About this villa rental
Il Palazzo di Chiatina is a refurbished medieval monastery farmhouse with incredible panoramic views overlooking the Niccone Valley, and straddling the Tuscan-Umbrian border. The villa is well located, 4km from the nearest village, Mercatale. Perugia, Cortona and Lake Trasemeno are all within travelling distance.
ll Palazzo di Chiantina has recently undergone sympathetic restoration, we have made every effort to select the interior furnishings to ensure that they reflect local traditions, whilst retaining that important element of modern comfort. Adding, modern bathrooms with rainfall showers and roll-top baths.
Sleeping 12 people, our property is perfect for large groups or multiple families. Each room has its own personality and style. You may notice some of our rooms have personal names, such as Baux and Siena, these are the names of my beautiful children, who spent every summer here playing out in the olive groves and swimming every day.
Whilst renovating inside, we also have put in a lot of work to create our gorgeous established garden as it stands today. Set in 2 hectares of private land, the gardens and terraces contain a variety of fruit trees, figs, walnuts, plums, almonds, olives and vines and you are welcome to help yourselves to their bounty (in season of course). The vine-covered pergola allows you to dine alfresco whilst enjoying the magnificent views. During the day it provides a large, shaded scented (in May/June) area to relax. At night you may see the fireflies dancing and you’ll see exactly why the monks chose this spot.
Set lower on our grounds, our beautiful swimming pool still has the most incredible views of the valley. Equipped with a shaded pergola with a sofa seating area, as well as plenty of sun loungers, it is the perfect place to spend the day.
The locals call us the “House with the ‘Hollywood’ view!”, located 590m above sea level.
Please note our driveway and the main road to the villa is a very steep white road, therefore we would recommend a 4x4 car. Whilst 2-wheel drive can manage, going back up the drive with a full load can be a struggle.

Beautiful location and house. Very well looked after and clean. We spent many days by the pool, playing table tennis and eating on the veranda. Peaceful but only 15 mins to a supermarket or local restaurant.

If you are looking for the ultimate place to relax and enjoy the Tuscan / Umbrian country side, this is the place. The morning sunrises are spectacular and warming after the cool May nights. The villa contains all the conveniences of home. There was plenty of room for 4 couples to spread out and have their privacy. Ashleigh and her team are great hosts.

The views are knockout. The villa has a lovely warm homely feel. Lovely bathrooms and a kitchen with everything you could ever need. Dining out on the terrace was amazing.
Outside, the gardens and pool are impeccable and plenty of lounging areas to be found.
Quite a steep access road which our little hire car found a challenge so I’d recommend more power than a Fiat Panda. Although we managed fine.
Will definitely recommend to large family groups. Perfect getaway to relax and drink in the Umbrian / Tuscan views.

We rented Villa Chiantina for a family reunion, and it was absolutely delightful. We particularly enjoyed the sweeping views across the valley, which changed according to the weather and time of day. Note that the house is remote and the driveway is tricky. The pool is amazing and the fruit trees full of ripe plums and figs.
We came with very young children. The owners left us with a crib and 2 high chairs, while we brought 2 folding cots. The girls loved the wide steps into the pool, the swing set and the dollhouse. The parents loved that the pool was a little bit away from the house and that there were different flat play areas both inside and outside.
We hired the chef service and Daniela and Alessio were both fabulous! The food was varied and delicious, and what a luxury to be able to relax and enjoy every evening on the terrace after running after little ones all day..!
The house has been thoughtfully restored with historic features and modern conveniences, incl a fully equipped kitchen. Bathrooms were great, though lacking anywhere to hang towels. Beds were comfortable, though the wrong size sheets had been put on the king beds and bunched up when slept on.
Most of the rooms cooled down at night with cross ventilation, ceiling fans and additional fans gratefully supplied. Unfortunately two rooms with only one window struggled to cool down and could be a bit airless at night.
Mosquito screens have been thoughtfully installed on most windows, which was great for a few buggy nights after heavy rainfalls (which had the benefit of bringing down scorching temps). However, in the pigsty there were only netted curtains, which we had to fix down with pins to keep out bugs.
The terrace with the shaded pergola is the place where we spent most of our time, whether enjoying meals or the shade, breeze and stunning views. However, a lot of wasps and hornets were drawn to the ripe grapes hanging overhead and scaring the children. Top tip: we asked the house manager Matteo to arrange to have the grapes cut, and within a few days the gardeners came and the problem was reduced dramatically!
Matteo himself was an excellent communicator (Italian & English); very responsive and helpful. The cleaning crew came midway through our two weeks and were absolutely lovely. Dealing with Ashleigh in the lead up to our stay was also excellent. All in all would highly recommend!!

Magical experience!
Turning 60 and getting to celebrate this moment with closest friends and family, this was the place for me. One could not have asked for a better and magical place with its spectacular view from morning till evening. The location is just perfect specially during the hot summer season as the sun settles down behind the hills and property making the view even more stunning and magical over the valley ahead. As well as getting some shade when sitting under an amazing pergola with a beautiful roof of growing wine grapes giving you enough shade to cool you down. All meals were taken outside and the dinners with the evening view was just stunning like a renaissance painting. It was also a great experience having Daniela and her team cooking for us when celebrating my birthday. So, thank you Ashleigh for great tip
All guest where amazed by the experience and this beautiful home having all the commodities one could ask for. And if any questions or needing assistance, Matteo would be the first contact point and very helpful.
Hanging by the pool was also fantastic specially when temperatures were reaching 36-37C degrees the only place to be cooled down would be there. Our youngsters practically stayed there all day unless we went for some sightseeing. The only little annoyance we noticed was the small wasps coming to drink water on the wet brick floor surrounding the pool. So, one had to be careful not to be stepping on them as I did. But otherwise, a great pool area accommodating all.
Unfortunately, we only stayed one week which was too short if wanting to see all interesting places that this area has to offer (as there are many to choose from). But Cortona only being 30 min away by car is a must!!
Be aware of the driveway being quite steep getting in and out when arriving the first time. One would have preferred a car with 4WD but with some practice all went well.
So, thank you Ashleigh for letting us stay at this amazing and beautiful place. Will certainly come again if possible.

Magical property
This property was beautiful; almost like we were in a fairytale. The roses and other flowers were in full bloom and magnificent while we were there! The view from the outdoor table was spectacular, at all times of the day! As long as weather accommodated, we ate every meal out there. The kitchen was very well stocked with everything we needed (except the food, of course.) The 5 bedrooms in the main house were nice and the bathroom I stayed in updated. Good water pressure for the shower too!
There were a few maintenance issues, like ceiling fans not working and a broken dryer. The fans were taken care of in a reasonable amount of time. Luckily there was a drying rack and clothesline, so we made do without the dryer.
Unfortunately, the pigsty did not live up to the level of the rest of the accommodations. It was small, dark, hot and had scorpions (not the deadly American kind) and cave crickets. The door to the outside opens up right into the bathroom. If we had not used the pigsty, my rating would have been higher.
Dolce Forno in Mercatale had some wonderful breads for breakfast and Delizia in Umbertide had awesome gelato!

Very good experience Ashleigh and Matteo so helpful- excellent communication at all times.
Matteo took such great care to ensure we had a great stay. Villa was lovely - lots of space for all the family. highlights include amazing views from lunch table. Very well equipped kicthen with great applicances - any good cook would be very happy! Lots of lovely fluffy towels for pool side.
Well sized bedrooms lovely new bathroom.
Overall good value and a lovely stay. We would come back!

The perfect house for a holiday with friends
The house was just perfect for our group of 13 with kids in the age of 9 till 16. The view is stunning, the kitchen well equiped, the interior very cosy. Matteo was a great help during our stay and contact with Ashley was very friendly. we enjoyed dinner made by Daniela and the pizza man. We absolutely will recommend this place to friends.
A few notes, it is indeed a steep and bumpy road to reach the house which is not for all people that convenient ;-)
Restaurants and villages are a 20/30 minute drive.
Some chairs in the garden are a but old/broken and need to be renewed. So as some musquito nets in front of the windows. The fan in our bedroom was not working after a few nights. It could either be off or used on full speed and also the showers in 2 bathrooms broke down during our stay. So maintenance needs to be done here and there of which Matteo takes very good care. But above all we would love to be back!

Great location and magnificent view. We enjoyed a lot of great family moments on the terrace in the morning for breakfast and in the evening at candle light. The pool was perfectly warm. The view was amazing. The house was perfect for an XL family. 5 bedrooms with 4 very nice bathrooms. The master bedroom is just waouw!

Wunderschönes Haus mit grandiosem Blick
Traumhaft gelegenes Haus auf 600m mit sensationellem Blick auf das Niccone Tal. Perfekt um zu entspannen. Alles vorhanden was man für einen erholsamen Urlaub braucht. Top ausgestattet und genau den Bildern entsprechend. Sehr hilfsbereite Vermieterin.

A short drive from Cortona and lake Trasimene and only 2.5 hours from Rome - location couldn't be better. Local town/supermarkets were perfectly good enough for our holiday needs and we loved being high up in the hills on a gravel road.
I couldn't recommend this place highly enough. We'll come back if/when we can!

Beautiful location. At 750 metres, so views of c 100m to East. Up a 3.5m track/road. Quiet and secluded.
Facilities excellent. 5 very well appointed bed rooms and excellent bathrooms. Be aware that 5th is a bunk room with 4 x beds and one sofa bed. Quite acceptable, but slightly pokey, with two small windows.
Rubbish has to be taken down to the main road, which is a slight bore.
Overall, excellent and very enjoyable.

We have just had a great week with 3 generations in the beautiful house of Il Palazzo. A great location, amazing view and the best feeling of Italy we could imagine.
The estate works fantastic for leisure life, cooking and just relaxing. A very well equipped house both outside and inside for a relaxing holiday.
The owner Ashleigh Wigley have been really proactive, service minded and just really friendly to ensure a good stay. Thanks for that!

All the bathrooms have been recently updated. They now have a fabulous huge Olive wood table on the terrace that sat 12 people easily. Ashleigh, the owner, was incredibly responsive to our needs helping us arrange dinner and groceries for our arrival and help organise a cook for two dinners when we were there. Definitely have Sara cook for you. Her food was delicious and her service so reasonably priced. You can enjoy the incredible views and some lovely wine without having to drive! The location of the house is incredible with stunning views - although that does require a 4 km drive up a gravel road and then a steep driveway. Took a little getting used to but we were pros by the end! Easy location for visits to Siena, Montepulciano, Montalcina, Cortona etc. We only had a week and there were many places we didn’t get to. If you want to go out for dinner, follow Ashleigh’s recommendation of Calagrana. We had an amazing meal -but you must make a reservation. All in all an amazing week - can’t wait to go back. Absolutely Gorgeous!
We booked this villa for a milestone birthday that included 12 family members spanning 3 generations. The villa is incredibly well appointed with very tasteful décor and attention to detail. It is very spacious with room both inside and out to spread out. We were able to take advantage of the gorgeous outside spaces including the pool.
The grounds are outstanding with truly unbelievable views of the Tuscan valley. The villa is within easy striking distance of many great towns and during our stay we visited Cortona, Montepulciano, Florence, Gubbio, and Orvieto. There are countless others we could have visited had time allowed.
Ashleigh’s communication was outstanding. It is difficult to organize a trip for so many people and as a result I emailed Ashleigh many, many times. She was fabulous! She arranged to have food and beverages at the villa for our arrival and booked a chef for a dinner during our stay. The meal was absolutely fantastic and extremely reasonable. We only wish we had booked for 2 dinners during our stay.
All of us had a memorable holiday and would return without hesitation. Thank you Ashleigh for sharing you beautiful villa with us!

Beautiful villa -amazing views!
Two families shared this fantastic villa mid-August and had a great time. The place is really well appointed with lots of attention to detail and high-end finishes. The house is more than big enough for everyone to spread out and have some space but has a very homely feel. The pool area is brilliant too, sun all day and plenty of loungers for everyone and some shady spots when needed.
We needed some rest and relaxation after a hectic tour of Rome and this lovely farmhouse really fitted the bill. We visited Siena, Florence and Cortona, all within fairly easy reach.
Sitting under the grapevines eating great meats and cheeses looking down over the Tuscan valley was idyllic! The house sits high on a hill which is pretty steep so you need to be a confident driver, although after the first few days you soon get used to it.
Very good comms with Ashleigh who couldn't have been more helpful.
Very highly recommended all round!

Beautiful house ,grounds and veiws
The house and grounds were impeccably clean and well equipped.
We have just returned from celebrating my parents golden wedding anniversary, and I couldn't of imagined celebrating it in any other way. ... it was just perfect!
The views where to die for... we sat out in the evening sun taking in the views and listening to the sound of the birds and bullfrogs.
The pool was warm and the children never tired of it... we even managed to entertain 6 teenagers with table tennis and table football... no sulky faces !!
We had days out in Rome , Florence,Cortona, boat trips and a dayvout at the market in Umbertide.
The house was immaculate and very comfortable,it felt quite luxurious , but still retained its Tuscan charm.
The owners have excellent comms and were incredibly helpful.
I would reccomend this rental to anybody and hope to book again in the very near future.

Wonderful
Under the guise of celebrating a birthday milestone, I persuaded my family to spend a week in this amazing house. Three generations under one roof and everyone had the most special of times.
I can not thank Ashleigh enough for being so patient with me before we confirmed our booking (whilst I checked that the whole family was happy and we could sort flights etc) and then recommending places to eat and visit.
Meanwhile on the ground we were greeted by Patritzia who really could not do enough for us - a lasagne and shopping as ordered on arrival and even arranged a trip to a local Olive Oil processing business. She could not have done more.
We were also lucky enough to help with the harvesting of olives from the trees in the spectacular garden. This kept the children occupied for a while and even one of them for 4 hours (he was hooked!). A big thank you to Vittoria for being so patient with them all!
There was plenty to do nearby - Assisi, Gubbio, Cortona, the Lake which really appealed to all ages.
We also went to nearby restaurants and used the wood fired pizza oven twice which the children loved.
It is also an idyllic spot with a view that I never tired off.
We will all take away some amazing memories and I would recommend this property to anyone.

Our perfect Italian Wedding!
What can we say! This farmhouse provided the perfect settting and location for our recent Italian wedding celebrations. Ashleigh the owner was so helpful with all the pre wedding/holiday planning, i could not have done it all without her! The location is jaw dropping and the farmhouse was beautiful. All modern and finished to a very high standard, we could not of asked for anything more. Would highly recommend this as a great place for families to come together, great for little ones although there are quite a few steps so be careful if you are not so mobile.
