Southern Grace is an extravagant manor which simply takes your breath away. One of the largest beachfront rentals in the country, this house has a unique design through and through, evident when you first approach. However, once you really take a look around, the magnificence of it becomes clear. Outside, you will enjoy the Tiki Bar, large in-ground pool (32'x14'-heated for a fee), dance floor, 4 showers and ample covering from the weather’s elements-perfect for shade in the summer time or providing the covering for your wedding. Every bedroom has its own TV, while there are massive TVs installed in the common areas. These are Roku TVs so bring your logins. Need internet? Not a problem. We had a family vacation here and it was lovely. Despit the terrible weather from Debbie, we felt so comfortable in the house and made the best, ultimately had a great time. The only complaint we really have is wishing there was a hot tub. It would have been really nice to have one, especially with raining weather.

Great house for a large family gathering. Very accommodating. Very large spacious kitchen and more than enough beds in each room. Strictly a beach vacation since there is very little of entertainment and restaurants for teens but we loved being on the beach.

We rented this property for a small intimate wedding weekend of 40 people. It could not have been a more perfect venue and lodging option! The rooms were comfortable and spacious. The dining/great room and balcony was so perfect for seated meals and gathering! The pool area accommodated our entire group and was a highlight with heated pool! Thank you Greg!

Our large group enjoyed this well-appointed home for our family vacation! The house was clean, equipped with everything we needed to cook meals and the common areas were large enough to accommodate our group of about 30 which ranged from toddlers to grandparents. The accessibility of the home was also wonderful. The beach access and views from the house were appreciated by all. It was easy to step out onto the second or third level porch and see the pool and the beach which we loved. The dance floor area made for a fun party atmosphere! Additionally, the owners of the home were very responsive to our inquires. We will definitely recommend this home to our family and friends traveling to the area and can’t wait to return for our next vacation!

Great place to stay. Plenty of space for cooking, eating and playing games together in the house. Nice beach access with easy cleanup before hitting the pool. Rocking chairs on the balconies got a lot of use. Lovely week with the family.

We held our family reunion at this wonderful home. We had 38 people and every single one of them loved it! The home is exactly as described in the listing. It is well appointed so you feel like your in a welcoming vacation home. Every room had its own well-prepared restroom plus a general restroom near the kitchen and one for easy access from the pool. The beach is an easy walk from the house and they had beach chairs available for our use. The pool is perfect for those “non-sand” fans. The kitchen is well equipped. Everything we needed was there, often in multiples. Family recipes were shared and it was easy to bring them to life. The owner is an excellent communicator and very responsive. This is such an amazing house. You won’t be sorry if you rent it. ENJOY!!!

It is amazing how having enough room for everyone at a family reunion can produce a more stress free vacation! This house was a gem. The huge living area gave us room to gather together. Then the extra game room and sitting room let us spread out. The huge kitchen let us cook and snack and clean up without getting in each others' way. The drink bar let groups mix before and after dinner drinks without irritating the chefs. The elevator allowed for ease of getting seniors and belongings and groceries effortlessly up and down. The many decks allowed quiet reading or intimate conversations. Under the house, the young kids rode bikes (rented). The mattresses were all very comfortable. The kids played for hours on the beach, then rinsed off, then jumped in the pool, and then showered in the outdoor shower rooms. We played games, did puzzles, and looked for sharks' teeth on the beach (in one week, our party of 30 found about 300 fossilized black sharks teeth, most pretty small, but one was 1 inch!). The air conditioning was great and comfortable; the lighting was good, reading lamps besides the beds; the kitchen was well stocked. I especially appreciated that the pool cleaning service came at least twice while we were there and cleaned the pool! The manager was available by text. Plenty of trash cans, recycling bins, 3 refrigerators, 3 microwaves, ice freezer, etc. But most enjoyable was the space - private beds and baths for all!

We had 31 family members from 2 months to 81 years. Southern Grace was perfect for our family came from Florida , California, St. Louis, Detroit, Boston and Connecticut. Some met for the first time , others were getting caught up. Each small group did what they wanted and we had dinner together. We used Island Brothers for takeout one night and Cheek & Belly to cater our last night together. Both are very good. We are talking about coming back but this trip took 18 months of planning because of everyone’s schedules

33 of us stayed in this home for a family reunion that included people 80 years to 4 months old. We have been doing large family reunions for 20 years in many houses around the country, and this was the our best house ever. The house is perfectly set up for large families with everyone able to have their own bedroom and bathroom. The kitchen had triple of all appliances and was well stocked with bowls, pans, knives, plates, cutlery etc needed to cook for our large family. The house was clean. Communication with the owner was clear and prompt and helpful. There is a nice wooden boardwalk about 300 feet long that goes right to a beautiful beach. We played beach volleyball and had fun in the ocean (which was easily warm enough to swim during a cool week in early June). The pool was fantastic and the deck chairs were numerous and comfortable. This place is fantastic. We will be back for sure!

The perfect place for a large family - the kitchen setup is the best we've experienced with multiples of all appliances and plenty of seating for everyone to eat together. The beds were very comfortable! Loved the ocean view and watching the dolphins from the deck. We had a great time at the pool. Greg was great to work with and very responsive. Highly recommended++++

Southern Grace is absolutely amazing and perfect for beach wedding. We rented from Thursday to Thursday with wedding on Saturday. We had 40 adults stay in the house and we definitely could have accommodated more if desired. There was so much space which allowed people to do their own thing when they desired, but a lot of common areas for group hang outs/games as well. We had a ton of storage space in the kitchen for all the food and beverages needed for such a large group. We paid for the pool to be heated which was amazing especially for the chilly spring temperatures we had. The night before the wedding we had rainy weather but the area under the house served as a perfect spot for a cookout and corn hole tournament. We had ceremony on the beach and there was plenty of space right off the walkway from the house. The reception area was perfect with plenty of outlets to accommodate all the different electric needs for DJ, lights etc. The tiki bar was massive and able to fit 2-3 bartenders. We had tables and chairs for 130 guests and still had plenty of space for dancing and socializing. Love this house so much, would love to come back for anniversary/reunion in the future.

This probably is a great option for large groups. The owners were very intentional about ensuring that the house was prepared to comfortably accommodate groups.
There was plenty of space to spread out! We cooked together as well as ordered out a few times. The kitchen was fully stocked and made cooking a breeze. There were three dish washers, so dishes never piled up.
Each bedroom had a bathroom, which is such a great perk.
The view is beautiful.
I could write more, but overall, we had a great time. I would book her again!

We had a splendid and memorable week at Southern Grace for our four-generation family vacation. Our youngest was 3 months old; our oldest was 93. The house is thoughtfully put together and the ground-level space gave us a lot of options, too. The owner was very accessible and receptive to suggestions as well. We had concerns about beach erosion, but that was not a problem at all. Pool was great, too.

WOW! Where do I even start….
This property is incredible! There is so much space even with 40 people staying for 7 nights, we never once felt crowded.
Upon arrival we had a user error getting in to the house and the property owner, Greg, was immediately available when I called for assistance (thank you again!).
The beach front view is breathtaking. Private access to the sand keeps daily beach outings more than convenient. The pool at the house is just a bonus!
I cannot say enough good things about the entire property and the experience we had while staying in Topsail. We’re already planning our next trip back. 10/10 recommend!

Awesome house for our 9 families! Not a ton to do within walking distance, but food lion and some restaurants are a short drive away. You really don’t need to leave. Tons of space so it never feels like there are 37 people in the house. Greg is one of best property managers I’ve ever worked with. Friendly, quick response to every text or email, and very efficient.

Family getaway
The property was wonderful! We all were a little bummed out when the pool guy came on Saturday at the end of our trip to clean the pool. We would have like to had a clean pool for our stay also. We had quite a bit of sand in the pool when we checked in and the water was a little green. We missed in the information provided that you do not supply wash rags or scrubbers for the dishes. So we had to go out to purchase them. Thank you for renting such a beautiful house, we had a great time.

Dreams came true
My fiancé and I got married her and didn’t expect it to go as perfectly as it did. The house is perfect. Greg and Craig were present (via text) and immediately attentive to the smallest of issues. Everyone is raving about the experience and apparently 165 guests for a reception is totally doable. I am certain someone we know will use this house for a similar expereience. ❤️

Wonderful location and Amazing Property
Was A Very Good Experience. And we were very Satisfied with the house and also the location ! We all enjoyed walking the beach looking for Shark Teeth and Shells. We were on Private Beach and didn't Find out much of other people ! The Porches on the house with the rockers on were totally a hit ! House was Spacious .... perfect for our company trip ! Totally recommend for Large groups of people ! They were there when needed to have anything fixed or questions. Thanks for allowing us to stay .

Bumpy Start but Made Right
This a beautiful house and great location. Unfortunately there were bad renters before us and they trashed the house. Greg put 2 cleaning crews on the cleanup but it still needed more attention. He offered to make it right and send in the cleaning crew the next morning...which helped. We enjoyed the stay and if would rent again.

Amazing house for our wedding reception!
We could not have asked for anything more from this house! Everyone was comfortable with plenty of space to stretch out and relax. The kitchen had plenty of space for storage and all the supplies we could possibly need. The pool area was fantastic. We loved everything about this property and hope to go back again in the future! Finally, Greg was awesome at getting back to us promptly and making sure we had all we needed.

Perfect for a wedding weekend
We had a small wedding on the property followed by a reception and party. Southern Grace was perfect. The wedding was poolside followed by a reception in the spacious upper living area. The sunset views were impeccable during the reception. The spacious area on the first floor were perfect for the after party. The house provides plenty of space for people to have their on “space” yet still invite people to gather.

PERFECT WEDDING VENUE!
We stayed here for 9 days - the first half was with family followed by four days of wedding festivities! This home was a perfect size to accommodate all the guests with plenty of space to gather, or to escape to when quiet time was needed. We plan to book here again for a reunion of sorts. The weather was perfect the entire time (Aug 29th thru Sept 7th). Having the option of a pool or beach was such a treat, too - felt like a mini resort! And of course, the tiki bar was humming the entire time :) The home has everything you could need and each room was tastefully decorated (coastal style) and comfortable. Greg was awesome to work with! We will be back!

New Years Eve Celebration in a Covid19 World
This was a great venue. Given all the scare with Covid19 in 2020 we all needed some true family time without feeling like we could not socially distance. We arrived Dec. 29th and left Jan 3rd. So yes, we had a 5 day welcome 2021 party. Greg listing of this property was spot on. With every room having its own full bathroom, that put all of us at ease. The bedroom layouts are great. With 2 full levels of living and extra living rooms along with a game area for the kids, this made hanging out together not a problem. The full porches allowed the older members of my family to just enjoy the moment without concerns. We had a few problems with the heated pool, but Greg took care of that quickly. The kitchen was fully stocked with usable Pots, Griddles and Pans so I did not need the items I brought along with me. Great job Greg. The 3 full size fridges and 3 dishwashers allowed us to minimize our trash foot print. The only downside is the steps to get to the beach. The older members of my family (65+) were not able to make the walk, but they were fine watching us Polar Plunge the New Year in. The people that did not go have already asked me for Greg information, so clearly this is a must enjoy location.

Gathering of old college friends.
We had a gathering of college friends, almost all of which were over 70 years of age. This property was perfect! Although a few couples could not come over Covid virus concerns, the 21 of us had a great time. The space is amazing! Highly recommend.

Great location
We had our beach wedding at the house and it could not have turned out any better. We had around 45 guests and we all were comfortable in the house. It’s large enough that everyone has their own space and very quiet for the bedrooms in the front. The bride suite is located below the living room and kitchen so it got a little loud at night if guests were still moving about but otherwise I have nothing but good things to say. Great location, you have your own beach area and it’s quiet.

Definitely a great choice!
We rented the house for our extended family vacation ( 21 adults and 10 kids) and had a wonderful time. The kitchen accommodated all of us easily for cooking and dining - plenty of refrigerator space and cook tops. The pool and tiki bar was a big plus giving us a other hangout besides the beach.

Rare property that was able to house three generations of our family under one roof with ease - over 30 of us total. Owner was great communicator even through the unexpected with COVID and any small issues that came up during our week at the beach. Proximity to the beach and the pool with tiki bar was great for families with kids of all ages. Highly recommend!

Perfect spot for an extended family weekend and beautiful beachfront WEDDING!
Southern Grace is a property unlike any other. Truly magnificent (and HUGE) spot on the quiet beach strip of North Topsail Island. We hosted our friends and families for a five-day weekend celebration of our wedding this past weekend and are so, so grateful to have been able to have everyone in the same place in such a great spot. Greg was very communicative and professional, and was on-top of everything we requested throughout the entire process! The house was spotless and had every single kitchen appliance and tool one may need (even a margarita blender :) ). Our guests could not stop raving about the perfection of the house and everyone had plenty of room to take their own space when needed or desired. Southern Grace was perfect for our wedding of 110 people and our vendors were able to set up and do their thing with no issues at all! The tiki bar and pool were a perfect touch to help everyone relax and recuperate after a night of celebration. Our families are already planning to rent this space out again to host holiday weekends and reunions! Cheers to Greg and Southern Grace for helping to make our wedding so magical.

Our Third Stay at Southern Grace
Our family (now 53 persons!) has had a weeklong family reunion every two years since 1987. We started out with 7 bedrooms and have grown to 16! This is the best property we have ever rented, and all agree. In addition to the amazing view and beach (think shark teeth galore!), three huge fridges, dishwashers, ovens, appliances. etc make it ideal for those who love to cook. Genius idea to have two queen beds in many of the rooms, allowing families with small children to have plenty of sleeping options. We use the two bunk rooms for the older Boys and the Girls, there's even a handicap room for Grandpa! We were among the first guests back in 2015 when the house was brand new, and have returned in 2017 and 2019. Our plan is to return to Southern Grace in 2021 also. The salt air (and multitudes of guests) has taken a bit of a toll on the fixtures, but what can you expect at the beach? Owner Greg always is prompt to respond to our needs. We shall return!
