About this house rental
This stone built house had been unoccupied for 30 years when we took it over in 1987 and, while habitable now with all reasonable mod cons, it is not in the luxury class. We did not want a house where you were always worried about children or dogs making a mess that could not be easily cleaned up
However it is dry, can be warm (full gas central heating + log burner stove), and is livable in all year round.
Do not expect the Ritz, and realise that houses built in 1711 (when this was) need allowances making for them.
It is a house of great charm and is built into the side of the mountain (which is the very first National Trust open space property) and as a result has an external door on three levels! A cottage extension was added at the back late 19th century which can provide a peaceful area or grandparents sitting room!.
Mobility warning: stairs are steep with only a half handrail to the first floor and no handrail to the attic floor (there is no room, very narrow stairs). Guests with limited mobility have found this a problem.
There is NO parking provided - but free on-street parking 5 minutes walk away is available.
There is a paved patio at the rear which gets a lot of sun later in the day and is suitable for BBQs and a rear store under the cottage extension where the fuel is kept and is also suitable for bike storage. There is a kettle BBQ which will either be in the back store or in the former outside toilet in the yard.
There are open beam ceilings throughout and all external walls in the main house are stone, some of considerable thickness.

An attractive feature in the main living room is the large log-burner stove (Nursery fireguard if needed also in the room somewhere!) which provides a cheerful focus on cooler days - wood in back store, tho you may need to buy some. There is also full gas central heating.
There are three bedrooms and a bathroom on the first floor.
Bedroom 1 King size double bed. Plenty of room for a cot (you must provide)
Bedroom 2 single bed - a small room
Bedroom 3 a bunk bed - 2 beds
Bathroom WC, washbasin and bath.
On the attic floor there are two bedrooms. A twin bed bedroom and a bedroom with a double bed (with a king size duvet) and a single bed. Access to the attached late 19th century cottage extension.
In the cottage extension is a pleasant 2nd sitting room (often gets the sun), a laundry room with washing machine and tumble dryer and a second washroom with WC, basin and electric shower.
Beware of very limited headroom in some areas! Our predecessors were not as tall as us - this is only a problem accessing the back store or moving from the attic to the rear extension. Duck or Grouse!

Maximum capacity: 9 using existing beds although 6 is very much more comfortable! We will not accept more than 6 adults and 2 children without prior clearance. The house also works very well for smaller numbers. You can accommodate two adults, three children and a baby without having to use the second floor. Extras have to use the 2nd floor that is not very suitable for young children or the elderly owing to steep stairwell. Babies need a carry cot or similar providing.
There is free WiFi installed (code on rear of front door).
The kitchen and dining area will seat six with two on the window seat and there is crockery and cooking utensils to cope with up to nine. The kitchen has a cooker with a double oven, a microwave, fridge freezer and a dishwasher. The kitchen sink is at the underground end of the kitchen and so is emptied by a (automatic) pump. Care is needed not to block it. NEVER pour fat or oil down the sink.
The house is 5 minutes from one of the best beaches in North Wales, 3 minutes from the shops and 3 minutes from the rail station - and less from mountain hillside. You have easy access to Snowdonia and Cader Idris, historic railways and fascinating slate caverns. There is an inflatable dingy in the back store, with oars which can be used with suitable care and the back store is also suitable to park bikes. Bikes can be hired from the garage by the harbour and there are various providers of boat trips (see notices at the harbour).
IMPORTANT!
We do not provide bed linen. There are duvets and pillows on each bed with covers on (do not remove these). You must use your own duvet covers, bottom sheet & pillowcases on top of the existing under-covers. You must provide your own towels, but there is a supply of tea towels in the kitchen.
We also DO NOT have a cleaner - to keep the costs low we rely on everyone to clean up thoroughly before they go. So far this arrangement has worked reasonably well. If you do find it less than satisfactory, please photograph and email it to me. But remember, different people have very different standards.
It does get a professional deep clean and the bedding covers are laundered twice a year.
During the main school holiday periods we only take bookings from Saturday to Saturday. Other periods there is a two night minimum.

The property did exactly what we needed provided a base. The property offered everything any family would need to have a holiday. all bedrooms 2x bathrooms 1 with bath and 1 with shower washing facility's so no need to bring lots of clothes brilliant, Host sent mail with easy and accurate check in absolutely fantastic week away love Barmouth x thanks so much

This is the perfect little cottage. Right in the middle of Barmouth but up a (tiny) side street. Less than 5 mins to the beach and harbour and straight into the mountains behind the house. The cottage is quirky and has multiple rooms. It had everything we needed for our holiday - great that it had things like DVD's and crab lines to use. If you like luxury - this is not for you. If you want a great base that feels like a relaxed home in a great location and a great price - you won't do better than this. We were a family of 5 with 3 teens/early 20's "kids". Something for everyone here.

Old cottage which has everything you need and in a great location. As the owner says if you’re looking for luxury then this is not for you but if you have dogs and kids then it’s ideal. Take care if you have a big car though as access is tight

Mod cons in an old house. Everything you need for a self catering holiday. Right by the beach and train station and all shops. We didn’t use the car once while we were there. Look past the chipped plaster and a few damp patches and you have a brilliant holiday spot. We would go again

From start to finish we loved our stay in this gorgeous, quirky cottage. As stated in the description its not the Ritz but for comfort, quirkiness and location it is a perfect little gem. There was 4 adults, 3 teenagers and 2 children we had plenty of room, everything we needed and a lovely break away. I have already recommended to friends and family and would definitely book again. Correspondence was spot on and we received everything we needed.

Property is very interesting over 3 floors, We has 4 adults and 2 teenagers and 1 child, property more than big enough for all of us with space to relax for us all.
In the middle of everything, all on your doorstep.

We had a fabulous week staying in Tanygraig. The property was exactly as it was described and the host couldn't have been more helpful, from booking through to the day we left and beyond.
The house is over 300 years old so it was fascinating staying in a building with so much history, imagining what life would have been like for the people who lived there in years gone by.
Tanygraig is in the heart of the town with everything you could possibly need no more than a few minutes walk away but it is tucked away amongst the winding lanes of Barmouth so it still feels like you are getting away from it all. It was especially lovely to sit on the terrace in the evening with a glass of wine, enjoying the views.
I can really see why the current owners fell in love with this lovely old house and we look forward to returning again soon.

Luxury 5 star hotel this is not … but if you are looking for reasonably priced lodging in a lovely authentic Welsh town, with friendly Welsh neighbors, this just might be your ideal rental.
You’ll make beds with our own linens when you arrive, walk a few blocks to park your car (and carry luggage if you have any but the smallest of vehicles), duck your head as you walk up twisty stairs or down into the laundry (even the shorter adults!), and run the vacuum and clean bathrooms before you lock the door to depart.
But while you are here … you have mountains, castles, abbeys and Irish Sea. Easy access by short walk to restaurants, fish and chips, meat pies, groceries, ice cream, amusements … as well as bus and trains to carry you to other towns in this stunning corner of the world.
The house has laundry and is well equipped in the kitchen so you can feed the kids cereal and sandwiches or make full meals. With 5 bedrooms it was easy for each member of the family to have their own space.
There are sand toys, DVDs for rainy days, guidebooks and hiking maps, and I was even able to find a needle and thread when my travel pants popped a hole in the pocket. (So I had a pound coin at the ankle of my joggers)
Mike communicated promptly and effectively any time we reached out with a question.
We fell in love with North Wales, and very much hope to return to Barmouth and Mike’s house when we next come “across the pond” from our home in America.

This house is exactly what we expected and were looking for. Price was great, really quirky and interesting building in a great location. It did smell a little damp in some rooms, but as says in description the house is very old and this should be taken into consideration - we enjoyed our stay!

Lovely cottage with walking distance to beach and shops. Old, but has everything you need. WiFi, heating and plenty of hot water. Steps and narrow stairs would be tricky for people with mobility issues- no toilet downstairs.

We had a great stay at this property. It is in a superb location tucked away near the centre of Barmouth. There was plenty of room and the facilities in the house are excellent. We are already looking forward to our next stay there in 2024.

A beautiful, 300-year-old house. Warm, cozy, clean. I was impressed by the simplicity and naturalness. Good price. Parking was difficult, but we found a place near the gallery (community center), £5 per day. Resort town, many guests, many guests with dogs. We had a good Easter break. Thank you, hosts! ×××

Stayed here as a 2 families with teenagers and dogs, and it is a perfect place to stay! It’s comfortable, had all the space we needed and really close to the town and the beach. We only stayed at this property 6 weeks ago and loved it so much we booked again for our daughters 21st birthday.
For us, this place is our perfect holiday home, dog friendly and close to the beach. We just love it so much we never want to leave.
Barmouth doesn't have much open most of the week at this time of year which is hardly a surprise, but this wasn't a bad thing for us it actually meant we did more, we explored the hill behind the house, found The Frenchmans Grave, lots of dog walks on the beach, experienced the beauty of Wales turning into winter. Truly magnificent. We tried different cafes, always a friendly welcome. We were at the Christmas light switch on and it was a beautiful experience for us. After all of these things we returned to the house and sat by the fire or read in the sun room. Thanks again for sharing your home.

Absolutely awful smelt of damp have taken photos of the dreadful toaster and pillows . I knew it was an old property and had old fashioned furnishings and the price was cheap but we could not stay there and left first thing in the morning. Could not sleep in the beds the one night we did stay we slept on the sofa .

A perfect location to access the charms of Barmouth and the surroundings for those on a budget and willing to forgo some creature comforts. Remember you are not in a property built in before many of today's services were ever a thing and so have had to be crowbarred in, which in some places clearly an ongoing project. Just one suggestion, a shower attachment in the bath would make a big improvement.

To be honest, we weren't expecting great things from this property, we just wanted somewhere to relax, enjoy Barmouth, celebrate my husbands 50th birthday and introduce the dogs to the beach! We didn't want to have to worry about dogs and sand!
Well this house surpassed our expectations completely. We fell in love! No, it's not a holiday home as such, it's more...its like staying in a family home, with books, dvds, board games, beach paraphernalia to borrow, helpful odds and sods left by previous holidaymakers. Maybe not everybody's cup of tea but that's fine, more availability for us! The house is built over 3 levels and admittedly would be difficult for anyone with bad knees or mobility issues. My husband had a bad knee but just kept to the first 2 floors mainly and he was fine! My daughters ( 20, 22) appropriated the attic rooms and turned that floor almost into their own little flat.
A pot of tea in the sun room even on a rainy day is so relaxing and reading by the log burner with hot chocolate after a dog walk on the beach in the evening is wonderful. I was expecting the house to maybe a bit cold/damp due to its age but this was not the case,it was wonderfully warm.
There are logs available and found some to buy in the catalogue shop over the road, couldn't find any in the other shops but don't know if I was looking in the wrong places!
The kitchen had everything needed - no coffee machine but several cafetieres and teapots! I did purchase a biscuit tin because you can't have a cup of tea without a biscuit can you!
The patio was small and pretty, I can just imagine how great it would be having a barbecue in the summer. We left out a couple of big bowls of water on the patio to rinse the dogs off after the beach, popped their towel dressing gowns on and then dried off in front of the fire. They loved it!
Barmouth itself was pretty quiet as expected most of the week - we had the beach to ourselves most of the time! But at the weekend it came alive, although it will be less so as the weeks go by into winter no doubt.
We visited the Rhaeadr Ddu River walk/waterfall less than a half hour drive, easy to find with a small carpark and toilets..absolutelybeautiful! Keep dogs on leads though as the current is rapid and deceptively deep at the edge.
Its all so dog friendly, the people are friendly, we can't wait to return and have already booked for end of November for my daughters 21st birthday at her request. Thanks for sharing your home.

Brilliant location and cute cottage. Costs are kept down by guests cleaning but could do with a deep clean and a lick of paint in places. Great option for a cheap getaway.

really enjoyed our stay, the house is far more spacious than the it appears in the photos. It was lovely and cool indoors, when it was 30 dergrees outside. We loved walking up the hill to see the views from the top far from the crowds. Would book again but someone has already reserved it, our loss

Staying in the cottage was amazing. Very authentic cottage with many rooms and all equipment needed for vacations. It is convenient location and good communication with the host.
