The breakfast and location were great.
We wished we would have had a chair/chairs in the room as the only place to sit was the bed. Our biggest disappointment was the bathroom. We didn't realize it would be so cramped. Sitting sideways on the toilet because it was partly under the sink was not fun. Also, the floor in the bathroom was slightly on an angle so it felt funny walking.

My husband and I spent only one night, and was ever so charmed with this hotel and its well preserved interiors. The strikingly bold and beautiful decor surely lived up to our expectations of Newport (famous for its glamour and grand mansions.) Our bedroom, with plush pillows in jewel tones and gilded furniture exuded luxuriousness. The buffet breakfast, consisting of various small plates and teas, was well presented. The courtyard was pretty and we enjoyed our delicious breakfast al fresco, surrounded by lovely flora. Just wished we didn't have to leave.
My husband thought the breakfast was delicious, but unfortunately I'm a diabetic and would have appreciated a little protein for breakfast.

Great decor and location. Breakfast was a lovely mix of freshly made warm and cold items.
Our room was on the very top floor and quite small. It was cute and well decorated but a tight squeeze for the 2 of us and our luggage. There is also no elevator which meant dragging suitcases up 2 narrow flights of stairs .....not a massive issue for us but could be a challenge for others.

The location was very good. It was under a 10 minute walk to the center of town and many restaurants. The bed was comfortable and the air conditioning was fine. The room was clean.
The room did not have adequate shelf space for clothing or toiletries. We needed to place items on tables and chairs. It was also very dark including the bathroom. Breakfast items were very limited, although the staff was kind enough to make me eggs when there was nothing on the, "small plates" for me to eat.

Location was great. Place was very charming. I appreciated that they checked in during my stay to see how everything was. I also appreciated the texts ahead of time for parking information. Also the homemade cookies provided to guests were incredibly delicious! The bed was really comfortable, I could’ve slept in it all day.
It was pricey but I know that’s just the season market rate in the area.

Great location, very clean room, provided enough towels which was great that I didn’t have to ask for extra towels. Staff friendly and helpful and complimentary breakfast was very nice.
small parking lot for a large vehicle.

I love the location of the property, the interior design, morning breakfast (although I wish there were more dietary restriction options) and ample parking ! The welcome toffee was a very nice touch!
I want so badly to LOVE this property! There are so many lovely things about it. Our stay this year was definitely better than last, because the room was MUCH cleaner and bigger with room to walk around a bit. The down side, the air conditioner was not working , so we were provided a fan. The fan was so loud that it was hard to sleep and we had to turn the tv volume up to hear (which may have bothered the other guests). I would love the bathrooms to have better lighting so you can actually see to get ready. I also wish they had as much personality as the rest of the hotel!! Lastly, for the price per night, I would like to have a few more amenities (qtips, laundry bag, mini fridge, snacks) and housekeeping without having to ask for it.

great location to get around town. lots of parking. room was very comfortable and had everything you needed. staff were welcoming without being over the top.
breakfast was relaxed and good quality. it felt very homely and personal.
my only criticism is the cost. like all hotels we’ve stayed in during our trip to the US, they have been very expensive.

Breakfast was fantastic. They even held a hold spread for us when we missed the 10 am cut off.
A fridge in the room and a coffee maker we’re the only things we missed.

Breakfast first morning was bare bones - appears a scheduled employee did not show up to prepare for guests. Property was very nice-loved courtyard & porch. Location good especially with free buses available.
Again first morning almost no food was prepared. Second morning very nice presentation.

The breakfast was phenomenal!!! Staff was incredibly friendly!
A couple cam in late and started to play pool. It was around 11-11:30pm. Suggesting a sign “no pool after 10pm”.

The food , served tapas style for breakfast, was excellent. The front desk staff are nice and helpful. The room had two chairs which was appreciated as many hotels offer only one. The room size is very nice and the location is good and near Bellevue Ave . It was great that they have an ice machine in a B and B. There is ample, free parking.
We asked for towel changes just once during a three day stay - it took 3 tries to make that happen. To the credit of the desk, they were unhappy that this had not been done by 3:30 pm when we asked for at 8am. There is no desk or mini fridge ( just a shared fridge at the desk ). The room was very cold even with the AC turned up to 80 and the bathroom needed a new floor in the shower.

Nothing! I showed up on time scheduled and was exhausted, I rang the front bell, not one person came to answer. I just got a email where she states they are not a pet friendly hotel but it came up in the search. Horrific at 11pm, then looking for another place to stay.... Forget the smiley face..

Location was lovely and within walking distance to a lot of restaurant although it took us about 30 minutes to walk. Quiet neighbourhood and really beautiful. Parking was very easy, as was finding the location. Room was great with an extremely comfortable bed and the shower was very spacious. Hotel itself is beautiful.
The staff seemed rather disinterested when we spoke to them. No desk or chairs in the room and a lot of things seemed broken such as the drawers and the faucet.

It was very nicely decorated in a unique style…wonderful wallpaper! Nice breakfast bar.
They should have a MINI fridge in the room at this price point. I travel with medication that requires refrigeration and I had to use their ice machine in the reception area and fill and ice bucket to store this.
