Location was great, outside aesthetic was very nice
No staff, so many stains on carpet, filthy windows, no curtain on street facing windows, bar and restaurant closed on a Saturday, Coles brand water provided, no reception staff, dirty areas, VERY basic facilities, NOT boutique at all.

Location was convenient
Considering the price, no staff on premise, requires someone who is more interested in running it as a professional hotel as the building itself has potential. Broken latches, broken runners, stained carpet, mismatched random furniture.
We stayed in King suite with balcony but to get out to the balcony we had to maneuver the old window(one if the cable broken)….
Couldn’t find the room first and no instructions, had to go through the back gate to enter and as there was nobody to ask it took a while to find the room.
Honestly a bit shocked to see the high reviews some have left- some of the rooms we saw on the way had no window whatsoever and they had the doors open all the time.

Love this grand building. Tall ceilings, open fire places, tastefully renovated. Gorgeous bar.
The gorgeous bar was not open due to a shortage of staff.

Comfortable bed and great shower.
Not being told it was an over the phone check-in made us feel we had been scammed. We turned up and headed to the door marked reception to find that every door was locked with no answer from knocking. We then rang the number (from a UK phone which would have cost a fortune) to find I then had to call another number to be given my check-in code to open our room. It put a damper on our stay to say the least.

My room was upstairs and had a lovely view of the river and surrounds. It was very clean and neat. Great TV. Breakfast was continental and well set out. (Available on day 2) Check in went smoothly even though it was not in person. Text message was accurate on how what to do on arrival.
Breakfast was unavailable on the first morning due to a medical issue with a staff member. No one else was available to open up the breakfast area so I needed to get breakfast elsewhere. The balcony area needed attention. I believe the new owners are working on bringing the establishment back to it former status.

Location and comfort
All the automated emails, no human contact in the entire stay. No reception on arrival, whilst we did get in it took time to find the entry and then enter as the key pass looked like you needed a card to get in.

The room was very nice, spacious and comfortable. Staff member we dealt with was extremely warm and welcoming. The Continental Breakfast was a lovely way to start the day, presented in the dining room over looking the lovely gardens on the property, with nice morning music. Location very good. Will definitely love to return in the near future.

it’s location
rooms too small;bathrooms to small; outdoor steps a slip hazard and not all weather; internal building not accessible; booking system not personal and can result in delays getting into room; poor room layout

The place has charm and character being an old era building. Access after hours was easy and well explained. Ample parking. Really clean, pleasant but simple room. If I had a negative , we arrived at midnight and it would have been nice if the heater was on already, but that’s it. Will stay there again if we’re in Bairnsdale.
One tiny soap! Maybe leave two. Lol

we have a 11 month old and the openness of apartment and having a dishwasher in the room were a big plus.
the kitchen had no running hot water and the hot water toke about 20 minutes or more to come thur. it must cost a future in water rates.

Breakfast was excellent, loved the local jams.
Light coming in at night from street light. Heavy drapes would help.
