The best part was how friendly and helpful every staff member that I encountered was. Location is right across from the beach. Parking is valet, which made a huge differerce as the parking is a nightmare and the cost was within reason considering the other options avaiable(if any).
The only disappointment was not having a cart available for luggage as either other guests were keeping them in the rooms or they did not have enough. I didn't mind as my granddaughter was able to push buttons on the elevator more.

The location is amazing. The room was very clean and organized.
The front desk staff all seemed to have attitudes and was made to feel like I was an inconvenience being there to check in. Left a bad taste in my mouth. The valet man was rude and appeared to be overworked.

The location, right on the beach. The valet kid the night of arrival & the young man working when we checked out were extremely nice.
The size of room for such a high price. No view. The woman at the check in was very unpleasant. I paid ahead for the room & was still charged an additional $100 when I checked in, over $400 a night for a closet size room. I also left at 5am because I could not stand the poopy smell in the room.

they had an elevator, and two restaurants on site. the pool water was fairly clear and warm- and the pool room had a heater that kicked on to heat the air. the water pressure for room shower was pretty good. front desk and waitress staff were very pleasant. beach chairs were available.
I was surprised with a hidden a “resort fee” of 20$ a night which was UNDISCLOSED by BOOKING.COM. the hotel said they are blameless and can’t do anything about booking.com description and refused to negotiate. I told them they could REFUSE TO ACCEPT RESERVATIONS THROUGH BOOKING.com!! I then Tried to contact Booking.com and you too have ignored me. this is fraudulent as I wasn’t made aware of this hidden fee until the day I was to check in when I cannot get any refund. The two companies are making money off blaming the other for this hidden fee. I didn’t the pictures misrepresent -there are keurig/pod coffee makers in all the photos so I brought pods but they, instead, use some crappy knock off tea bag looking thing that makes a thimbleful of coffee. pool looks gorgeous and huge in photos. its very very small and gloomy. the bathroom fixtures had black crud stuck all around them. the toilet always took two flushes to drown the toilet paper and then the whole thing/pipes? screamed for 5 minutes after the flush. The refrigerator smelled like a meth lab, though Braedan employee of the month ran right up and cleaned it for us so that was good. The lights, tv, fridge-were not plugged in so we had to move the furniture in the dark to plug in ourselves. the ONLY thing plugged in was the alarm clock and they had the damn thing set for 6 am. there are wet stains on carpets in the hallways, the ice machine didn’t work, carpet on stairs was loose and someone will probably fall. I was forced to pay resort fees, told they are to pay for the upkeep of the amenities, but I want my 80$ back since obviously no one else is paying it as the upkeep is sorely lacking.

The Valet service was excellent. The front desk employees were very friendly and helpful and did try their best to solve the uncomfortable situation. but since the weekend was busy we were left with no choice but to keep our room.
The room was extremely small. The King bed was very comfortable but it only had a small walking area around each side. There was only one chair to sit on next to a little side table. If I sat on the chair my husband had to sit on the edge of the bed. I had called the hotel weeks earlier to say I was handicapped and would be bringing a scooter so squeezing the scooter into this small room just added to the problem. The room did have a balcony, but it was almost unusable due to it being directly over the hotel ventilation system which was so loud it was uncomfortable. Even though we paid for 2 nights we left after 1 night because of the discomfort.

The room was small. They do NOT have housekeeping so you need to ask for fresh towels and toilet paper every day. OR pay extra for housekeeping services.
ALOT of extra fees! $20 per day "resort fee", $25 per day for parking (which we had initially been told was part of the $350 per night charge. Which is actually more accurately $400 per night. AND no housekeeping!! You need to request for towels and toilet paper every day!! OR you can pay extra costs! INsane!!!!

the bathroom vanity is boxed in at the floor level. It can not be cleaned and is creating an odor from moist bacteria.

How do you justify charging that much for a hotel room and it doesn’t include parking? $25.00 additional?
And what’s with the $20.00 resort fee!?!? When I asked, I was told it covers the two bottles of water in your room as well as a pool fee!
So apparently everything is ala Carte except you don’t have a choice . (oh, and I didn’t drink those water bottles or use the pool)

Location and both restaurants were amazing!
The room was not clean, the furniture was old and raggedy. They advertised that there was a Keurig in their rooms, it was not. the bathroom had long hair visible in shower as well as sink. I thought the refrigerator was off, I saw it was turned on, so I checked the plug and it was bent/broken and partially hanging out of wall outlet.
this room was NOT worth 300/night!!!

The room was in a nice location.
That a charge of $25 each night if i was park on the property was mandatory. That $20 each night was needed for the stay each night. Both were in addition to already paying for the 2 night stay. I personally thought it was a bit ridiculous seeing as the room was already close to $400. That pool should be included and so should parking.

I'm typing this update a few days after being home and after my previous comments. I just got another charge from the hotel which included an expected $40 charge for our mutt and $25 for parking. What I didn't expect and wasn't disclosed anywhere in the Booking.com information was a $21+ "resort charge." Be careful!!

I loved the location and staff was great. The bed was amazing very comfortable. I go to Hampton Beach often. We love taking a few days to relax. I have wanted to stay at your establishment for a few years. Beautiful property great location.
My room was smaller than I expected and the bathroom wasn't clean. Splattered glass and hair and trash under the sink. The coffee maker was not plugged in and I had to move furniture out of the way to plug it in and use it.

Room wasn't made up for 3 adults. I had to get the sheets and towels for the room. Mattress had a stain on it. Bathroom didn't have any tissues or toilet paper.

There wasn't an ice bucket in the room. One out of five outlets worked. The shower head fell off. The balcony door wouldn't open
