About this cottage rental
The Cottage has been completely update and renovation including new kitchen and stainless steel appliances granite countertops and peninsula. Also expanded bedroom, new flooring throughout. This Summer Cottage is in beautiful Point Judith, Narragansett, RI a private area known as Breakwater Village. The Village has a private beach (less than 1 minute walk away from your front door ) and private trash collection and is beautifully landscaped. A family-oriented community with some full-time residents but mostly summer-seasonal renters. This Cottage is a two bedrooms: both have queen beds. Newly renovated bath with and outdoor shower. All linens provided. It is fully furnished with electric stove, refrigerator, dishwasher, flat screen TV with Cable and WiFi. The Cottage includes all silverware, dishes, pots (large lobster one as well) and pans, coffee maker, toaster, blender, etc. The house has a washer and dryer. The inside total living space is approximately 650 sq ft and will accommodate four adult. This summer cottage is in a very desirable location in the Village in that it is a very short walk to the beach and has a great front porch for viewing the ocean. There is also a patio set; grill and parking on site for three cars which is important since parking is premium in Village AND visitor spots nearby. There is a fishing area and a boat launch in Galilee not far away. Block Island, which is viewable from the front deck is 9 miles off the coast of Village and the Ferry is about 1/2 walk. The outdoor area is a smaller footprint but there is some area for sitting. If you like the beach, fishing, seafood restaurants, fine-dining at a top-level restaurant - Spain, visits to Block Island, Narragansett Beach area, Rhode Island's amazing seashore, traditions that will last forever, you should inquire about this property. Luxury living in a beach setting. AS ALWAYS, LOCATION, LOCATION, LOCATION!

We had a wonderful, relaxing stay. The cottage is modern and comfortable with everything you need. The proximity to the private beach makes for an easy beach day. Close to Galilee and local restaurants.

The cottage was very modern and clean. You'll have all the amenities you'll possibly need. Tom makes sure of that. The toaster went missing and Tom replaced that very day. Tom supplied us with enough paper towels, toilet paper, and garbage bags to last the whole trip. Very much appreciated. If you do a lot of your own cooking you'll have everything. Grill tools, propane, and all the inside cookware. Location is wonderful. 1 minute walk to the beach, and all the neighbors we met were very nice. Great places to eat all within a 5 minute drive. Just a wonderful place to spend a summer vacation!

This is a very beautiful home that is in a great location. We really enjoyed walking to the beach in the mornings. The owner was very helpful and welcoming. Overall it was a great experience.

The cottage is a sweet modern home. Sitting out on the front deck, you can hear the waves crashing onto the shore. A quick 2 minute walk and you are right onto the beach, gorgeous! It was just what we needed and would love to stay again.

First, this is Barney not Barbara. I had a great visit at Tom’s place. It was clean and and had a well stocked kitchen. I am a kayak fishing enthusiast, his place is a short distance to the beach so I was able to walk the kayak and launch in minutes.
I loved having an outdoor shower and a porch. Tom was easy to contact and answered right away. It was off season and the neighborhood was quiet with little traffic.
I would recommend the place for small families and couples. I would recommend that the outdoor grill have a good gleaned or replaced. I loved walking over to the beach when the sky was clear and taking pictures of the sunsets.

Tom’s cottage is in a nice private community, steps away from a private beach which also leads to a dog friendly public beach and the Point Judith Lighthouse. The cottage has been nicely updated, and was perfect for our week long stay. While we spent most of our time enjoying local dining options, the kitchen was fully stocked with essentials if you prefer to grocery shop and cook your meals in. Not only is the location steps from the beach, it is only a short drive to much that RI has to offer, including the ferry to Block Island minutes away. Tom lives nearby in the same community and is readily available if needed for anything during your stay. We had a great stay and would stay here again!

If you haven't spent a week in Breakwater Village, this is a great place to make your first. We've stayed in Breakwater Village before and loved the location, so we had high expectations for our stay -- this exceeded those high expectations!
The place had recently been remodeled - everything was very modern, clean, and new. The check-in process was seamless and Tom is an incredibly responsive host (he lives just a few houses down). This house also has parking for 2 cars comfortably (3 if you know how to park), which is huge for Breakwater Village.
Only one piece of advice, which is hopefully not a problem for you -- the main bed is very soft (a little too soft for our achey backs) -- if you have back troubles, I suggest bringing a mattress topper haha

Immaculate cottage was just enough for my husband, myself and our19 year old for a comfortable week. Loved sitting on front deck in the evening and having ocean breeze at night and early morning. Tom, the owner, was very responsive and quick to answer any questions we had prior to our arrival. Proximity to beach access can't be beat! Would definitely rent again.

Spent a relaxing week at this quaint little cottage. Only a 5 minute walk to the private beach. Sunsets were amazing and the highlight of every day here. We met so many friendly people while walking in the village. Thomas, the owner, was very responsive with my many questions and a couple of minor issues we had during the week. The window ac cooled the entire cottage except the small bedroom in back. It was easily solved by sleeping on one of the 2 futons in the living room. Otherwise there were 3 window fans which were great on the not so humid days. The kitchen has everything you need to make your own meals, including a gas grill outside. The outdoor shower is something I did not know was missing from my life, convenient! Be warned the dining room area does not have any outlets close by. I had to string 2 extension cords together so I could work at the table. Also there aren’t any closets so storage space is limited. The addition of over the door hooks for the bedrooms would be a great help. Stores and restaurants are just a short drive from the village. Highly recommend this cottage!

Not luxurious but met all our needs. Private beach was great for swimming and sunsets and very close to cottage. Owner was available if needed but gave us privacy. Lots of other beaches, restaurants and ferry close enough to bike ride. Had a great week.

Second year and hopefully more!
Tom is very nice and responds quickly to any question or problem. He even took my feedback from last year and I got to enjoy hot showers in the new enclosed outdoor shower! House is clean and the extra patio chairs was great. Would like to see maybe a loveseat or something due to us using the futon as a bed. Great location, price and super quiet neighborhood. Hopefully i can do it again, thanks Tom!

Great little place with easy access to a private beach.
We loved the neighborhood feel of Breakwater Village. Everyone was friendly in this small private community. The cottage accommodated two adults comfortably, and offered the basic necessities without any frills which suited us just fine. The owner Tom is easy to work with and truly cares about the people who rent his property. We had a wonderful week and loved the beaches!

Bring cleaning supplies, this cottage is filthy
To be fair, Thomas allowed us to check in on Friday evening instead of Saturday afternoon which was very nice. Unfortunately as soon as we walked in we were hit with a strong, pungent smell. After checking all around the cottage we confirmed it was coming from the rugs. We also immediately noticed that the floors were so filthy that our shoes would stick on them as we walked. We could never walk barefoot in there and I have a picture of the bottom of my wife’s socks to prove the uncleanliness of the floors. There was also an ant infestation on the countertops that we had to deal with throughout the week. Thomas left one used roll of paper towels and one and a half rolls of toilet paper. We spent Friday night and Saturday buying cleaning and paper products so we could scrub and mop the floors as well as clean the counters, cooktop and table. After mopping 3 times, the floor was less sticky but still sticky nonetheless. The floors in that cottage are well beyond the point of needing replacement. While cleaning we also discovered someone’s shoes and used socks under one of the beds. We have a picture of that too. We ended up purchasing disposable dinnerware since there was severe rust on some of the silverware. Yes, we have a picture of that too. Thomas was made aware of all of this and came to the cottage where he swore that he cleaned it personally for 3 hours on Friday. If that’s the case then how could someone not see the ants, the rusted silverware or the shoes and socks?!
My wife and I have rented homes on Narragansett since 2002 (including one in the same neighborhood as this cottage) using VRBO and we have never had issues like this. It is clear that Thomas does not care to hold this property up to the standards of everyone else. Cleanliness is not an unreasonable expectation when renting a home. His lack of communication about how to use the dumpster for the neighborhood or what he was going to do as far as leaving the keys for us was left for us to figure out.
Simply put this property is a 1 star rental and we can confirm that the previous ratings are incorrect or at least old enough that the lack of care for this property has fallen off.

Charming beach house steps away from the beach
I had the loveliest time at Tom's beach cottage, and I can't wait to go again next year! The beach decor is adorable. There is an indoor/outdoor shower which was perfect for rinsing off after the beach. I slept on the reclining couch which I found very comfortable, and a family member slept on the bunk beds and thought they were very comfortable as well. I really loved the little alcove with the futon surrounded by windows - it was perfect for reading a book and feeling the ocean breeze and hearing the waves.. you can even see the ocean from the window!
I think one of the favorite parts was the outdoor space, which has a table for four with an umbrella and a view of the ocean. I sat out there at night and ate dinner and did homework and it was so relaxing.
The community itself was awesome as well. Tom(the owner) was nearby if I needed anything or had questions and was quick to answer my calls or texts. He gave us the rundown of the neighborhood when we checked in, and was very accommodating to my sometimes demanding family that stayed with me for the first night. He left us a map of the area that had the attractions and restraunts, and explained everything about the beach and how trash service works.
Our neighbors were super friendly, and everyone says hello or stops for a conversation when they see you. The town itself is great for anyone looking for peace and quiet or even families with kids.. the waves on the ocean were small and the cove itself is pretty sheltered from the elements..my niece and I took an inflatable kayak out on the ocean and had a great time! The tide pools by fisherman's point were probably one of my favorite things to do. There's three little private beaches for the community, and it's only a minute or two walk from Tom's house. The beaches were wonderful, and one of the residents told me the association rakes the seaweed from the sandy beach every morning. The rock formations along the beach are pretty cool to explore for shells and other sealife.
Since I went the last week of August I practically had the beach to myself everyday! I felt safe and comfortable even when I was staying by myself for most of the week. If you're looking for big nightlife this might not be the place for you since everything gets pretty quiet by 9 or 10 at night, but I had a very relaxing time and honestly didn't want to leave.
I highly recommend Tom's beach house, it's a lovely place to relax and unwind on the RI shore.

Tom was a gracious and available host. The house was neat and cozy, if a little funky in design. Very functional kitchen, large living room, deck with breeze and a bit of ocean view. We've been to Breakwater Village twice before and really love the area. The cottage is close to the beach, being able to walk back and forth for lunch (or whatever) was really a plus. Hope to repeat our visit sometime.

Adorable, casual cottage in a perfect spot
We had a terrific week at this comfortable cottage in a great location -- this is a small resort village crowded with little lanes, where families have built a variety of types of dwellings, from tiny cabins like this to two-story bungalows. Despite the fact that residences are close together, it was a very quiet location, and there was a sense that most of the people have been coming here for a long time (as well as short term renters like us). The beach is a short walk, but we also opted to spend one day at nearby Scarborough state beaches. We also spent a day on Block Island (the ferry's a short drive away -- wish we'd brought bikes, we could have biked to the ferry and brought them over), and of course enjoyed a meal out at Aunt Carrie's, only a 15 minute walk away. We also prepared most meals at the cottage, and found everything we needed in good order, including a gas grill. We neglected to inquire about linens beforehand -- they weren't expecting to provide them, but when we told Thomas we didn't have any, he delivered a set of sheets right away. There is a washing machine but no dryer (there is a clothesline), but be forewarned -- what gets wet tends to stay wet in a seaside location. Another thing to be aware of: the only toilet is off the main bedroom, while the shower is located off the bedroom where there is a set of bunk beds. This was fine with us, a couple, and would be fine for a family with children, but something to know if you plan to have guests.
