3-4 blocks from the beach in either direction by Sandcastle Dr. or Beach Access Rd. Built in 2016, Bourbon Breeze can comfortably accommodate up to 12 guests throughout 2009 sq. ft.
Pulling into the driveway, you will see the lagoon-style pool on your left. There are 4 parking spots, maybe 6 with small cars, and/or 1-2 golf carts. Boat Parking is allowed. Outdoors near the pool is a large island with seating, sink, and party lights. An outdoor shower is available to rinse off the beach before hopping in the pool!
Guests can rent a golf cart from Coastal Eds! We encourage you to book the golf cart with Coastal Eds as soon as possible, we cannot guarantee availability if you choose to delay booking.
The downstairs suite offers a spacious living room with a sleeper sofa (sleeps 2), chair, and flat-screen TV; adjoining space is a king-size bedroom (sleeps 2), flat-screen TV, closet, and en suite bathroom with walk-in shower. This bath also connects to the downstairs patio heading to the pool area.
Upstairs offers a huge deck that overlooks the pool area, down 11th Street, and of course those amazing sunrises from the beachside. Absolutely amazing! Even the sunsets behind you give an amazing view of the wetland area across the way.
From the upstairs deck, open the front door to an absolutely stunning living and kitchen area. The interior is not only immaculate, it is gorgeous with shiplap, quartz counters, upgraded cabinets, stainless appliances, and furnishings that complete this stunner like no other!
The kitchen has an oversized island which is also the dining area - seats 10/12 with bar stools. This is perfect for gatherings while cooking and is still so beautiful! Stainless appliances, a walk-in pantry, and a stocked kitchen make you feel right at home for meal cooking & prepping and enjoying meals, and it's beautifully decorated as well!
The kitchen comes stocked with pots, pans, dishes, utensils, glasses, cups, mugs and wine glasses. Also included is a microwave, dishwasher, toaster, blender, and coffee maker/Keurig combo.
Open to the kitchen and dining areas is the spacious living room with a large comfortable sofa and side chair. Curl up on the couch, and watch a large flat-screen TV while glancing out the huge windows to your oversized deck and views. Kick your feet up on the ottoman and enjoy island life!
Down the hallway, you have a full-size washer & dryer and utility closet.
On down the hallway, you have a large master suite complete with 2-night stands with lamps, a large flat-screen TV, dresser space, and a huge en suite bath with an oversized walk-in shower. A large master closet comes with drawers as well. Tons of space to unpack and kick back!
Guest rooms include a bunk room with 4 twin bunks, a cool surfboard on the wall, a flat-screen TV, and a closet. The kids always pick this room but the adults love it too. It is way cool!
Another guest room has a T bunk bed set up with a queen bed on the bottom and a twin bed on top, and built-in shelves and drawers. A closet is also in this room and a flat-screen TV is mounted on the wall. A beautiful guest bathroom is also in the hallway.

Home Truths:
- This home does not offer pool heat.
- Construction is always happening somewhere in Port Aransas; we can’t guarantee that you won’t hear/see construction, building, or community improvement projects and events during your stay.
- Cable/WIFI is provided as a convenience; Port A does experience outages from time to time.
- Please remember that you are on an island; mosquitos/pests can be plentiful several times per year. Our properties are treated by professional pest control service every 4-8 weeks.
- 2 pets are allowed at this home. But pets must be approved in advance and are subject to an additional fee of $150 per pet. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Please note that the maximum occupancy includes infants and babies. Ensure that the total number of guests, including little ones, adheres to the specified occupancy limit.
- Please note that the home will be decorated for Christmas, including a Christmas tree, during the months of November, December, and January.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.
This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.
As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.
IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
