This house was perfect. It was close to everything we were doing this weekend away with our kids. Only a couple miles from the baseball field and the Zoo.

The house was nice and spacious and looks even better in person. I would say there isn’t any tvs in any of the rooms but the living room. That tv barely worked and was very delayed. Besides that everything about the house

We loved how close this was to Arrowhead Stadium!

This place is FANTASTIC!! The backyard is everything!! We sat and watched the wildlife for hours and we are not what you call "nature people" by any means. The neighbor/caretaker is wonderful and beyond helpful and has gorgeous dogs. The food in the area was fantastic as well, highly recommend KC Krave. Property is 20 minutes-ish from most areas, outlet mall, IKEA, downtown, etc and blocks away from both Royal’s and Chief’s stadiums. Will stay again!!

The pictures don't do it justice, we fed the deer apples - great fun. The interior was super clean and the rooms large , clean, and airy.

We needed a centrally located place to stay to celebrate my husband's mom's birthday. The house was perfect for a wonerful backyard party wirh family. We got to be with family members we dont always have time to be with. A memory was made. Thank you

The house was clean with new furnishings.
Kitchen was stocked with everything we needed to cook meals. The yard is very large, beautiful and quiet with lots of wildlife.
Feels rural/country. Location close to stadiums and highways. Only a few very minor suggestions of better communication before check-in. A nice sitting area in the back yard would be nice although we brought our own camp chairs. More hooks to hang bathroom towels, etc would be convenient too. The caretaker next door was friendly and respected our privacy. Enjoyed our stay and was a good value. Would recommend to others.

Came out for nieces graduation. Quick weekend.

Wanted to be close for our son’s graduation. Close to many attractions. Felt like home.

We had a family visit with 3 couples and the home was perfect. It felt private and worked well to be able to have 6 people sit comfortably to just catch up. The bedrooms were a good size and the living room and kitchen were large. I am picky and the home was very clean. The location was perfect, close to the highways but quiet. We loved the space and attention to detail. The only suggestion I would have is that the host add some extra blankets, it got a bit chilly at night. We would book this property again!

The property and pictures were just as described. It fit our needs perfectly, and we had a great time while staying there. The hosts were gracious and communicated throughout. I would highly recommend this property.

We had a great stay over New Year's. Home is just as described, very clean and comfortable. The deer that came to visit were cool. Just a few minutes to the stadiums.

Overall, a very nice property. It had everything we wanted.
We appreciated the roomy entryway which had clothes hooks and storage. Outside it was wet, cold and leaves all over which stuck to our shoes... nice that we didn't have to drag that into the house. The furniture was very comfortable, nice decor...There were some cleaning issues in the kitchen but we did not use the appliances b/c we were visiting family in the area and had our meals with them.

This was our second stay at this property and have loved staying here both times. With family in Raytown, being close to major intersections and things to do, yet surprising quiet with a large back yarrd, this house is a perfect choice for our family to stay and bring my mother-in-law as well.

Pleasantly surprised to find such a peaceful spot so close to the city. House was very comfortable and the back property is beautiful.

The house was in the perfect location for going to the chiefs game. Clean and quiet neighborhood. Even got to see the deer.

My wife and I enjoyed our quiet stay at this very nicely decorated home, while in KC for a concert. The home is located in Raytown, but in a quiet neighborhood. In fact, we didn't see anyone out the entire time there.
We enjoyed the wildlife that frequented the property daily. The kitchen was well-appointed with a lot of pantry items already stocked. The home has fairly new furniture throughout and you can tell someone took the time to make the property feel welcoming.
There really weren't any true negatives about this property. The only thing I would impress upon the owner is perhaps instructions on the security system. I noticed issues with it upon arrival but didn't know how to correct, arm, disarm, whom to contact, etc. Some minor maintenance items needing attention but nothing that would warrant a complaint.
Otherwise, a very uneventful and quiet stay. We would gladly stay here again.

Great location to the stadiums. Very nice home with 3 great bedrooms and 2 full baths. Everything was so clean and inviting. Loved seeing the deer in the backyard.

House was perfect for our stay. No steps to maneuver for my elderly dad. Nice kitchen to cook in and good supply of dishes and cookware. We enjoyed sitting in front of the large window that overlooks the backyard in the morning and was lucky enough to see 5 deer while we enjoyed our morning coffee.
Thanks, Ryan for allowing us to use your home while we explored the Independence area.

Everything was as represented, great experience for our first VRBO!
Very nice and very peaceful.
We will be back.

We stayed while in town for a concert. We spent our first night and the next morning enjoying the wonderful back yard with deer, groundhogs, cardinals and other wild life. It was relaxing, great location for what we were in town for.

The interior of the house is gorgeous and very comfortably decorated. It was very welcoming and felt like home. The location is great- we went to the KC zoo, Lakeside nature center, aquarium at the Crown Center, and Deanna Rose Children's Farmstead. All were within 30 min of the house. The backyard is huge and great for kids to run around and burn off energy. Also, there are tons of deer on the property. At one point we saw 7 deer in the backyard. Very cool for kids to see. The house sits on a quiet street. The surrounding neighborhood to get there isn't great, but that is to be expected around a major city. We would definitely stay here again as it was super comfortable for our family and very peaceful.

The house is nice and the backyard is really peaceful. The house could have been cleaner. The bathroom in the hallway seemed like the floor and baseboards needed some serious cleaning attention. When we left and took out the trash the inside of the trash can was disgusting, looking like someone was spilled inside but never cleaned out. As a previous review stated, just needed more housekeeping attention, specifically the bathroom.

My wife and I had a wonderful time. The house is beautiful. The host was wonderful. I would highly recommend this property to anyone!

Had great time. House was clean and well equipped. No issues with property and location to stadiums. Needs a little work on communications and check in process.

We enjoyed our stay. The beds were comfortable. The neighborhood is older, but well kept and quiet. Plenty of nice outdoor space. Convenient location, especially if in town for a Chiefs or Royals game. We would stay again!

We naturally had a great time at the game but the house was a great location with very close amenities. House is well kept and has plenty of room. Will rent again!!!

We have stayed at the property several times while attending sports events in Kansas City as it is just minutes from the stadiums. The house is fully updated and modern and sits in a quiet older neighborhood. The next-door neighbor, Larry, is the caretaker. Great internet, cable, very hot watter, plenty of bedding, dishes, supplies, etc. Nice big acerage in the back with roaming deer and other wildlife. Excellent owner with great communication. You can't beat three bedrooms and two baths sleeping six for the price. Highly recommended!

The property was easy to find and very quiet. The beds were comfortable so we slept well. This property would have received the full five stars except for the housekeeping. I know the owners live in Denver and perhaps can't provide all the oversight, but here were some issues we encountered that can easily be addressed by the housekeeping staff. First of all, there was no soap in either of the showers. The bathrooms sinks and kitchen sink had hand soap in pump bottles, one was almost empty and the other two were close to empty as well. One of the bathrooms had a very dirty floor--the shower and sink were clean, but the floor had a big dirty footprint and the area around the toilet was quite dirty. One bed did not have a mattress pad--it was found later, wadded up in the closet. No hairdryer, no Kleenex--items that one always find even in cheap hotels. The owners were responsive and welcomed suggestions that would improve the experience for guests, so I would recommend an improved cleaning company that would ensure these issues were addressed.

A great property and location to serve as a launch point for KC siteseeing. Enjoyed Truman Library, WWI Museum, various parks/trails, and great BBQ all easy to get to from this location. The place is also a great place to come back to and relax, play some games, and enjoy the company of friends. Plus, seeing fox, deer, raccoons, and a kitty enjoying the food set out was awesome!

We were there for a Chiefs game. This is our second time staying at this property. Everything about it is great. From time of booking through out the stay is so easy. House is very clean and comfortable. Great location for a Chiefs game or a Royals game. It is always a first property I look for when I am heading that way. If it is available I will always choose to stay here.

We really enjoyed our stay at the ranch. The house is well-renovated and has a large beautiful back yard. Everything was well decorated and clean. We will definitely stay here again if visiting Kansas City in the future.

The house is a nice home in a quiet neighborhood with wildlife that come around in the evening and morning. Larry, the property manager, was very courteous and pleasant to talk to. We enjoyed our stay and will consider it for future stays.

This residence isn’t family friendly from the sketchy neighborhood to the host that was ridiculously out of line. We saw him in the back yard our first day uninvited which was no big deal because he didn’t approach the house. The second day we caught him exiting the house when we were returning from breakfast. We were completely shocked. Who knew what this guy was doing in our payed residence while we were gone out to breakfast. Afterwards We take out all the trash and clean up only to be met with a message requesting additional money for “Trashing” the place. Please do yourself and your family a favor and avoid this place. I’ll be contacting VRBO about my dreadful stay.

Myself and two of my adult friends stayed in this home for a weekend getaway. We take a trip every year as a girl's vacation. This home was quiet and located close to everything we wanted to do. We enjoyed sitting on the back porch where we say wildlife go through the back yard. Wonderful home and would stay again.

This was the perfect place for our mini-family reunion! Stress-free for the entire four-day stay. We felt completely at home and would stay here every time we return to the KC area.
Also, loved the nature experience - deer, foxes, and raccoons!
