Casivieri sits at the end of a valley, promising absolute privacy, in an idyllic setting of 40 acres with truly incredible views. Absolute peace and privacy is guaranteed as the villa is set well away from any road within grounds that include a truffle wood, olive groves, wild meadows, streams and a rich variety of fruit trees. Following many years of neglect the villa has been beautifully restored preserving the classic qualities of the structure, while making a superbly finished and luxurious home. If you can tear yourself away from the pool and recently completed professional tennis court, the local towns of Citta di Castello, San Sepulcro, Monterchi and Anghuiri are flush with adventures promising an unforgettable Italian experience. If that's not enough Florence, Perugia, Sienna, Assisi and the enormous Lake Trasimano are all within easy reach.
Understanding Umbria: Umbria is famous for its contrasts, stunning food, a rich tapestry of medieval towns, wonderful lake side beaches, brilliant walking and moutain climbing, couled with all the traditional images of Italy such as fields full of sun flowers and meadows awash with wold flowers. The people, not suffering too much from the influences of the cities are very welcoming and don't take an eternity to deliver your first beer after a long hot walk!
Local Help: The house is managed by 'Patrizia' and her three daughters who live just round the hill. Patrizia is a qualified walking guide and can take you on some wonderful routes through the best of Tuscany and Umbria. Her daughters are all excellent cooks who are happy to cater for lunches or dinners on request. They all speak English and are very willing to help.
The Climate: On the whole the region enjoys very comfortable weather. When is does get too hot Casivieri is situated up in the hills benefitting from the cool evening breeze.
The walls of the house are roughly four feet thick and all the windows are shuttered. On hot days the interior stays very cool allowing for pleasant uninterrupted sleep.

Amazing property which is really well equipped for large groups or families. We had grandma down to energetic grandchildren! Loved the pool and, even though it was hot, the tennis court was well used in the evenings. Literally miles from your neighbours so a perfect place to enjoy being together.

We had a marvellous stay in this ancient house. It was much more a well loved family home than a typical pristine holiday let and, as such, made for a more relaxing time.
One point of note, however, is the layout of the house which I didn’t clock when booking. The two bathrooms are both on the first floor and one is en suite. The three bedrooms on the second floor and one on the first floor therefore share a bathroom. We managed to work round this by including the shower on the ground floor but it might not work for everyone.
The location is amazing. Secluded is certainly the right description. It took a while to get anywhere - the norm for Umbria! Very quiet with bird song all day. The display of fireflies one evening was an incredible sight.
Highly recommended.

The house was absolutely beautiful in every way and the kind of peace, seclusion and ‘real Italy’ that we always try to look for in a holiday rental. The owners provided excellent directions (with landmark photos - perfect) really good to follow and got straight there without any mistakes. House info provided was great, this helped us all get settled in really quickly. We took advantage of having food prepped for our arrival, this turned out to be a great decision - so good! The local contacts pool/garden/house keeping all excellent. Even though the weather was VERY hot, we loved the opportunity to play plenty of tennis in the evenings. The comfy seating area by the pool was an unexpected, shady bonus - such a great idea.
About half of our evenings were also used to explore the area and eat out, highly recommend a day trip over the mountains to Urbino, What a place and stunning scenery on the way too. Plenty of local wildlife … thrilled to see porcupine and wild boar!

This is an amazing property, ideally suited for families looking for a peaceful respite after visiting the crowded "must see" venues of Italy. It's also heavenly for a couple, who can luxuriate in all that space and in harmony with the beauty of pastoral Umbria. My wife and I have rented apartments and villas in Rome, Florence, Venice, and Sorrento, but this is the property we enjoyed the most and look forward to actually returning to. And unlike many listings, the property matches the photos.

We were expecting good things having looked at the pictures of Casivieri online before we booked but oh my goodness nothing prepares you for the reality of this incredible place. The setting is just breathtaking, panoramic views of the Umbrian hills and then there's the house itself which is so charming and romantic. The attention to detail here is fantastic. Beds are uber comfortable with amazing linen, the kitchen is really well equipped and we loved the style of the farmhouse, a perfect blend of old and new (and with a bookcase full of good books). We loved Casivieri so much we only managed to leave it once in a whole week (for perfect pizzas in the nearby town). The pool is a great size, there's good walking in the hills and a tennis court for early evening games. The sun loungers deserve a mention with their overhead shaders which means you can read comfortably while soaking up the sun. They've thought of everything here, a villa which actually delivers far more than you expect. Can't wait to go back.

We had the good fortune to spend three weeks at Casivieri in June 2018.
First impressions of both the house and landscape are spectacular. Situated on the slopes of a valley, the panorama genuinely does take your breath away. Rolling, wooded hills in all directions, the castle at Monte as a persistent landmark, it is almost as if the scene was constructed to appeal.
The house is very old, substantial, and it feels like a privilege to be one of the many who must have passed through. The wisteria clad terrace was where we spent most of our time. Family meals, and games late into the night; that’s what the holiday was all about and Casivieri provided the catalyst for the experience. The garden is very well maintained and beautifully laid out. I didn’t read about it on the website, but there are plenty of herbs in the garden. An entire hedge of rosemary, bay trees, sage, oregano and plenty of fresh mint (required for mojito time).
The kitchen was unusually well equipped. The stovetop has 8 gas burners, which is very helpful for a large group with a multitude of cooking needs and waking times. One thing that impressed me, the knives were sharp. Not always a given at a rental.
With two living rooms, one on the first and the other on the second floor, there was plenty of space for everyone to spread out. The bedrooms had lots of storage space. There are two bedrooms on the second floor and three on the third. There is no bathroom on the third floor, but with two bathrooms on the second floor and one of the first, we were fine.
The pool is very well kept, large, and a refreshing temperature. The new sunbeds around it were much appreciated. We used the tennis court most days, but a word to the wise, it is fast and older knees need some getting used to it.
Though we didn’t have any little children with us, it is clear that they would be well catered for with a tree house and sand pit, together with toys in the bench on the terrace.
I would describe the property as secluded (rather than remote). I timed it, and it is a 15 minute drive to Monterchi, where the local grocery store has pretty much most of what you’ll need. In 20 minutes you can drive to the grocery store in Citta, and absolutely everything you might want will be found there (charcoal for the BBQ, medicines for the infirm etc.).
I've run out of characters for this review, but I'll leave it by saying "just go", you won't regret it!

I have to say, the Casivieri were just beautiful.
We had the most perfect time there and all nine of us just fell in love with this place.
I cant really think of anything that didn’t meet our expectations.
I would definitely recommend this house to my best friends.

What a lovely house in a beautifully secluded setting. A wonderful contrast with the bustle of London. We were six adults and 5 children under 5, and found the house well equipped and comfortable. And everyone loved the pool! Would definitely stay again.

We stayed at Cassiveri for a week with our extended family. We had a wonderful time. The villa is very remote but in a beautiful location and we didn't feel the need to leave very often. The pool and surrounding terrace are lovely with a great covered pergola over a corner sofa providing a very relaxing place to shade from the sun. The tennis court was enjoyed by all in the late evening sun. The villa is very well equipped with all you could need, it feels like a well loved family home. The owners were helpful and easily contactable.
I would certainly recomend this villa if you are looking for a peaceful break in the Italian countryside and would love to return one day.

We spent two weeks as a group of 12 from 3 families with plenty of kids and had a wonderful time at Casivieri. The pool is an excellent size for the adults to do a few laps and the kids to play in all day. There is loads of outdoor space around the villa to explore and escape to with a great little hammock pad for an afternoon snooze. We spent a lot of time cooking at home and made full use of the BBQ, the two fridges and a well kitted out kitchen. The house is at the end of a single track path so there is absolutely no "though traffic" with the occasional visit from the gardener or the cleaners. There are literally hundreds of paths and tracks to follow on a bike or on foot and there is relatively easy access to the main road to get out to Arezzo, Florence or Perugia. We played a lot of tennis which was best early in the morning or in the evening when the sun had gone down. Vicky so was easy to deal with when we were planning and paying for the villa and gave us all the advice we needed to get going. Highly recommend this villa.

It is hard to know where to begin to describe such a wonderful villa. We found it perfect for our family of 10 - 6 adults and 4 children ages 1 1/2 to 10. The setting of the villa is spectacular. The condition of the villa is first rate. The kitchen is extremely well equipped. We spent most of our time outside, but should the weather turn cold or rainy there are multiple spaces, other than bedrooms, where people can gather. There is a box of toys for young children and large and varied collections of DVDs, VCR tapes, games and books, including guidebooks. The grounds of villa are very well maintained and part of its charm. The pool is well designed for young children and adults. The villa, while secluded, is within easy driving distance of many hilltowns in northern Umbrian and Tuscany. What more could one ask for? Communicating with Vicky before our trip was simple and easy; she answered all questions quickly and thoroughly. Patrizia, the local contact, and her daughters are available to cook meals. We had two, both delicious.

This property far exceeded our family of 9's expectations. From the magnificent home itself to the surrounding estate, the incredible amount of equipment within the house for a large family such as ours, the ambience and tranquillity, we simply loved it all! Our first reaction upon seeing the house was that we would never want to leave. After renting other villas/farmhouses, we would say that there is no comparison, this is the best. For 3 generations there was something and everything for all of us. The pool is huge and was certainly well used by our family. Any questions I put to Vicky were answered straightaway. She went out of her way to help, even organising for us to have a cooking class in our own farmhouse kitchen which was great fun for all of us. All in all, an absolute paradise which I would certainly recommend and would hope to come back to in the future.
