Mgt office very nice and close by. Very nice property

The house was wonderful, just as advertised. We had 17 adults and children. We had 9 adults and 4 grown children (17+) and 4 children under ten. I think a place that would have rooms for our adult children would have worked better. There were extra beds but were in adult bedrooms and that didn’t work out so well. That was just our experience, May work better for other families. The house was absolutely beautiful, the lake was great and was a perfect place for our boat. It was a great price for that beautiful home.

Only complaint would be the dishwasher was loaded but had not been run. Easily fixed. Outdoor area could use a good power wash. Home shows wear and tear but still a very pleasant stay. Thank you.

This was our second time staying at this property. We were a little disappointed that the swing into the water was gone. Could use a little bit of extra tlc, but other than that it’s a great house, for large families or groups. Will definitely stay here again.

The best part about this property is the amount of lake front property and the view. There are several boat slips if you need them. There was a good amount of space in the living room with nice couches. The dining table sat 12 or 14 with another table that had 4 chairs but could probably seat 6. The inside of the property was clean with the exception of stained carpet in a couple of rooms. There’s a nice covered porch along the back. The outside was in desperate need of cleaning and TLC. Several cobwebs that needed to be swept off railings and patio furniture. There was a hornet’s nest on the bottom of the picnic table. The picnic table needs to be replaced. I emailed the property manager ahead of time asking if we needed to bring our own towels and got no response. The WiFi code they gave us didn’t work. I called the property manager who said she would call us back and never did. It took 3 of us to figure out how to work the tv (we figured out the remote didn’t work).

The pictures didn't even do the house justice. The main area was perfect for a large group. We had 18 people there. The rooms were spaced so that everyone had privacy. The kitchen was well equipped as were the bathrooms. The view was amazing. We will definitely stay here again!

Location was great. The entry way greeted us with plenty of wasps as did the back balcony. House is dirty from years of use with having flat paint. Doors were filthy 6" above and below door knobs. The lovely fountain in front had a few inches of nasty water. Most all of the landscape lights were broken with bulbs exposed for little ones to touch. Kitchen cabinets are broken and the kitchen ware was a disaster. Bathtub hot side diverter leaked terribly so that you would burn your fingers turning the water off or adjusting the temperature. Broken ceiling fans on the back porch. A washed out walk way to the lake. Picnic table was broken and repaired with zip ties. Many light bulbs burned out. Dining room chairs are broken. Most of the blinds are torn or do not work. The exterior has 20 years of cobwebs. The grounds are less than desirable. I would not call it a "resort". The dock literally broke in half so the water trampoline was not safely accessible. The place is tired and needs some attention. If I had known these things prior I would have spent my money elsewhere.

The house is TIRED. Could be an amazing house if just given a little love and care. Inside and outside. Lock on upstairs bedroom never locked which was a concern but the people that stayed up there moved their valuables downstairs when we left during the day however, they would have like to have been able to lock their door at night. The whole place is in need of a deep cleaning and painting as well as landscaping. There is a lot of nasty l, smelly trash behind the trash can that cannot be reached.
We had horrible experience with ants. We all had brought homemade deserts and others foods just wrapped in foil and all of that had to be thrown out the first morning when we woke up to the kitchen overrun with ants. If we would have been forewarned about the ants we could have at least known to be prepared but when you pay that kind of money to stay somewhere like that for a fun vacation we didn’t feel bugs of any kind should have been an issue or something we should have had to worry about. We also had to get them to totally replace the hot water heater in the kitchen. The dishwasher was full from the people that were there before us and if dishes in dishwasher were washed they weren’t washed with hot water. The coffee cup I got out of the cabinet to use was nasty. It had been put away dirty. The cooking utensils for the grill outside were still outside greasy and dirty from the people before us. The grill is filthy. We had to scrub before we could use. We had to wash everything before we could use it to cook with or eat on it.
The lady in the office finally acknowledged that our house must not had been completely made ready for us from the last people leaving because we didn’t have extra toilet paper, paper towels or trash bags. I spent too much of my time calling and getting things that should have already been there for us. We had to tighten the legs on chairs because they were about to get broken off. We had to get maintenance to come get the TV working for us. And then we also ran out of propane and the lady that does your answering service (which is pretty much the only person I ever spoke too because no one was ever at the office due to short staff) couldn’t reach maintenance so we had to go get our own.
So, you see it wasn’t a very pleasant vacation but we did enjoy being together and we enjoyed the fishing dock and the use of the boat dock since we brought one boat and rented a boat for the day.

We loved the beautiful lakefront location and the huge living/dining/kitchen area plus all the kid friendly amenities of this property like a shared shaded pool with large shallow end for 2-4 year olds. In addition to the family we had staying in the house, we had other family members with 2 travel trailers in the adjoining small RV park. Super location in all respects and only about 5 minutes from the HEB grocery store in Kingsland, TX. Three bedrooms downstairs and two bedrooms up. The "room" shown with bunk beds in photos is pretty tiny and is downstairs right by the front door. The bunk beds take up almost the entire space in the room so perfect for young kids, but no room for luggage or anything else in this room. One of the bedrooms upstairs is only accessible from an outside staircase but it overlooks the living room and is a "loft" area with one 1/2 wall open to the downstairs living area, but there is a private bath off this loft which is a large room and it turned out to be a great room for most of the kids to stay in instead of the bunk room. (Note: There are 3 or 4 steps up into the downstairs master bedroom. )Outside, there are several narrow empty piers for small boats or kayaks to tie up and a fishing dock right outside the back kitchen door. Everyone in our group raved about the gorgeous lake views from the wrap around windows in the living room, dining room and kitchen. There is a huge dining room table and a smaller round table we used as a "kids table" at meals. We brought extra folding chairs with us since we realized from photos that there were not enough dining room chairs to seat our entire group for meals. This house was probably built in the early 1980's (?) with a huge cathedral ceiling. The gas stove, dishwasher, and refrigerator showed some definite "wear" but this house really had a homey feel to it and our group loved the "feel" of the house and wanted to return again. Sunrises were truly amazing and everyone we met in the Rio Vista Resort where this home is located were very friendly. We had a very peaceful and relaxing 3 night getaway!

Great house with a great waterfront location.
The house is great, could do with better cleaning. It’s in a great location, walk right out the back door to the water. Boat dock is in the back as well. We were a family of 11 ranging in ages from 3 to 90, and everyone enjoyed their time at this house. Will definitely book again.

The house is large and worked for our party of 9 adults. It is an older house with dated lighting fixtures, plumbing fixtures, and kitchen. It was semi-clean but could use a deep cleaning.
