Dear potential guests. We thank you for looking at our wonderful home. If you would do us a favor, please read all of the information listed here. We have a list of potential fees you may encounter when booking. Thank you for your time.

As of Nov 2023, the pool is heated to a comfortable 85-90 degrees from November to March.

Totally remodeled 5 bedroom/3 bathrooms, sleeps 12 in beds and 2 on a brand new queen size sofa couch. Three bedrooms are upstairs. 1 King size master on-suite, with cable TV. One bedroom with a queen-size bed with a full bathroom. Also a bedroom with 2 full-size bunk beds with gaming TV. Then downstairs, we have a bedroom with 2 queen beds and another bedroom with a queen-size bed, and a full-size bathroom. The living room has a sectional sofa, with additional chairs for plenty of seating. A 60" Smart HDTV. Great location! Only 4.5 blocks from the seawall and 1 mile from the strand. Beautiful heated pool for relaxing after a day at the beach. Please understand this pool is only 5 feet deep and it is NOT for diving and is heated from November to March to about 85 degrees. There is plenty of deck space that is covered along with a ceiling fan for your comfort. A gas grill for your cooking pleasure and an outdoor table and chairs.

For events, we do not allow more than 20 guests at the home, including the 14 who may stay overnight.

Possible fees each will be charged at the time of booking or just after.
Nightly rental fee
State and City Hotel Taxes of 15% Total. HomeAway collects the taxes
A cleaning fee of $190 for your stay
A non-refundable pet fee of $75 for the first pet, $100 for 2. IF you bring a pet, and we have a 2 pet maximum. Just select the Pet option when booking for 1 pet,
otherwise please let us know and we can invoice you for your other pet.
A VRBO service fee. This is a percentage of your rental fee set by HomeAway
and this fee goes directly to VRBO.
Guests purchase when booking an insurance policy for $79 that covers any damages.

Please note, on certain days the pool company will come into the driveway gate to service the pool. It is usually in the morning about 9 am. Also, housekeeping could show up at 11 am on departure days, especially if another guest is checking that afternoon.

PLEASE clean the grill after each use, this helps the next guest and housekeeping, enjoy the grill when they arrive. Let Richard know if a propane bottle is empty.

To decrease litter on the beach and protect marine life, the City of Galveston has implemented a City Ordinance (No 19-017 Secs 8-27) that states all items left on the beach after sunset will be discarded. The Galveston Park Board strictly enforces the ordinance.

Out of respect for our neighbors, we cannot allow large gatherings at the home. No Prom or Graduation parties. If you are thinking of having a gathering at the house, please ask the owners before booking. No DJ's for music

During hurricane season, June to Nov, no refunds are offered for a stay unless a category 1 or higher named hurricane is headed at Galveston.

This is our third stay at this property and we love it. We love the location, the property manager is responsive, it's clean, the kitchen is well stocked, and it has everything we look for in a home away from home. We always come and stay for a full week; so, that said, we also look for comfortable beds. Unfortunately, the mattresses in the master bedroom and the upstairs bedroom with the queen bed are in dire need of replacement. There's a deep divot in the middle of the mattress in the master bedroom where you roll to the middle; and a divot on the side of the mattress on the queen size bed so that if you sleep on the wall side, you will roll down to the other side. We will definitely return if the mattresses are replaced.

The house is great, very nice. Sits on a Main Street, currently, there was construction going on. Rooms were nice and spacious. Some of the mattresses were a bit uncomfortable. The Master shower fell a little short, considering how beautiful and big it is, one showerhead and low water pressure. We had to deal with a lot of knats in the house, it turned out there was a lot of dirty water sitting in the dishwasher. The pool was heated, but it was a little chilly for our liking, plus it was super windy outside. Walking distances to the pleasure pier was nice.

The house was great for our family. We were just a short walk to 25th Street to watch the Mardi Gra parades. In-between the parade times, our kids/grandkids swam in the heated pool.

Disappointed. There was street construction so getting into property was difficult. No hot water in shower upstairs ( that meant 7 showering downstairs). Toilet upstairs needed to be replaced (that’s what the manager told us) floors were like a fun house uneven and trip hazards. Doors had air leaks and did nothing to quiet the construction noise.

We had a fantastic long weekend with friends and family in the house. The pool was great. The neighborhood was quite, yet a close walk to restaurants, bars and the beach. The kitchen was well equipped for cooking and everything needed for coffee was stalked. The beds and couches were comfortable

The house was great! Perfect location convenient to the sea wall and the strand. The house was exactly what we needed… everyone had their own room, plenty of bathrooms and space overall. We really enjoyed spending the day in the pool and outdoor seating area! We will keep this one on the list for the future, for sure!

Great house for my best friend her husband and 3 kids and my husband and our 4 kids. Enough room for all of us. Down the street from the beach but we preferred our time at the house pool. We BBQ one night on the grill while relaxing on the deck. Boys were able to play video games on the Xbox. Our girls had their little slumber party in the front room. Something to do for everyone. We all had a great time. Definitely home away from home vibe with washer, dryer and fully equipped kitchen.

The house is set up perfectly for several people. The rooms are a nice size and the beds are comfortable. All the little details were nice. We noticed something new each time we looked. The location was also perfect since we went to the beach and to La Kings on the strand. Both of those as well as Shrimp n Stuff were very close and easy to get to. My only concern was the lack of lighting in the pool at night. There is a light in the pool but it either wasn’t working or we just never figured out how to turn it on. The water was warm but that’s to be expected with a small pool in this heat. Overall, we had a great time and will definitely consider this property in the future.

We had a terrific time hanging out with our grown children and their families. We came down to celebrate my niece who graduated a couple of weeks ago from TAMUG. She and her boyfriend drove over and joined us for a family bbq. We grilled, enjoyed the pool and played games at the large dining table. So much fun. The house was perfect and everyone really enjoyed it. Thank you,, thank you!!

We had such a good time, this was our first "family" get together. We spent most the time outside on the patio and in the pool. The house was in a great location that we could walk to the beach or walk downtown. We wish we had a couple more days, it was hard to leave.

Our family loved the covered back porch, gas grill, and pool. We spent all of our time outside. There were plenty of beds for everyone to have a place to sleep. The master bedroom faces the street and the bright street lights. The room is lit up bright at night. Bring a sleeping mask. We would definitely stay here again.

We've stayed here twice - cute house, great location. Upon our arrival, we found that one propane tank was almost empty and the spare was completely empty (disappointing since we had rented the house for 7 days during the July 4th holiday); the property manager responded quickly but asked us to refill the tanks and reimbursed us. Nice pool and short walk to the beach but bring your own beach/pool towels as the house didn't have any. We brought some beach towels last time but didn't bring any this time because we thought the house had some during our last stay. Overall, we had a great family vacation at Just Beachy.

Excellent vacation house for a large family; plenty of space for the kids and adults; the large dining table easily accommodated the family; the house had all of the amenities required for our stay and we knew we were in a beach house; location in Galveston allowed us to walk to many venues and the beach; and off course the pool - it was great and offered many hours of entertainment for all of us.

First impression was the property was that it was a little worn. However on the second morning the owners brought out new cushions, pillows and umbrellas for the deck chairs and pool. Sometimes the small things can make a difference in overall appearance. We really enjoyed our stay! The host as well as owners were very attentive to any concerns and you can't beat the location. You are within walking distance of the beach and Pleasure Pier!

I booked this home, for a long weekend, for my son’s wedding. I had relatives coming from Chicago so I had to get something large enough to accommodate 10-12 people. The house was larger than I thought and was just perfect for what we needed. The pool was an amazing bonus. We chilled out by the pool the day after the wedding and grilled hotdogs and hamburgers on the gas grill. The driveway fit a few cars perfectly, but there was ample parking along the wide street in front of the house if you need it. I would definitely book this house again. I reached out a couple of times to the owner and was promptly acknowledged. Great communication. Overall, great stay!

We had a wonderful time. The kids loved the pool! The extra pool towels were excellent. Pots and pans could be updated but we had everything we needed for a fun Galveston stay. The house is conveniently located and is just a couple minutes to The Strand, beach or Pleasure Pier.
