Good value in a very unique setting that worked fine for a solo ski outing in the area. Friendly staff and a memorable stay.
Per the Booking.com questions:
What did you think of the breakfast? The listing describes it as a "bed and breakfast" and that guests can enjoy a meal at the restaurant. Maybe this is seasonal as there was no breakfast when I was there. Also, if meals were being served they had wrapped up by the time I'd typically return (between 5:30pm-6:30pm).
How was the location? About 8-9 miles from the town of Rumford. It didn't appear to be too many food options close by, so I'd suggest coming prepared.

This felt more like we were staying at an old friend's house than anything else. Was a cozy room with handmade quilts on the beds and everything decorated with wood trim. The common area was inviting and the little shop with handmade soaps and preserves was an excellent bonus. Most importantly, the room met my three key needs, it was clean, it was quiet, and I felt safe.
My only complaint is that there is only the one bathroom for the whole property. It wasn't really an issue as there are only a handful of rooms and the other guests were on slightly different schedules than us. The property does list a shared bathroom so we were prepared but I'm used to a secondary commode.
Will add one thing that really is more of an observation than a complaint. The property has stools and a commercial stove so it feels like the property should serve food of some sort, but it does not. We had to go back into town to find dinner.

This is more of a shared Airbnb other than a hotel. The farmhouse is made with love, and the host Jack is a very quiet person, he showed us around and then let us enjoy ourselves in the house, just checking in daily to see if we need something or have questions, that's exactly what we want.
The house has a kitchen, with a microwave, knives, tableware and all the things you need for prepared dishes. There is also a self-serve k-cup coffee machine and a water kettle in the doorway. K-cup and water are provided. The dining table is huge and near the stove, we enjoyed some warm and comfortable breakfasts and dinners, my friend also spent much time reading a book there, until later moved to the sofa near the stove, it was also great. There's a gift shop near our room with huge mats, I did after-skiing yoga there, and love the decoration, made it a fancy yoga background.
Our room has a refrigerator and an electric heater inside, to keep our own food and adjust the room temperature as we need. Although the picture only showed one bed in our room, we actually got one additional folding sofa bed, so made it two beds in the room.
The shared bathroom needs a little patience since this is the only bathroom in the house. The other guests were polite and we did not have any problem sharing. The shower was hot, so comfortable after a day of skiing!
Overall the stay let us feels at home. And with the price and location, we will definitely come back again when we ski at Sunday River.

The location was good and love the Maine countryside. Website totally inappropriate. No food available - I knew there was nothing close, but if No Name had the restaurant, no problem. Room was adequate (no tv). Bed too high and hard, with no stepping stool. No quiet - the man on one side of me snores all night and the other side talked loudly on his phone until after midnight. Turned on the space heater and the lady bugs woke up and dive bombed(literally:) Luckily I like a cold room - they went back in the molding over the bed.

Our room was quiet and clean.
Property was cluttered and not well maintained. There did not seem to be any pride of ownership or presentation. We didn't like needing to walk through the gift shop, living room and kitchen to get to the bathroom which was also the laundry room and the cat's litter box room. We've done farm stays before, but this was unlike any prior experience.

Loved the unique decore & art throughout this facility & the fresh produce & canned goods & homemade goods for sale - Jake, the young man who assisted us in checking in & out, was extremely helpful.throughout- very nice gentleman.
Hoping the owner is working towards getting at least one more bathroom even though we did not experience any issues with a shared bathroom,, it was a bit farther away from our room than we were comfortable with.

I liked the idea of the quaint of the beaten path but the rooms had insects in them (cricket in the rafter above the bed all night kept me awake. Big black beetles in the room) there was no breakfast or even staff there at all! I was hoping to have a nice country breakfast and hang out!

The host, Annette, was wonderful. My plans changed last minute and I couldn’t arrive until we’ll after business hours or give much of a heads up with lack of cell service. Annette could not have been more accommodating. The inn/farm is so cute and the bed was comfy as could be. A great little place to stay!

It's an organic farm and they sell their own jams, soaps, salsas and relishes. The decor displays the owner's artistic personality. It's quirky in a good way.
My room was very clean, but common areas such as entrance way and hallways could use new or cleaner rugs/runners.

This was not at all what we expected. There is one bathroom for the entire building. That having been said, we were cozy and comfortable. We never saw the owners, although I did speak with her on the phone. She was super friendly. We did get to meet a nephew who is staying there. It's a kind of figure it out for yourself as you go kind of place. Soup from the freezer was good. Cats were friendly.
They could add a half bath at least. It would be nice to see the owner. It would be nice to have a more open communication flow. If the owners do not want to interact with guests, perhaps an information sheet in each room would go a long way toward answering questions the guests may have about their stay.

You are essentially staying in a gift shop. Our room was behind a gift counter. There is a working commercial kitchen next to the bathroom which was in service due to COVID-19 when we stayed there.
The only bathroom is a communal shared one with a two-headed shower.
Also, no breakfast but yes there's coffee.

The room was clean.
The room had a refrigerator that produced an outrageously loud hum every time the motor cycled. The only heat for the room was a small space heater. The bathroom was across the entire building from my room and was serving 3-4 people. The bathroom was a mixed use room with a washer/dryer and assorted storage, and had a sink that was only 5" deep. The floors were uneven and at night were not adequately lighted, this caused me to fall at 2 am in the morning, when I was unable to see a cement step. The entire building appeared very run down and had an odd smell. The owner advised she did not have any insurance when I reported the accident to her. Is this even legal? The location is quite a distance from anything else. This location was lacking too many things to even be considered a good or safe place to stay.

The breakfast was really good and the bed was very comfortable. Location was perfect for what I needed. Annette and Lloyd are personable and there's an awesome vegetable garden outside.
I expected the restroom to be closer to the rooms - it's more centrally located to the entire building and one has to walk through a shop-like area to get there, which has potential to be awkward if/when business returns given the COVID situation in the country. Ask about breakfast times beforehand - breakfast was at 9am when I was there, which is later than I'm used to.

The biggest deal breaker for me was the shared bathroom which is off the kitchen. a distance away from our bedroom. I'm sure a resident that decided to take her shower at 2:30 AM, thought it was a good time to take her time, however I needed to use the bathroom. Also in the morning I needed to wait over ten minutes to use the bathroom as an elderly man was taking his time ( as he should, I guess) Also a mirror in our bedroom would have been helpful as the only mirror is in the bathroom.

The bed was comfortable and the room was clean.
This was a very different experience than the one I imagined based on previous reviews.
I didn't meet the owner Annette, who I had exchanged a couple of pleasant messages with, but the man I interacted with when I arrived (he didn't give his name) was not very welcoming. The only smile I got was from the dog.
The water smells and tastes like sulfur. I understand this sometimes happens in rural areas and that the water isn't dangerous, but as someone sensitive to smells I wish I had known this ahead of booking.
WiFi was spotty, and there's no cell signal in the area so a reliable connection is even more crucial.
The shared bathroom isn't near the room and is in fact in quite a public area right off the kitchen, which makes it uncomfortable to use without getting fully dressed.
The bedroom walls are paper thin and I could hear everything happening in the adjacent room.
Phone conversations, TV, belches. Everything.
