Situated just 9 houses from the ever-popular 40th Street beach, our perfectly-appointed upstairs 4 bedroom/3 bath vacation unit provides a great home base for families to enjoy all that Newport Beach can offer. Here's what you'll find:

LIVING/DINING AREA:
- Leather sofa and love seat
- Streaming TV
- Fireplace (currently is not operational)
- Sliding glass door to front balcony area
- Dining table w/ seating for 6-8
- Open to kitchen

KITCHEN:
- Large and small appliances
- Fully stocked with gear for meal prep and dining (dishes, glassware, flatware, cookware, bakeware, etc.)
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
- Breakfast counter w/ barstool seating for 2

Bedroom #1 (Primary): King bed; Roku TV; ceiling fan; en suite bathroom
Bedroom #2: Queen bed; ceiling fan
Bedroom #3: Queen bed; ceiling fan
Bedroom #4: Queen bed; ceiling fan

EXTRA SLEEPING ARRANGEMENTS:
- To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided.
- Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

PARKING:
- 2 tandem spaces in shared 4-car garage accessed from rear alley. Fits most vehicle sizes.
- Garage is accessed via rear alley
- General street parking can also be utilized throughout the neighborhood when available and on-site parking is being utilized.

ALSO:
For additional accommodations, the downstairs 3 bedroom/3 bath unit can also be booked simultaneously, when available, to accommodate larger family or business groups on the entire property.

LOCATION:
This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Good: short walk to the beach, roomy place that was very clean. Bad: this place is on a corner next to a busy, loud road. Even at night it’s loud.The kitchen was not well stocked & was short of glasses and no way to store food. Be aware there are no spices or condiments of any kind. The kitchen faucet water never gets cold. Overall, overpriced for what you get.

This was the perfect home for a 70th BD celebration, a block to the beach, and within an easy walk to Newport Pier and parks. The bedroom/bath layout is well suited for grandparents to share with their kids and grandkids - giving privacy for all. Very clean and well appointed. Management was prompt and accommodating. Suggest walking north on the beach at low tide in the morning to collect shells. We would definitely return for another visit.

This place was the best one we stayed in Newport for sure. Of course, it helped that only four of us stayed in this house. We are frequent visitors to Newport Beach/Balboa are and by far this home was our favorite. Enjoyed our long extended week stay and would consider it again next time.

We brought two families and had a great stay here! The house is a block back from the beach so it was really easy to walk down any time. So nice that beach chairs and towels were provided. The house was clean and comfortable to stay in.

We had an amazing vacation. The property was just perfect for our family of 5. We were so comfortable with all the amenities. We went to the beach everyday and used the available beach chairs. The location was excellent. We would definitely stay again. The deck was a great place to drink our morning coffee. It was a great place to spend our spring break. Thank you so much!

There were 3 couples that stayed, 3 siblings and our spouses. There was plenty of room and privacy for us all. Comfortable beds and we all had our own bathrooms. The location was great as we walked to most places, with the beach one block away. We will definitely use this property to rent another time.

My family had a very nice week at this Vrbo. Just a couple minutes from the sand and walking distance to the grocery store and many restaurants. Plenty of bath and beach towels provided as well as toilet paper. The only downside was the road noise at night in the master. We had read that it could be a problem so brought a sound machine but even with that on and the fan I was still woken many times a night by loud cars and motorcycles. The master bedroom also does not get very dark as there is a window without blinds and a really bright street light outside. That said I would stay here again. Thanks for a great stay!

The property was great. Everything was very clean and lots of room for a group of 6 to 8 people. Enjoyed the balcony and easy acess to the Road being the corner house but very close to the beach. Early check in would have been nice because we Flew in from out of town and had little ones but there was absolutely no exceptions as to arrival early.

The location of this house is perfect with easy access to the beach, pier, and local grocery store. It was spacious and the central air made the evening perfect. The kitchen had everything we needed to stay in and BBQ. The check-in/check-out was seamless. This is a gem of a house with everything you need to enjoy beautiful Newport Beach! We will stay again!

Overall nice place good amount of room. Needs door knob that stays on master bedroom. The dishwasher is insanely loud, the toaster only works on one side and the trash was full the whole week we were there. No ice production or water out of the fridge. Toilet paper holder broke. Sink leaked. Beds a bit stiff.some of the chairs on sight were broke or not useable. Good location. Good air conditioning. Nice having 2 parking spots. Like the outdoor patio.

The place is very spacious and sleeps the 6 adults and two young children very comfortably. There are three full baths and a laundry room on the private second floor which is also very close to the beach in a very simple walk. Plenty of garage space as well! We parked full size Tahoe and a four-door sedan with ease in the secure garage. If there was one area, and seriously only one area, for improvement it would be for bathroom towels. We don't ever expect the Four Seasons, but we do think an upgrade here is needed. We decided to use the supplied beach towels instead! Much better!! Food and grocery stores are within a few blocks walk along with a Cold Stone! All in all a very nice place.

Perfect house size and perfect location. It was my husband's 60th birthday present, we had our son, his wife and the kids with us as well as my brother and his wife. We enjoyed the beach, and how close it was to restaurants. Very clean with all the amenities that you need. We will be back for sure!

Property very well appointed.,clean and homey. Located near restaurants and other amenities. Traffic somewhat of an issue at night. Could not find an iron and blow dryers get VERY hot and likely need replaced. Overall we loved the house and are looking at returning again next year!

The property was clean and the location was perfect. We had 2 adults and 5 teens and never felt like we needed more space. The 4 bedrooms and 3 baths was great. It was a bonus to have air conditioning too. If you have more than 1 car it can be difficult to find parking for the 2nd car but that too wasn't a big deal. The property is a block from the beach. It was great!!

We are so happy we chose to rent this unit. The location was amazing, a 2 min walk to the sand. The property was clean and updated And the check in was a breeze. We loved the outdoor bar area and we the available light weight beach chairs and beach towels. Very busy location so the parking was a huge plus. One note- if driving a Large SUV it will not fit in the garage. Will rent again

We really enjoyed our stay at this property. Everything was very clean and is exactly as advertised. Love the location, super close to everything. Less than a minute walk to the sand. Property layout is really great for a larger group, although we only had five, could have comfortably had more. And the beds were super comfortable as well. Would definitely recommend and would definitely stay again.
