SUMMARY
Charming, modern, private apartment located on the lower level of our three-story, 100-year old Edwardian house. Cable TV, wifi, kitchen. We are located in the safe, convenient, and family-friendly Inner Richmond neighborhood. We are registered as a legal short-term rental with the City of SF. Beware of illegal, unregistered homes!

INTERACTION
Our family lives upstairs from the unit and we are always happy to answer questions about the neighborhood and SF in general. Please note, you may occasionally hear some footsteps and "pitter patter" from our little ones scurrying about at times when we are home, or even a little piano. It is usually negligible and please let us know if it is a bother.
Guests will be in a completely private one-bedroom apartment. The entrance is through our garage. We have a smart lock with keypad, so you can arrive whenever you'd like.
The four of us are all fully vaccinated and boosted multiple times.
We have a dog, Mango. She is an adorable, super-friendly goldendoodle who loves wagging her tail and saying hi to people. If you like dogs, please let us know if you want some doggie love; she'll be more than happy to let you pet her. However, please note that sometimes if she is in our backyard, she may express her surprise at seeing new guests in the apartment with a few barks. She is all bark and no bite :)

The Inner Richmond is one of the most popular, convenient neighborhoods in San Francisco:
- Three blocks from Golden Gate Park, specifically near Conservatory of Flowers, The California Academy of Sciences, De Young Museum, Japanese Gardens, and Botanical Gardens.
- Three blocks from Clement Street, including its fabulous restaurants (such as Burma Superstar, B Star, Lily, Richmond Republic, Giorgio's Pizza, Toy Boat Dessert), many coffee shops, See's Candies, bakeries, Green Apple Bookstore (regularly voted best used bookstore in SF), spas, and more.
- The Inner Richmond is home to the "other" or "real" Chinatown: less touristy than downtown, amazing food (restaurants and Asian supermarkets), fun shops.
- Five blocks from the Presidio, where you can experience breath-taking views, hikes, golf, and, of course, the Golden Gate Bridge.
- Convenient grocery shopping, including Whole Foods, Trader Joe's, Safeway, fresh fruit markets, and many Asian supermarkets.

We are offering a charming, modern, newly-remodeled private apartment located on the lower level of our three-story, 100-year old Edwardian house. We are located in the safe, convenient, family-friendly Inner Richmond neighborhood.
This 550 sq ft apartment has beautiful natural light streaming in from the sliding glass doors facing the private back yard. The living room area has a newly-purchased comfortable couch, and a 46" flat-screen TV. TV is a smart TV, so you can log in to your Netflix and other stream accounts. We also have an HDMI cord to plug into your laptop.
Kitchen area is an open-spaced, bright, fully-equipped kitchen with new appliances, including a dishwasher, microwave, dual hot plate (stove), high-end convection oven, custom cabinets, granite counter tops, a small dining area and table, and a desk / work space area with a monitor.
The separate bedroom includes a queen size bed with night tables and a closet. Access to full bathroom from both the bedroom and living room. Two can sleep in the bedroom. One can sleep on the couch or our twin size air mattress. We also have an extra-high queen size air mattress, for two to sleep in the living room. Total occupancy is four people. We have made exceptions for five, if it includes low-maintenance little ones.
Linens and towels are provided. Free, shared laundry facilities are right outside your door in the garage. Free wifi and cable TV. The apartment has a separate entry through our garage, which provides you with privacy.
Enjoy your morning coffee outdoors or soak in the delightful mid-day sun on the patio, adjacent to our fenced-in, quiet yard.

We are a married couple, with two children (born 2011 and 2012) and an adorable dog (goldendoodle). In 2010 we spent a year traveling around the world and were particularly grateful for the generosity of many hosts who opened up their homes to us, often demonstrating their desire for us to love and enjoy their city and country. Our hopes at that time was that one day, we would own our own home, and meet and host visitors from all over.
In 2011 we moved from New York City to San Francisco and we bought our dream home in 2012. We enjoy playing host and welcoming visitors into our home and suggesting great places to visit while staying in the San Francisco area.
GETTING AROUND
Our location is easily accessible to public transportation:
- The 38 and 5 express blocks, each 2 - 3 blocks away will take you downtown to all the shops by Union Square and the Ferry Building in approx 20 minutes, where you can enjoy gourmet restaurants and bountiful farmer's markets 3 times per week. Or you can take the bus in the other direction and go to Ocean Beach and beautiful Lands End!
- We also have easy, direct bus access to popular neighborhoods, such as The Castro, Dolores Park, The Mission, The Sunset, The Fillmore, Japantown, The Haight, NOPA, Cole Valley, Hayes Valley, and of course, downtown.
- We are walking distance to GG Park, the Presidio, and many other shops and restaurants. Uber and Lyft are also very easy to get.
- Finally, street parking is available. You need to read the signs as some streets have 2 hour parking, and also street cleaning, but you will always find something.

Safe family-friendly neighborhood, parking on the street is a bit of a Challenge. Host is friendly and helpful and his dog is totally endearing. Apartment has complete supplies and plenty of room for toiletries. I’m always happy when each side of the bed has a reading light and sockets for charging devices.

The property was perfect for our college reunion. Plenty of room for four adults- as long as you don’t mind sharing the bed/sleeping on mattress on the floor. We needed a safe and clean home base and this was great. The host family and their cute dog were friendly.

This place is amazing!! It is just a couple of blocks from Golden Gate Park and there are stores and restaurants really close by.
Great communication from the host and upon arrival found everything we needed for our stay!! They thought of everything.. travel guides, games, puzzles, books even located a couple of umbrellas and a hat when it was unexpectedly raining!
The place was super quite and on a great street. Clean and comfortable. Fortunate to have found this location and I'd for sure stay here again.

Our family of four stayed two nights to attend a music festival at Golden Gate Park. It was important to stay somewhere centrally located but away from the crowds and frenzy. Luckily we found this charming apartment and got to experience this lovely Inner Richmond neighborhood. Our hosts were so helpful and made it so easy to find our way around! If you’re planning an overnight, weekend visit, or even a longer term stay in SF I would recommend this place wholeheartedly. The apartment is well designed, clean, and had everything we needed to make ourselves at home.

Beginning with the research process, the Zen apt was very upfront about parking, the space and what else to expect. I really appreciated the details and found it to be great $ value! The unit was just as described and we enjoyed meeting David and his family. My 8 & 5 year olds played in Golden Gate Park almost daily, gave our hosts’ dog belly rubs and played in the backyard. Cooking was easy, the kitchenware was good quality, the fridge was clean and we appreciated all the Tupperware for snacks and leftovers. We all slept well. So many details have been addressed. Sit down somewhere and there’s a charging option within arm’s reach. Wetter outside than you packed for? Warm hat for you to borrow in the garage. We loved the kids’ books and puzzles. Hope to return!

We hit the jackpot with this place! The location was perfect for walking the city with outstanding access to Presidio Park and Golden Gate Park. The owner provides a wonderful guidebook to all the must-sees, as well.
The property itself is super charming and well-appointed. Our family of four was very comfortable and we loved having a full-kitchen. The owners also provide access to their awesome collection of family “must-haves” including: board games, kids’ toys, tween and children’s books, and a shared outdoor space for the kids to burn-off some energy.
I cannot emphasize enough how helpful, welcoming, and considerate the owners were during our stay. After making sure we had everything we needed, they gave us plenty of privacy and space to relax and enjoy the property.

What a great place - the apartment has everything you need and is very comfortable. It was so perfect to have toys and baby gear for our one year old. David and Kim were so kind/helpful. They also really have everything parents traveling with a little kid need to be comfortable. We’d highly recommend staying with them.

We really enjoyed our stay. We came to SF to tour some colleges and it was a perfect location. The host David was also so helpful with giving us tips on places to go to eat in the city.
This house has a attached apartment in their garage and there is plenty of room and plenty of space for a family of five. The main family lives upstairs, and you enter through a private entry in the garage. There is plenty of street parking however, please be aware that you could get a ticket if you park on a day that they are doing street cleaning. We would love to stay here again.

We had a wonderful time at this property. It is in an excellent neighborhood with great eating choices, especially Asian, and bars and one of the best bookshops I've come across. Perfect Trip
Had such a great weekend, and the Jacobys were fantastic hosts and very accommodating. Check in was a breeze, house was clean and cozy, comfy beds, nice shower, great location. We even got to play with their sweet dog.

The REAL San Francisco
We spent a long weekend at this property in the Inner Richmond area of San Francisco, it was a wonderful neighborhood with a great diversity of people and things to do. Merely blocks away from the Presidio and Golden Gate park offered so many options for fun things to do. One of the main MUNI (38) buses stops a few blocks from the apartment for easy access to Union Sq. David the host was present without being intrusive. The apartment had everything we needed and was sunny and inviting. Great find!

My husband and I traveled with our two kids to visit SF for the first time. We loved being in Richmond where we had more space and quiet after long days of sightseeing. The presidio and Golden Gate park were walkable for us and we took short uber rides everywhere else. The apartment was perfect!

Great place with a great location. The host David was accommodating and available. Easy in and out. Neighborhood is very relaxing with good resturants near by. Great farmers market on Sundays.

We stayed in this charming spot in late June and found it had everything we needed and the location was great for us. We found a few eateries close by and were able to walk to Haight-Ashbury and some nice parks nearby. It was nice to be out of the business of Union Square and Fisherman's Wharf.
