The location is very peaceful and if you do want to stay in Topanga it is close to the town. The room was very clean & had everything you would need.
The road up to the B&B is extremely bumpy, dusty & not maintained. There is also not substantial parking for all hotel guests. At some points people had to double park which was a hassle. The building looks like it needs to be repainted & updated. The breakfast was good but for vegans / vegetarians not many options.

Did not appreciate being charged an extra $30 after the booking was reserved and non-refundable, don’t know who’s fault that is but left a bad taste in my mouth

Not worth the price!! I spent $400 on a room for the two balconies and jacuzzi tub. The balconies are not actual balconies, I couldn’t even stand on them. Just French doors opening outward to a railing. The jacuzzi tub is so old I was actually scared to get in it (so I didn’t even get to use it). The place hasn’t been updated since the 90’s - the carpet is old and dingy and feels awful on your feet; the floor of the shower/tub felt like it was going to cave in; even the toiletries were horrible (I used the entire container of body wash and it didn’t even foam up). The decor is equally dated and awful. The bed was very comfortable but there is a skylight right above it. There were not many pictures of the room and interior of the house, and now I know why. There is no TV or fridge in the room, only in the communal areas. Wish I could get my money back, but I’m sure it’s too late. If you want to spend $400 on a room go to a nice hotel - this place is a dump. Definitely will not be returning.

after two weeks completing Route 66 Topanga Canyon inn was the perfect place to stop and relax. definitely recommend to others.

I love the idea of this Inn, its quaint and charming. It's very clean and perfect for couples needing a touchdown location. The weather was absolutely wonderful and we took advantage of it opening our screened windows at night to let the cool canyon air in. Great views of the canyon from just about anywhere in the Inn and sounds of birds and I believe a Peacock was somewhere nearby. The location suited us for where we wanted to be and things we were planning in the area. Our stay did not allow us a lot of time to meet the owner or socialize and we did not participate in the Breakfast.
I cannot speak of the other rooms but ours (Fred & Ginger) could use some TLC. Some loose floor tiles in the bathroom and time for a new mattress. Just seems like you can have the retro-vintage vibe and still modernize the rooms. We barrowed a chair from the common area since we only had 1 in our room. The round table is very loose and not stable enough to lean on or feel comfortable with a beverage on it. I did not realize that our room was up 3 flights of stairs, I take responsibility for not asking. But the young man checking us in never offered to assist with luggage either. Our bathroom was good, but we could hear everything in the adjoining bathroom including there very loud exhaust fan. Parking can be a challenge. If you don't get one of the spaces next to the building off the road, then you’re left with parking on the road – which is a narrow steep incline.

I was working on a shoot in the canyon and had the good fortune to stay at this lovely B&B. I sadly didnt have time to enjoy the breakfast or the beautiful surroundings as I would have liked to, but I will 100% be back for the perfect get away.

Dated decor, broke down palace, kind of a weird time capsule. Not necessarily a problem, but the price is out of proportion for what you get. Wish we had read the reviews more closely before booking.

The owner Warren and his family were very nice. The property, rooms and common areas were sparkling clean. We had delicious breakfast he even made it gluten free for us! The conversations with warren and other guests were wonderful! We will definitely be back when we get the opportunity. thank you again!

It' s a quiet property in a remote location away from the main road. Breakfasts were good. Views were good. Near hiking trails.
Parking is tight. Steep incline to the property can be a bit difficult to navigate. The upstairs common kitchen could be better stocked, e.g. coffee maker.

True B&B experience. Wonderful host that took pride in his property and in the wonderful breakfast we received. The rooms are themed... We stayed in the Fred and Ginger room, which was a lot of fun.

The breakfast was excellent. We left a day early due to two reasons.
First and foremost we learned that the hotel was not Covid compliment. I understand there reasons but that did not work for me. Secondarily and this is just me I didn’t like the feel of the Inn. Most people love it. It was just a bad fit

THe breakfast was extremely ordinary and minimal relative to most B&B breakfasts.
We left one night early...even though it cost us 300.00. That kind of says it all.
Here is the story. I have never left a property early, especially when it was prepaid, but we did not feel comfortable with the location, the property, the food and especially the host.
When we arrived, we tried to cancel because the property was nothing like the pictures and is sorely in need of a lot of work. It is essentially a 2 or 3 star Best Western that needs new carpet, shower door seals, exterior tile and stucco work, etc.
Our first room was dark and had no view. The owner talked us into upgrading for 30.00 more (!) and we got the view and the room we thought we were getting when I made the reservation. He said, "I knew I could talk you into staying!"
Our one evening was quiet and pleasant because we stayed in the room alone, but the breakfast was the deal-breaker. The owner and his son cooked breakfast and it was disappointing. Most B&B's make a huge, elegant breakfast but it was not that at all. But that was not the kicker.
The problem came when the owner sat down and expressed his negative opinions on many topics. It was upsetting and ruined our morning, honestly.
We knew he was a conservative from the 2020 election sticker on his truck, the American flag above his house, the religious literature at property, his views on COVID masks, all just fine, we live in a conservative community, but his negative comments about an ugly female neighbor, a crazy lesbian couple, crazy actors, crazy trust fund kids, and on and on, were honestly upsetting. If you are going to run a B&B in Malibu, it seems like tolerance, acceptance and generosity are essential, in my opinion.
Writing this review reluctantly but wish I had paid attention to the others before I booked.
