This super detached villa sits on a large private plot which is situated close to the picturesque villages of Kouklia, Mandria , Aphrodite Hills & and Pissouri villages, with the bustling town of Paphos just a short drive away.
Set just back from the coast this wonderful location brings the pleasures of peace, tranquility, fresh air and a drier and more pleasant climate to all who visit. Villa Adelais is a superbly furnished and equipped new 4 bedroom villa. Translated, 'Adelais' means noble and the name Alice is derived from it. You might be forgiven for believing you are in Wonderland when relaxing by private pool taking in the commanding views overlooking Secret Valley, the coast and the deep blue Mediterranean sea. The perfect villa for couples, families, groups of friends, and golfers alike.
The lounge has Italian-style furniture with a comfortable sofas, TV via Internet offering many channels and DVD player in place. The lounge and dining areas open in double-aspect to the large terrace and pool area where there is further rattan dining table and chairs with parasol and sun loungers.

Ha Potami is situated on a hill overlooking the sea. Surrounded by open countryside with the valley separating the Secret Valley resort from Aphrodite Hills Resort. Both resorts have their own golf courses less than 10 minutes away!
If its peace and quiet you're looking for, with stunning views, a beautiful climate, and everything you could possibly want so you don't even need to leave your own front door, then this is the place.
On the other hand, if you want to sample the delights of the local villages, where there are festivals throughout the year with music and dance, and restaurants where you can enjoy a meal, often with local entertainment thrown in, then there are numerous small villages within a 15 minute drive.
And of course for an exciting night or two out there is Kato Paphos' Bar Street, with endless bars, restaurants and clubs for you to sing and dance the night away (if you can summon up the energy!)

Clubs, trolleys, and buggies and are available for hire. There is a driving range and practice areas and lessons can be arranged.

Great for groups. Traveled with my in laws, husband and kids. My only concern was that the downstairs bedroom windows did not have any safety catches to keep them locked open at a safe point. I was going to have my oldest sleep in that room but had too many safety worries, so the kids shared the upstairs bedroom at night. I think that room would be better utilized for an adult room than children's.
My other quibble was that most of the internal doors did not latch properly. While there are keys to lock them closed, that didn't feel like the right thing to do in the instance of a fire or other emergency.

Aangenaam verblijf op rustige locatie
Ruime woning met mooi zwembad. Kleine basic badkamers met geen mogelijkheid om iets te zetten. Netheid kon iets beter, enkel oppervlakkig schoongemaakt. Aangename verassing dat er drank, brood en versnaperingen klaarstonden bij aankomst. Huishoudster was bereidwillig, maar kwam onaangekondigd op het domein.

From booking to leaving for Cyprus the contact with Jane and the property manager Helen was superb but the villa did have some problems which we wasn't prepared for...
The villa didn't feel clean when we arrived we could feel dirt underneath our feet. We arrived at 10.15pm and after reading the red folder it states we can't contact our property manager after 5pm unless it's an emergency as Helen has a small family. This meant after a long day travelling with our 4 year old we was left to clean the property ourselves.
The only balcony in the villa I gave that room to my parents for their 65th birthday so they could sit out in the mornings was actually covered in bird poop. Also their was hand prints all over the glass doors.
The amount of small bugs in the bedrooms and bathrooms - upstairs and downstairs was unreal. Something I have never experienced before when staying in apartments/villas in Portugal, Greece or Spain. I have stayed at 3* accommodation and never had trouble with bugs or cleanliness before so being classed as a luxury villa I had high expectations...
The amount of ants nests around the patio and pool area was horrendous. You couldn't stand out in the patio for longer then 10 seconds without them crawling up your legs.
The next morning Helen was cleaning the pool and warned us of snakes in the area and to make sure our 4yr old didn't go near any hedges. What worried me was nothing on the listing or in the red folder warned of this so if Helen hadn't mentioned it we wouldn't have been aware. 2 snakes were spotted down the road from us too.
We always kept our food in the fridge apart from marmite and bananas yet the amount of bugs surrounding these the next morning was disgusting. I didn't realise and only twisted the jar lid on the marmite once. When my partner asked why he had bugs in his sandwhich I was clueless until I checked the marmite and they were all crawling inside the jar...Gross!
The worst part (and it wasn't the marmite!!) was when we made the beds and took the mattress topper off and the mattress underneath had stains over it (looked like blood stains) disgusting and unhygienic.
The pool was covered in dead ants and leafs so spent most the days getting them out with the net.
I was very honest with Jane and told her before I posted the review. I was disappointed I didn't receive and apology and Jane just said its its unusual for any cleaning issues.

Lovely villa
Had the best holiday. Everything that was needed was supplied. Friendly helpful service. Villa very clean. Pool was lovely and clean. Really couldn’t find fault. Just be nice to have a little local shop. Highly recommend we shall be going back

Best Villa and Pool Combo yet!
Every year we do a search for a villa + pool combo and every year we/they miss the mark just a little. Not this year though.
The villa was beautiful, well laid out, and decorated. The open plan on the ground floor was perfect, opening out onto a patio, and from there - the pool. There was only three of us there, so there was plenty of room. All en suite and mercifully with air conditioning, because it was hot! So thank goodness for that large pool, we were able to combine swimming; floating (with floats provided); or just sitting by the side to have a read.
The location was really good as well, in a quiet neighbourhood, only 10 or so minutes to nearby Pissouri, Mandria or Kouklia (sorry for any misspellings) for shopping or a meal out. Also not too far from Paphos City as well. So a car is a must have, but as a brit it wasn't too taxing on the driver, though some of the roads we found ourselves on were a little scary.
I really had to stretch to find any detractors, and can think of only two. One is I had the room upstairs with the outside veranda, but as it was in direct sunlight with no awning it was too hot to sit out, also there was no table to put a cuppa on - so not really used. The other thing - it would have been nice to have a bath - but we knew that before we went.
What was outstanding, was the communication from the owners / managers, and the welcome pack for when we got there (very late at night), and of course the late checkout on our final day. Also the kitchen was extremely well equipped, and finally the stash of maps with places to visit clearly labelled - thanks!!
Loved Cyprus, loved the villa, and we fully intend to return next year, if not to this exact villa.

Fabulous
Had a fantastic week at the Villa Adelais along with five family members.
We arrived late and it was dark, but the directions were easy to follow, it was an easy 15 minute drive from Paphos airport.
The villa was well equipped, spacious and very clean and the welcome pack very much appreciated. The only thing missing were egg cups, but we managed to get by.
I noticed on previous reviews that there were pool toys mentioned, but we didn't find any it would have been nice but it didn't detract from the large pool which was exceptionally warm. It was lovely swimming early morning and late evening.
The neighbourhood was very quiet with the odd vehicle passing on the road at the bottom of the garden. The garden was beautifully landscaped with lovely flowering shrubs, but it did lack shade, so two parasols were not really sufficient.
Also one hairdryer to share between 4 ladies was a bit taxing.
We ate in nearby Kouklia, thoroughly enjoying our meal at the local tavern.We also visited Pissouri where ate at a Bunch of Grapes and Steakhouse by Michael which we would definitely recommend, the latter being a tad more expensive but delicious steaks and worth every penny.
All in all we had a fantastic time away from the hustle and bustle in a great villa where we were all able to chill out and relax. Would visit again in a heart beat.

Outstanding Villa
This Villa is absolutely beautiful. We have stayed in many villas and this is most definitely one of the best. The villa was very clean and tastefully furnished. The bedrooms were plentiful and very comfortable beds. Very powerful showers too! The villa garden is so pretty and amazing views from the master bedroom balcony. Now the best bit! The pool is the best we have had. So warm without any heating and very large, great for swimming. Large selection of inflatable rings which we used for ring races. Helen is great and very accommodating. Just one thing that would be a welcome addition would be a cool box or bag to be able to keep some drinks cool when out and about,but by no means a negative about this wonderful Villa.

Beautiful, spacious Villa
We had a wonderful 2 weeks in Cyprus staying in Villa Adelais. The villa was beautiful and very spacious. We are a family of 7 including 4 children and everyone had their own space which made for a very relaxing break! The pool is a very good size and cleaned regularly. The gardens were also lovely and were maintained regularly throughout our stay. The Secret Valley golf club is nearby and well worth a visit for lunch with a view of the golf course. You will need a car staying here but that gave us an opportunity to visit all the surrounding villages - Pissouri and Kouklia are beautiful to go to for dinner. Overall I would highly recommend this Villa.

Lovely and comfortable! Enjoyed every min!
We stayed at villa Adelais from the 16th-26th July 2017, upon arival we were pleasantly suprised with the surroundings... the drive to the villa is beautiful with lovely sea and costal views (close to the tourist attraction Aphrodite Rock) and very attractive golf course and surrounding area. All instructions were very accurate and helpful entering the villa it even comes with a 'Bible' with useful info, the only thing i would suggest would be more supermarket and restaurant recommendations! A really great welcome pack with bread milk water eggs etc all the draws are full of everything you need!! They thought of everything...we didnt have to rush out for the essentials after a long journey. The biggest must is a car... we hesitated a few days before but we were so glad we didnt back out, as much as the villa is in a beautiful area it isnt near much so a car is essential! On the few nights we went out we drove around 20-25 mins (felt like 10) to near by places e.g. Paphos marina. The villa is big and spacious with plenty of room for the whole family,has a tv with many chanels, internet, plenty of dvds and books to keep you entertained! Air con was a great extra as it was so hot! Bathrooms all great, clean and plenty of them for all of us! Most importantly the pool was perfect, big enough even came with some floats and pool noodles very clean, garden very lovely nice and secluded. You know there are villas next door but cant see into their gardens! Road at the end of garden is not busy at all! One or two cars went past the entire time! The kitchen was fantastic big and spacious to make some lovely holiday dinners! The only thing we would say is the BBQ could do with updating but not a major! All in all a fantastic stay! A beautiful villa and would recommend it to anyone! Thanks for having us!
