Breakfast was decent. Wait staff was not up to par. Waiter did not inquire of how things were goinng, or we needed anything. Cleanliness of rooms was excellent.
Instructions on operating TV, coffee machine, ' Do Not Disturb & Clean Room ' indicator signs for outside door handles.

They upgraded our room without asking.. Gave us a Jr suite with a view of the harbor, Bunker Hill Monument and the USS Constitution

Location
No one was outside to assist with luggage or questions when we arrived. There are 2 entrances, across the street from each other. We picked one, shuffled all of our luggage along (2 weeks worth of it, for a familt of 5), only to learn we chose the wrong one. So across the street we went, luggage and all, to find a long check-in line. Checked in with a very nice front desk rep, and learn that out room is in the building across the street so we have to cross with all our luggage again, for the third time.
There was a letter left in the room stating they were having the windows cleaned that week, and hope it does not disturb us. It did. Woke me up early on a rare sleep-in occasion. AC unit was very loud throughout the night too.
The hotel structure gives a more apartment building vibe rather than a hotel.
Other than that, we would have loved the double rooms to have queen and not double beds, and didnt love the way the shower head worked and couldn't close completely.
Hotel was very well located for our visit and felt clean throuout.

It was quiet for sleeping.
Food restaurant very basic, staff not friendly, not easy to access to the supposed to be hotel...., they send you to the building in front with your luggage that is much more like an apartments set up. Never again

Rooms were not ready at 3pm as indicated, had to wait until 4:30. The hotel website suggests that the hotel arranges for the transfer from the airport by water taxi, which they don't. They advise to use public transportation. The safe in one room was missing, faulty in the other room - both issues solved during the second day of our stay.

The shower stall had clearly not been cleaned. They were lips, chin and nose imprint on glass wall in the shower which is disgusting. I think that is all the image you need. I was there with my teenage daughter so lovely to explain why that was there.

Location is terrific. Hotel lobby and lounge were great. Exercise room was excellent. Cafe was very good. Bathroom was clean and modern.
Furniture in room was very old, worn and badly stained. Shameful! Would not cost much to replace with new, clean and comfortable furniture. Owners should be ashamed of themselves.

The location was wonderful and the beds were very comfortable!
The room itself was needing attention…. For a luxury hotel, I would expect all the shower heads to work, the doors not to squeak, the walls to be clean, and the lamps to work. A refrigerator not being in the room was EXTREMELY annoying. I understand that they were available upon request, at a first come first serve basis, but I and three other people requested them, and there were no refrigerators available. It appears the ratio of refrigerators for rooms to guest is not appropriate for a “luxury” hotel. Also, it was surprising to me that they didn’t offer complementary coffee in the morning.

The presidential suite had such a beautiful & relaxing view of the harbor. The patio made the stay like no other hotel. We wish our stay was a bit longer just because of the view.
We arrived early and were informed that the room was ready. When we got to the room, we noticed that the room was not cleaned from the previous persons stay. Room service arrived several hours after the phone call was placed. Unfortunately, that was the only downfall.

maid opened windows in room and left open. we didn’t know it and that caused issues .

I ordered a room with water view, could barely see the water, mostly building views and a slight water view in between. overpriced to call it a water view room. Front desk staff not very friendly. Restaurant waiter had an attitude, found pieces of grill brush in our burger and brought us wrong drink orders and was mad when we pointed it out.

I liked the location as far as travel time to a lot of destinations I wanted to visit. I also liked that the hotel was on the water
The walls were paper thin and I could not sleep due to the person snoring the next room over and I could hear every little ban or person running around

I loved looking right out at the working harbor. The bed was great! The staff was very friendly and helpful. There is BEAUTIFUL original artwork in the restaurant! We didn't eat there, but the menu looked great and not terribly expensive for a Boston hotel.

The service was wonderful, welcoming and attentive. The bed was extremely comfortable and the separate bathtub was a luxury as well. Our view over the water made our Boston visit so much more present. The location in the heart of the North End was easily accessible to anything we could have asked for.
Our only complaints were minor-the fountainhead shower wasn’t working and the location of the bedroom tv was not easy to watch from bed, however we did not even turn it on so it wasn’t a complaint. The couch in the sitting room was not the most comfy but also wasn’t intolerable.
