About this cottage rental
Two Tides is a stunning and very much loved beach house situated about 1 minutes walk from the famous sand dunes of Camber Sands beach and a perfect base to explore all that the local area has to offer. It is perfect for holidays with friends or family. Lovingly refurbished with 5 bedrooms it sleeps up to 12 plus a travel cot. We are more than happy to help plan your holiday and can tailor recommendations to your group. Two Tides has 3 bathrooms and a modern well appointed kitchen, open plan living and dining with a double height pitched ceiling which gives the cottage a great sense of space, it is a home away from home. It has a secure garden for the kids to play too and off street parking for 3 cars. Plus it is next door to our other house The Tides (property listing: 8129974) which sleeps up to 9. The layout of Two Tides is downstairs it has 2 bathrooms and 3 bedrooms, two are double bedrooms and one has two sets of bunk beds sleeping 4. Upstairs is a double room with a king size bed and a twin room both have access to a shared bathroom. The cottage is well stocked with books, games and DVD's. Our changeover day is a Friday but we will accommodate a different day if possible. We love the house and are sure you will too.

We booked the cottage 17-19th May for a girlie hen weekend for our friend who is getting married soon, group of 12.
The cottage has everything you need and more, the lounge/dining area spacious and open plan which was great for our group. There is outside space too where we sat for some drinks in the afternoon.
The cottage location is great, few mins from the sandy beach. We also walked to the nearby Owl pub recommended by the host, the food was fantastic.
The area is quiet, only a few seagulls being noisy in the morning.
We would highly recommend and will look to book again in the future!

We had a group of 12 friends stay for a birthday and had an incredible weekend! The place was perfectly equipped for all of us and the kitchen/dining are was set up perfectly for everything we needed. We had wonderful weather so we were able to enjoy meals outdoors on the table and use the BBQ. It was also just a few minutes to the beach which we spent lots of time at! Would strongly reccomend booking this place for a weekend (or weeklong) getaway!

Lovely property situated virtually on the beach. Great for children as the sand is suitable for ball games, castle building etc. and the sea is shallow as it goes out a long way. Lovely garden. Not a lot in the way of amenities in the immediate area. We were lucky as the weather was glorious. Good communication from the owner.

Great property, very clean with great quality linens and towels even beach towels. The house had everything that you could need and is only 5mins walk to a wonderful sandy beach. Local shop with all that you might need. We would highly recommend it and will most probably come again.

Stayed here for a week as a family of four. The property is spacious and a perfect location for days on the beach, which is a short walk away. The provision of beach towels is a nice touch.
There is a wide selection of books and DVDs supplied, which is great along with some toys for the children. There are also many games, but we found a lot of them are missing pieces and not able to be played.
The property itself is nice, but needs a few maintenance items addressing in order to reach its potential.
Kids loved it and want to go back.

We have just returned from staying at Two tides in Camber, this cottage is absolutely brilliant for a family holiday, very spacious and clean. The owners have put great thought into the needs of those staying - we will definitely book again.

Despite the weather we had a wonderful time for a week in the cottage.
It’s so spacious we didn’t feel we were getting under each others feet, even on rainy days.
Very well stocked kitchen and lots of games, books and DVDs to keep the kids occupied.

We stayed at Two Tides as one of four families to celebrate new years and had a wonderful time. The property is in a brilliant location and the open plan format is perfect for large groups.
Communication with Louise was amazing before and during our stay and made the whole experience even more enjoyable.

Fantastic house & location
We are a group of 10 friends that stayed for a few nights in June. From the start the owners was incredibly helpful and informative.
The beach house (how we all named it!) was perfect and even better than expected. It has brilliant living space, indoors and out. Beds were super comfy too! Spotlessly clean and really well appointed, lots of kitchen equipment, washer, dishwasher, huge fridge freezer!
Although we were there for only a few days, the beach house would be ideal for much longer breaks & holidays.
The location couldn’t be better. Literally a 60 seconds walk to the beach and to some really good food pubs when we wanted to get out (although we really didn’t feel like leaving such a lovely house).
We all highly recommend, just book!

Sunny Holiday Stay
We had an amazing holiday stay at this property. The location is perfect with close beach access and a nearby small corner shop for any last minute purchases.
The property had lots of space for all 10 of us, and the kitchen and dinning facilities/accessories had everything needed to cook a large celebratory meal one night.

By the beach in February
Two Tides was ideal for our needs. There was plenty of room for us all to eat around the same table, space for the children to play, comfortable bedrooms and a quiet atmosphere. Large kitchen. A long and very clean beach just five minutes walk away. Children enjoyed running in the sandhills. A very relaxing break.

Fantastic 50th Celebrations
Four families came together to celebrate my husbands 50th birthday. The house was perfect. Lovely open plan design with lots of space. Comfortable bedrooms and great bathrooms. Kitchen had everything you could ask for, and more. Location was fantastic. Can not find anything negative to say - we will definitely be booking again!

An excellent spacious house for our family group of grandparents, parents and young children. Comfortable beds. Well appointed kitchen. Two tides is a lovely property , perfect for large groups there is plenty of space plus the kitchen is well stocked . The garden is beautifully kept and great for BBQ's and eating outside.

Really enjoyed our stay at Two Tides. The property is ideal for a large family group, very modern and comfortable with all the facilities you need. The location couldn’t be better with the dunes of Camber at the end of the road. Highly recommend this property.

Impressive house walkable to great beach
We had an excellent holiday here. The house is delightful, airy, light and better equipped than any house we have ever stayed in. Everything worked really well. Great selection of DVDs, games and books. We were a family group with a broad age range from grandparents to a small baby and it met everyone’s needs very well. It was lovely to be able to walk so quickly to the magnificent beach which is just at the end of the road but do take a windbreak as it is very exposed. I have only rated it four stars for location because it is very close to Pontins and the only downside for us was that we stayed at a very busy time and were disturbed by noise in the early hours from people passing the house but the level of disturbance will be less at other times of year. We would highly recommend Two Tides. It’s a lovely holiday let.

A lovely place to stay , really well equipped holiday home.
Lots of things to do nearby even if the weather isn't great. We were a small group of carers and adults with learning disabilities . Everyone had fabulous time and Louise was a wonderful host.

70th elebration
10 of us, 6 adults and 4 children, it was a lovely house, and so near the beach. We used all the rooms they were all good, although the bedroom downstairs on the right had a sofa bed and my daughter said it was very hard, but out did not bother us too much as everything else was superb, a lovely owner as well who answered all our questions , thank you mrs Simmonds.

Beautiful house
We stayed here for our summer holiday as a family of 6 adults and 7 children/babies. The house was beautiful, the photos don’t do it justice! The open plan living area was perfect to keep an eye on the kids but still big enough for everyone to fit in comfortably. The small details such as beach towels, books and toys made all the difference. We would definitely recommend a stay at this house and would like to return ourselves in the future. Finally Louise has been an excellent host answering my (many) questions promptly. Thank you!

Turning 40
We absolutely loves staying at the property, all 11 of us whilst we celebrated myself turning 40. The attention to detail even down to selection of toys for children to play, the beach towels and buckets and spades. We loved it so much we are now looking at booking for a special 60th birthday treat next year.

The perfect house!
I couldn’t recommend this property more! We were a group of 12 staying for 2 nights for a 30th birthday celebration and everyone fell in love with the house. It’s bright and airy but also really cosy- perfect for a mid winter weekend away to wash away those winter blues. It was incredibly clean, all the beds were exceptionally comfortable (lovely soft sheets and towels) and the kitchen is fully stocked with everything you might need to cook for a big group. The beautiful beach is right at the end of the road, there are 2 shops right next door and the walk into Rye town is really straight forward. Louise was a brilliant host- she was always really quick to respond to emails and the instructions for the house were really clear. Would love to stay here again!

Stunning property in a great location.
A Christmas get together with 12 adults and a baby. Fantastic living space which accommodated us all comfortably. The place was spotless; the kitchen was one of the best we had used in 10 years of staying in houses.Lots of equipment..plates, cutlery, glasses etc. Plenty of storage in the kitchen too.Beds very comfortable. Well situated close to the beach and shops.
We had a couple of queries which were solved promptly by the owners. The property has been thoughtfully decorated and the owners have put a lot of effort into making it a comfortable and lovely space.

Excellent place to stay
Two tides is such a lovely place to stay. There were 10 of us in total, we wanted a nice weekend away to celebrate my parents Golden Wedding Anniversary. The lay out is just perfect, the lounge is a cosy place to gather with plenty of seating.... but it’s also open plan with the kitchen and dining table. It’s a great location, only a couple of minutes walk to the beach and we even managed to drag the kids out too!
I would highly recommend Two Tides and I’m sure we will be back to stay again. A big thank you to the owners as they were so helpful.

Enjoyable, stress free and comfortable.
Very comfortable spacious accommodation suitable for family holidays. Ideally situated close to the beach . My family were very fortunate with the weather and we had a very enjoyable walk to Rye via the beach.

Very disappointing
I read all the reviews prior to booking which were very positive and felt confident in booking Two Tides for our family holiday.
The house could be amazing.
We arrived on the Friday afternoon which we then spent cleaning. The dining table hadn't been cleaned, neither had the coffee table. I cleaned all the toilets and the floors. The fridge had to be cleaned. The kitchen sink was dirty. The towels smelt as if they hadn't been dried properly. The bed linen was stained in places and there were long dark hairs on my grandson's sheets. The sheets in the rooms upstairs were all fitted inside out which made us think that they had just been turned over from the previous visitors. I emailed the owner about the problems and was told clean linen would be brought round but they never turned up. The duvets definitely weren't luxury and the furniture in the living area was dirty and tatty. The bin in the upstairs shower room hadn't been emptied from the previous visitors. I felt that upstairs hadn't been cleaned at all. My husband hoovered throughout as the floors were dirty and very dusty. The wifi was very temperamental.
I had informed the owner that my 3 year old grandsons would be holidaying with us. I understand the property had undergone a major refurbishment the previous year. Glass and other building materials had been left down the side of the house which could be accessed from the garden and there were a long nail and screw on the decking. We felt that this was a danger to our grandsons and the area should have been shut off from the garden. The property is located close to the beach and the dunes, but is busy as it is close to a large Pontins site.
I am really sorry and disappointed to have to write this review. The house is advertised as luxury but attention needs to be paid to the standard of cleaning and the general maintenance of the property. I was happy to pay a lot of money for a week's holiday with my family and I think it only reasonable to expect the advertised luxury standard of cleanliness and general living.
When I contacted the owner she asked for my bank details so that she could give me some money for a drink or an ice cream. That's not what I wanted, I just wanted the house to be as advertised so that we could enjoy a family holiday.

Spacious, well designed and thoughtfully equipped Beach House
Two Tides is a lovely, spacious, modern property in close proximity to Camber sands with its wonderful beach and dunes. Our party consisted of 7, five adults and two young children and the layout suited us perfectly with the grand-parents ensconced in the two up-stairs bedrooms with Jack and Jill bathroom and the children and their parents sleeping in the two downstairs bedrooms. The children's bedroom contained two sets of bunk beds, so ample room to accommodate two more children. There was also a third room on the ground floor which offered further sleeping accommodation on a studio couch but as we did not need this, the room, which was equipped with an extra TV, made an ideal little play-room for the children. There was a good family bathroom and a further shower room with WC. The owners had provided a wonderful selection of toys, books and CDs, there were little reading lights attached to each bunk bed and also colourful beach towels. Thoughtful touches which we greatly appreciated. There was also a small enclosed garden with decking, facilities for al-fresco dining, a barbecue, a hammock and small inflatable pool which the children much enjoyed. The wall to wall sunshine during the week we were there (end of July) was wonderful - a real bonus. A small shop at the end of the road and various little eating places within ten minutes walking distance were very convenient. The beautiful, Medieval town of Rye was only 10 minutes drive away with its opportunities for finer dining.
There is a Pontins Holiday Camp located just up the road but this didn't directly impact on the location of the house. Being the breeding season, the seagulls were, at times, extremely vocal, but then this is all part and parcel of a seaside holiday.

Great family holiday
We were a party of 8, ranging in age from 2 to 71. House is lovely, with spacious living and dining areas which meant there was room for all. Situated just a short walk to the beach, something we all did numerous times during our stay. Also only a short walk to the local store and supermarket for those forgotten items.
