Simply beautiful, you can tell the owners have a sense of pride on their property. Welcoming and very homey.
Nothing it was great!

The Hotel is an old colonial house but very well preserved. The rooms and bathrooms are very spacious and make you feel right at home. The staff spared no expense to make our stay as comfortable as possible, the breakfast is amazing, with a good selection of options. The garden outside is beautiful and the hotel has multiple parking spots. We like the expectation of the owner for the guests to take off their shoes at the entrance to preserve the quiet ambience and also preserve the house.
Without a car it is not easily accessible. Other than that the stay was superb.

Breakfast was exceptional! Peter was very warm and welcoming and the food just top notch.
The room was lovely and spacious. We loved the patio and the bathroom especially. Really liked the antique furnishings mixed with more modern art. Everything was perfectly clean and well maintained. It was very quiet as well and the grounds were lush. We will definately look forward to staying again.

The breakfasts were delicious! And hot!

Spotlessly clean and tidy. The bed was very comfortable and the bedding was quite nice. Even though my foom faced the street, it was not overly bright and there was not excessive traffic noise. I slept quite soundly and was not woken up by traffic. The room had a private bath which was spacious and also spotlessly clean.

the property was tastefully decorated with quirky touches that made it so much more personal than a hotel.
No problems at all!

beautiful character property, very charming. In a nice quiet location, with parking.
The host, Janet was very welcoming and told us places to visit.
The breakfast was delicious, and Janet even gave us breakfast ‘to go’ when we overslept.
we thoroughly enjoyed our stay and would definitely stay there again.

I loved everything. The decor, cleanliness and the hospitality!!

The price charged through booking.com was more than was listed on the host's website.

The location was perfect. The room was very quiet, we simply didn't hear any other people ever. Nice large bathroom.
Technically, this is a two-room suite, not a two-bedroom suite: it has two rooms and both are bedrooms - there is no separate living space aside from the bedrooms. The main room has a bed, large jacuzzi-like tub, kitchenette, dining area, a loveseat and a couple chairs. The second room is a small bedroom only, with no windows. Dishes and coffee maker were dirty; dirty and badly stained cloths were left in the kitchenette; no towels for kitchenette; very few utensils in kitchenette (had to go down and get some from the breakfast tables); parking was limited. Also, the water was over-softened and not suitable for drinking (also making the shower very, very slippery). Bring your drinking water!

Great location, exceptionally comfortable bed, wonderful breakfast
Somewhat persnickety list of charges for stains on miscellaneous bedding etc not a nice first impression

The breakfast was outstanding, better than I have had in luxury hotels
Candles in room did not work, battery dead for them. Also, remote had battery missing. These should be checked daily

Clean, comfortable and nicely furnished room.
Huge ensuite.
Loved the common breakfast table, and the excellent breakfast.
Staff was competent, and fun to talk with. I learnt something new that you can do with cell-phones.
Really close to where I needed to be, just on the edge of downtown.
No real drawer space.
Only one electrical socket that I could find, used by the TV and channel box. Luckily I travel with an extension cord that has 3 sockets, so could plug my laptop in and watch TV.
Table and chair combination is sub-optimal for using a laptop.
That is a major Guelph road that the driveway leads onto.

property very well located
it was very noisy, with people banging doors up to 2am. Using the jacuzzis in the after the 12 midnight curfew.
people tuning from one room to another, bring very vocal in their rooms. very very uncomfortable to listen to, if you get my meaning. fortunately we went to stay with relatives for 3 out of the 5 nights.
so no it wasn’t value for money, it cost us much more than we anticipated.

The room was large and lovely I found it needed a paint job cover the hole in the wall where wires come from downstairs Hole large enough for an animal to come up Chair in room next to door appears dirty Carpet up the stairs is very worn
I found the owner a bit bossy but I am a sensitive person

Access to the kitchen to get tea or coffee and talk with the cook
We were surprised and interrupted in the morning by a knock on the door with food delivery, when we had understood that food would be served downstairs and room service is an extra fee. The instructions weren't clear on this. The kitchen doesn't carry oat milk and we were not asked for food allergies or preferences before our meal was prepared.

We liked the breakfast , the bathroom was really nice.
We thought we had a balcony when we booked it, but we still liked it.

Norfolk is a beautfil B&B. The bed was luxuriant, the bathtub was much appreciated at the end of a long day of travel; the breakfast was lovely, delicious croissants and a pot of hot coffee along with a little fruit and yoghurt.

The whole place is incredibly beautiful. The owner was a pleasure to deal with. Room itself was GORGEOUS.
Not that I didn't like it, just something I'd suggest. Have water in the fridge that guests could buy from their room. Even snacks.
