420 rooms, the design and layout of property. It's close to several dispensaries.
The elevator was out. The stairs were a little rough to the fourth floor.

The beds were comfortable.
They ran out of hot water. The pool was closed due to an issue with the health department. The restaurant had a limited menu and ran out of ingredients for some of the options on the limited menu. It's incredibly dependent on rideshare or taxi to get anywhere. It's right off the freeway and not walkable. There's a 7-Eleven within a mile of the hotel and you'd have to walk through some homeless areas. There's no hair dryer in the bathroom. There's nowhere to put your shower items except on the floor of the shower. There ought to be a ledge or shelf to set your items. You'll hear road noise at night depending on the side of the building you're on. Since it's Vegas you'll hear the road noise all night long.

I love that it’s not a casino or chain hotel. Cool, funky features. Very nice staff!
Water in shower did not get hot, but it was a hot day so warm was fine. Property was very secure but the neighborhood is dodgy.

The people that work there were really nice. The bed was very confortable and the decorations were cool.
It was more like a motel, and because the walls are really thin you can literally listen to everything that happens in the other rooms. Also the lights of my bathroom didn't work and the location is pretty inconvenient if you want to get food.

Inside the facility itself was quiet. Hardly ever saw any people around, including staff. No casino and no smoking is actually a bonus that I prefer.
I ended up staying in 2 different rooms from the first night to the second. Both rooms felt like they haven't been renovated in decades. It is unclear whether there is maid service between nights. I was gone all day and the room was in the same condition as I left it at 0800. I had notified the desk that the shower was nonfunctional and when I returned about 8 hours later, nothing had been done about it. The maintenance person was extremely nice but he was unable to fix the shower so I had to switch rooms. On the second night I was on the opposite side of the building which was much louder. Extremely loud vehicles nearby made it hard to fall asleep. I had to turn on the wall AC/heating unit just to try and squelch the outside noises. The parking appears to be handled by another entity. The parking fees need to be paid directly to the parking staff which caught me off guard. It also made me nervous to hand my credit card over to the attendant who then had to manually enter my credit card number into his cellphone for processing. On the last day, he had to enter the card number 3 times before it was correct. I asked why the parking fees aren't just added and paid for with the room, but I didn't really get an answer. I was hoping for a better overall experience. I really wanted to like this hotel, but cannot recommend it.

it was under remodel during my stay so a lot of its usual charm in the lobby was absent, but to no one’s fault-I’m sure once it’s done it will be great again

the staff was nice and the decorations were cool.
this place was very dirty. all the way down to having a belly button ring on the floor in our bathroom. I didn’t feel comfortable enough to shower. also they were throwing a huge Halloween party the night we stayed there and no one warned us. we would have stayed somewhere else.

The valet company was not associated with the hotel itself and their staff was very accommodating and nice.
We paid $800 for a "3 star" hotel. The room didn't have a fridge or microwave. It stated they had room service that they didn't have. I understand that their bar and club was under construction and closed but that should have meant a cheaper stay due to their normal amenities being unavailable. The room we were in was looking over a freeway interchange that was extremely busy. The room windows and walls had no insulation or noise blocking what so ever. Lesson learned we should have just stayed on the strip and it could have even been cheaper than this place with way better service and rooms.

the valet guys were great. very nice and helpful with information. the pool was heated (I think) as it was super warm.
We were not advised that the restaurant and bars were closed due to a remodel. the hotel is not within walking distance of anything. we booked this as Google showed it was within walking distance of the festival. it was not unless you ran across a 4-6 lane road. they didn’t offer coffee in the lobby which would have been nice since the restaurant was closed. and I know it has a gothic vibe. but the rooms were sooo dark it was impossible to do makeup. we relocated lamps to brighten up the vanity area and still the darkness and shadows made it beyond difficult to see anything makeup or unpacking.

It is Las Vegas and it is cheap.
Where do I begin? We travel all over the world. But THIS PLACE was the worst experience in 10 years. Sure, Las Vegas is expensive so we did not expect a luxury hotel. The reviews on Booking said it: it is bohemian, a bit edgy, a bit rough around the edges. But affordable and close to the Strip. Accepté. After a 400 mile drive we were ready for anything - we thought. It went bad rightaway. Compulsory valet parking - 15$ a day. The valets do not speak English or understand that not all guests are American: expect 5 minutes hashing out credit card details EVERY DAY. Close to the Strip? If you can afford a set of armed bodyguards. Do NOT try to walk to the Strip at night, it is NOT safe. The Spa, Pool Table, Exercise Room. All “under construction” or non-existent. Do NOT believe the pictures. The rooms: dirty carpets, dingy power outlets, non-functioning shower faucets, no bathtub stop (rendering the bath useless), DARK smelly rooms, cramped and humid. Air-conditioning? Only turn it on if you can afford the best noise-canceling headphones. NO cleaning, NO towel changes, NO trash removal, and we stayed FOUR nights. The personnel? Sullen and unfriendly. One staff member had just inhaled drugs in the 4th floor staff room before stumbling into our elevator dropping her key cards mumbling that “her body was dying”. Two “handy men” held the reception desk upright while eating chips and drinking beer. One receptionist wrote down that our bath could not be used TWICE but apparently never followed up: indeed no bath for FOUR NIGHTS. And then the absolute kicker: The hotel had decided to host a poolside party for an outside organization promoting the use of THC. FOUR floors up, and despite closed windows, we drowned in music that made our teeth rattle and the bed vibrate. We were not allowed to attend the party, had to leave the pool area well before 7 pm - but did spend a sleepless night. Spend a bit more and get a hotel on the Strip, and have a GOOD Las Vegas experience.

The price.
There is no parking. You have to pay to valet. Also, there is no shuttle service to the strip or downtown. You have to uber everywhere. Otherwise, hassle with getting your car in and out of valet.

What little staff they had was friendly.
They did not have a restaurant or bar, but advertised that they did. It's not a convenient location to find outside food or drinks. Very little staff - our room was never cleaned while we were there. Seemed like a hotel limping it's way toward closing.

The staff was nice and things looked clean, but everything is really dark, so it's hard to tell if it's really clean or not. The bed was very comfy.
There's a sketchy vibe. All the walls, ceilings, hallways...everything...everywhere is painted black or brown. It felt like there might be an orgy happening around the corner. The restaurant wasn't open until the evening, so I decided to walk to a nearby restaurant. It was not a great part of town to be walking in. I couldn't charge my glass of wine in the bar to my room. Guests actually have to sign off that they understand the nightclub will be noisy!
