This cottage underwent an amazing renovation in 2017 and has been newly configured to feature 5 bedrooms, and 4.5 baths so that it now comfortably sleeps 12 guests. Artfully rebuilt by inspired new owners, this iconic family cottage harkens back to the early vision of Seaside with its fully screened front and rear porches with rocking chairs, ceiling fans and hanging swing, perfect for taking in an early morning steaming coffee or the late afternoon breezes.
Newly renamed Biscuits, this Forest Street favorite features original timber detailing creamy white subway tile, with premium fixtures and accessories. The main floor highlight is a remodeled kitchen with stainless steel appliances. The wrap-around kitchen features a central island with three bar stools and a separate dining area with a 22-foot ceiling and grand trestle table. Just beyond the kitchen is the large living area with a gas log fireplace, 55-inch curved screen Smart TV, slip-covered sofa, and cushioned window seat. Also on this floor, you will find a King primary bedroom with a private bath featuring indoor and outdoor showers and a second bedroom with two single beds and a private half bath. Biscuit was a great family cottage for our big bunch. Five bedrooms so everyone had their own space. Spacious beautiful cottage! Forest Street is quiet and not far from the action. Short walking or biking distance to East Ruskin Pavilion. Easily walk or bike anywhere! Highly recommended!!

This was our second year in Biscuits AND Gravy. My grandchildren especially love the nearness to the family pool. That was particularly important this year because of the rain since the pool has a roof. Homeowners Collection is very nice to work with. The large screened porch is important because the living room is not really large enough for everyone to be in. But screened porch living is what it is all about!

Our family had a wonderful time in Seaside again this year! The accommodations were very comfortable and suited all of our needs for three families including two young grandchildren! We felt the house was very clean upon our arrival which is extremely important to our family. The location was very convenient for beach, playground, town center and Ruskin Square. Even the Westside pool was only a short walk easy for the grandchildren. We enjoyed many meals in the town center, the airstreams make it convenient for everyone to find food they liked (even many dairy-free and gluten free options!)

We enjoyed the house but were disappointed that it was not cleaner. Also with the hefty, non-refundable damage deposit we would expect complete sets of wine glasses, china, pots and pans. Instead the kitchen was an assortment of odd sets of this and that. We had to request more wine glasses (three mis-matched ones in cabinet).

6 women stayed here for a tennis camp at Seaside tennis. The location is perfect. The trail to the tennis court is right at the end of the street. We had plenty of room and sat on the front porch visiting a lot. We loved that the stores and restaurants are a few blocks away. We would stay here again.

We absolutely loved "Biscuits"! The home has been renovated recently and the interior is beautiful with a "beachy" decor and beach-themed artwork. The layout is perfect for a large family or extended family. The rooms are spaced out evenly and each bedroom has it's own bath and feels private, like you have your own retreat. I also liked that there were multiple entrances into the home (front porch, back porch and even 2 outdoor shower entrances). The home feels much bigger than the listed sq.ft. The location is good - pretty central and very close to the playground and one of the pools. It's a little farther in the back, so you do have to walk a little more to the town square, but it's all still very close. We had a couple small issues, like the coffee pot not working, a stain on a quilt, etc - and HOCO fixed the problem right away. I loved that they were available via text all day long if we had questions and they were very helpful. Highly recommend booking through them. Loved the cute Seaside tote and nice amenities we got when we arrived.

This property, "Biscuits" was perfect for our family made up of our grown kids and grandkids totaling 11 while my wife and I stayed in the sister property next door, "Gravy". This was our first trip to Seaside and we couldn't have chosen a better property or location. The management company was extremely good to deal with and met our every need.We will definitely stay here again!

This is a wonderful home for large groups with a nice roomy screened porch on front and a smaller one on the back. Everything is updated and tasteful. Homeowners Collection is an excellent agency. The cottage was very clean. One note is that there is only one king bedroom, not two as the description states. It is close to the covered family pool and the tennis/pickleball courts which was very convenient.

Beautiful and comfortable cottage with distinct qualities, such as comfortable beds, beautiful decor, and an amazing setup in the kitchen. The front porch is spacious with comfy rocking chairs and a swing. This cottage is great for a family accommodating grandparents, parents, and grandkids. The cottage is across the street from the playground, a covered pool, and the fitness center. The beach access is a short walk and the benefit of staying on Forest Street is the peace and quiet.

The house was great. Perfect set up for three families of four. The location was close to beach and town. The beds were comfortable and kitchen was stocked with essentials. I would note the house only has two parking spots, so if there are three cars that is something to consider. I’m sure in the summer it would be easier and feel more comfortable to leave a car on 30A, however with all those teenagers running loose we decided to pay for the closer parking. Nothing to do with the house, but I would also mention that there is an 8pm curfew for teenagers that week. I understand the towns need to keep it under control but it was a little unrealistic and annoying that the kids couldn’t even hang out on the beach until a normal hour. I would definitely stay at this house again, but I would wait for Summer.

Spring Break 2022
The house was great. Perfect set up for three families of four. The location was close to beach and town. The beds were comfortable and kitchen was stocked with essentials. I would note the house only has two parking spots, so if there are three cars that is something to consider. I’m sure in the summer it would be easier and feel more comfortable to leave a car on 30A, however with all those teenagers running loose we decided to pay for the closer parking. Nothing to do with the house, but I would also mention that there is an 8pm curfew for teenagers that week. We had a nice stay at Biscuits but were surprised by the the disappointing way it was outfitted. The wine glass collection was four mismatched glasses. There were a number of small pots but not many of any size for cooking a real meal. Only one decent pot had a lid. There was not one teaspoon in the house. All were missing. Of the five bathrooms only two had two rolls of toilet paper. The rest had one roll each for a stay of four days. There was no dishwasher detergent. Not even a one or two day supply to get a first or second load underway.
The house looked fine on the surface but sorely needed a deep cleaning especially the porches which were coated with dirt and mold along the ledges. The ceiling fans on the porch were covered with grime.
Considering the rental fees charged for the houses at Seaside and the high non-refundable fee charged for damaged/missing items I was surprised to find this cottage in this condition. Why aren't they using the non-refundable fee they charge every guest to replace the wine glasses and teaspoons and pot lids that disappear?

We had an extended family vacation from 2 years old to 70 and Biscuits was great for all especially the short walk to the pool and playground.
We had a minor reason to call the property managers with a question/help and they responded quickly.
The one drawback was the staircase which was difficult for a 2 year old. We bought a temporary gate for the top of the stairs.

We had an extended family vacation from 2 years old to 70 and Biscuits was great for all especially the short walk to the pool and playground.We had a minor reason to call the property managers with a question/help and they responded quickly.The one drawback was the staircase which was difficult for a 2 year old. We bought a temporary gate for the top of the stairs.

Very nice property generally speaking— it was in good condition, clean, great location, tastefully decorated and has appropriate amenities etc. Getting two bikes was very nice as the entire area was sold out. There were some disappointing elements too (especially when considering the 2K per night price).
— Mattresses were AWFUL (in nearly every room). The master bedrooms were old, squeaky and terribly uncomfortable. The bunk bed room mattresses are fit for a county jail (not exaggerating). Grade F
— The TV connection / programming is the worst I’ve seen in a long time. Connection is bad, it’s hyper complicated and it doesn’t produce HD at all (even on HD channels). Directions were useless. We lost connection at the halftime of Final 4 and blew 2 hours trying to get the Masters on. Grade D-
—Beautiful big dining table, yet all 4 comply chairs on rollers kept giving out (the chair would collapse when an adult sat in them- eventually that’ll be a liability issue as two of us actually fell down sitting in them (they were basically useless).
—Fridge was not cold enough, needs a real ice maker (makes 1/2 try a day), no laundry detergent and there were no plastic/insulated type cups (every beach property has those).
All in all a nice place but it definitely needs some attention and a few investment dollars to meet expectation for that price.

Family beach house
Fresh Cream was a well furnished home and wonderful for all ages. From 6 rocking chairs and a swing on the screened porch to every dish and utensil you would need in the kitchen and a nice grill! The layout of the home was very nice. Great location as well.

Home was perfect for our family! Our children are young adults (2 college grads, one in college and one in high school). We enjoyed the patio for visiting and large table for meals and playing games! We would definitely recommend Seaside and this home!

Great house. Bathrooms very nice with great linens and lots of storage. Huge dining table accommodates large group. Screen porch great additional common area. Bunk beds probably best suitable for kids/teenagers, not adults. Noise does reverberate through house so for infants/ small children sleeping might be issue. Otherwise, great experience!
