-Basement (partially finished): spacious, accessible from upstairs and backyard. 3rd bedroom with QUEEN bed and another QUEEN in music/rec room. No bathroom yet on this level.

There are short term rental homes and there are homes that contribute to your experience. This house is the latter. It's tastefully furnished with thoughtful touches throughout and the musicians in our group were on cloud nine with the all the instruments and records. The home had something for everyone, but I think we could all agree the main shower was the dark horse of the weekend, people were fighting over it!

We had family staying from out of town and found this lovely home. We found our host Sam to be extremely easy to work with. Check-in and checkout procedures were well laid out and easy to follow. There was an excellent house manual with a lot of good information and restaurant/activity suggestions.
The house itself feels homey. It is an older home with aesthetic features like coved ceilings and yet the convenience of high-tech electronics throughout the home. The little touches like the little benches all over the house - they are simple and highly functional.
We loved the artwork - different kinds and styles. And the musical instruments along with the posters of the host's bands. It really gave this home a special personality.
The house is on a busy street, but it's very quiet. There was space for two cars to park, so we didn't have to search for street parking.
We highly recommend this home and will definitely use it again for future gatherings.

The stay waa magical from the host to the property and location. This is a real home, it is furnished like someone lives there - with quality goods and a packed kitchen. Our family stayed for early Christmas- 8 adults. We loved the home and couldn't stop raving about it. It was also the cleanest home I've stayed in as a rental, it was spotless. 10/10 recommend. Coziest Christmas by the fire.

Sam is an excellent host! My family, me, and my three dachshunds stayed here for a weeklong surgery and recovery and it was immaculately clean, cozy and inviting, has lots of character, modern conveniences, in a beautiful location and includes a lovely little yard. We went down to the beach several times (blocks away), enjoyed the delicious wine and chocolate thoughtfully left for us by Sam, and even walked around the beautiful neighborhood. We felt right at home and want to stay at Sam’s everytime now! Thank you so much, Sam, we will be back!

Fantastic host and home. Attention to detail is everywhere including the excellent home binder with need-to-knows and great suggestions for coffee, food, activities and places to see. Loved the gas fireplace. There also is a beautiful backyard. Home layout was great for four adults needing three bedrooms.

My mother and aunt stayed in the house for a week while they were in town for a visit. The house is beautiful - great furnishings, comfortable beds, a well-appointed kitchen. It's clearly not an investment rental - it had everything they needed and more. And all of it was of great quality. We'd love to rent the house again if we need overflow for guests.

We stayed at Sams place for a recent weekend visit to Seattle. I’ve stayed in many short-term rental properties around the world and I must say I’ve never stayed in a place that was more completely equipped with everything you might want or like and more. The place is in Ballard and very conveniently located to sunset park or downtown shops and local neighborhood cafes and restaurants. The beds were very comfortable and despite being located in a busier thoroughfare, it was very quiet. I don’t think anyone could ask for more. Definitely would stay here again when visiting the area.

We stayed here while exploring Seattle and surrounding areas. The house is in a nice quiet neighborhood. It is a charming house with lots of character. It was very clean, comfortable and had everything we needed. We picked up pastries in the morning at local cafe which is a few blocks away and had a nice morning walk. Easy walk to great sunset views as well. There are lots of restaurants, bars and shops in main area of Ballard which is very close. Communication with the owner is easy. Would be happy to stay here again.

The house was spotless when we arrived. An absolutely beautiful home and everything was so well thought out for guests. The neighborhood was so cute, very safe, and a perfect distance from great restaurants and not too far from downtown Seattle. We had an excellent stay and would definitely stay again should we come back into town!

Definitely 5 stars in every category--quiet, clean, conveniently within walking distance to Ballard Farmer's Market and restaurants, off-street parking, lots of space, and a kitchen with everything we needed for coffee and cooking. Staying here made our family visit to Seattle relaxing, comfortable and fun.

We stayed in this property in early April 2023. The house is as charming as the pictures suggest (if not more so). We thoroughly enjoyed the fireplace, lights in the backyard, coffee, and Sonos sound system. Parking was easy and off the street. Sam coordinated everything well in advance of our trip and was always available for answering questions. I would absolutely stay here again when I return to Seattle.

Our stay was even better than we could have imagined. Sam's home is stunning and very clean. This area has many great places to eat and to go out and enjoy some drinks. Easy drive to Pikes Place and U of W. Our teenage daughters were very comfortable and had plenty of room to relax, and our doggies enjoyed having a closed in yard to roam around as we watched them while enjoying the beautiful yard. The neighborhood is lovely to walk and neighbors were friendly. Our host, Sam, was quickly available for questions about the area. We will definitely be back. Thank you, Sam, for everything.

The reviews are true! What a great little bungalow, tucked into a delightful neighborhood in NW Seattle. Sam is an exceptionally thoughtful host, who clearly has given a lot of thought to how to create a great experience for his guests. We liked everything about our stay and would happily stay again. We're former Seattle residents and were happy to have a landing spot near all of our favorite places. If you're looking for a home and location that offers a "live like a local" experience, this is it.

I stayed at Sam's property with four friends while on vacation in Seattle. I've given Sam and his house the maximum ratings, and I still feel like it's not enough.
Sam was very communicative in advance of the stay, making for an easy check-in process, and was responsive throughout our stay when we had various questions about things around the house. In all my stays, Sam is easily the best host I've encountered. Hands down.
The house is beautiful with a great vibe and comfort. Sam is a coffee connoisseur who encourages his guests to enjoy a taste this passion. Morning coffee and breakfast was one of my group's favorite aspects of the stay!
The backyard is beautiful and served as a common hangout spot for our group, both during the day and at night. The bay is visible just one block west of the house, and accessible (with a park) three blocks west. Downtown Ballard was a 10 - 15 minute walk, or 5 minute Lyft/Uber. The neighborhood was safe, clean and beautiful, with many new constructions in process - in other words, walking day or night to/from the house and Ballard was totally safe.
Whenever I'm in Seattle again, I'll try to book with Sam, and my friends feel the same way. I couldn't recommend him (and his home) enough!

This Sunset Hill home was a perfect fit for us and our family. The beds are very comfortable and having two full baths made a huge difference for everyone's privacy.. We were able to entertain our friends in the lovely backyard, The kitchen had amazing knives, pots and pans and most utensils we needed.. Sam was an amazing host coming over to help me set up the TV, spending a long time to make sure it was done correctly. The location for us was perfect, close to friends, close to the golf club where my husband plays, close to the parks along Puget sound. We hope to rent again next summer for our annual trip to Seattle.

My husband and I really enjoyed this charming, comfortable, and unique Ballard bungalow. It is well-stocked, clean, and decorated with care. There are thoughtful touches throughout such as blackout shades (essential in the summer in Seattle) and lots of hooks. The backyard was a real bonus.
Sam was an exceptional host. He provided us with a warm welcome and was conscientious in attending to issues that emerged.

I chose this property for the location neat Golden Gardens and Green Lake, both of which have terrific family oriented activities and great beach areas. The house is fully equipped with everything you would need to enjoy your stay. The host is easy to reach and very helpful.

We had a family group ranging in ages from 15, 17, adult to mature adult. The house was very comfortable, very clean, and had all the necessary kitchen tools/equipment we needed.
The sheets were very soft and all the beds were comfortable.
We enjoyed the bonus of a piano in the living room. There is a lovely back yard/garden to enjoy. The owner was very easy to work with and helpful.

My family including my small dog enjoyed a wonderful and comfortable stay at this beautiful home. All the amenities were wonderful and Sam was an attentive host at check in and even during our stay to ensure that we had everything that we needed. One of our favorite adventures was the short walk to Sunset Park to see a beautiful Seattle sunset.

Wonderful House in a Great Location
We were a family of five celebrating our son's graduation from UW. From my daughter in law playing the piano and my husband and I re-living our youth playing LPs at the record store where we met, to my older son's love of all things coffee, the house was a perfect fit for us. The neighborhood was great fun for morning walks and near by for restaurants. Sam was the perfect host. We loved our stay!

The house lived up to the many 5-star ratings of other reviewers. We booked the house in May to celebrate milestone family events in Ballard and everything was perfect--even sunny weather that allowed us to enjoy the beautiful back garden (rare in Seattle). Thanks for a memorable time.

You won’t want to leave!
Sam’s beautiful home was the perfect place to gather and celebrate Mom’s birthday! The house is expertly decorated with very interesting and unique artwork. It’s also located in our favorite part of Seattle so there’s unlimited food, drink and fun options all around you. The owner, Sam, was as welcoming and easy to communicate with as you’ll ever find. I can’t recommend this location any higher! Loved it!

Musical Home
This home is absolutely wonderful and most importantly, musical. I stayed here for the weekend to visit family with my 1 year old daughter and I couldn’t have asked for a better house or neighborhood. The home was clean, dog friendly, and had everything you could possibly think of. I appreciated Sam leaving rubber ducks in the bathtub for my daughter, the eco friendly baby laundry detergent by the washer, the dog toys for my dog and the wine and chocolate for me.
The backyard is beautiful, and my daily walks along the neighborhood were pleasant and filled with options of great local restaurants.
Don’t hesitate to pick Sam’s beautiful home.

A Seattle Gem
Whether you have lived in Seattle and regretted leaving (like me), or are visiting for the first time and want an authentic Seattle neighborhood experience, then this property is the perfect choice. The house is a quintessential Seattle pre-war bungalow, in the process of being lovingly restored by the owner. It somehow manages to be simultaneously cozy and airy, modern and vintage, sleek and rustic. It was spotlessly clean upon our arrival, with wine and chocolate accompanying the personalized instruction sheets. The bedrooms were the perfect size and layout for my family's needs, especially as the tween was able to use the basement as her own personal dorm room, which made life upstairs easier for all. Thoughtful touches abound, such as abundant plush towels, bedside charging stations, and plentiful hooks - truly, I cannot say how much I appreciated all the hooks! The backyard is a Pacific Northwest arboretum in miniature, with fruit trees (we enjoyed both fresh figs and peaches during our stay), hydrangeas, dahlias, jasmine, lavender, herbs, and a towering evergreen. It felt so private and soothing to return to after a busy day of sightseeing and activity, and was perfect for the small gatherings of friends and family we hosted. It was also nice to have both a dining room and a breakfast nook to accommodate adults and children. The neighborhood is adorable and fun to explore - go up the hill for spectacular views of the ocean and Olympics, and drive less than 10 minutes to the eclectic shopping and restaurant district wedged between Market and Shilshole Aves...have oysters at Walrus and Carpenter, Dungeness crab eggs Benedict at Salmon Bay Cafe, margaritas and esquites at Gracia, and ice cream at Salt and Straw. Or just go to the Ballard Market and gawk at the produce section. Also essential to any Seattle experience is walkable coffee and baked goods, and Cafe Piccolino provided fantastic espresso and the best marionberry scone I've ever tasted. The house also boasts an abundance of coffee making equipment and cooking gadgets! The property is close to Sunset Hill Park, Golden Gardens, and Discovery Park. and getting to and from the downtown Seattle area to visit the Pier and Pike Place Market was surprisingly easy. Sam was a very attentive host, responding promptly to texts and questions, even bringing over a coffee grinder at one point. Because, coffee. He clearly loves his home and it was a joy to inhabit it for a week!
