Rosey Knoll Cottage will delight you with the cosy cottage feel whilst having the delights of modern life. This rustic cottage boasts locality with a quick walk into town whilst on the doorstep of Wombat state forest for walks amongst the pine trees.
Accommodating up to ten guests in three bedrooms in the main house and a fully equipped studio making a fourth bedroom. The lounge features polished timber flooring and comfortable tan leather couches softened with designer throws and plush cushions. Watch your favourite movie or football team on Foxtel or enjoy picturesque sunsets from the lovely verandah. An outdoor fire will delight your tastebuds with toasted marshmallows.
Positioned close to the skate park, main street, Wombat gardens, Wombat national park, lake house and only a short drive to Hepburn Springs this makes for an ideal family holiday or romantic getaway. A separate self contained studio allows for group bookings. The studio contains a bathroom with bath, washing machine/drier and kitchen with stove. Main house has a bath with a breathtaking view across the valley and all of the mod cons in the kitchen.
For larger groups, additional bedding can be arranged.

Beautiful cottage, location was gorgeous, heating and hot showers were marvelous and the house had everything you'd need. The host was very responsive. We would definately book again!

Lovely place for our girls weekend getaway. The home and studio are both very warm and cozy, and the kitchen had everything you might need to cook up a storm. Would definitely stay here again.

Close to everywhere we wanted to go. Just needed bedding change after a week broom would of been helpful. Great walking and eating places close by. The whole family enjoyed the location.

The house has a very charming rustic feel combined with a modern kitchen and bathroom. Located close to the top of the hill, it was very peaceful and quiet and a very lovely place to stay. The kitchen was extremely well equipped for a holiday home (need a beater? It was there, wanted to make pizza? There was a pizza tray etc) and it was great to wake up to a nespresso coffee. There were plenty of areas to relax, inside and out. If I had to find something to nitpick, then it's a shame the indoor fireplace is not operational (not that we needed it in summer and there is an outdoor firepit), the bedrooms are a little small (but they did the best with the space they have) and there were lots of mozzies outside at night.

Lovely property. We stayed for a wedding with my Mum and an Aunt and Uncle and it was perfect to have the 2 dwellings for space and privacy when needed but a lovely sunny kitchen to share breakfast each morning
Great value for money in a beautiful town .. a short walk into town, the lake, gardens and convent gallery. We would definitely stay again!

Great sized property but not all that it seemed! Definitely needing tlc, a good clean and some well needed repairs in parts.. oven was filthy, house is dusty and full of cobwebs, no gas for bbq, and not enough basics provided eg 1 spare garbage bag for both dwellings.. we were supplied 4 towels for a booking of 5 adults and 4 teenage children, that were small sized! No bathmat provided or spare blankets for the cold nights.. would recommend a new cleaner and a little more attention to detail (a broom, some bigger towels and enough provided for the no. of guests booked, electric blankets on beds or at least additional blankets, repair to the double shower in the additional dwelling to name a few).. Fortunately the location and great weather made our 5 day experience worthwhile..

Thie was a perfect location and cottage for a girls weekend in winter, super warm and closr to town, only problem the cottage out the back had no hot water at all, we couldnt shower out there which would of been handy for 6 girls sharing one bathroom, overall it was a grewt place to stay definitely will stay again!

Rosey Knoll provided us with everything we needed for myself and 3 kids, the kitchen well stocked with all essential appliances, cookware, glassware you name it!
I found the layout of the main cottage to feel uncomfortable, understandably the renovations done to the heritage property has opened it up some. The unused door in the bedroom and windows in obscure places made me feel uneasy - maybe I’ve watched too many horror films!
We all bunked in the detached unit, equipped with kitchenette and bathroom, the farm door adds a wonderful touch! The fridge in the unit did not work, and the toilet seat in the main house is broken.
Heating - the central heating was magnificent!

A great family home close and central to the town where you can walk to the local cafes for breakfast. We had a wonderful time at the home celebrating my Mums 60th birthday and would definitely recommend!

I think the cleaners are letting you down which in turn makes everything feel a bit grubby.
Under tables and curtains were socks and dirt, and dead flies- like the cleaner had done the main walk ways but never moved even a curtain out of the way to vacuum.
Bathroom screens were really unclean. Sinks ok. Showers mouldy and yuk.
Fridge in the separate dwelling plugged in and turned on but not working.
I wouldn’t stay again, although I can see the place has so much character and potential.

we booked house from the USA & there are communication issues because of that. We did not have check in /access details & had to wait couple of hrs at the location to hear from owner. I had emailed owner # of times before arrival but they do not get them as the communications go to a Stayz.com! Had same issue at our Melb property too. Great family time & location though- would stay here again!

I booked this property specifically because it had a outdoor firepit and fireplace. Being winter we wanted to sit by the fireplace, have a few drinks and just relax! Upon arrival we were greeted with a sign, that the fireplace was not in use! We bought 3 bags of wood!! The amenities on the listing did not state this!!! There were 2 external doors to bedrooms that did not lock!! So we had to take our valuables when the cottage was unoccupied! The PowerPoint in the kitchen came right out of the wall with was a hazard so we didn’t use it. The front door in the second cottage did not close property we had to slam it shut a little push and it would open! I tried to call and message the host but she never answered. I sent an email which she replied to. I sent photos of the issues and she said she’ll get them fixed. But did not answer to the fireplace. I heard nothing else. No communication! False advertising if you ask me! If the fireplace is not in use, state exactly that on the listing! Definitely not returning!

We chose this property to celebrate our mothers 75th birthday. There was plenty of room to fit us all in and accomodate our stay. The cottage is gorgeous and the sunset view from the lounge absolutely stunning. It was a short walk to the local attractions and restaurants. Can't wait to return.

Great location only 7 minute walk from the main street. The property was quite rustic and the outdoor area was perfect on a sunny day, there is no shade or shelter though and the rose bush around the entrance to the studio gad to be trimmed by us as it was overgrown and covered in thorns. The studio was quite new and the main house is older with an eclectic mix of furniture, some of which was a bit tired and could do with replacing. The beds were very comfortable and clean. Some general maintenance by the owners would make this property shine.

Very cute and comfortable cottage in a great location. Small but cosy living space. Good heating and nice kitchen. Only issue was that there was a leak in the kitchen roof, and when we checked in the floor was covered in water. Fireplace was also leaking. Messaged the owner but they didn’t respond. Ended up finding a ladder to clear and drain the gutters which helped - but not quite the experience we had expected given how much we were paying to stay there.
