Pete and Katie lovely hosts. Extremely clean and comfortable. Quiet location, easy to access and find. Off street parking.
10:00 am sharp check out and 4:00pm check in. Earlier check in with more baggage storage flexibility would make it perfect and later check out with baggage storage flexibility would be ideal. Maybe light snack options for lunch and dinner. Local Inn for dinner most convenient but can get expensive over a several day stay.

Pete and Katie were so welcoming and couldn't do more for us. The room was lovely, clean and tidy with great facilities. The breakfast was delicious and Pete even drove us up to the venue where we had attended a wedding the day before we checked out so we could collect the car. Absolutely fantastic hosts and lovely people. They went above and beyond. Thank you.

The property is located a little above Bassenthwaite Lake / A66, surrounded by amazing views and scenery, between Keswick and Cockermouth. The entire stay was a beautiful experience and we were well taken care by the amazing hosts Pete and Katie. Thank you Pete for the recommendation Wythop Mill Hill and Riverside Bar at Rosthwaite.
The shower area was a bit of squeeze for a tall person like me :)

Beautiful setting,we had a wonderful view from our window. Breakfast was cooked to order and very tasty. Our host and hostess were very friendly and helpful with advice about the area and lent us an extensive map of the area. There was an issue with the heating, they provided backup heaters and a nice bottle of wine for the inconvenience.
We made do, but would have liked to have been able to charge more than one item at a time.

Everything. I arrived a little early, but was welcomed anyway. I can’t remember the last time I had a tour before settling in (so many guesthouses use digital locks now) The hosts, Pete and Katie, were warm and friendly. We traded stories about sunsets in Africa and they recommended some great places to eat. They even found a special spot for me to park my motorcycle. The rooms are modern and feel like a luxury hotel. The breakfast was divine. It’s clear that Pete and Katie care deeply about what they do and that’s what makes it special. I’ll definitely be back.

Breakfast was exceptional, hosts couldn't do enough for you. Great greeting on arrival with a cup of tea and biscuits in the garden.
Very friendly hosts, made you feel welcome, nothing too much trouble. Gave great ideas of where to go and lent us a map of the area.
Would highly recommend this establishment. Hope to return in the future.

Really friendly, knowledgeable couple who own and run this hotel. Not at all pushy but gently advised on local walking and places of interest. Very comfortable bed! Loved the evening sun on the garden. Breakfast amazing! Will be definitely visiting again when in the Lakes. Thank you 😊
Just one thing, the bed wasn't made on our return from a day out.

Highly recommended extremely clean and COVID safe, as possible. Hosts Pete & Katie very welcoming greeting you with hot drink of your choice, sharing knowledge of the area enhanced visit,. Breakfast fantastic plenty of choice and hot breakfast was served hot. Sadly could only stay 2 nights but would return and we hope to in the future . Bonus if don't want to drive around the buses stop more or less than a 1 minute away and regular runn and run till quite late

We loved everything about it! Pete and Katie are so lovely! The breakfast was divine, the rooms are spotless and the beds are so comfortable!
The only thing is the water pressure in the shower isn’t great but it didn’t effect our stay at all!

Stayed here when attending a wedding at Armathwaite Hall and it could not have been more perfect. The room was lovely and cosy, breakfast was delicious and the hosts went out of their way to make us comfortable. Thank you for a wonderful stay!

Everything - it was outstanding - Katie and pete were just ace, so professional, friendly and welcoming
Minor gripe - only that porridge was classed as a main course! I feel it should be treated as cereals/fruit and that one should be able to order porridge followed by a cooked breakfast, especially as many of the customers would be doing a long walk/climb - Andy

We had a lovely stay the owners were really helpful and couldn't do enough for you. The Breakfast was excellent each morning everything cooked fresh, good quality produce used too.
It made our visit really pleasant.
En-suite is a little tight, mainly because i have a bad knee currently and couldn't bend very well.
Otherwise lovely and clean.

Pete and Katie were great host's, warm and welcoming. Given the current Covid situation, you felt save in the knowledge that every precaution was being done to ensure everyone had a safe visit. Lovely location for Keswick and the Lakes. Great selection for breakfast too. Up
