A lovely traditional style apartment with The Shore Tramstop 200 yards away with direct access to City Centre & Airport ! Re-decorations In October 2020 New Flat Screen TV with Freeview & DVD. A modern first floor apartment with a lovely high specification interior, consisting of; Entrance hall, lounge/dining room & fireplace (room approx 5m x5m) also fully fitted kitchen with fridge/freezer & microwave & washing machine & coffee-maker (approx. 3m x 3m) 2 x double bedrooms, with 1 ensuite shower/ bathroom toilet. Both inc fitted wardrobes. Bedroom 1 = 4m x 4m Bedroom 2 = 4m x 4m Separate Bathroom with toilet & with shower over bath approx 3m x 3m Security door entry system FREE Private parking in our own grounds. Within 300m of 'The Shore' in Leith, with modern cafes, bars, bistros & restaurants - Tram to airport & Ocean Terminal Shopping Centre & Royal Yacht Brittania now built. The famous Princes Street is within a 25 minute walk or a 5 minute tram or bus ride from easily accessible stop 200 yards. Cost to town £3 approx single or an all day pass is £ 5 From Prince's Street there is easy access to: Waverley Station, Castle, Royal Mile, Holyrood Palace, Museums & all tourist attractions & universities This could be your ideal base for your holidays! - enjoy..... Nearest local pub: The Bowlers Rest, a locals pub, full of friendly Leith people and with a choice of over 50 scotch whiskies ! is only 50 paces from the flat front door.(Edinburgh pub of the year 2016 & 2017) Having said that, the flat, on the first floor is secure and quiet & lovely & warm ! To the front is a cobbled street (called setts in Scotland) & to the rear there are private gardens with private free permit parking for the flat available (no extra cost) DO NOT PARK ON THE FRONT STREET WITH THE PERMIT - you will get a parking ticket - the parking permit is for our own PRIVATE GROUNDS TO THE REAR !! Opposite the flat is Georgian Antiques with 4 floors of antiques - I bet you have never seen so many grandfather clocks in one place !(Antique dealer of the year GB 2016) Behind that is Leith Links - where the game of Golf (or Kolf) was invented and there is still 9 holes to identify. All of this is available to you......just go and join in and enjoy it ! Local and International Sport: Edinburgh is home to International Rugby Union in Scotland and games are played at Murrayfield stadium to the West side of Edinburgh city centre. The flat has availability for rugby fans for the 3 weekends in November for the Autumn tests & for 6 Nations Rugby. The owner is an avid rugby union fan & would be pleased to assist with bookings for games & possibly supply of tickets to bona fide & responsible fans. Also there are 3 Edinburgh football teams, Hibernian (Hibs) based in Leith approx 1 mile from the flat and also Heart of Midlothian (Hearts) based in Gorgie near the rugby stadium - also nearby is FC.Edinburgh who play approx 1 mile away at Meadowbank Sports Stadium.

What an awesome stay the flat was perfect. Lots os space for 5 people. The bowlera reat pub was amazing and the locals are aalt of the earth. Make sure to meet Kirstie and Miss Carroll. We had a wonderful time here. Stuart has a wonderful binder of things to do nearby and how to operate things in the flat. Would highly recommend this flat and wouls stay here again 10/10

A lovely flat in leith, 2 minutes to the tram ,5 mins to the shore for drinks and meals, excellent communication from Stuart, highly recommended.

Stuart was really easy to work with/communicate with! Leith was much more convenient than I expected. The tram to Edinburgh is very easy to use and just a short walk to the flat. The flat itself is a little dated/cluttered and it sorta feels like you are staying at your bachelor uncle’s place while he is away…the beds arent the most comfy, and the showers are a little weird, but it is a convenient, safe. well managed flat. There is a lot of good info about Edinburgh and Leith in the flat, And Stuart was terrific and very communicative.

This warm and charming flat was already wonderfully located being a block off of Leith Links and blocks from The Shore, Easter Road, and Leith Walk. Now with a tram stop just two blocks away, access to the heart of Edinburgh and the airport is ridiculously easy. The flat itself is cozy and charming. It features two bedrooms and two bathrooms. It's surprisingly roomy. The locals in the neighborhood are welcoming and friendly. I could have stayed much, much longer and will certainly be looking into renting this space again for my next visit (my fifth in two years and easily the best of all of my rentals).

Wonderful apartment in great area only minutes from Edinburgh city center. Excellent communication with host. Love the neighborhood restaurants, sights, and the convenience of the tram to get to sights and airport. We had everything we needed for our stay and would def stay here again.

Stuart’s place was very comfortable. Stuart made sure we got in easily. The tram into airport and town, and out to Britannia was three blocks away. We found a wonderful place for breakfast/brunch/lunch too.

Stuart’s flat was perfect for our stay. Clean, quiet, more for your money than a hotel. We loved how easy it was from the tram. The neighborhood pub was one of our favorites. We stopped in nightly as it was a few steps from the flat. After 4 days we felt like a local. Stuart was very quick with responses to our questions! Will recommend to anyone visiting and see will definitely be back!

The apartment was lovely. There were a couple of repairs that were needed. We worked around those and we reported them to Stuart. I believe he ordered repairs.

This apartment has a great location in Leith and easy on and off tram and bus. The information for the apartment such as wireless info, transportation info, where dvd player and movies were kept, fire extinguisher, contact information and general info were missing from the notebook which was a hunt to find. Stuart was easy to get ahold of to answer questions. Updating the flat and beds would be so great.

The apartment is in a local neighborhood that is quiet, clean, and roomy with everything you could need. Stuart was great to communicate with. Enjoyed meeting the locals at the pub. The new tram system is quite easy to negotiate if you come without a car. I hope to return someday!

Stuart was a fantastic host - he responded really quickly to messages and was very helpful. The apartment was lovely. It was very clean and had everything we needed. It was easy to get to by bus from the city centre and then a short walk across the park (which has a great playground) We visited the zoo and the camera obscura whilst we were in Edinburgh, both of which were worth a trip. We'd definitely stay here again.

Had a great few days staying in Stuart's flat in Leith. Convenient location with easy access for our rental car and onsite parking nearby (with permit provided). Just down the road from a nice pub. Quiet area away from the touristy parts on town with easy access to many great restaurants and public transportation.

Stuart our host is an excellent communicator making check-in seamless. He provided us with a parking pass and excellent dining recommendations. Close to breakfast lunch and supper options. Bus transportation to Edinburgh proper a short walk away. Tram to be completed soon will be even closer.

The key pick up instructions were easy to follow. The flat and parking were also easy to locate. This was a great location for our 2 night stay. It felt safe to walk around and get to the different restaurants in the area. The flat was clean and full of necessary items.

Wonderfully comfortable flat that was about a 25 minute Uber ride from Old Town. It was good to get away from the main area, and other than some very loud people on the street on Saturday night and the call of seagulls nearby, it was nice and quiet.

We enjoyed our stay very much. The apartment was perfect, nicely furnished and on a quiet street, in a neighborhood that's central enough (20 minutes by bus to Prince Street) and full of character, with cozy little cafes and restaurants and pubs wherever you turn. Stuart is a great host (our plane was late, and he stayed up just to make sure we were able to get into the apartment). A wonderful experience all around, thank you.

A beautiful little apartment in the heart of Leith. Close to some gorgeous cafes and pubs - plus the locals are absolutely lovely! Also good transport links to the town centre. Would recommend this place to any family or friend group looking to stay in Edinburgh

We are a family of 4, adult kids, and a 5th joined us for a night. Well located for many attractions, supermarkets, pubs and restuarants. A brisk walk to Edinburgh old town (or busses available) and tram tracks bring maintained. Easy access to drive North and South, and a bonus with parking as we had a hired car.
