Hard to imagine a better location right on the ocean and close to center of town. Breakfast in style, made to order, while watching the waves roll in.
Not ideal if you're handicapped, granite stairs outside and stairs inside, but manager was very helpful and accommodating and moved us to a room with fewer stairs.

A wonderful place for an old couple like us to find a little piece of heaven.
Mike the manager was great scenery great breakfast great everything just makes you happy.
It is not the fault of the hotel but Rockport is one of these stupid dry towns and you can't even bring your own drink yo a meal.

It’s beautiful with an amazing view. staff is very friendly and we received personal service. Anthony the owners son was very helpful and a joy to have a conversation with. He is very knowledgeable about the area and giving advice and directions to local restaurants and activities. Breakfast is amazing!

Right on the water and somewhat off the beaten path.
The historic structure in which our room was located was just off of the street which had a decent amount of traffic.

Totally met my expectations for staying at an old inn. The grounds,by the ocean was very scenic, the staff was very nice and helpful.
The room was adequate size... Not spacious... which I expected for an old property.

Breakfast on demand. Anthony (the house chef) did an amazing job. More than accommodating, even if it required going off the menu stated items.
Direct booking. Main house was not an option, but rooms were available. Had we spoken directly with the innkeeper this would have easily been resolved.

The facility is well maintained and traditional. The grounds are beautiful with comfortable outdoor seating spread around the property. The views of the ocean were beautiful from our very comfortable room.
Breakfast was served in the main building (There are three buildings on this property.) The food and wait staff were excellent. Everything was cooked to order and fresh.
We plan to return to this Inn again.
The steps down to our room in the Quarterdeck Building were a bit difficult to manage for a couple of seniors with luggage. Had we known about the two sections of stairs, we may have chosen a different room. However, the view from our room was breathtaking. . We were just steps away from the outside and comfortable Adirondack chairs and I took advantage of the fresh air, ocean view, and a good book.

The location, grounds and view were terrific.
The breakfast served each morning was very good.
Our room, which had a beautiful view and private balcony, could use an upgrade on comfortable, clean upholstered chairs.

The staff are friendly and helpful, always. Claire, at breakfast, was a fount of knowledge of the area and great suggestions. Breakfast was cooked to order and bountiful. Both of the buildings have very comfortable and well appointed living rooms and common kitchens for the use of guests. At the end of the day we sat in Adirondack chairs on the sloping lawn and watched the fishermen and sea birds We would go back in a heartbeat.
Our bathroom would have been a tight squeeze for anyone even slightly obese, but it is not clear that all bathrooms are the same size. Also, water pressure in our shower was affected by showers in other rooms. These are to be expected in a vintage building.

Breakfast was great - staff wonderful! Setting was perfect. We were in the Bulfinch House, which we initially thought would be a disappointment BUT it was great!
An extra blanket would have been nice. Leaving was what we didn’t like most ☹️

The location right by the water was beautiful. The inn was quaint and well maintained.
Our shower was a little small for my tall husband but we were so fortunate to find such a nice place to stay in such short notice.

Everything ! The breakfast, the staff, the view...every recommendation they gave was excellent and every need was met.
I wish I had brought my own pillow as theirs were a bit chunky. My neck is very particular, though.

Spectacular ocean views, salt-water pool, short drive to area beaches, and good breakfasts with outstanding service. Overall, the staff was consistently excellent and friendly, and this was during a fully-booked hot-weather week. The AC worked great, which was nice during 98-degree weather. The inn was reasonably quiet, and the room's balcony is a wonderful spot to simply sit and watch the sunrise and sunset. The bathroom is a decent size.
Found a large, half-eaten cookie left on the balcony. The room decor seemed extremely outdated, with comfortable but well-worn chairs. The interior door handle of the sliding door for the balcony appeared broken off or missing, but the door was still functional and we were able to enter/exit the balcony fine.
The extraordinary ocean views directly from the window and from the balcony more than made up for these shortcomings. Also the grounds are very pleasant, with Adirondack-style chairs facing the water.
We were a bit disappointed that the salt-water pool was open just for 1 day of our 3-day stay, due to what was described as a broken pipe. The 1 day that we did use it though, we enjoyed it-- the pool area was clean, water was perfect temperature, and fresh towels were provided.
