Ionia House is a beautifully and thoughtfully restored village house, Totally modern in design that fit's perfectly in its neighbourhood.
Ionia House provides two large bedrooms and a sitting area come dining room with wonderful views overlooking the Byzantine castle and as far as the beach.
Beautiful hand crafted kitchen, a modern bathroom and utility area. Ionia House has a spacious private terrace situated in front of the house perfect for dining and relaxing, with comfortable furniture and open fireplace, nice for the cooler days and evenings in winter. Handcrafted stone walls and niches add a beautiful ambience.
The swimming pool is situated on a spacious terrace with fantastic views over the town and as far as the beach, here you will find comfortable sun beds and a shower.
An extra terrace above the pool for enjoying the views and beautiful sunsets each evening.

Ionia House has three terraces, All the terraces and walls are hand crafted with niches and beautiful lighting, one large terrace in front of the house with flower beds, here it is lovely to dine, there are comfortable furniture and an open fireplace, nice in the cooler months.
The second is the pool terrace with plenty of room for sunbathing and enjoying, here there are sun loungers and an outside shower.
There is a lovely separate sitting area just by the pool, views are beautiful.
The pool is 13.50 Square meters with a depth of 1.50 meters
The third terrace is a great relaxing area, with a table and comfortable area to sit or lie down and enjoy the sunsets over the castle and ocean.

We were four adults and we all loved our three-night stay in this lovely house in Selçuk. The terrace and the swimming pool made us happy, as did the beautiful, quiet rooms. Everything is designed so that you don't miss anything in a well-decorated and bright space. and spacious. Alison respond very quickly and helped me when I had a problem. We didn't want to leave, it was so nice to stay there. Thank you so much Alison!

We thoroughly enjoyed our two week stay at this property in Selçuk. It is even better than shown in the photographs. There are several flower filled outside areas so you can chase the sun or shade during the day. The view from the high terrace of the citadel, sea and sunset is a highlight and a perfect place to have a drink to round off the day.
Inside the house is well designed to give a bright and spacious feel. Everything provided is good quality, comfortable and well maintained.
Arranging through Alison to be met and returned to the airport and being able to keep the car during our stay was so worthwhile. We made good use of it to visit all the incredible sights but the property is also within easy walking distance of the town.
Alison was an amazing host, prompt in all our communications and very knowledgeable. It was so helpful to arrive to milk, butter, eggs etc and plenty of cleaning products. Having stupidly left my phone at the house she kindly saw to it’s safe return which was so appreciated.
Altogether one of best experiences.

Ionia House is one of the best holiday rentals I've stayed in - and we've rented all over Europe for 40 years. Alison has thought of & supplied everything a holidaymaker might need. Plentiful supply of towels, bedding, crockery, cutlery, saucepans etc - all of very good quality. The water cooler was a treat and getting a refill very easy. Alison was very responsive to any queries we had and gave us good advice on taking the train into Izmir. She also helped to arrange car hire for us which included a driver to pick us up at the airport in Izmir, bring us to Ionia House, leave the hire car with us for the 2 weeks and then take us back to the airport at the end of our holiday. This was a wonderful service, given that we were arriving at about 10 p.m. which would've made it very hard for us to find our way in the dark.
Ionia House lives up to its photos. The beds were extremely comfortable and the air-con was great. We loved the fact that it is in a 'real' neighbourhood. We were among local people: women sitting in their doorways chatting to each other and children playing in the street. We practised our few Turkish greetings on them, as we came and went, by saying Hello/Good evening etc. in our halting Turkish and they seemed to appreciate it and greeted us in return. We really liked the town of Selçuk and we loved having Ionia House as our 'home' to return to after a day's sightseeing. We can wholeheartedly recommend it & Alison for her helpfulness.

Lovely restored traditional property done to a good standard, everything in villa was very good standard, beds, shower kitchen equipment. Lovely unspoilt town with many good restaurants, 15/20 walk but walk back is uphill if you have mobility issues.The villa is in a residential area so can be noisy at times, but didnt bother us.
Nice terraces and small pool that was deep do maybe not suitable for small children. Very close to Ephesus that can be reached by dolmus bus. Lots of places to visit and Alison is very helpful and knowledgeable and arranged trips for us.

Stunning place, absolutely perfect
The most wonderful experience of Turkey. Great town to base your selves in for exploring the area.
Day trip to Istanbul is possible, as is a day around the pool, or at the beach.
Recommed highly.

Gorgeous house
We have just come back from Ionia House and we had the most wonderful stay. The house is immaculate and has everything you'd need for a very comfortable stay. Alison was there whenever we needed her. Helped us get a car, provisions for when we arrived and organised taxis. We felt very safe there and as usual the Turkish people are very friendly indeed. Thank you to Alison for the lovely stay at Ionia House in Selcuk, Turkey! The house is absolutely beautiful, tastefully decorated and in a wonderful location. The beds were very comfortable, the kitchen well equipped, wonderful shower and dependable internet. It was a bit cool for swimming, but the pool is great and a good size. We loved all the potted plants and enjoyed eating all of our meals outside on the patio. We fell in love with Selcuk and the friendly people. The area is perfect for day trips to several other locations, but we were thankful to return to Selcuk each day. It was a wonderful family time together and a trip we will cherish and never forget.

We liked staying in Selcuk because it was close to the Ephesus ancient site and easy to get around for exploring the coast. The house has been recently renovated. The beds were good, bathroom nice, kitchen well equipped. There are views of the city and the fortress from the living room. The outside area was great with a pool, garden, a fireplace and ample seating for outdoor dining. Loved meeting and working with Alison. She met us at the house on our first day and helped us plan our stay. She provided additional travel services for us at a reasonable cost - airport pickup, taxi to Ephesus, ferry tickets, car rental etc. The house is slightly uphill from the town center - but all of Greece and Turkey was hilly on this trip. We own and manage several rental properties in the US so we are very picky about where we stay. Alison has done a great job to make sure her guests have a good experience.

We visited a number of archaeological sites, near and far. We ate out, barbecued at Ionia, swam in the sea and the pool. We shared the latter with the thirsty swallows who came to see us every evening whilst we had swim!
This region of Turkey was fascinating for all it's many, varied and accessible sites. The local people in Selcuk were very friendly and helpful. Shopping and eating out was inexpensive. We would strongly recommend Ionia and this region for people who like to do their own thing, get out and about and enjoy local customs and culture. We felt privileged to be in an area where there were visitors from all over the world and without falling over too many people from the UK. This was not a resort holiday, thank goodness.

My husband and I stayed at Ionia house in April of 2014. What a perfect place! Although not a huge space, this place makes use of all the nooks and crannies and outdoor space so you feel like everything is just so and flows well - we could have easily had another couple stay with us and have been comfortable. We loved the outdoor space - a retreat from the hussle and bustle of the city outside (lots of sun decks around the pool as well as places to lounge). We didn't get a chance to use the outdoor fireplace, but would have loved to if we had stayed longer!
Alison was wonderful and thought about the little things - like having a basic mobile phone available for our use so not to incur massive roaming charges on our international cell phones.
The location is also great - by being in Ephesus you get away from the generic, crowded 'box rental' properties in Kusadasi while all amenities were a 5 minute walk away. We choose to walk to the ruins and had no problems managing the walk to a from the house, around the ruins and to the grotto of the seven sleepers.
If you want to stay close to the house, you will have no problems getting around without a car - everything you need is right there. If you want to see some sites further from town, I would recommend a car rental. Alison was extremely helpful in arranging and we had no problems - the car was dropped off right to the house and we had similar arrangements for the return.
Again, can't say enough about how wonderful this property is - I could easily live here full time we loved it so much!

This is a lovely house, finished to a very high standard. A great deal of thought has clearly been given to every aspect of staying here and there are many delightful details to enjoy. The property has clearly been designed by an architect with a sympathetic eye for aesthetics as well as the practical needs of guests.
The pool is a good size and we enjoyed having a choice of terraces. The real surprise was the view - at night, in particular, there is a wonderful view out over the town of Selcuk with the illuminated castle in the background. To get the view means having to walk uphill from the restaurants and bars in town for a few minutes - but it's well worth it (and there's always a cab, if necessary!)
Alison, the manager, who is English - but also speaks fluent Turkish - is incredibly helpful. She has apparently lived in the town for 30 years and can answer any question and deal with any requests.
Selcuk is a real Turkish town, which has not been spoilt like so many other Turkish resorts, but it also has a great variety of places to eat. It's also very handy for seeing Ephesus and other ancient sites not too far away. We recommend going to Pamucak on the minibus for the day - it's a beautiful beach with a really good restaurant.
