Location was great to the festival we were in town for. I loved the various wineries right outside our doorstep. The room was clean and temperature was just right.
Late checkin time of 4pm, I’m used to a 3pm checkin. The early 10am check out was hard, I wanted to sleep in but refused to pay for a late check out since we already paid a lot for the room itself.

The location and atmosphere were wonderful
The coffee pot was cracked and unusable, perhaps more than 1 roll of toilet paper should be left. We could not make coffee in the room in the mornings and only plus would have been to drink coffee watching the sunrise.. and thankfully there is a Walmart just down the road where we were able to buy additional toilet paper!! Otherwise this was a beautiful facility and a great bang for the buck!!!!

Heater didn’t work, tv didn’t work, dead scorpion in picture frame had been there a long time, shower looked like it came out of a 70’s mobile home, couple in next room were having noisy sex. Sounded like they were in our room. We left after five minutes.

Great location to other wineries right next door and not right in town. Only 10 min drive into town. Decor was perfect and living area was comfy. The king bed was very comfortable.
Our suite was dirty and needed a good deep clean. Floors especially were still dirty and seemed like they weren’t cleaned between stays. Also the makeshift fence panel door that separates the bath and bedroom needs to be upgraded to a real door. While it’s charming looking, not practical as it doesn’t latch so you can’t close it. Had to use an item placed behind the door to keep it closed. It also lets a lot of light into the bedroom at night so not ideal if you have a sleeping baby in the bedroom you’re trying to keep asleep. Also, Vacasa the virtual host was pathetic and we had lots of problems with payment… our stay at another Vacasa property nearby was cancelled because billing got messed up on their end and then it almost happened again on our drive down. We were on the phone for a while trying to confirm we paid in full and they were having a hard time seeing that. Basically Vacasa and booking.com aren’t the most compatible online Systems.

Loved the Fiesta Winery just outside our door and the Brewery was a hop skip and a jump next door and could not have been any closer to Luckenbach. Loved that the Lobster Truck rolled in and stayed a while. The mini split kept us comfotable. Great little Boutique called Pink and Silver but didn't find anything to spend money on.
Thought we reserved a King bed and ended up with (2) Queens but it was okay. There was a Difficult (long) entry code for old folks with glasses. The entry hall should have a permanent overhead LED light that cannot be turned off (cheap and efficient) ... I know the numbers on the codes light up but it just isn't enough. The chair in the Bathroom needs to go because the upholstry is dirty and it makes for a very tight fit. The toilet paper dispenser was broken previously and needs replaced.

No use of ceiling fan? Broken or inop coffee maker, bathroom door that doesn’t lock, shower that’s too small no proper way to hand shower supplies. Super low toilet. Zero use of antiquated tv with too many out of date controls to operate

The air conditioning worked great the refrigerator worked great the bed was comfortable everything else went downhill
VACASA representative hung up on me. Original key code inoperable. Toilet ran 24/7 toilet loose on floor. Only breakfast was instant oatmeal. Tiny shower weather stripping missing on bottom back door allowed insects inside. Extremely disappointed in the condition of premises for the price as to how it was described.

Very spacious living area, beautiful furniture, and comfortable beds.
I was given the wrong code for the entry door. Luckily there was a number posted to call for help. It took awhile to get inside and it was frustrating being a late arrival from driving 5 plus hours. The coffee pot is old and messy, We were limited on cream and sugar for our 2 day stay. I never met or seen the grounds manager or cleaning personnel to ask for more coffee stuff, towels, etc. The bathroom area had a lot of unused real estate (big area). The shower was small, the shower door was broken and didn't close, the sink basin had no vanity for make up, toothpaste, shaving stuff, etc. (uncomfortable to use). Also the basin had a big crack in it and drained poorly, Lowest toilet I've seen. Very uncomfortable with bad knees.

Beautiful location, very quiet and quant. Perfect location to get away from all the busyness of Fredericksburg after exploring the sights. Close to Luckenbach to go enjoy live music.
All the brochures call this a bed and breakfast but no food/snacks were provided. No big deal but wife called the management company and they were pretty snotty about it. I would remove the brochures in the room indicating these were to be provided. Not a big issue, just a suggestion.

We ended up not staying there do to the fact when we booked there was nothing telling us that they send a code for you to get into the rooms, no one on site to offer information. The place itself was way out of town and there was a sign way up into the patio area that identified where we were at. Needs more identifying factors. Booked with super 8 after cancelling and was very pleased with the room and staff. At least there was someone on site to give information.

The overall location was great and quiet. The suite's design was like an old in-the-woods-cabin which draw me in the first place since I found it beautiful. At least from the pictures.
When I arrived there was no receptionist and it was like more like an Airbnb style. That was not clear from the emails but I managed to find my way around by asking someone in the brewery. There was a clear effort made, snacks were added and the major surfaces were mopped and cleaned. But not everywhere. On the bed and below the bed a lot of dust had accumulated. And there were some very small black droopings 💩 on the bed sheets. At first I thought that it was just just dirt fallen from the ceiling but the next day I found more and they were pest feces. The bed cover had also a dirty spot, white stain, probably human made (make your own conclusions). Sleeping was also terrible at the place. The ac intake unit was inside the bedroom and above the bed. It got cold that night and every time it turned on to heat the room it got loud. I could not have more that 1-2 hours of continuous sleep. The bathroom was new but the flooring might have some issues. Last but not least I found a live scorpion when I was taking a bath. I think this place has a serious pest issue. Terrible experience overall I visited Fredericksburg to relax and recharge and staying in this place caused me anxiety. The room was poorly lit so I had to check with a flashlight all the corners and dark areas for more scorpions. Next day the scorpion I found was missing so I guess something else ate it.

The bungalows were cute outside.
The room smelled of disinfectant. The window screen was torn so airing was difficult. The bathroom door would not stay open. The fitted sheet on one of the beds was not the right size and extremely uncomfortable. There was no other human any where on property. Ever.

took us 45 minutes to get on the room because we kept getting the wrong code. plus when we did get in there was no Direct TV remote therefore no tv on a full football weekend

Listing said cabin - this was NOT a cabin, it is a building that looked like a cabin that was divided into 3 rooms. Very misleading. Cleaning fee was not presented to me until after I hit confirm and the room was non refundable. Cleaning fee for one night stay $178.00 ridiculous - was more than the room rent. Booking.com had the room posted for 123.00 - ended up costing me 466.00. NOT HAPPY

There was no real breakfast but we appreciated the water and snacks. Only one of the surrounding businesses was open so we had a lot of privacy. We like that it was a ways out of town as we are older.
