The Stone House – Prcanj 165 is on the top floor of a traditional stone ‘sea captains house’. It has been fully refurbished and has all the amenities for modern living.
Prcanj has 3 bedrooms, 1 bathroom, a large lounge / dining area, kitchen and outdoor covered terrace. Prcanj 165 can accommodate a maximum of 6 guests.
The bedrooms and living room at Prcanj 165 have amazing views of Kotor Bay and the surrounding mountains. Prcanj 165 guests have a private covered terrace to the rear which has view of Kotor Bay and the surrounding mountains.
Prcanj 165 guests enjoy the cooling effect of thick stone walls, high ceilings and air conditioning throughout.
Prcanj 165 is on the seafront. The tidal range is approximately 20 centimetres. You do not notice the tide coming in or out and there are no strong currents. There are two steps down onto the beach or a jetty (punta) to swim from. The beach is gently sloping and very safe. The water temperature reaches 24 degrees Celsius in summer. On the shoreline there are tree shaded areas where you can sit and relax.
A well -appointed kitchen means all types of meals and snacks can be prepared with ease. The fridge, dishwasher and washing machine have all been replaced in the last 2 years.
We have arranged the most amazing opportunity for our guests who would prefer not to cook every or even any day. Our neighbours Jadranka & Voja cook the most delicious local food for breakfast & dinner in the evening. You can enjoy authentic, local cuisine, served fresh at your own table cooked to order by our neighbours. All you have to do is sit down to eat with your friends and family either outside on the terrace or inside. When you make a booking with us you will get all the information you need.

We stayed at the Stone House in Prcanj for six nights. The view from the top window over the bay was stunning, featuring boats, cruise ships, and majestic mountains as a backdrop.
The local restaurants in Prcanj were welcoming, offering the expected fresh seafood and local meats, along with a significant Italian influence in their pizzas and pastas.
We rented a rib for the day and zipped around the bays of Montenegro, exploring the old Yugoslavian submarine tunnels, having fun with the kids on an inflatable off the back of the boat, and taking in the picturesque mountains and charming villages.
Just a ten-minute drive away, we found the historic Mediterranean port of Kotor, surrounded by fortifications from the Venetian era.
To have the sea on your doorstep was just perfect to have lazy afternoons. The kids loved jumping in and out of the sea. The local people were friendly and welcoming. The shop below the appartement was well stocked and very convenient.
Overall, the trip was relaxed and family-friendly, with fantastic weather. I would highly recommend the accommodation, well-located, and provided easy access to the sea right outside our door, with restaurants, cafes, and bars all within walking distance.

We had a comfortable and relaxing recent stay at James' place.
The location is perfect to laze about in the water across the road, or take a stroll to the local resultants nearby. Would recommend taking beach shoes as the 'beach' is quite rocky.
We also enjoy a delicious Montenegrin meal cooked by Jadranka who lives downstairs. Highly recommend!
Thankfully all rooms have excellent air con as temps were in the mid 30's while we were staying.
It's easy enough to call for/Whatssapp for a taxi to take you into Kotor or further afield.
James was responsive an helpful with questions that we had.
Overall, a lovely stay for our first visit to Montenegro.

We loved the home - it was expansive, airy, lots of vertical space. It was well equipped, and we cooked as often as we ate out. The beds are extremely comfortable, all our needs were met.
James left us ample info, helpful tips, and local resources. I can’t recommend the place or the area more. It’s a magical place.

The owner James communicated incredibly well and gave excellent recommendations and advice. The comprehensive info pack was useful. Jadranka and Voja who live beneath the apartment were lovely. Jadranka cooked for us on our first night and her food is delicious. It was great to have homecooked traditional Montenegrin food. The location is relatively quiet (there is a rd running in front of it but it's not busy) and the views are unbelievable. You can see the mountains and bay from all of the windows at the front and side of the apartment...it's breaktaking. Parking was a little frustrating on a couple of occasions as there's no dedicated space. The apartment is massive and airy with high ceilings which we loved. Decor is very tasteful and we appreciated the artwork, lovely internal doors and exposed stone. There's loads of wardrobe space and plenty of hangers. The emperor sized beds are so comfortable. We missed having duvets as the beds were made up with a throw and a single sheet per person to place beneath the throw but that's just personal preference. The kitchen is well equipped with all that you need. The WiFi worked well throughout our stay. The big dining table was appreciated for mealtimes and playing card games. As soon as we walked into the apartment we immediately felt calm and at home. It has such a good feel about it.We'd recommend taking a motorboat tour with Seahorizon and dinner at Verige 65. We had such a brilliant stay and fell in love with Montenegro.

My partner and I have just returned from a 8 night stay in The Stone House and we had an amazing time. Firstly the views are stunning, we decided not to shut some of the shutters at night so we could wake up to watch the sun coming over the mountains.
We were greeted by Jadranka and Vojo and that set the tone for how Montenegrin people are. James and Lily were on hand for any questions that we had and restaurant recommendations too.
We really felt like it was a home away from home. Looking forward to visiting again.

This is a hidden gem 💎. The house is bright clean and clutter free. Beds comfortable kitchen well equipped shower really good and strong wifi. Very good aircon. The views 😍 from every window are magic a cup of coffee and you could pass the day with out realising. Bring good binoculars. The location of the house is the best i have stayed in, shop 1 minute from your door restaurants 5 minutes sea 1 minute. Hosts are all very friendly and welcoming make sure you take a look at lukas shells for sale they make a great gift 🎁. This is a supper all round relaxing place we will be back 😊.

We loved Prcanj 165! Beautiful, charming and comfortable traditional house, two steps from the water. The outdoor balcony was a great addition with view on the mountains and the sea and Kotor Bay. James is a very responsive host, and the house neighbors (Jadranka and her husband) were extremely helpful, warm and welcoming. The apartment is well situated and apart from the immediate vicinity to the beach there are several restaurants within less than 10mins walk. The neighborhood has a very local, traditional vibe and we taught it was a perfect place for a laid-back holiday. Would highly recommend! We also used James's recommendation for the boat and the tour was well organized and smooth.

This property is excellently situated and very well maintained so that it matches the photos without any disappointment.
We had a wonderful relaxing time with our teens - hopping downstairs to swim in the crystal clear sea, hiring kayaks and paddleboards as well as taking a speed boat to explore the area.
The hourly bus to Kotor seems to slip with its timing a little during the course of the day and taxis are easily found.
The bay is beautiful and the fact so many cruise ships stop here should give you that comfort.
We had a little mix up when we arrived but James was really quick to help us out and ensured we started our holiday on a good note, knowing we'd picked such caring owners who have thought of every detail.

Really enjoyed our stay. The scenery is just incredible. Beautiful restaurants just a short walk away. Small milk/bread/butter type shop just below the apartment. The apartment is also quite large with good bedrooms.

This apartment was simply incredible. The moment you walked into the apartment, you saw the sea smiling at you through the windows. I loved the tasteful design of the apartment, the original artwork, the hard wood floors, the linens, and a very well stocked kitchen. We stayed here with my two children (13 and 6 years old), my mother, and my husband. Plenty of space for everybody. My 13 year old made a local friend, who introduced him to free diving right in the sea in front of our apartment. They dove and searched for sea shells, and then sold them to tourists. He roamed around on his own, went to the local bakery (about 10-15 minute walk), and lived like a local. Needless to say, he had the most incredible experience. I was a little cautious to let my 6 year old to walk to the sea by himself, because you have to cross a fairly busy road in front of the apartment to get to the little beach. But nonetheless, the beach is right there. Sometimes, I would just open the window in the apartment, and holler at my "diver", who was right there to come eat lunch.
To get to the apartment, you must take the stairs (it's on the third floor), sometimes it was hard for my mom. My kids didn't have any trouble and I am a fairly athletic person, so didn't mind at all.
It took us about 20-30 mins to walk over to Blue Kotor Bay Premium Spa. I absolutely loved the proximity to such an incredible Spa. I went twice, once for dinner and the other time for a spa treatment. Both were incredible.
To get to Old Town Kotor, it was about a 15-20 min ride. It's a fairly narrow street, so we'd drive with MUCH caution. Speaking of driving, there is not a designated parking spot for the apartment, so a few times we had to circle around the vicinity to see where we could leave a car. The lady who manages the apartment was very kind to help us with trying to park the car as she was with everything else.
The owner of the property sent us a big packet with lots of important info. I HIGLY recommend thoroughly studying it and making plans. We used his suggestions for some things, including a very reasonably priced transfer from Dubrovnik with Bojan.
After staying in KotorBay area and in the Stone House we went on the Durmitor and then Sveti Stefan. In comparison to the Budva area and Sveti Stefan, the stay here was a very relaxing and more authentic experience with many locals going about their life. I loved it!

Stunning apartment with views to die for!!
As soon as you walk through the door you will feel at home!! The apartment has a feel of luxury and quality from its large solid dining table which became the central hub for laptops, reading and of course eating, two comfortable large sofa's around a huge coffee table for morning coffee and post dinner drinks. Spacious bedrooms with huge comfy beds and a stunning view over the bay with a mountain backdrop that will take your breath away when you wake up! Great covered terrace with both sea and mountain views with enough seating for all guests to relax in the day and evening. A well stocked local shop a couple of minutes away and resteraunts and bars within a short walk along the waterfront. In a very short time you will feel like a local!! We loved our stay here and will definitely return!!

Wonderful stay with one of the most beautiful views in the world
This is our third time in Kotor bay and our second time at the stone house. It's just such a lovely place to stay - it really made the holiday. Great having restaurants and a bakery and a choice of mini-markets a stone's throw from the flat, but also having our own little section of the bay for swimming, and private terrace for breakfasts.
That flat itself was immaculate. There are amazing views from every room, deep sofas for relaxing, room for everyone at the table and lovely huge and comfy beds.
I'd love to keep this place as my secret, but I suppose that wouldn't be fair...

Just what we needed - perfect place in the perfect location
Everything was perfect. The agency came out immediately when I reported the AC broke. Excellent location, away from the mess in Kotor but close enough to visit it. The view was excellent from inside the home via the windows over the bay or from the back porch where we saw the bay plus the trail over the walls at Kotor that we hiked. You don't have a cruise ship blocking the view from this place as you would if you were closer to Kotor, for me that's a bonus. We visited the farmers market in Kotor, that was alright, buying stuff there is a bit of a racket because I felt that they were a little pushy on us tourists, and the quality of goods was so-so. Esp trying local brandy there. Honestly you can get stuff just as good at the little market 1 minute up from the house or the supermarket in Kotor. But, it is worth seeing the market and would be fun if haggling is your thing and you just want to see the local characters. Get there early before the cruise ships do.
The road on this side of the bay isn't as busy and dangerous as it would be from the Perast side. Another reason to stay here. Kitchen was just right, easy access markets to walk to for everything you need, including local beer, wine, and their local brandy. Chairs on the front water deck were wonderful,. We spent most of the time in the water. Met Drago, the neighbor the last day and tried his homemade delicious Rakija brandy.. Another guy was there who spoke German so we could have a conversation. A perfect place to relax and unwind
We adored our stay at the Stone House. It's a fabulous apartment and so well situated. It's ideally equipped for the weather; when you need shade the terrace is perfect and when you want to sunbathe, the jetty is perfect. We loved swimming in the baying watching the world go by. It's a gentle pace of life. We didn't stray too far as we had already travelled further afield in Montenegro. Our hire car stayed outside for the entire week and we used local transport which was very easy. We ate locally and enjoyed one of Ladranka's amazing home cooked meals. James was fantastically organised and a very attentive. The apartment was perfectly equipped and a lovely airy space for a wonderfully relaxing family holiday.

BEAUTIFUL PLACE!
We had a fantastic week at the Stone House. The property is clean, airy, and spacious with amazing views and a lovely shaded outdoor seating area. We were a group of five and all of us swam several times a day in the crystal clear water right across the road. Our children (10 & 8) loved having the independence of walking to the bakery and mini marts by themselves. Jadranka and Voja who live downstairs were extremely hospitable and we enjoyed a typical Montenegrin meal cooked by them one evening. It was great to smell the fish being grilled outside before being delivered to our door!
There are plenty of great restaurants within easy walking distance of the house, all with waterfront seating. In Kotor we especially enjoyed lunch at the Galion restaurant, which is great value for the high quality of food, service and beautiful setting.
We had a rental car but you could easily get by here without one. The Red Taxi company was very reliable and can be booked by email for future trips or Whatsap for immediate service.
Other highlights for us were a 3 hour private boat trip around the bay and out to the blue cave. A visit to Perast and a drive up the hairpin road from Kotor to Lovcen.
We didn't venture far, but with a location like this you really don't need to. Highly recommend!

Very large and well appointed, great views.
A superb place to stay, stunning views of the sea and the mountains at the front and mountains to the rear. The apartment is huge as are the 2 double beds, I think you could fit four people in each bed if you are that way inclined. The clear clean sea is right across the quiet road and is so nice to swim in. Sitting on the balcony at the rear with a glass of excellent local wine, watching the boats chug along the bay is what holidays are all about. I would highly recommend this apartment to anyone, a real pleasure to stay in. Guy Manning

New favourite holiday destination ...
This was our first visit to Montenegro - and we were not disappointed. Whilst we knew we were in for something special from the photos on the web site, the reality is something else. This location is totally stunning - the sky really is that blue, the sea really is that clear, the mountains are really that high. A view to die for. And then the best thing is this view is right outside the window of the Stone House. It's a lovely apartment, bright, light, clean and airy, well furnished and with all the facilities you could need. We especially loved the terrace, best place for a lazy morning coffee and a welcome evening drink - and a brilliant place to watch the night sky. Great location - a selection of decent bars and restaurants, mini markets and an excellent bakery all within a few minutes walk. Kotor Old Town is a 15 minute drive away - absolutely worth exploring - if sometimes a little crowded. Worth driving to Lovcen National Park - fun to be had in the Adventure Park, nice little cafe and several degrees cooler if the Prcanj heat gets too much. We loved the Stone House and we loved Montenegro - would have loved to stay longer and we will definitely be back.

Spectacular views all around of sea and mountains.
We stayed for a week at the beginning of July. Our family of 4 (2 teenagers) all loved the spacious apartment with its amazing views all around. It's all just as you see in the description and photos - we would highly recommend a stay at the Stone House and Montenegro in general. Prancj is a delightful low key relaxing little place to stay. We loved being right on the edge of the sea, being able to hang out sunbathing on our jetty, then dive straight in for a swim. Easy walking distance in either direction from the apartment are really nice seaside restaurants and bars, food was great and reasonably priced. Conveniently nearby also are several small well stocked supermarkets and a bakers. Kotor is less than 10 euro in a taxi and well worth a visit - we climbed the amazing old walls one evening. We also booked a couple of day trips as recommended by the owner - one by car high up into the mountains to Lovcen which was amazing. Our favourite though was a day out on Gracija's boat to a lovely beach accessible only by boat called Uvala Dobrec - we ate lunch at the fish restaurant there and highly recommend it. On the way back we stopped at Our Lady of the Rocks island. The owner's communication was excellent and we received a really comprehensive guidebook for our stay when we booked which gave us all the information we needed to make the most of our stay.

Perfect location, outstanding hospitality, so grateful :)
Thank you for an incredible place to celebrate my graduation from medical school and to spend some quality time with my family. We absolutely loved the house, it was so well taken care of and we felt so well taken care of by Anka and her team. The porch was by far our favorite spot, but waking up to that incredible view in the morning certainly was also a treat. From here we were able to do day trips to Budva, Sveti Stefan, Castel Savina (an AMAZING winery in Herceg-Novi) and a perfect boat toar of Bay of Budva out towards Croatia. Would be honored to return, we had such a wonderful time, thank you for letting us stay in your home.

Stunning
Previous reviews have said it and it's true, the pictures just don't do it justice. What a wonderful place. Would love to have stayed longer and will certainly return to Montenegro. Visited various towns and villages around the bay and can definitely say the location of the Stone House is better than anywhere else we saw. Short bus or taxi ride to Kotor, shops for provisions and restaurants virtually on the doorstep. The lovely people, the incredible quiet and the beautiful clear water. But, by far the best thing, the VIEW !!! Won't forget that holiday in a hurry.

Quiet hidaway
What can I say? There's really no way you can beat your own private beach area. I absolutely loved being able to walk a few feet from the house and onto my private beach access.
Communication between James, Anka, and Jadranka was super easy and descriptive. If I had any questions, I just simply had to ask. Luckily I didn't because the HomeAway app had all my questions answered about the Stone House.
The house was extremely clean and quiet, nestled away from the the hustle and bustle of Kotor, but still very close to the old town. The roads are quite narrow and windy, so I suggest that you have an experienced driver driving the road to the Stone House. There were many markets, restaurants, and pubs nearby which were walking distance; the location was perfect.
The only few inconveniences I had were that I had to ask for extra toilet paper (as they only gave me 2 for a 5 day stay), i had to ask for paper towel, there were no face clothes, and no cooking oil. Luckily we had some generous neighbours who gave us some, otherwise we would've had to buy that too.
Overall, we loved our stay. The view is breathtaking! I would definitely come back here again.

Lovely apartment in beautiful location
We had a wonderful holiday on our first visit to beautiful Montenegro and thoroughly recommend the apartment. We particularly loved boat trips and kayaking in Kotor bay; hiking and mountain biking in Lovcen and skadar national parks; hiking on vrmac ridge; and Anka's delicious food!

Great place and great people
Basically, only positives. I have spent 2 weeks in Prcanj with my family in this nice, spacious and stylish apartment, located in waterfront antic stone house. Apartment is well-equipped with all you may need for comfortable stay. Small beach just a few steps from the house door. Place is beatiful, not colonized by thousands of tourists, ideal for family holidays. We experienced typical, Montenegran great hospitality from Jadranka and her family leaving on lower floor. Good food, good weather. Everything as per description.
Only one watchout during summer peak-season is, if you travel by car from Croatia, there is enourmous queue on the Croatia-Montegro border. Plan your trip with big time margin for crossing this border in the summer. We spent 4 hours waiting there!

Perfect spot to relax, swim and enjoy amazing views
The apartment was comfortably furnished and spacious, very clean and was exactly as described. Jadranka and Voja in the apartment below were very friendly and most days we were offered some rakija or a taste of something delicious Jandranka had prepared for their lunch. We also enjoyed a couple of Jadranka's home cooked meals in the evenings (huge portions and and very tasty). The views of Boka Bay and the mountains were awesome and we loved being able to just cross the road and jump into sea a perfect temperature for swimming. Although the house is on the only road round the bay from Tivat to Kotor the traffic was no problem and it was pretty quiet most of the time. All the advice I asked for from James, the owner, was excellent. We did not hire a car, just used the bus or occasional taxi to get around and booked day trips to go further afield. One of our best ever family holidays

AS GOOD AS IT GETS
I don't usually re-visit a holiday home but the Stone House called to me a second time and I could not resist. My holiday experience was again brilliant. The magnificent views of the Bay of Kotor from the superbly-appointed house and shaded terrace were as majestic as ever. Watching the vessels large and small busily going in and out of Kotor City as dusk settles and the silver mountains melt into the night sky is an unforgettable and beautiful sight. The Bay in daylight is still unequalled for its natural beauty; we visited in May to early June and the mild temperature of the sea made swimming balmy and refreshing. I still can’t quite believe that a dozen steps outside the front door is a jetty from which visitors can access the calm, azure waters. There are a few more konobas (restaurant/bars) dotted along the Prcanj road than were here two years ago which now gives six or seven very good quality food outlets within easy walking distance of the Stone House. The Dado supermarket is brilliant for supplies and is only a two minute walk away. The local beer Niksicko is delicious.We travelled about a bit more this time relying on the Blue Line bus (1 euro takes you anywhere!) and the red taxis (I never paid more than 12 euros): Porto Montenegro is still one of the best places in the world to see superyachts and a number of our fellow-travellers enjoyed a day’s sailing at fabulous rates. Kotor City, a World Heritage Site, is an architectural marvel. Only three miles from the Stone House, it is within easy and affordable reach. With many of its mediaeval buildings from the Venetian period still intact within a gravity-defying defensive wall Kotor is a place one can go back to again and again. There are numerous shops, restaurants and bars: this time we discovered the beauty of Kotor Cathedral and the interesting Maritime museum. I would recommend at least one boat trip around the bay just to soak up the atmosphere of the views from the water. A visit to to the island Church of Our Lady on the Rocks is breath-taking. When we got there a marriage party was in full swing making the little island even happier than usual.
There is now an at home-dining service at the Stone House where Jadranka the caretaker and a magnificent chef will prepare delicious home-cooked food and deliver it to you from her flat just one floor below. We ate in twice and it was delicious. My wife and I LOVE The Stone House so much we are going back for our THIRD visit in August.

Perfect Place to Stay!
Right from our initial contact the owners were extremely helpful & efficient. The "house book" provided all the information you could possibly need to plan ahead & make the most of your stay. Nothing was overlooked. The apartment is spacious & clean with all home comforts & a great outdoor space. It's location in unspoilt Prcanj is fabulous just a few metres from the water's edge for wonderful early morning swims in the bay! Everything you need is within walking distance including supermarket, several good konoba's for traditional meals (great fish & seafood!), bakery etc. We took advantage of a boat trip with Gracija - a charming young man who spoke perfect English & also of our neighbour Jadranka's wonderful home cooking delivered to your dining table with a smile! The location is peaceful yet very convenient for exploring the wider area. We would not hesitate to recommend the property & hope to return one day!

A lovely apartment in a perfect location
A lovely apartment. Spacious, spotlessly clean, and well equipped for our holiday. Prcanj is a lovely little town, we enjoyed evening strolls along by the sea for a glass of wine or two in front of the cathedral. Wonderful to wake up every morning and see the view across the bay - a beautiful landscape from the living room and 2 bigger bedrooms. Very friendly neighbours, do try the wonderful lamb baked in ashes, and Anka was very welcoming despite our late arrival. We did have an issue with hot water which was swiftly resolved. The children loved paddling and playing on the beach over the road. From here we did so much exploring - all along the coast and up into the mountains. Kotor is a charming little town, and the walk up the walls is well worth it for the view. A lovely holiday in a great apartment.

A beautiful apartment with glorious surroundings.
On arrival we were greeted by a very friendly neighbour who gave us our key and showed us to the apartment. Everything we needed was there and all tastefully presented. All of the bedrooms had views across the bay so we didn't need to fight about that. It was good to have a strong shower with plenty of room. Stocking up with provisions at the local shop was easy and very reasonably priced! Also available was a varied menu that you could order from. We decided to have this on our last night but wished we'd made more use of it as it was so delicious. This is a fantastic opportunity to taste the local cuisine without spending the restaurant prices. There was so much that we could have it for lunch, too.
Getting around was easy - the bus was one euro and taxis were cheap, too. Kotor is a beautiful old town with many twists and turns so there's always something new to find. We climbed the mountain to the fortress and experienced amazing views across the bay.
The house book is comprehensive and contains all the information that you need. We used this to book a private boat tour around the bay. The guide spoke English and took us to a beautiful untouched town called Perast and we got to explore an island with a lovely old chapel.
We would love to go back and visit the new Porto Montenegro.
This apartment is the perfect getaway. If you want to be active, there is a lot to explore. Alternatively, you can lounge on the balcony and soak in the beautiful views over bay, surrounded by mountains.

The property is beautifully furnished and in a great location just across the road from the bay, which has clear, crisp water. The mountain views from the apartment are amazing, and lounging on the large outside terrace is a treat, both day and in the evening. The jetty in front of the house was great (if a little crowded at times), and there were plenty of nearby restaurants to choose from if you decided not to cook. The bakery was a 10 min walk away and the small well stocked shop about 2 mins. Great wifi strength, so you could even use it on the jetty. Ideal when travelling with teenagers as we were. Quiet and beautiful location, lovely apartment. I would recommend it!

The location of this apartment is spectacular. We really enjoyed being able to dip into the Bay of Kotor whenever we wanted. The views are marvelous. It is worth noting that the apartment is not within walking distance of old Kotor, but it is only a 5-minute drive away. The apartment is roomy and newly renovated. I think my main criticism would be that one has to go through the deck of the people living on the second floor to make it to the top floor where the apartment is. The people living on the second floor were perfectly nice, but it is not an ideal arrangement. Other than that, a great place.

My husband and three daughters arrived at the Stone House at 165 Prcanj late at night after a long travel day from the States. What a treat to wake up to the dreamy view of the Bay of Kotor. The location of the house is perfect. Every day we explored a different town nearby especially loving the picture perfect village of Perast.
We also rented a sailboat in the Kotor marina and spent a few hours exploring the Bay. Every view was stunning! What a pleasure it was to return to the Stone house after our days of sightseeing and lounge on the terrace with a glass of wine.
The place is beautiful and the kitchen was fully equipped,perfect for nights when we decided to cook at home. I can't wait to return!

Our group of six stayed in the Stone House for four nights over the Easter long weekend and thoroughly enjoyed it (despite the cool, wet weather!). The accommodation is on the third floor of the building, well presented and furnished with beautiful views across Kotor Bay. We enjoyed the peace of being a bit removed from Kotor Old Town - frequent buses made it still very accessible. The property manager was very responsive to queries before booking, and small issues that arose while there like changing a broken light globe.

The Stone House 165 Prcanj, was the perfect place for my family to enjoy their summer holiday by the sea. We have had two other holidays in the area, and while those were great, this was wonderful. The waterside location is beautiful, and Prcanj is a traditional water side village with local unspoilt feel to it. The apartment is a charming example of traditional architecture typical of the area which meant it stayed cool during the hot weather. It is very attractively decorated, furnished to a high standard and immaculately clean. There was plenty of room for our party of six. All the rooms except the kitchen have views of the sea, and waking up to views of the bay and the mountains from the bedroom windows is awesome. There is a fantastic secluded sun terrace with great views over the water to the front and mountains to the rear, with very comfortable outdoor sofas and beautiful planting. We enjoyed using the BBQ and drinking the odd G&T watching the yachts or cruisers pass by.
As a keen cooks, we were extremely pleased with the well equipped kitchen. We even made use of a large Moules and Paella pan! There are very good local outdoor restaurants (konoba) within walking distance, serving fish, grilled meats, and very reasonably priced beer and wine. There is also a local convenience store and bakery within a short walk of the apartment.
At the front of the apartment there is a punta (jetty) where we spent many an hour reading and the kids fishing and swimming. The water is very safe for children and it is beautifully clear and calm as there is little tidal movement. We chartered a day boat to explore the bay, and were able to moor the boat ( with the help of the locals!) onto the punta at the front of the home whilst we loaded in the children and the picnic.
The owners were very helpful and took all the stress out of the booking experience. They also provided a really useful guide on the apartment and the local area when I made my booking. I am not sure the pictures do this property and the local area justice.

We had a very relaxing 2 week stay in Prcanj enjoying a very special and as yet unspoilt corner of Europe. The house is delightful with fabulous views across the fjord. It was very tastefully decorated. The rooms were light & airy and the outdoor elevated covered BBQ area seated our family of 6 with room to sprawl! The shingle beach is within 5 metres of the front door and the water in the fjord was always warm. Prcanj is an ideal spot for exploring the nearby town of Kotor ( an Unesco Heritage Site) and the various small villages that dot the coast of the Kotor Fjord. Worth visiting further afield are Cetinje (the old Royal Capital) and the mausoleum in the nearby national park.
Closer to home there are plenty of places to dine in the evening & the prices have yet to catch up with the rest of the Euro zone.
All in all a very nice location, one to which we would be happy to return.

Lovely accommodation in the beautiful setting of Prcanj with fantastic views! An extremely pretty spot only a few miles (short drive) from the ancient city of Kotor with convenient local buses or inexpensive taxis to transport you around the stunning bay of Kotor should you wish to explore the area (e.g. to Tivat, Perast, Kotor city - all nearby).
The characterful accommodation itself was clean, bright, spacious and well equipped with a lovely private terrace. Step outside and you were only a few paces away from a small pebble beach and jetty to enjoy a swim in the sea. It was also within ready walking distance of a handful of pleasant restaurants, mini-supermarkets and a bakery.
The property owners were very helpful and informative throughout the booking process. They also organised a local representative to meet us and assist with any queries once we were in Montenegro.
Overall a very enjoyable experience! Highly recommended!
