Really nice common area with a patio and small outdoor space. Very close to the train station which was convenient to visit the Cinque Terre. No need to enter the town itself by car, with free parking next to the hotel.
The room was simple and comfortable.
The street behind the hotel was a bit noisy so we could hear traffic and the church bells very early in the morning.
Insulation was not optimal between the rooms.

it was a bit tricky to check in as keys were left without instructions so had to ring several times to get someone to confirm and welcome us

The room was clean, and had everything we needed. Train station is nearby (10min), and the trains to Cinque Terre run non-stop.
It is located near main street and church, and it gets noisy in the morning. The walls are also very thin, so you can hear everything. Bring earplugs if you are a light sleeper.
If you come by car, there is a public parking across the street. I messaged the host twice if it was free, but there was no response, so we hoped we wouldn’t get fined. The last day I found a “parking card” under the tray on the kitchen table - that you are suppose to put in the car, so chech for that.

The space was a good size, the beds were comfortable, the A/C worked great. Daria, the property manager was very helpful and answered so many of my questions. Even if she didn’t know the answer she called somebody who did know the answer.
Check in was slightly confusing as I had to buzz a few times and a neighbor eventually called the property manager. Parking was also slight confusing at first but again, Daria explained everything and it was fine in the end. The location from the beach and downtown area was a slightly longer walk that our small children had a tough time making multiple times so we drove down to the beach a few times. Parking near the beach was pretty easy.

The access to the train station. The walk to town was easy yet far.
Next to a loud street, no wi-fi in the room, communal coffee machine that no one keeps up, no one to help you get in the room, and the price. This is much more like a hostel than a guest house. That’s an ok thing but not for the price they are asking for.

The room was more spacious than I expected - there was a small corridor between bedroom and bathroom which was really useful for storage. It was nice to have the outside area to use for breakfast etc.
The room was fine but lacking much in the way of natural light.
check-in was ‘virtual’, which is fine in general, but I was given no info on check out etc. I wanted to arrange to leave my luggage for the day (advertised as a service on booking.com) and ended up hanging around for over an hour as I couldn’t get hold of anyone to speak to via any of the phone numbers. only resolved when the cleaner turned up and was very helpful.

Close to railway station to go to cinque terre. 20 minute walk to beach and centre of the town. Supermarket on 15 minute walk. Kitchen and room were good. You will get a parking card to be used for one of the public parking places.

The agency contacted us 30m before our arrival to just let know, that they will give us details how to get to our room. When we arrived the nice lady told us where can we park the car, where ca we find the parking card, which room is ours, where’s the common area etc. She gave us info about the train station and the city.
The room itself (no 7) has it own entry, directly from the street, small tv, AC and refrigerator. Every thing was cleaned up perfectly. Despite the street behind the window it was quite quiet.
To the city center it's 15 minute walks down the street. 10 minutes to the train station.
The bed was waaaaay to soft!
