I liked that the house was clean, and that the check out time was 11 o'clock and therefore not at all stressful to vacate on time. The welcome treats left on the kitchen table on our arrival were very much appreciated. Great sea views from the front of the property. Master bedroom had a very stylish walk-in shower. Beds very comfy.
Minor point is the squeaky doors. An extra shelf in the oven would have been great!

The house was immaculately clean and very well stocked.
There were no serious negatives but visitors should know about a little noise from the port during the night (but only if that would be an issue for them).

The accommodation was excellent. Had all the facilities required for a comfortable stay. Rooms were spacious and clean with a good view of the sea. A half hour drive away from Alton Waters were we did kayaking and cycling. Would definitely recommend to others.

Brilliant location. Toilet on each floor. Views lovely from the front of the house. Had almost everything that was needed for our stay. Great to have a dish washer and a washing machine.
No pizza trays, no bathmats.
Bed was to soft for myself but everyone else loved them.

A lovely comfortable house, with super views of the sea. Excellent location for four friends to spend a few days together.

- Great location - nothing can beat those sea views! So close to everything too and that promenade walk was so lovely
- Good bedrooms, comfy beds, plenty of storage and finally someplace that actually had enough hangers for us all!
- Good decorative order throughout the inside of the property
- Good wifi
- Good selection of DVDs and indoor board games to keep kids entertained
- Good kitchen appliances (toaster, kettle, oven, microwave, dishwasher, washing machine)
- Good communication with host before and during trip
- Easy parking
- Good recommendations by host - Landguard fort was great, nature reserve was lovely, Ruby's cafe was yum, the sea front gardens were nice, the kids loved the arcade, the Orwell river boat trip was lovely and Colchester zoo was amazing
- Nice little touches by the hosts/ managers which we noticed - little shampoo and shower gels, hand soap and toilet rolls, foil, salt, pepper, other basics including tea and lavazza coffee, the sea themed paintings everywhere were very apt
- Nice things we discovered very nearby - the "kitchen" has lovely food, cakes and coffee, the Waffle Shack on beach street is amazing as is the vegan restaurant and the smoke house
- The dining table and chairs filled the kitchen area. With 5 of us sitting there was barely room for one to get things out of cupboards or oven without bumping into chairs at the back
- We entered from the back after parking our car. The entrance was a bit disappointing, two very sad and dead dried up plant pots, artificial grass and balcony furniture that is very dated. Back entrance needs TLC
- Cleanliness was good, but some attention to detail could have made it better (upstairs bathroom had some mould, the juliet balcony railing were very dusty and full of cobwebs)
- The plates and mugs felt randomly put together. Not enough mugs for the 5 of us as we are big on tea and coffee drinking!

We didn’t eat the breakfast. The closeness to a superb beach, the exceptional cleanliness and facilities offered ensured we had a great holiday.
Balcony furniture was tired and only for 2 people.

There were 14 adult-sized knives in the drawer but only 3 adult forks! Bulb had gone in one bedside lamp, had to take one out of dining room lamp. My grand-daughter found a beer bottle filled with cigarette ends under the decking

Great clean and homely house with fabulous sea views. Beds are really comfortable and the house is equipped with everything you need.
The communication from both the Owner and the Cleaning Manager were excellent and the Cleaning Manager even made a special trip to drop over some coffee pods to us when we were unable to source them in Felixstowe
The house really is a lovely holiday home so cant think of many improvements. Maybe just another set of keys would have been useful so as a family we could have gone out independently.

House is lovely and very clean. Plenty of space for family of 6. Great location for town and beach.

Location, parking, beds
We'd asked for one of the twin rooms to be made into a double but this didn't happen.
There was no bin liners, no dishcloth to wipe down the table or work tops....not even kitchen roll.
My husband went out next morning to buy all these things. I had plenty at home but didn't think to pack them.

Location superb, can walk along promenade to Felixstowe Pier or walk to stunning Viewpoint at Languard Fort. Being able to hear the sea from master bedroom was calming and relaxing. Very well equipped property and comfy beds.
Better cleaning, under bed had not been hoovered. Also need to take a toothbrush to clean along edge of bath on first floor. Everything else was very clean, maybe had been rushed?

Absolutely everything!!!!! The beds, towels, sofas, decking, bath, shower, kitchen supplies, dvds, board games....
The view, location, easy instructions..
It's honestly the slightest negative and only because I'm a clean freak but the kitchen was a little grubby, but when I say freak....I mean it; I brought floor wipes, cleaned the floor and really enjoyed myself. I wanted to do the cupboard doors and chair legs but got told off by my daughter.

Great place by the sea! Excellent views. Great sized bedrooms, the living and kitchen space was sufficient for a family of 4.
Parking is very handy right by the back entrance.
