Stayed at El Pedregal for a week with my wife and 2 friends of ours. Communication with the owner (Viktor) was great. He replied quickly to every question I had. As the vacation date got closer he passed me off to the house manager (Carmen) who was also great and very easy to deal with through WhatsApp. House is spacious and clean. Master bedroom is gigantic. Outdoor ‘shower room’ off the master bedroom is a great feature. Back deck is shaded most of the day and half of it is under a palapa as well. AC works well is all rooms of the house. Houses and resorts are very close to each other in Playacar, so be prepared for that….but everyone we met (neighbors and such) were very nice. No need to rent a car as you can walk to pretty much everything you need on a daily basis, and if you want to go on any excursions, Viktor or Carmen can set you up with a driver. Would definitely recommend!

We had the best time staying at El Pedregal! Viktor was so helpful - right from the start I had to adjust the number of guests and he responded right away and was able to accommodate us. We had 8 adults and the house was perfect! Everyone had their own space and all the rooms were beautiful. Viktor helped arrange transportation from the airport to the house - no need to rent a car. The location was perfect and we were able to walk everywhere! Including the beach that was a very short walk from the house. Carmen met us at our arrival and showed us around. The house is even more beautiful than the pictures showed. The backyard is so peaceful and private. Carmen had guacamole and a few beers for us when we arrived - so thoughtful. She even gave us her Sam’s Club card so we could go get groceries. She arranged for Carmen dos - both were named Carmen - to come in to cook a few meals for us. She even cooked up the fish we caught during our fishing trip. Definitely use her for a few meals. Everything was delicious! And they even cooked breakfast for us the day after our arrival as a welcome gift. I can’t say enough good things about this property and everyone we worked with. Thank you Viktor, Carmen and Carmen for the most amazing vacation!

The home was beautifully decorated with the Mexican flare and lots of tile. The large deck and pool are set in a quiet lush atmosphere with lots of foliage and tropical birds singing. It is a three minute walk to the beach.

Viktor was the ultimate in communication prior to our journey - he even zoomed with the group before we went. Our expectations were pretty high and this experience exceeded them! He arranged for Efrem to transport us to/from the airport. The house was beautiful, clean, well-organized. Very appealing and was comfy without being cluttered. Just perfect for us. The outdoor dining is lovely with multiple decks that overlook the pool. Everything you’d need to enjoy the beach: large, thick towels, umbrellas, coolers, a cart to trek it. Added bonus is a community card to the nearby Reef Resort and their multiple pools and beach chairs. (They only accept 20 community cards at a time so go early!) Our hostess & point person Carmen is just so lovely & funny & so exceptionally helpful! Everyone needs a Carmen in their life! It was like having a fairy godmother! She showed us the villa and explained how everything worked. She seemed truly delighted that we’d come to visit and was happy to share info about local spots and things to do. Dinner was waiting for us & honestly you should take advantage of the homecooked meals prepared by Laxmi (also a very sweet person). She takes care of the shopping, the meals are ready when you specify (and tasty!) & you settle up with the receipts. Easy! such a blessing after a long day exploring to come home to find dinner ready! It honestly felt like we were at our own home and seeing old friends. It’s just really special! Recommend you use WhatsApp there – easy to communicate with the team or any other planned touring. I got to practice my Spanish and everyone was so kind and helpful and fun. Can’t end without a Covid note: so so so clean = this house! Private but really close to everything. Carmen also helped us make arrangements to get our exit test at The Reef Hotel – low cost, super easy. We invited Carmen to come to dinner the final night & a few neighbors came as well. Alfredo brought a guitar! He sang & we danced & danced & danced. It was an absolute delight! Honestly – I’ve traveled all over the world and have never met a warmer, kinder, friendlier group of people. Please note the FUN part of everything….. we’ve never had such a carefree group holiday! TOP NOTCH – HIGHLY RECOMMEND – there are not enough words. The “family” that Viktor has collected there: Carmen, Laxmi, Efrem made us comfortable and at home and it was a holiday that we’ll long treasure.

Our family of 7 had a wonderful time at the house. We spent most of our time on the deck, feels like you are in the jungle! Enjoyed the pool area and tennis courts, right behind the house. Easy walk to the beach. The beds were comfortable, water downstairs not always hot, but loved having 4 baths. Carmen, the manager, was fantastic. Got us a tire pump for the bikes, a propane tank when needed, etc. We loved biking into town, but the walk is easy too.

Very clear throughout the home with beds I would like to take home. First day breakfast was cooked for us wonderful. By bike 5 minutes to the action. Security is way above what we expected . Neighborhood is properly the best in the area with a unbelievable golf course. We intend to stay again once we return if available.

I’ll start by saying the management of this property could not be any better! Carmen is a Saint and helpful in every way. She gave us a tour of the area, arranged a chef to come in and prepare a couple different meals. She’s right next door and happily replied to the 100+ questions I had. The location of this property is unbeatable. Whether you’re there with friends, family, kids... There is something for everyone. Very safe gated community. Every house was stunning and beautifully landscaped. The backyard area of this house was like a botanical garden. Pool was amazing, pathway to beach was wonderful. I loved listening to all the birds and seeing the Agouti (like a big Guinea Pig) All the outdoor space was perfect for a large group. We never felt on top of each other. Downtown Playa Del Carmen was a short bike ride or walk from the house. There is also a designated bike path all through town which is great. Police patrolled the town. I never felt unsafe. Playa downtown is super clean!!! Everyone was friendly and helpful. Within the gated neighborhood there is a Parrot sanctuary, many restaurants, coffee shops, stores, places to get a massage... For groceries there is a Walmart within a 5 min drive which was convenient. Another great thing during this covid time is there is a clinic just down the road within the neighborhood. They offered testing for everyone before flying out. It was quick and much cheaper than anywhere I found ($60). All together amazing place. I’ll definitely be back!

This house is a beautiful house, is near all activities you can walk to the 5th ave, and Victor am Carmen they are very nice person. The day we arrive to Olaya del Carmen we couldn’t find the place and I send a text to Victor and he call us right away and give us directions very nice person. Carmen was waiting for us already in the house,very nice person too, she was making sure that everything was good and also she give us some recommendation for a taxi guy, which one it was very good too. I highly recommend this property the manager are good and the location is very convenient for all activities. I will stay in this house again

This older house is unique and amazing. All of the windows are stained glass, and the master bedroom is especially magnificent! The shower alone--which is the size of a small room--is private, but makes you feel like you're outdoors. Our family has two married children and each couple had their own room. Our two youngest children shared a room. There was plenty of space for all eight of us. The house is in a charming and unique neighborhood and is walking distance to the beach. We were there in December and the water was quite choppy, but we LOVED playing in the waves. We had one rainy day and we spent it playing games under the thatched roof on the back porch. We were happy and dry. A slightly longer walk brought us to the town where there is shopping and several restaurants. The service was excellent. Viktor helped us set up our trip and gave us wonderful advice. VERY helpful. (He suggested, for example, that we not rent a car. Good decision!) He also set up our transportation to and from the airport and to and from some excursions. Rasa met us at the house and gave us a great tour of the place, etc. The night we arrived they had a dinner waiting for us on the beautiful back patio. AND, they gave us a complimentary breakfast the next morning. Both of those meals were so nice as we hadn't had time to shop yet. We felt very well taken care of. This place really had everything we needed/wanted. Beautiful outdoor decks and spaces, indoor air conditioning and fans, fun artwork and books, a small kitchen with all of the appliances and place settings needed, a clean community pool, etc. etc. etc. We HIGHLY RECOMMEND this house.

We loved our stay at El Pedregal, upon arrival we were warmly greeting by the property manager Rasa, who had stocked our requested food items and showed us around the house. Upon finding out that out family included two six month old infants, the villa crew baby proofed the sharp coffee table edges and bought out playpen and highchair for our babies. The Villa is very well stocked with beach towels, umbrellas, they even have to go drink thermos (which we always carry ours with us on vacations) Yoga Mats, Sun Hats, Beach Bags to name a few.. Carmel and Marla made us delicious breakfast and dinners. We enjoyed getting massages at the Villa. The pool is ideally situated a few seconds walk behind the house, with natural tree cover which kept the patio and pool deck cool, we did not have to worry about our kids getting sunburns. The Villa is located within a gated community which we left secure in. We also had the use of bikes at the Villa, which was a fun way to get around in. We will definitely be vacationing here again. All in all, a wonderful place to spend the holidays while it was below freezing in the States.

This was our second trip to El Pedregal (Our first was in December of 16'). This time we brought my brother and his family (a total of 8 guests in the house). Once again, Viktor's home provided a perfect place to enjoy Play Del Carmen! It's perfectly located in between the beach and 5th street. Quiet when you need it, and close to everything else you want to do. There was plenty of room, everyone was able to get ready without any problems (5 women and 3 men), and we all loved to enjoy the deck at the end of each day. Leo has again provided perfect service for managing the home. Gilles took us on two more tours, that were simply amazing (Tulum, snorkeling, and Dos Ojos Cenote)!! His attention to detail, knowledge of all things to do and see, and personality are unsurpassed. We cannot say enough good things about El Pedregal, and all it has to offer. Our family just spent the best vacation we have ever taken at El Pedregal! From the moment we made our reservation Viktor was extremely attentive and responsive to our questions and needs. And that attention was carried over when we arrived in Cancun and were met at the airport by Gilles who greeted us with snacks and cold drinks for the drive to El Pedregal! We were greeted at the house by Leo and Rasa who couldn't have been more welcoming. The house and everyone who was involved in our stay far exceeded our expectations and we couldn't have asked for a better experience. El Pedregal is a short 5 minute walk to an amazing beach and a 15 minute walk to the best part of town for shopping and restaurants. The pool is literally steps away from the back patio in a lush jungle setting. The Yucatán Peninsula is full of things to do and we went on an excursion with Gilles to see Mayan ruins and zip line across and then swim in some of the local cenotes followed by a traditional Mayan lunch! We would highly recommend him for his knowledge of the area and for his private tours where you get one on one attention rather than being lost in the masses. Carmen made a wonderful breakfast for our family of six and did such a great job looking after the house. We can't say enough about our experience with Viktor and all of the El Pedregal family to make this truly a vacation of a lifetime! Thank you Viktor, Leo, Rasa, Gilles, and Carmen!

The Morales sisters and niece, enjoyed our week, it was restful, relaxing and fun. Leo and Carmen at the house, were so kind, considerate and helpful. Gilles met us at the airport and took us to Tulum, very informative and friendly. Viktor checked on us during our stay, every need we had was covered plus. Our favorite restaurants were Casa Sophia's and Los Rancheros by the ferry. I would recommend this home to everyone.

I searched for many weeks for a property that would suit our 3 generation family group. Pedregal 'ticked all the boxes' and it offered far more than I had anticipated. Location - 15 to 20 mins walk from PDC [just about ok for us] and 3 mins to the beautiful beach. We found that being organised and doing a big shop by taxi every few days, worked best for us. We rented a couple of bikes which meant that one of us could pick up any emergency rations in between time. The House is AMAZING, exceeded our expectations. Extremely well appointed, plenty of space both inside and out. The biggest problem for me was how to allocate bedrooms, esp when one of them is the size of a small ballroom - easy, I took Viktor's advice, hubby and I took the incredible master suite to save any arguments ! Although the entire family could have fitted into the enormous spa bath, we decided the outdoor shower was much more enjoyable and more environmentally friendly. However all the rooms are beautifully decorated and have their own shower room. The deck was a great place for family outdoor living but a complete surprise to us was the great bar area downstairs - I will say no more otherwise there will be no surprises. We were pleased that the pool was a few steps away from the house, less likely for our toddling grand daughter to fall in. We hoped that our young grandsons would find playmates at the pool, a reason for choosing a shared pool rather than private, this also means the pool is bigger. Very successful as they returned home having met some great new pals. Leo does a great job managing the house and our thanks to her for being so understanding, esp on the day we arrived, she was my santo ! Amy is amazing, we have never been so well looked after, she is a happy, sunny girl, eager to please and also cooked a beautiful family dinner for us. Do chat to Gilles re any excursions, he is great fun and really works at giving you the best possible experience. We went on his Mayan village tour and another day his trusty driver Oscar, drove us to Akumel where we were lucky enough to see turtles. The highlight of the trip was the Lazy snorkeling tour when the family fished for the first time, swam with Rays and turtles and were served a delicious lunch on a deserted beach - paradise found ! Above all, there is the very special Viktor, behind the scenes but very much the maker of all things at Casa Pedregal. No query went unanswered, no request is too much trouble. A 5 Star Guy!

If you are looking for a very unique experience while vacationing in PDC you must book your accommodations here! El Pedregal is a fantastic home that will accommodate all your needs. It's in a gated community so you immediately feel very safe. We were two families, 4 parents and 2 teenagers. We were warmly greeted by Leo, the housekeeper with fresh Guacamole and beverages. She made us feel so welcome. Thank you for everything Leo! The house is spacious and comfortable with everything you need and then some. They even have daily maid service. Thank you Aremys! You will find little details all over the house that will surprise you and delight you. From this house we could travel downtown in 5 mins by cab (90 Paseos) or a nice walk in about 15 mins. The beach was also a short 5 mins walk. We would beach in the morning and enjoy the comfort of the pool in the afternoon. We booked two tours with the friend of the house named Gilles. One to Chichen-Itza and the other to Muy-il! It included ruins, boating, floating down channels, and a ceviche lunch. Scrumptious! Thank you Gilles! El Pedregal is the way to go. Instead of a small hotel room, living in a big house with all the ammenities seemed a no brainer. Thank you Viktor for your kind hospitality. We loved it so much! Our holiday was one of beauty, comfort and hospitality. The villa was gorgeous , well maintained with every detail considered. Our arrival was easy ,we were met by Giles, a kind and helpful guide. At our entrance to the villa a welcome fit for a king by Leo and Irma the keepers of the house. Our comfort was of the highest priority , with a well stocked kitchen and household essentials. The ease of walking, biking, or take a cab was at your doorstep. Dinning in or out was as easy as it could be. It was the most wonderful trip our family had experienced and it was really because of Viktor. Viktor the homeowner is delightful, kind, and so immensely helpful. He is easy to contact if needed and chock full of information. This was not just a business transaction to him but an opportunity to meet and share his beautiful paradise with others. We travel every year somewhere tropical to escape the snow. This is probably our favorite place now. Viktor was in great communication with me before the trip, answering any questions I had about the house or the area. He checked that we had arrived safely and departed in time to catch our flight. Leo and Iryma are equally as amazing as they are friendly! The house is in the perfect spot for enjoying the tropical beauty that Playa del Carmen has to offer. A very short walk to the crystal blue waters of the Caribbean, tops off the Playacar experience. The house is perfect in eery aspect! The roooms are big, beds are comfortable, kitchen organized and easy to use, and the master bedroom and shower are even better than the pictures suggest. The house is immaculate and decorated perfectly with a local touch. The outside deck is a must for capping off the day. The suggestion to use Gilles from PrivateTours (http://www.playaprivatetours.com/) was the best ever! He can do any tour you want, very professional and knowledgeable on the area, and fun to have as your personal guide through all the Yukatan Peninsula has to offer! Thank you The Cox Family!!!

We had a most wonderful and relaxing week in this very special house. As we come from Austria and Switzerland we love to be on the beach and swim in the warm sea, it was important for us to find this in a just 5 min. walk away. Irma came every day, made breakfast if we wanted and cleaned the rooms. If you love to be private and not in a big Resort this is the perfect place. The Hard Rock golfcourse and many Restaurants are in a 15 min. walk dis. The house is wonderul decorated in Mexican art and we loved the wonderful terrace for breakfast and dinner. Our 3rd stay at El Pedregal was simply wonderful! The villa is always peaceful & pleasurable & each visit always presents new adventures! Our thanks to Viktor, Leonor, Irma & Moises who continually make this home warm & welcoming! This trip we found great new places to eat, Carboncitas & El Oasis were just a couple of our favorites & are just off Fifth Ave. which is just a lovely 20 min. stroll into town! Another added feature is the bikes that are available at the villa for a fun trip into town or excursion around the area! The deck & palapa out the back door was great for rainy day & nightly card playing (& margaritas)! There are so many things to do, para-sailing, fishing, snorkeling, diving, ferry to Cozumel, parachuting on the beach, Mayan ruins...this time we took an excursion to Xel-Ha, a wonderful water park. There we swam with the dolphins, went snorkeling, cliff jumped, shopped & had great food and drinks at 5 different restaurants...ALL was included in the admission...there was much more too! This home is nestled in a bustling private neighborhood, Playacar, in Playa Del Carmen. The neighborhood features many homes, resorts and a lovely small shopping center (equipped with a Starbucks). Each home in this gated community is unique... but none like Pedregal. This home is a true Authentic gem. It is a stone home with thatched roofs and as you move from room to room, you realize it's a bit of an art museum. It is peaceful and Earthy and inspiring. My favorite room in the house is the newly added outdoor shower/meditation balcony that is private to the master bedroom. I showered every day outside in this private oasis and loved every minute of it. We are a family of 6, with children ranging from age 6 to 18, and this home fit all of our needs. The shared pool is literally steps from the house and is a perfect size and depth for easy relaxing. The ocean is a 5-minute walk through a nature path. The community's small shopping center is a quick 1/2 mile walk from the front door. Downtown, with all the restaurants and shopping you need, is a 1-mile walk the other direction. We typically walked into town for dinner/shopping and either walked or took a taxi home. Taxi ride each way is about $5-8 (for 6 of us). A rental car is really not needed. In town, we adored several Mexican restaurants, as well as a Thai/noodle and Italian cafe. During our stay, we went on two excursions with Gilles. The first was to a Mayan Village for zip lining, cliff jumping, canoeing and swimming. The second was snorkeling. Gilles is an absolutely amazing tour guide and took great care of us. I was pleased that even my youngest could participate in everything. There is also a resort a few doors down that you have access to as a guest. We enjoyed their pool and also paid for jet skiing and parasailing. Irma, the housekeeper, came every day to tidy up the house and do any needed laundry. She also made us a home-cooked dinner one night. If you are looking to get away from staying in resorts and truly experience Mexico, then this home is for you. It is a genuine gem, and from the moment of interest in the home to the day we came back home after our stay, Viktor, Leo, Irma and Gilles all took excellent care of us.

From the moment we arrived we could tell how special this home was. We recieved a warm welcome from Leo, complete with sombreros & Dos Equis while she gave us a tour of this part art gallery, part Mexican castle, all relaxation home! Each room is a discovery and it's evident great care was taken to ensure your every need is met. I always stay in homes while on vacation & this one by far was the easiest stay. So close to tons of shopping & restaurants. You don't need a taxi, beautiful beach bikes are provided, the beach is steps away. I agree with the other reviewer that the pictures don't do this place justice! Playa Private Tours picked us up on the doorstep each day we decided on an excursion; one night they transported us to the Cirque du Soliel just 50 min away for an amazing dinner show. We loved Estia Cocina Griega & Frida Kahlo for dinner, and Fruta Madre for breakfast. Being a mother & daughter traveling alone, we both felt incredibly safe. There is an outdoor movie screen on one of the decks, plenty of entertainment space with a bar right near the pool area. My favorite spot was the outdoor shower & balcony where I did my morning yoga while listening to the tropical birds chirping. Just writing this makes me want to return pronto! Gracias Viktor for making this one of the most memorable trips of my life!

The house was everything we could have hoped for. The place was beautiful with spacious rooms, a good sized kitchen and living room and an amazing master suite. All of the bedrooms had their own bathrooms and the proximity to town and the beach made it absolutely perfect. The pool and deck out back was perfect for relaxing and enjoying dinner outside while the cleaning lady kept the place immaculate. I would strongly recommend taking the opportunity to stay at this beautiful villa, as it was incredible and everything we could have hoped for in every way. We were refered to a local guild named Gilles who was extremely friendly and knowledgeable and took us on an amazing day trip to the Coba ruins, snorkeling with sea turtles and swimming in a beautiful "locals only" feeling Cenote. All of the activities were incredible and everything about this trip was perfect. I would highly recommend this trip to any friends and family. Thanks again for everything!

Absolutely outstanding! Maid service everyday with the option to have a cook. You never have to leave this house- pool, bar, beach. There is a golf course right there and the town center is a 15 minute walk away. Everything was taken care of and the owner recommended a great tour service that took us to ruins, fresh pools and swimming with turtles! I never wanted to leave!

My wife and I accompanied by our 2 adult children stayed at El Pedegral while we attended a family wedding. The site was perfect for our needs. Everyone had their own bedroom and bathroom and there was plenty of great outdoor space for both gathering and/or getting a secluded spot. All staff associated with this property are 5 star. There is a shared pool right out in the back and a short walk brings you to a great beach with fun waves. This is an ideal spot for a family or friend gathering. I highly recommend it. Jim B

We had a wonderful stay at El Pedregal. Everyone made sure that our every need was attended to. Leo, Rosa, Viktor, and Irma took excellent care of us, right from the time we booked and right up until the time we departed. What a great group of people to work with. The house itself has many amenities that made our stay very comfortable. We loved having family dinners on the back deck, which can seat up to eight people. Our kids even watched movies outside on the deck with the projector screen. The pool and tennis court are right close by, as is the beach. We had parking for our car, but could walk everywhere very comfortably. The home has some great appointments, with a whirlpool tub, an outdoor shower, and an unbelievable master bedroom. The kitchen was roomy and had everything we needed to cook our meals. Being together with your group or getting some quiet time off on the side is not a problem in this lovely home. When we first arrived we were greeted by our hosts - Leo, Rosa, and Irma. They gave us a tour and provided us with some much needed refreshment, which included a fantastic guacamole dip and champagne. Irma served as our chef for an authentic Mexican dinner, which included vegetarian options. We even had a Yoga class early one morning on the back deck! What more can we say - we loved the home and our hosts. Thank you Leo, Rosa, Irma and Viktor!

Let me first say that when Viktor tells you that you are in for a 5-star experience, he is underestimating! Our trip was fabulous from the moment we pulled in the driveway! We received such a warm welcome from Leo & Irma and felt right at home with the fresh guacamole and beers that were waiting for us. Also since our group of 5 ladies was there to celebrate our 50th birthdays, there was a beautiful flower arrangement and a sign wishing us a happy birthday and when we walked out on to the deck, we were so surprised to see balloons and a "Feliz Cumpleanos" sign! The home is magnificent in it's architecture and it's decor is breathtaking. We LOVED all the beautiful stained glass and authentic Mexican artwork! The pictures don't do it justice! This home is a piece oft art in itself and they have thought of every last detail to make your stay comfortable. The location was perfect with just a short walk through a jungle-like path to the pristine beach of white sand and the bluest water I have ever seen. Our every need and expectation was exceeded during our stay at El Pedregal! This place is simply magical and you will feel like you are royalty when you stay there. We just arrived home yesterday and are already talking about when we can go back...we may even bring our husbands along next time. Ha ha! Our family had a wonderful stay at El Pedregal over spring break. The accommodations were perfect for everyone from kids to grandparents. The pool and outdoor areas were perfect. We enjoyed many evenings on beautiful deck area drinking margaritas and enjoying fresh guacamole. Irma and Leo took great care of our group. Leo even took my mother-in-law to a doctor when she got water in her ear after snorkeling. The beds were comfy and we loved the outdoor shower and rooftop lounge. It was a bit of a walk into town, but it's a quick and inexpensive trip by taxi. We would also highly recommend Gilles of Playa Private Tours- we spent a wonderful day at Tulum, swimming in a cenote and snorkeling. He was the best! Thank you, Viktor, for making our trip to Playa del Carmen unforgettable. El Pedregal is a great choice!
