About this house rental
Pine Tree Villa is a very beautiful self-catering large holiday home having its own private jetty at the bottom of the garden. Ideally suited for boating, swimming and snorkeling enthusiasts as it is situated on the shoreline of the very beautiful Boka Kotorska. The villa is beautifully decorated throughout with 6 spacious bedrooms sleeping 11 adults comfortably plus a baby travel cot. Two of the bedrooms have their own private bistro table and chairs outside on the balcony overlooking the historic town of Herceg Novi and the mountains beyond. The large terrace with spectacular views has a built in BBQ and is fully equipped for alfresco dining for 12 persons. There are four sun loungers on the terrace. Along with the stunning views from this beautiful holiday home, the garden is filled with the scents of orange and lemon trees, bananas, figs and kiwi fruits, flowering trees and shrubs, and of course, the aroama of the pine trees from which Pine Tree Villa takes it's name. Private parking for 2 cars.
Distances: Njivice is a pretty little residential seaside village. The nearest mini-market is at 100 metres. There is a small restaurant at 100 metres.The Hotel Riviera with sand beach, recreation and dining facilities is a 100m from the villa. Places of interest include the walled towns of Herceg Novi 6-8Km), Perast (25km) and Kotor (1 hour) as well as beaches and mountains (Orijen & Lovcen are both over 5,000ft) Lake Skadar is a paradise for bird watchers. The renowned Igalo Spa and Health Centre which is only 5 minutes by car from Pine Tree Villa is the largest and best-known institution for multidisciplinary and European Spa treatment in the Mediterranean. The Spa specialises in preventative and physical medicine, rehabilitation, wellness, fitness & sport, massage, facials, hydrotherapy, thermal waters, balneotherapy and mud applications. The arrival went very smoothly thanks to the house hostess who had the patience to wait for us because our flight was delayed.
This property/house is simply marvellous! Lush green garden with olive, lemon- and lime-trees. Beautiful flowers and even a little forest with 7-8 meters tall bamboo. The 100 steps down to the Adriatic sea and its crystal clear water were a pleasure to walk down on every morning. Our teenagers and we loved swimming there with the Kotor bay mountains in the background. Snorkeling was a pleasure, a very live sea with lot of fish, sea urchins, shells and I even saw several oysters.
The house have everything one could need, a well equipped kitchen with everything we needed to prepare food. Clean and neat bathrooms, bedrooms with fans when the temperature outside was high, with them we were able to sleep. We had plenty of room for our rental car. Two cars fit in the parking space. The streets are narrow so it's important to follow and respect the driving culture.
The view from the back of the house and the patio is simply fantastic, the bay of Kotor and Herceg Novi on the oppositional side of the water.
Neighbours are very respectful and the evenings were quiet and calm.
We wholeheartedly recommend this house and property to anyone who is looking for a calm and almost meditative stay in Montenegro in the most beautiful of surroundings.

We're super happy with our stay in this house. The view that we woke up to every morning was simply spectacular. We spent mornings and evenings down by our own jetty which was easy to access. We had dinner at the local restaurant twice during the week we stayed there and the food was really great (that's why we came back for a second round!) The check-in process was smooth and the house was great for our purpose - a nice week with friends and family.

Serene location. Tranquil with a stunning vista. Amazing ‘pool (the sea!) a few steps down from the property’s patio accessed via a pontoon. Villa has 6 large bedrooms and the 3 showers are all hot with a decent power. Kitchen great with patio doors to an outside dining area with stunning views.
Little lovely taverna and shop a stone’s throw away with another restaurant and bar with fabulous views about 10mins walk away. Beautiful.

The position of the house was perfect for us and it was a wonderful relaxing holiday. The hamlet was quiet with the taverna/shop only 2 minutes walk away for essentials. The 100 steps to the jetty was a nice walk and kept us fit. The garden had a lovely view of the bay. It was great for a beach holiday without sand getting everywhere. We were lucky enough to see dolphins less than 100 yards from the jetty. Snorkeling was great for looking at fish and we even saw an octopus. Even so, the water was so clear we loved just watching the fish from the jetty.
We had some good day trips - there was so much to see just an hour away we didn't do any of the long day trips that others mentioned.
The house was clean and comfortable (although one of oven trays was dirty but looked like it had been hidden by previous occupants). There were a few minor niggles withe the house that we worked around and didn't detract from our enjoyment. The next-door neighbour was often fishing from the end of the jetty which was annoying. Luckily being September it was quiet and the locals all seemed to use each others jettys.
Do take mosquito repellant and binoculars.
Thoroughly recommend it as a place to stay.

Marinas residence
We where 9 people staying in Marinas residence. We had a beutiful stay. The place was spaceious, and with 6 bedrooms and 3 bathrooms we had lots of space. The stairs down to the private port is epic. The temperature in the water was magic. For a budget holyday this is ia perfect residence.

Beautiful Area, Good home
Our stay at pine tree villa was very nice and peaceful. The view from the house is gorgeous. The location is ideal for people looking for a quiet, homestay-type vacation and the people in the neighborhood were quiet and respectful. If you want to take a trip into herceg novi/Igalo it will require a trip by taxi if you dont have a car. Also, a stranger came on to the property and was looking inside the house during our stay there, asking weird questions to us about renting the house. Might be good to have some security cameras there. Other than that there were ample amenities and the host was prompt with communication. Thank you for everything!

A perfect location on the Bay of Kotor
We had a fabulous fortnight in Pine Tree Villa. The villa is in the most amazing spot - 100 steps down to the water and a lovely swimming and sunbathing spot, so much quieter than the resorts across the other side of the bay. The house was even better than it looked on the photos and the 6 bedrooms were spacious and comfortable.
The roads around the bay were jam packed with August holiday traffic so we didn't drive far, but we had a couple of boat trips to Kotor, Perast, the blue caves, etc, which is definitely the best way to see the area.
There were loads of places to eat - we went into Igalo or Herceg Novi (5/10 mins drive) most days - the prices were around half what you'd pay in touristy spots in France. (e.g. 5 ice creams for 3.5 Euros!) Meals were similarly cheap, and the food on offer was great - seafood, grills, pizzas, pastas, risottos, etc.
It was really hot but the fans in the rooms made it a lot more bearable at night. The mosquitoes/biting insects were a bit of a pain, as they are in lots of Mediterranean areas - take lots of repellent and bite cream!
The only (minor) downside in the house was the kitchen which was pretty small - fine for 5 but would have been difficult to cater for 8 or 10 people. But we ate out loads so it wasn't really an issue for us. The washing machine was broken while we were there but we just washed the essentials by hand and they were dry in half an hour.
Overall an amazing location in a very beautiful part of the world. We were genuinely sad to leave.

Wonderful location
If you want to be on the water in Montenegro and close to a town and facilities but still have some peace and quiet this place is for you. The hamlet of Njivice is lovely and peaceful but close enough to Egalo and Hercog Novi to be easily accessible by car. The proximity to and view of the water is the real value here with the water only a short set of stairs away.

Pine Tree Villa was a great place for our family to stay in the Bay of Kotor. Njivice is a good location - close enough to Herceg Novi for its facilities and life but away from the coast road which separates a lot of houses from the shore. The house has a lovely feel - white walls, cool stone stairs and parquet bedroom floors - shutters and mosquitos nets a definite plus. Lots of bedrooms for our children, and three shower rooms too. Excellent terrace, with wonderful views, and the private jetty, from which the kids swam every day. On the downside it was a bit tricky getting our van into the parking area, but got easier with practice, and it is a shame they have built next door, but overall a great house and excellent value for money.

We stayed for two weeks as a family of 11, including my 85 year old father, 2 teenagers and a toddler. Montenegro Living staff were brilliant. All the communications were great and Inna met us at the villa with some groceries to get us going. The villa was perfect for us; very comfortable and well equipped and the view is utterly stunning. My father spent many happy afternoons on his balcony, or on the terrace. The rest of us enjoyed the jetty, sunbathing and swimming – the water is crystal clear. There are about 100 steps down to the jetty, so not for anyone with walking difficulties. At mealtimes we all sat round the terrace table and enjoyed the view across to Herceg Novi.The bedrooms were all comfortable, each with electric fans to keep us cool at night. Bathrooms too were all fine and worked well for our large party. The kitchen was small but functional – an oven would have been useful but we managed fine with the hob and microwave. The fridge is a little small for such a large party, but there is a much larger fridge freezer in the outbuilding. The barbeque was great and got a lot of use. The Wi-fi worked like a dream throughout the stay.The parking for 2 cars is great, as the road through the village is narrow. The local friendly shop is a 1 min walk away, providing all the basics you need, and the attached restaurant is great too; we ate there 3 times during the stay. The nearest supermarket is about a 5 min drive – you can get everything there.The villa is very close to the smaller Croatian border at Konfin. This is much quieter than the one at Debeli Brijeg (where I’m told you can wait for hours). So if you’re flying, you could choose Dubrovnik airport, although most of our party chose Tivat, which was fine. Tip: We drove to Dubrovnik at 6am, got there by 7.30 and had breakfast in the old town before the cruise ship tourists arrived – it was cool, quiet and beautiful.We did driving tours to Herceg Novi, Kotor, Dubrovnik and Njegos Mausoleum – all recommended. We also hired a boat and skipper for a daytrip to Kotor; that was a great day! We also did kayaking from Herceg Novi, and river rafting in the Tara Canyon – great fun! We had a couple of very minor problems with the villa during the stay and both were promptly sorted by Inna and the team, and on departure Inna was there to see us off. The only slight drawback is the party noise from Igalo across the bay at night, though we managed to ignore it most of the time.

We were 7 adults celebrating my mother’s birthday so we wanted everything to go smoothly. The house was clean, everything functioned the way it was supposed to and the location by the sea was perfect. Our host, Branca was very helpful, she arranged everything we might have needed during our stay. We highly recommend this house for a relaxed stay in Montenegro.

Comfortable property with a stunning view
Seven adults and a toddler enjoyed a week in this house. Six spacious bedrooms to spread out in and plenty of outdoor furniture to relax on the terrace with a spectacular view of Herceg Novi. We were lucky that the weather was very good so were able to be outside as the living space is attractive but relatively small. Basic kitchen with limited food storage space although the second, large fridge freezer in the outhouse is very useful. Appreciated the dishwasher enormously but a plug for the sink would also be useful! We never got round to asking for one. No oven which is clear in the property description so it would have been nice to have been able to use the barbecue but it was very rusted up and we didn’t want to spend a morning of the holiday cleaning it! We loved the private jetty and swam lots in beautiful, clear water. Friendly property managers were very responsive, extremely helpful in arranging airport transfer and car hire, met us at the property and arranged for a non functioning fridge to be fixed immediately. Herceg Novi is lovely. Superb fresh produce market every morning and don’t miss Barbarella’s, small, very friendly restaurant serving excellent Russian and Mediterranean food. We had a lovely holiday and would return.

It was a very nice vacation.
The villa is very nice and well located close to the private landing stage. The "beach" is very quite, only one neighbor to the right and one to the left. The public hotel beach a few hundert meters away is much more crowded. Even small kids can use the ladder at the stage. Our youngest child was 4. The villa has a nice terrace with a great view over the bay. Njivice is a small village, also very quite. The neighbors were very friendly. A small grocery store is just 100 m away. The location is a good starting point to day trips along the bay or even into the mountains.

Lovely spacious holiday home in a quiet neighboorhood. The terrace is great, overlooking the bay. Great service, prompt replies to any questions. We loved our stay, with 8 adults and 2 small children more than enough space and amenities. Defenitely a recommended stay!

Mycket trevligt hus med god plats för 11 personer.
Rent och välsköttt hus med sällsynt fin utsikt. Bra motion med trapporna ned till stranden med det rena vattnet och som även passade bra för småbarnen. Tyst läge och nära till den trevliga staden Herzeg Novi. Enda minuset är köket som ej har ugn och liten kyl (men större kyl/frys finns i den separata tvättstugan. Mindre än 100 meter till restaurang och liten butik med bröd och annat.

Должны были сопровождать сына в спортивный лагерь и провести пару недель в Игало. Думала, что отдохнуть в таком формате не получится:), но получился настоящий отпуск. Место прекрасное, тихое, без суеты и многолюдности черногорских пляжей. Прекрасный дом, просторная приватная терраса. Купались в основном с пирса, даже с маленьким ребенком. Единственное пожелание, - немного модернизировать кухню, хотя бы добавить пару полок для сахара/мюсли/кофе/круп и прочего. В 10 минутах езды Херцег-Нови с его ресторанами)), так что готовить и не было большой нужды. В целом, все очень понравилось. Обязательно вернемся, и скорее всего, уже на месяц.

home away from home
Hotel pictures are like movie star pictures; they never look the same in real life. That was not the case when my fiance and I arrived at Pine-Tree Villa. For once, the movie star turned out to be beautiful, kind and wanted to be your friend.
The view was fantastic; will not say much more about this because it is impossible to describe. The house was quaint, clean and had all the amenities of home in proper working order. Swimming "jetty" (we Americans call it "dock") was a short walk down a flight of private stairs and the water was clean and inviting. I would recommend you bring swimming socks/booties as the rocks can be a bit challenging to walk on. There was a hotel a short swim (walk) away and it has restaurant and snack bar. The hotel also rented us jet ski, inner tube, pedal boat all at very reasonable prices.
The town of Igalo was a short taxi ride away and the "board walk" was pack full of people and small shops with food vendors along the way and great tasting restaurants; gelato, ice cream every 10 steps! Pine-Tree Villa was a great base for visiting Ostrong, Budva, Kotor, Dubrovnic and many surrounding areas.
The house also has a nice little kitchen with extra refrigeration in the laundry room. Everything was user-friendly and we loved the patio with that magnificent view. There was a small grocery store about 20 meters away and it provided many daily essentials. Connected to the store was a little restaurant and made pretty good food and great coffee.
Watch out for the pitched roof in the rooms of the 3rd floor but rooms are well compensated for with the great view of the water and the mountains.
The worst part of the Pine-Tree villa was leaving it. We could have stayed there for another 15 years.

We stayed at the house for a week along with two other families. 8 people total (2 were young children). The large house accommodated all of us quite easily. It has washer, dryer, full kitchen, TV and an incredible view of the bay. the sea is just a short walk down stairs, and the water is exquisite. My girlfirend and I swim quite often, we had our swimming goggles, and enjoyed the many varieties of fish. The water quality by the house is much better than in the center of town's main beaches. it was clearer, cleaner and wonderful.
Within a few houses is a convenient market and restaurant with excellent coffee, salads and chicken plates. Our friends enjoyed octopus served there.
For a family, or group looking for a beautiful, mediteranean vacation, you can't beat the house or the country. I would highly recommend the house to anyone. it was fantastic. .

Superb location & Accommodation
My wife & I have holidayed at Pine Tree Villa 4 times in the past 4 years.
Each time we have had a tremendous holiday with plenty to see & do.
It is an ideal location to use as a base for sightseeing the wonderful picturesque countryside of Montenegro or Croatia.
The accommodation is very clean, comfortable & extremely well maintained with easy access by road or sea.
The locals are extremely friendly & helpful & most under the age of thirty have good English.
We shall return!
