About this villa rental

Il Palazzo di Chiatina is a refurbished medieval monastery farmhouse with incredible panoramic views overlooking the Niccone Valley, and straddling the Tuscan-Umbrian border. The villa is well located, 4km from the nearest village, Mercatale. Perugia, Cortona and Lake Trasemeno are all within travelling distance.

ll Palazzo di Chiantina has recently undergone sympathetic restoration, we have made every effort to select the interior furnishings to ensure that they reflect local traditions, whilst retaining that important element of modern comfort. Adding, modern bathrooms with rainfall showers and roll-top baths.

Sleeping 12 people, our property is perfect for large groups or multiple families. Each room has its own personality and style. You may notice some of our rooms have personal names, such as Baux and Siena, these are the names of my beautiful children, who spent every summer here playing out in the olive groves and swimming every day.

Whilst renovating inside, we also have put in a lot of work to create our gorgeous established garden as it stands today. Set in 2 hectares of private land, the gardens and terraces contain a variety of fruit trees, figs, walnuts, plums, almonds, olives and vines and you are welcome to help yourselves to their bounty (in season of course). The vine-covered pergola allows you to dine alfresco whilst enjoying the magnificent views. During the day it provides a large, shaded scented (in May/June) area to relax. At night you may see the fireflies dancing and you’ll see exactly why the monks chose this spot.

Set lower on our grounds, our beautiful swimming pool still has the most incredible views of the valley. Equipped with a shaded pergola with a sofa seating area, as well as plenty of sun loungers, it is the perfect place to spend the day.

The locals call us the “House with the ‘Hollywood’ view!”, located 590m above sea level.
Please note our driveway and the main road to the villa is a very steep white road, therefore we would recommend a 4x4 car. Whilst 2-wheel drive can manage, going back up the drive with a full load can be a struggle.

Beautiful location and house. Very well looked after and clean. We spent many days by the pool, playing table tennis and eating on the veranda. Peaceful but only 15 mins to a supermarket or local restaurant.

Beautiful house with truly stunning views. Loved the outdoor dining area shaded by grape vines with the view out to the mountains. 4x4 needed to get back up the driveway.

If you are looking for the ultimate place to relax and enjoy the Tuscan / Umbrian country side, this is the place. The morning sunrises are spectacular and warming after the cool May nights. The villa contains all the conveniences of home. There was plenty of room for 4 couples to spread out and have their privacy. Ashleigh and her team are great hosts.

The views are knockout. The villa has a lovely warm homely feel. Lovely bathrooms and a kitchen with everything you could ever need. Dining out on the terrace was amazing. Outside, the gardens and pool are impeccable and plenty of lounging areas to be found. Quite a steep access road which our little hire car found a challenge so I’d recommend more power than a Fiat Panda. Although we managed fine. Will definitely recommend to large family groups. Perfect getaway to relax and drink in the Umbrian / Tuscan views.

We rented Villa Chiantina for a family reunion, and it was absolutely delightful. We particularly enjoyed the sweeping views across the valley, which changed according to the weather and time of day. Note that the house is remote and the driveway is tricky. The pool is amazing and the fruit trees full of ripe plums and figs. We came with very young children. The owners left us with a crib and 2 high chairs, while we brought 2 folding cots. The girls loved the wide steps into the pool, the swing set and the dollhouse. The parents loved that the pool was a little bit away from the house and that there were different flat play areas both inside and outside. We hired the chef service and Daniela and Alessio were both fabulous! The food was varied and delicious, and what a luxury to be able to relax and enjoy every evening on the terrace after running after little ones all day..! The house has been thoughtfully restored with historic features and modern conveniences, incl a fully equipped kitchen. Bathrooms were great, though lacking anywhere to hang towels. Beds were comfortable, though the wrong size sheets had been put on the king beds and bunched up when slept on. Most of the rooms cooled down at night with cross ventilation, ceiling fans and additional fans gratefully supplied. Unfortunately two rooms with only one window struggled to cool down and could be a bit airless at night. Mosquito screens have been thoughtfully installed on most windows, which was great for a few buggy nights after heavy rainfalls (which had the benefit of bringing down scorching temps). However, in the pigsty there were only netted curtains, which we had to fix down with pins to keep out bugs. The terrace with the shaded pergola is the place where we spent most of our time, whether enjoying meals or the shade, breeze and stunning views. However, a lot of wasps and hornets were drawn to the ripe grapes hanging overhead and scaring the children. Top tip: we asked the house manager Matteo to arrange to have the grapes cut, and within a few days the gardeners came and the problem was reduced dramatically! Matteo himself was an excellent communicator (Italian & English); very responsive and helpful. The cleaning crew came midway through our two weeks and were absolutely lovely. Dealing with Ashleigh in the lead up to our stay was also excellent. All in all would highly recommend!!

Magical experience!
Magical experience!
Turning 60 and getting to celebrate this moment with closest friends and family, this was the place for me. One could not have asked for a better and magical place with its spectacular view from morning till evening. The location is just perfect specially during the hot summer season as the sun settles down behind the hills and property making the view even more stunning and magical over the valley ahead. As well as getting some shade when sitting under an amazing pergola with a beautiful roof of growing wine grapes giving you enough shade to cool you down. All meals were taken outside and the dinners with the evening view was just stunning like a renaissance painting. It was also a great experience having Daniela and her team cooking for us when celebrating my birthday. So, thank you Ashleigh for great tip  All guest where amazed by the experience and this beautiful home having all the commodities one could ask for. And if any questions or needing assistance, Matteo would be the first contact point and very helpful. Hanging by the pool was also fantastic specially when temperatures were reaching 36-37C degrees the only place to be cooled down would be there. Our youngsters practically stayed there all day unless we went for some sightseeing. The only little annoyance we noticed was the small wasps coming to drink water on the wet brick floor surrounding the pool. So, one had to be careful not to be stepping on them as I did. But otherwise, a great pool area accommodating all. Unfortunately, we only stayed one week which was too short if wanting to see all interesting places that this area has to offer (as there are many to choose from). But Cortona only being 30 min away by car is a must!! Be aware of the driveway being quite steep getting in and out when arriving the first time. One would have preferred a car with 4WD but with some practice all went well. So, thank you Ashleigh for letting us stay at this amazing and beautiful place. Will certainly come again if possible.

We had a wonderful time in this comfortable house with its close proximity to Cortona and Lake Trasamino. The kitchen was wonderful and the pool was amazing.
