The room is tiny. The windows don't open despite having a good view so can't really see.

I booked a single room for one night however I was not told it was the size of a shoe box, it had no air conditioning it had a tiny window which the glass pane had fallen out so all I could hear was the air conditioning units outside, seagulls, and the nightlife which is fine if you have a working window, I would not recommend a single room at this hotel and as I am a regular visitor to Brighton with work, I will not be staying here again.
This room was so bad that I left at 4 am as I could not sleep, I should be entitled to a refund.
The room.

Bed was super comfortable!

Staff were friendly, rooms were great - comfortable beds, great selection in mini bar, robes & slippers & the complimentary gin in the room was a great touch! Spa was fantastic. Bar area was lovely.
Whilst the location is wonderful being on the sea front & central and the views are great, it is also the only negative in that it is also extremely noisy late at night with party goers. The triple glazed windows do a good job to quiet it down.

Staff were incredibly helpful, friendly and professionally. Spa was incredible and the facilities, room exceed our expectations.
We had a terrible sleep, hotel is an old building with very thin walls, so we heard people going into there rooms at 1am, heard people getting up and going to the toliet, heard people outside the hotel. We also didn't find the bed comfortable, mattress was lovely and super big, but pillows and duvets were duck feather, which isn't to our personal taste, as they made us very hot and very uncomfortable. Did not have restful sleep.

Lovely beds and great location
Bathroom a little dated, breakfast was forgotten and cold, no offer of a discount or refund

Spa not included - Got to pay to use it

It was nicely decorated and clean
The heating was on full blast throughout the property and the air conditioning unit in the room made no difference, which it made it quite uncomfortable and hard to get a good night’s sleep. The bed itself was quite comfortable but it was just so hot that we kept waking up sweating. Also, the room was very very small considering the cost for the night. There was a rain shower but it was far too big for the cubicle which made taking a shower quite uncomfortable, we just ended up using the hand held shower attachment which was not ideal. Also, we would’ve liked access to the spa prior to our checkin time - we had plans on the afternoon/evening of our stay and also the following morning so we didn’t have time to use the spa between checkin and checkout, which is when it’s available for hotel guests - we would’ve loved to have used the spa for a couple of hours prior to checkin to start our weekend in a relaxed way but we were told it would be additional £40 for the pair of us to use it before 3pm which we didn’t feel was worth it considering we’d already paid a significant amount of money for our room. It would’ve pushed the cost for one night up to almost £200

Location was great,hotel was clean
Spa was amazing

The spa is a nice feature although we had to pay an additional £10 per person even as a guest to use the spa .
It is a central location on the main sea front road
Staff a bit formal
It’s noisy from the street / road and windows dirty
You have to pay extra for the spa even as a guest
Breakfast not included
First room we had smelt of smoke but they did change our room quickly

Lovely staff very friendly and accommodating amazing bed and room overall lovely, a little sad that the hot tub and hydro pool was shut however would come back for this aswell
Just wished the spa facilities were open

Awesome place, just a shame that the spa was closed. However I was aware at time of booking so would have given top marks if they were available
Dining room/bar windows. I know the location means they get a lot of dirt from rain sea and trafic. But they didnt look as if theyd been cleaned in ages and it made it a bit scruffy. the hotel inside is fabulous but thta just lets it down.

Bed was comfortable
Spa facilities out of use, sink blocked, hot water took 20 minutes to heat up

Fabulous location right on the seafront.

Room was brilliant, modern and clean. Beds where super comfortable.
Spa facilities where amazing and was super relaxing.
This is our 2nd time here and we will be sure to still come again.
Breakfast was amazing!
A little nosey but that's to be expected as a night club is just outside/near by.
Got woken up early but I think that was due to someone banging on the radiator below us and it echoing maybe a cleaner not sure.

Location, friendly and efficient staff, cleanliness
Broken shower door. Room the size of a large cupboard. Exaggerated cost.

Room & SPA were both excellent
Reception is basic
The bar/restaurant not particularly comfortable

Nice beds
The window didn’t vent properly

We requested the sea view room and we got that which was really happy about. The Spa was a tad little smaller than the images but it was nice to experience. Bed was nice and big as well as extremely comfortable
Nothing to dislike

Didn't have breakfast, great location for shopping and relaxing in spa.
The only thing that I didn't like was having Large fans on outside wall of my room which you could hear.
3.9
Room with sea view was excellent. Bed was super king size and excellent with good linen and lovely cushions and throw. Shower was lovely and supplied soaps excellent. Food for breakfast was lovely and evening meal was superb. Staff were attentive and helpful. Very good hotel!
Spa was a disappointment it was dark, seemed dingy and always had too many people for its facilities. There was always one or two items out of use eg steam room, sauna or jacuzzi.
3.9
It was very quiet and comfortable
Maybe the layout of the rooms and corridors, was a bit of a struggle getting used to the location of the room
3.9
Super friendly staff from front of house to cleaning staff everyone was so welcoming.
The mirrors!!! There was no full length mirror and the one at the dressing table was too high when I sat down.

Breakfast
Very small and hot room. Warm walls, we suspect boiler or other heating device behind the wall, affecting room temperature.

We loved Everything. From check in, where the reception staff upgraded our room to a superior sea view room completely complementary. The room was amazing, the spa facilities were absolutely beautiful and dreamy and breakfast was absolutely delicious. Would definitely recommend and stay here again. Thanks for an amazing stay.
