Spiti Martini is set in a most lovely part of Skinaria in North Zante surrounded by olives , pines ,cypress and gorgeous views. The small house is well situated overlooking the sea from the swim pool and yet way from the busy coast road. A stunning completely private 10 x 5 metre pool,pergola for shade . Martini is peaceful , with an open fireplace. Terracotta floors and whitewash walls. Three large bedrooms, high beamed ceilings, two shower rooms, one en suite, arranged as 1 double and 2 twins ( one on mezzanine level upstairs ) The kitchen is compact and fully equipped providing all necessary facilities. Washing machine,gas BBQ and large drinks fridge. Freezer .Comfy sun loungers by the pool. French windows open to a large private walled garden and walled estate of two acres & terraces paved with handmade tiles & ample outside seating. Al fresco dining is popular with our guests. Old Olives for shade . A quiet cove below the house is within 5 minutes, & a long beach shingle/sand/pebbles with umbrellas, & taverna 8 minutes away.

Modern Air-conditioning is fitted in each bedroom. (2022 ) remote control operated and very quiet. It’s also in the main living room.
The sea is 3 kilometres by car. Quiet secluded coves or larger beaches with more to offer are close at hand. Boat hire is available from fishing village below house. Most cooking is done outside, there is a gas bbq , and a second drinks fridge and an oven in a small cottage in garden. Lovely walks in the surrounding hills. Nearby: The pretty traditional Greek villages of Ano Volimes and Volimes are 5 minutes drive away. Here you can buy freshly baked bread, fruit, vegetables, eggs ,home made honey and most other provisions that you may need. We have a list for guests in the house of tavernas we like, updated by us every spring. The northern part of the island remains mainly undeveloped and therefore has retained a sense of the past where time does not matter and life goes on at a leisurely pace.Excellent walking.There are two small coves just below the house where swimming in crystal water is an alternative to the pool.Three monasteries within a 30 minute drive, one in a ruined state, and when walking from the hamlet the smell of wild herbs makes the experience memorable. The Macherado pottery is only a twenty minute drive.
Daily Ferries run from the port of Saint Nicholas, 14 minutes away, and day trips to Cephalonia are possible and fun. The Peligoni sailing club is 9 minutes away.

Zakynthos town itself is a busy , bustling place with open squares , a lovely harbour , excellent shopping and dining. Car ferries daily to the mainland.
From the peace of Martini it is only a 40 minute drive to visit the main town.
The Peligoni Club (sailing , windsurfing and much more) is 9 mins drive from our house , and al fresco lunch or evening meal may be possible there. A well renovated traditional Greek cottage. Just beautiful. Calm, relaxing, beautiful outside spaces including a fab pool. Great for a family holiday or for escaping the world. Set in beautiful hills just a short drive to the beaches, tavernas and local villages. Captures the Greek Islands of old! Recommend to anyone. Great communication and information from the owners made the stay easy.

Absolutely loved our stay at Martin and Jane's other home. The gardens are magical and the photos don't do them justice, the pool was great - definitely big enough for all of us (6 inc 4 children from 5-14 years). Only slight niggle was it would have been great to have some comfier sunbeds. There are wasps and bees around the pool but they are definitely tolerable and you did get used to them quickly. They only come for water so they don't bother you.
Inside the house is lovely. It's very rustic and traditional which is what we wanted. I prefer to stay in a place with the local charm over a very new home so I loved it. Beds are good. Main bed could be bigger but it was fine for 2 weeks. Kitchen is small but has what you need. We didn't find any issues at all with it at all. Ate under the gorgeous pergola most nights. The added table tennis table was a nice touch to the garden too.
The location is lovely. Staying away from the south was a great choice as there are so many beautiful local beaches with much fewer tourists than down south. We drove down to some beaches and a Waterpark near the south of the island but it doesn't take long, 40 min or so. Just try and hire a car that can manage to get up hills!
Definitely read the visitors book in the house, we left some details of some great places we visited and went to some that previous visitors had mentioned. Well worth it!

Such a peaceful, authentic home in delightful grounds. Perfectly private yet within easy reach of so many beaches and tavernas as long as you’re happy to drive a few miles each day. Awesome pool and spaces to relax, with all the facilities we needed. We’d highly recommend hiring a boat for a day to enjoy some of the swim spots and beaches only accessible from the sea!

We spent 5 wonderful days at Spiti Martini which felt more like "the real Zakynthos". We were looking for a place that was out of the main hustle and bustle of Zante and we were so pleased as we climbed the mountains on the way north.
After winding our way through the hills we arrived to find a wonderful charming property. The landscaping was lovely, and the house felt like it had been harmoniously built with the trees and shrubs of the area. The house was a perfect size for our family of four and a mix of traditional and modern. The AC kept us cool on warm nights, but there is also a lovely breeze that passes through at night. We loved cooling off in the beautiful pool after a day exploring the island/beaches. We took full advantage of the grill to make some meals we ate al fresco under the flowering vines, and other nights took advantage of many of the nearby restaurants.
Martin and Jane were excellent hosts. They were so communicative prior to our arrival even sending us a map, directions, and lots of suggestions in the mail. They answered all our questions and you can tell how much they love their home away from home from the care they have taken to maintain it.
We would recommend this to anyone looking for the quieter side of Zakynthos where you will see amazing views, have access to lots of beaches, access many of the smaller local villages selling crafts & food, and at the end of the day come home to an authentic well loved home.

The location of Spiti Martini is wonderful, quiet and very private but within a ten minute drive of local shops and great restaurants. The house has rustic charm but with modern conveniences such as wi-fi, air conditioning etc. The pool is utterly beautiful with wonderful far reaching views. There is a lovely bbq terrace.

Spiti Martini is a truly wonderful property offering everything needed for a relaxing family holiday.
The decor is lovely, with a great sitting room and shared space including a well-equipped kitchen area. The bedroom layout is perfect for a family stay.
The garden and outside space are the real gems of the villa, set in the hills and with a view over the coast from the pool, it is gorgeous. We really enjoyed the olive grove and the kids loved the large and well-maintained pool, looked after by Vangelis and Georgios who were very helpful.
Our whole experience of Zakinthos was no doubt improved through having a great base to return to in the afternoons while the recommendations on local tavernas led to some great local dishes and friendly people.
Dealing with our hosts Martin and Jane was a pleasure and I can not recommend this more thoroughly!

We had a wonderful time staying at Spiti Martini. The house worked very well for a family of 5, lots of areas in which to sit, sunbathe, chill, eat with sun and shade for all.
We loved exploring the local beaches and places to visit. As the owners say the roads are small and steep, but we didn't have any problems. I'd recommend taking water shoes, not just if you want to jump off rocks but also for the pebbly beaches. An umbrella might be handy too. We had neither and loved it all!

Spiti Martini is just what we were looking for. An easy drive from the airport in the quiet north of the island. Plenty of excellent tavernas a short drive away and local shop at the bottom of the hill for essentials.
Had to ask the manager for some shade over both the pool eating area and the main table as it got very hot around lunchtime.
Unfortunately the washing machine stopped working on our third day. Despite a repair attempt the next day it couldn’t be fixed until our last day. One of those things but still a little frustrating.
Would we go back? Yes!

First rate experience!
Our experience staying at Spiti Marinii was a joy. The bed rooms and sitting room have air-conditioning which worked very well. The pool is great condition and was well maintained by a visiting poolman during our stay. The pool is in an elevated location and from there is a panoramic view over the sea. George the property manager was charming, helpful and speaks good English. Dealing with Martin and Jane was an absolute pleasure.

Great location and lovely grounds
Great location and lovely grounds. Martin communicated very quickly when we had issues and Giorgios was very responsive. The villa needs aircon as it heats up during the day and the fans dare ineffective. The villa is very small. The bedrooms are a series of linked room so there is little privacy. It is fine for a small family but not for sharers in our view.

Beautiful and peaceful
This is our second time staying at Spiti Martini, and it was a wonderful place to retreat to. The garden was just as beautiful as we remembered, with its gnarled olive trees, and cypress trees and steps up to the pool. Spiti Martini is the perfect location to explore the beaches and coastline of Northern Zakynthos, and not far from our favourite swimming spot, Porto Limnionas. The villa is very nicely decorated and furnished; it's very easy to feel at home here, unlike many villas we have stayed in in Greece over the years. Giorgios the house manager was wonderful and friendly and helps answer any question. Now back in London, we miss it and will always want to go back again

Simple, relaxing , luxury. A perfect family villa
We had the most wonderful week here at spiri martini. Relaxing and easy. The villa was perfectly clean, the pool was spotless and cleaned all week. A lovely sized pool perfect for my teenagers. We loved every minute of this week. Giorgios the property manager was friendly and helpful. The cleaner did an exceptional job mid week. The outside are was lovely. So many lovely tavernas and beaches to visit. Post Covid lockdown we chose well in Zante. No quarantine restrictions going back to UK. It was truly an escape. Feel very grateful to have had this week away

Lovely house in an idyllic setting
Spiti Martini more than fulfilled our expectations. The house is very attractive and the beautiful garden, with all its different seating areas, was the perfect place to relax and unwind. And the pool is amazing. Set in a beautiful part of Zakynthos with some lovely beaches, although inevitably they were pretty busy in early July. A great base to explore the north of the island, or just take things easy.

Our favourite holiday destination to date!
Thanks so much for such a wonderful stay at your stunning villa. We were blown away with how beautiful it was. The pictures really don’t do it justice! Everything we needed was there, the house and grounds were spotlessly clean and very tastefully decorated and the swimming pool was large, immaculate and provided hours of fun for the whole family! We so enjoyed exploring the breathtaking island, taking in many sights, friendly tavernas, boat trips and visiting several clear water, deserted beaches. Spiti Martini could not have been a more idyllic base in which to do it! We are already discussing our return visit and wouldn’t hesitate to recommend this stunning villa and little piece of Heaven to all who would consider it!

Amazing tranquil villa. Would suit family or couple looking for peace and quiet
We have just returned from a lovely week in Zante at Spiti Martina. Want to cover a few points to note about the property before the good bit:
It is a two bedroom property with an open planned mezzanine above the living room. This would only be suitable for families as we took a friend who did not have any privacy apart from changing on the shared bathroom. Also not appropriate for older famiky members as mezzanine is up a steep set of stairs. Take lots of insect repellent, we did but were still eaten alive as property is rural. Ensure that you hire a good car and do not mind driving on coastal cliff roads as this is the only way in and out of the villa and can be a little worrying if you are not a confident driver at night. Make sure that you fill up with shopping on the way to the villa at one of the large supermarkets near Zante town as is much more reasonable and the villa has a fridge freezer. Please note it does not have an oven so cooking will be by hob or grill on the BBQ. The swimming pool is set up steep uneven stone steps and therefore can not be seen from the house not ideal for young children to be left unattended.

The walled garden outside the villa gave us a lovely setting for al fresco dining or chilling with a coffee and a book in the shade. The villa was lovely and clean an rustic just what I needed. There is a small shop over the rd for basics and cafes in Volimes which is a 8 min drive into the hills. Go to Aghios Nikolaus only 8 mins downhill and catch boat trips or attend a Greek night on a Friday at the small seafront restuarant at the end of the bay. Be sure to go on Trainaki in Alykes leaves at 10.45 every day feom the Jammin bar is a lovely tour. If you are looking to be able to rest and enjoy self catering this holiday is for you , it is not within walking diatance of bars and tavernas so you will need to drive. The amenities were great and the staff (pool and cleaners) very helpful. Spiti Martini is a lovely place to be creative or just kick back and switch off. My children enjoyed not having Wifi and although their 4g worked they dis not use it instead we played Coita, Boule, Cards, Draughts , Backgammon and one night they put on an X factor type show on the natural stage in the garden. We will definitely return to the villa

Spiti Martini is a beautiful place that we would happily return to. Unfortunately, because of unusually strong rainstorms that lasted for days, we we unable to take advantage of the garden and pool, which was a bit disappointing. But it was paradise before the storm arrived and we loved the house, its surroundings and the island.

Relaxing, tranquil, fab pool and fabulous area.
Ah, what a blessing to be returning to the peace & serenity of Spiti Martini! The Villa - with it's new updates & additions was perfect - the pool splendid & provided hours of fun for the boys (Action cam used a lot) and respite from the (wonderful!) heat for Tracy. Highlights: boat trip, Water Park and swimming in an azure sea - the colour of which soothes the soul. I never cease to feel awe at it's beauty. Fabulous meals @ El Sueno and Nicos by the Sea (reviewed on Trip Advisor). Breakfast croissants at La Grotta (St Nicholas) and delicious bread from Volimes bakery. Thank you Martin and Jane. Thank you George & Co for your care and consideration to detail.

Lovely property - peaceful setting, beautiful island. Pool was brilliant - kids loved it.
lovely part of the island, the views were spectacular. everyone was very friendly wherever we ate and all knew Martin as soon as we said where we were staying.
The villa was great for the pool and all the eating and sitting areas within the grounds. my niece loved the goats next door !!
Only downside were the roads ! quite frightening especially the speed of some local drivers !!
The restaurants nearby were great and food amazing - our favourites were micro nisi and nikos.
we hired a car through 'economy cars' who were most definitely not economy and not very helpful, the car was not great either !
overall a lovely holiday and did not want to come back

Peaceful retreat with beautiful gardens
We stayed at Spiti Martini for a week at the end of August. The villa has a modern rustic feel, comfortable, clean and well cared for. The outside space is bigger than you expect, with lots of different sitting areas to relax in the shade or full sun. There are a number of steps up to the pool so this villa is not really ideal for toddlers or the elderly but our family are all adults now so we actually loved the seperate levels and spaces. It worked well for us. The owners, Martin and Jane were so well organised and helpful in the booking process and George, the local contact in charge of the villa, was also delightful. The north of Zante is a very unspoilt region with rocky coves and caves that you can swim or kayak into only a few minutes drive from the villa, along with good restaurants and the port of Saint Nicholas where there is a small supermarket. Spiti Martini makes an excellent base offering comfort, peace and privacy.

A fantastic summer break at SPITI MARTINI ON ZAKYNTHOS
We just wanted to let you know what a fantastic holiday we had recently at your villa on the island of Zakynthos.
Thank you for making it a very special holiday for us as a family. Our youngest daughter had just completed her GCSEs and older daughter had just done end of first year university exams (biochem), and as a family we were all ready for a relaxing break. We certainly got that at Spiti Martini. The location is exceptional with its extensive, beautifully planted gardens, and the pool was a dream !! The villa itself was spacious and clean, with everything we needed for a comfortable stay. We do hope to return in the near future and would also like to extend our thanks to your local staff, who were so helpful and friendly. Thank you !

Gorgeous house in peaceful location
Spiti Martini is a beautiful traditional island house, decked out simply but stylishly with everything you could need for a relaxing stay. Its sheltered location guarantees peace and quiet, apart from the neighbourhood goats who pop their heads through the fence to say hello while you're relaxing by the pool!
My friend and I escaped London for five days of relaxation and certainly picked the right spot for it. We spent our days lazing by the amazing pool, visiting local beaches and a trip into Zakynthos town for some shopping. It's a beautiful island well worth exploring. The house is close to some very good tavernas and bars. Lots of fantastic local food to be tried, all at reasonable prices and lots with amazing views over the bay.
I would definitely recommend Spiti Martini. The owners have obviously taken a lot of care to maintain the natural charm of the place whilst making it comfortable too. There's a lovely wood-burning fire for chilly evenings, amazing outside spaces for sunny days or sunset drinks and attention to detail like hairdryer and plenty of hot water showers.

A Special Place
Spiti Martini was, for me, the perfect place to spend a week in Greece. It has a really special feel about it - incredibly peaceful and unspoilt surroundings combined with tasteful, simple decor. It has been renovated perfectly, retaining much of it's original rustic charm.
You can quite easily escape on your own in the grounds if you like. Equally, it's built for relaxed entertaining with lots of outside eating and drinking space.
The pool is generously sized and the table tennis table is an added bonus!
Martin and Jane (the owners) are also incredibly helpful and went out of their way to help recommend the best eating and sunbathing spots in the local area.
If you're looking for a place with authentic and unique Greek charm, then you'll really love Spiti Martini.

We've had a very pleasure stay at Spiti Martini. The weather in the first week of May was outstanding, up to 30dg C! Because of that we've used the swimming pool very much. The pool is superb; big and clean with very relaxing chairs and a lot of privacy. The house itself is also great, although we spent most of the time in the beautiful garden and the pool. Zakynthos is a beautiful Island with very nice and friendly people. Even in the very beginning of the holiday season nothing was too much to serve the first tourists. The tips of Jane and Martin are helpfull regarding the tavernes and we've tried several of them!
We regret that we had to get back and look forward the opportunity to come back.

Enjoyed every minute...
We've had a very pleasure stay at Spiti Martini. The weather in the first week of May was outstanding, up to 30dg C! Because of that we've used the swimming pool very much. The pool is superb; big and clean with very relaxing chairs and a lot of privacy. The house itself is also great, although we spent most of the time in the beautiful garden and the pool. The simple, rustic decor and furnishings are totally in keeping with the wonderful relaxed and friendly feel of the northern part of Zakynthos. The wow factor of our first sight of the beautiful deck level swimming pool was gobsmacking. Our days were spent breakfasting and lunching by the pool. We didn't really self cater on this visit but dined at one of a number of excellent local restaurants which are all about a 10 minute drive. Quiet but not isolated giving total privacy. On our return we booked our 2015 visit immediately. Can't wait to go back!! PERFECTION!!!!!

An absolute delight
We wanted a quiet, peaceful, relaxed holiday and Spiti Martini fulfilled all our wishes. We have just returned from spending 2 weeks at the wonderful Spiti Martini. As a family of 5 - 3 children ages 12, 10 and 6 - we loved the house and the garden with all the super shaded seating areas. Clearly the house has been very well maintained and Martin has equipped most thoughtfully . The pool was fantastic and the children spent hours playing in it. A beautiful and unspoilt location - very peaceful and yet the nearest beach is only 7 minutes drive away . We also loved the choice of tavernas dotted around - several good ones within 15 minutes of the house . Zakynthos is a beautiful island and the northern end remains unspoilt and properly Greek. I would highly recommend a stay at Spiti Martini for those who need a break - definitely our most relaxing family holiday to date -really enjoyed by all of us. It should also be mentioned that Barbara does a great job looking after the house and pool - very friendly and informative . Thank you Martin for a wonderful holiday .

All modern comforts are available- even a table tennis table. We were welcomed with Greek Feta (from the barrel), olives, home made bread and a bottle of wine. The house is cool during the summer months and the pool is, well ... splendidly long and deep. Recliners allow for total relaxation. Ancient olives trees have been obviously preserved in the development of the property. Tavernas are close enough for a quick bite- or bottle- on a whim. And the beaches are less than 10 minutes away by car- and are clean and not crowded. One leaves with the impression that many days (weeks or months I would think) of care and love have been ploughed into the house and property- and is home from home for guests- but more importantly for the owners.

Spiti Martini exceeded all our expectations again, having returned for a second time on our honeymoon! It is the perfect retreat in the most delightful region of the island. We couldn't have asked for anymore than what it has to offer, taking into account the recent developments. It is full of character and charm and so typically Greek that you can immerse yourself with ease into the wonderful lifestyle of the locals.
The extended gardens/terrace are a treat as there are so many different levels and spots to catch the rays or even follow the shade that means that you can enjoy a new perspective and view for whatever mood takes your fancy! It feels so private that you can enjoy some extraordinary romantic and peaceful moments.
It is equipped with an Outback barbecue, swimming pool, table tennis, snorkels, masks and flippers.
For those that want to explore the delights of the island it is perfectly situated. There are a host of wonderful local restaurants, beaches and boat cruises to the famous shipwreck and blue caves.
My wife and I would thoroughly recommend Spiti Martini for a couple, a family or even a group of friends. It is clean and well maintained with the most delightful attention to detail.
You will not be dissappointed.

Honeymoon Dream

peaceful and relaxing
We really enjoyed our ten days at 'Spiti Martini' . As we left the busy South of the island behind we followed the directions the owner had sent us and followed the lovely east coast road up to the hamlet of Skinaria . 40 minutes drive. Found the key , through the house into the fabulous spacious garden.
A cared for house , lovely position , quiet unspoiled , but only 2km from almost private coves directly below .
Swimming pool was crystal clean and was tested and cleaned twice during our stay by a pleasant Greek man. A helpful English lady visited us 24 hours after we arrived to ensure we were happy (which we were !)
Owners suggestions of local tavernas were accurate and the welcome in all of them was warm when we mentioned 'Martini'
We found the North of the Island the best part , walking , swimming ,part ruined monasteries , boat trips to blue caves ,snorkelling.. and to come back to the peace of this Villa in the evenings was special. two excellent wet room showers and several options outside tables under shade by house and pool. At night the stars were extra ordinary.
A very pleasant surprise.
A place for tired souls to restore and recover.
We left for the airport wanting more time there !(and plan to return)

Wiltshire Guests will be back....
Spiti Martini lived up to its promise and delivered exactly what it said it would. Which makes a refreshing change. It is rural - so if you want the night lights, clubbing, partylife this is not for you. If you love peace and quiet, the countryside, wonderful natural landscapes and views this is the place for you.
The pictures on the site are absolutely spot on. An extra shot from the end of the pool terrace looking towards Alykes bay is also stunning - far enough away to look lovely when its lit up at night.
The house has obviously been well loved. It is clean and yet cosy. There is a selection of well thumbed books plus extras from recent guests, plus a wide musical choice for the CD player. Which was just as well as we forgot to take any music with us.
The owners have a locally living English lady looking after the property, who pops round and checks the pool is okay and proves to be a mine of useful information for places to see, how to rent a boat, etc. She is friendly and helpful.
You need a car - but they warned us about that anyway and the directions from the airport to the villa are spot on. Plus you get a whole load of maps, hints and tips on all the local tavernas and must see trips.
The location is what makes this such a gem. You are in the countryside and not in a village. When you sit out in the garden terraces of an evening the peace and quiet wraps around you. You can light the BBQ, open the wine, play your music and chill.
But only a short drive away is the typical greek village of Volimes - with bakery, garage (crucial for the fuel stops), and some cracking tavernas - especially the one run by Dennis who as well as having the most amazing food has the most amazing repertoire of descriptions for all his dishes ... and you do have to listen to all of them before you are allowed to make a choice.
The north of the island is in our opinion the best - it is not developed like the south. It is not themed and not "resorted" ... enjoy, we did.
I would happily recommend this to friends and families and we are planning a return trip.
