It had 2 TVs
Under construction, hard to find where you’re supposed to pull in when you’re arriving, room wasn’t super clean - bathroom was less than clean and my husband killed a roach, no coffee maker in the room, only 1 extra pillow and no real blanket for the pull out sofa bed. Had to valet for $35 a night or else self park for $25 a night across the highway. For almost $300 a night, we expected more. This felt more like a $75/night hotel.

The outdoors are nice, the hotel inside and the rooms are hot, ugly, outdated, dirty with rude staff and everything they sell is very expensive. Stay somewhere else don’t waste your money here.

The manager at the front desk on November 5, was a horrible person to me and my family. She made us wait 4 HOURS, and make me beg, in order from her to facilitated me a room.

Large room suite
Nothing in the room, had microwave, no glassware(disposable or glass) , no coffee maker, no hot pool. Pool area close at 3 pm Saturday for a wedding, closing pool bar and food service.

Upgrade on lighting throughout the hallway. need new carpet also rooms. need new floor or carpet. Throughout the hallway walls need to be painted professionally upgraded is needed throughout the whole hotel just telling you guys what it's noticeable
Service elevator needs to be clean give to Newport Beach Hotel a new look again

Great location on the beach.
Too expensive for a city view room, especially during remodeling offering no pool or anything interesting.

The property is dingy , old and in need of repairs and upgrades.
The rooms were so stuffy , bad odors, just felt dirty even though it was clean. The floors smelled like marijuana , definitely not a kid friendly environment.
The pool is closed for renovations, I think they should bring the price down for your stay. Parking like with most waterfronts is across the street, no valet. The staff was friendly, I’ll give them that.

Location was perfect, staff was nice! Notified us 2 days before we arrived that pool was closed , poolside bar and the playground was all closed! This really put a damper on our stay. We stay here every year when it’s all up and running we love it

Kitchen 305, beach location
No Parking. No valet, so hotel guest park across the busy Collins Ave (parking pass provided, but there is a hotel parking charge). No cups in the room. Requested cups, and a staffer brought the cups but didn’t knock. Just used master key and came in with cups. Carpets need to be cleaned.

Closeness to the beach and pier
Everything was broken the pool was under construction the drain in the tub was clogged the keys were not working had to go down to the front desk 11 times the ice machine was broken on every floor we had a noise disturbance where the police had to be called in a woman was arrested  in the hallways on the six floor was dirty, empty containers of food left outside of the door  the valet charged us $25 to do a self park across the street on another block with our luggage with our kids horrible

The people on the beach only in front of this hotel, arguing, screaming, fighting, police had to be called. Made some of the people leave, but others stayed in the beach all night being loud and woke us several times during the night. No quiet calm sunrise for us. That was bullchit! The money we payed to be able to watch the sunrise was well worth it. Listening to those people ruin it for us, priceless 🤬

On the beach
Turned on shower.. water was rust color the when it cleared up there was NO HOT WATER... Saw 2 cockroaches near window. Outdated Furniture in Room.

The room was very spacious - the bedroom had a separate door. The view was great - had part view of the city & the beach. It was a good location close to amenities.
We were disappointed that the pool area was under renovations and we were unable to use it, but you could tell that once it was finished it would be really nice.
