Helpful owners who are letting Smithy House, part of a large, old and quirky property, split into two separate lets, Smithy House being the lower let. Smithy House is accessed via a few steps with handrails down to the front door which takes you to its upper floor where the bedrooms and bathroom are situated. There is a large bathroom with bath and shower cubicle and two very large bedrooms with lots of storage, very comfortable beds, bedside lighting, and hairdryers!! Also a second toilet cubicle with sink on the same floor which is very useful and well placed for the twin bedroom. I loved the quiet and dark evenings. No traffic noise and no street lighting to affect your sleep, and radiators can easily be adjusted to your needs. Down the full staircase you will find a comfortable lounge with large sofas, a fireplace with electric fire and TV with basic channels or the sky box for your Sky card. The kitchen is well equipped and has plenty of seating and another TV.
The property is within a short walk of the town centre and all its amenities, and then a short uphill walk to get back. The private car parking is up a short, narrow and steep drive but OK for a confident driver. and all but the biggest vehicles. Betws y Coed has a good range of places to eat and a couple of small shops for food shopping, including a deli. Plenty of stores selling outdoor wear boots etc. Nice safe little town which looks pretty lit up at night time. We had a good week, being warm and comfortable, despite the wet weather and managed to get out every day to see the spectacular mountain scenery and rushing rivers. An absolute 'must do' area for anyone who loves the great outdoors!! Plenty of opportunity for adventure, and pubs in most of the towns and villages.
For me personally, hearing the occupants of the above property walking about above the bedrooms, once I had gone to bed, was a bit of a nuisance, and I do feel the description on the site should make it clear that there is a property above, as this is not necessarily expected with the rental of a property described as a 'house'. The noise is however, less than one would get in any hotel or apartment.
The outside areas of the property do look a bit neglected, but that may be due to the time of year.

Brilliant location, warm and cosy, very clean. Nice hosts, bonus bottle of prosecco on arrival!
Boiler was a bit loud under room 2 but simply turning it off at night fixed the problem. Otherwise it was perfect!

Great convenient location.
Very clean and great efforts to make Covid secure with all appropriate cleaning equipment provided.
Well equipped kitchen.
Lovely bath to soak in after a tiring walk.
Nice outdoor courtyard.
Lovely view from spacious master bedroom.
Off street parking at the property.
Despite the property being empty for 4 months it was warm and dry when we arrived .
The heating was either on or off. Timer not working .
WiFi didn't reach the kitchen but this is very minor and probably impossible in an old house with thick walls.
Slightly dated decor.
