Completely refurbished in 2022, Lakeview is situated in the quiet village of Hopton, this beautifully presented property offers stunning views from master ensuite bedroom, sitting room & terrace, accommodating comfortably 6 to 8 people, in 3 double luxury double bedrooms. The family room has a comfortable day bed and pull-out (suitable for adults and children extra charge)Super luxurious bathrooms, with lake views from the bath tub and underfloor heating. The views from the house are simply stunning offering an uninterrupted view of the water and rolling hills in the distance. The Cottage is set in the grounds of Hopton House and has been thoughtfully converted to provide superb facilities set in over an acre of delightful private gardens.

Fantastic walks, paddle boarding, sailing/Kayaking & cycle paths on the doorstep. Centrally located for Chatsworth House & petting Farm, Kedleston Hall, and Haddon Hall or if you fancy something a little more adventurous Alton Towers, Splash Landings and Go Ape are all a 15 minute car drive. Quad biking, paintballing and buggy driving are available 10 minutes away in Brailsford. The lake and the visitors centre offer Paddle boarding, Sailing, wind surfing, fishing & boating with great cafes, restaurants, bird watching and children's adventure play grounds. The property is beutiful with views overlooking the lake with a fully equipped kitchen… 1 of my guest said the day bed wasn’t very comfortable in the family bedroom also we found the seating to be a little low and sunken to the far end of the room the showers were lovely and hot but we did miss something to put our shower gel’s / shampoo on whilst showering.. we thoroughly enjoyed our stay and these little gripes wouldn’t stop us from returning there is plenty to do around the area

Stayed here over the Christmas 2023 for 7 nights. As many reviewers have commented, the property is furnished to a high standard, with particularly comfortable beds. Some of the best we’ve had in a rental. The house is well located with views of Carsington Water and pub within walking distance. Lots to see and do within a short drive. Ample parking at the property with easy access.
We’d not researched as well as we should, not realising the set-up of the house. One bedroom is downstairs with no toilet/bathroom - it wasn’t ideal for us as we had parents with some slight mobility issues. Also hadn’t appreciated that the dining area is in the entrance to the property, without a huge amount of space ; we also found it cool whilst eating, not a table to linger longer at.. We ate in more than most typical visitors, was not our ideal dining experience, but for most probably wouldn’t impact.
We had some issues with the heating, initially an App related problem that the heating would not turn on. The owners they were very responsive, and for the rest of our stay we could control the heating. The log fire in the lounge is a great addition, as despite the thermostat showing the house was 23 degrees, it didn’t feel too warm.
Seating was a little challenging in the lounge. Probably fine for younger visitors, but my parents struggled to get out of the chairs.
Despite the few niggles, we had an enjoyable stay and would recommend. Hosts very responsive and helpful.

The property was in an excellent location for exploring the surrounding countryside.
All areas were cleaned to a very high standard.
There was no Welcome pack which we have found in other properties.
Both showers had no non-slip mats which made showering difficult.
Overall it was a very good property that, with a few tweaks, could be excellent.

There was nothing that we did not like about Lakeview. The weather fairy was on on our side as we had perfect weather and sat outside on the patio with wonderful scenery and a great view of the lake.
I would definitely enjoyed our stay and would recommend for a great place to explore the Dales.

We thoroughly enjoyed our stay at Christmas.
A stunning house with beautiful and tasteful furnishings.
Spotless on arrival, kitchen well stocked with various crockery, glasses and cooking equipment.
We had a walk around the reservoir on Christmas Eve, perfect weather and a well earned drink at the Miners Arms afterwards.
Would love to stay again sometime.

Great, comfortable cottage in a lovely village. Log burner was a plus. Very well equipped, and big comfy beds. Ideal location within walking distance of a great pub and a 5 min drive to Carsington Waters where we hired bikes to cycle. Would highly recommend.

Beautifully decorated and furnished with everything you need for a comfortable stay. Pub 7 minutes walk away. Our only niggle was no downstairs toilet but highly recommend anyway.

The property is beautiful, large, well appointed and spacious. Four adults stayed and my three month old granddaughter. We had a hot tub in the garden which overlooked Carsington water. This was a beautiful addition to the property. It is mentioned in the description that it costs extra to rent so you are not too bothered to pay the hire price. However my husband was informed that an extra £100 charge would be required for the electricity used to heat the hot tub over the three nights we were there. I looked up the price of how much a modern hot tub costs 2 feet and this is maximum around £6 per day so feel that £100 was far too much to ask.
The weather was cold while we were there and as we had a very young child with us so we needed the heating on. Each time we had to email Pat Miller to ask her to switch it on. She did explain that there was some problem with the app that she was using but I couldn’t understand why we had to ask to have the heating on in the house. Be prepared if you visit in the autumn as you have no control over the heating in the house. On the morning we were leaving it was very chilly while we were getting ready to leave and again I asked Pamela to switch the heating on so that we could get the baby ready and she made a comment about it not being cold. I found this slightly offensive as the baby needed the chill taken off of the house.

Lovely location nearby lots of villages, towns like bakewell and matlock. Weather wasnt brillaint but still had a great time. Beautiful cottage with every thing needed.

We had a wonderful time at Lakeview. Such a special location overlooking Carsington Water. My husband took his bike and rode around the lake, it was roughly a 9 mile ride. We hired a hot tub to keep the older children happy. There is a great pub down the road. The host Pamela was fantastic. We would definitely go again.

Beautiful master bedroom with plenty of room for two large beds for my son and his family, bathroom ensuite with wonderful view. Would have been better if all three bedrooms were on the first floor as no bathroom downstairs. Kitchen had plenty of crockery, pans etc. Empty hamper in the corner with no welcome pack was very disappointing. No milk, or other basics until we asked!
The Cock at Mugginton recommended by Pamela was well worth the visit with delicious food and beautiful surroundings.

Location looking over carsington water and within easy reach to Matlock, Bakewell and surrounding areas and attractions. Lots to do at Carsington Waters.
5 minutes walk to the local pub, the Miners Arms, with good food. Hosts available if required and pleasant.

Great location, lovely views and very comfortable
Lovely property, finished to a high standard. Host was very nice and helpful, when we mentioned we were cold, due to the unseasonable chill, she turned on the heat and found us some kindling so we could make use of the lovely log burner. Heated floors in bathrooms we didn't expect so that was also very nice. The tub with a view is spectacular. Main bed was comfortable but a bit firm for us with dodgy shoulders.
Ice was a great touch. Some milk on arrival would also have been appreciated but we had our own Long life, so it was ok to make a cup of tea.
Only thing we didn't like was the layout, not quite what we expected, the dining table in the entry foyer, which would have made home catering a little awkward, but we didn't do that so it was fine. A floor plan in the listing would alleviate confusion.
Also the lounge tended to tip up in the middle section when you tried to get out of it. Just little things but did impact us a bit.
Overall it was a superb location and the views over Carsington waters were very nice indeed.

Great location, weather was not the best ;0), but we enjoyed ourselves with some chilled out times. The hot tub needs thinking about as a hot tub is listed, but is actually hired on top of the property cost. The tub is not hot enough to use first day, as it heats 4 degrees per hour, so £280 for a four night hire is actually over three days. Would love to stay again in summer next time:0).

The cottage was immaculate and the owner had thought through everything that anyone would need during their stay, and more, including details of the area, local amenities etc. Pam reached out to us once we had arrived to check that all was okay and was readily available should we have needed her (we didn’t due to everything being so thought through).
My two year old daughter loved stay so much that she didn’t want to leave and took full advantage of playing with the toys and games provided.
The cottage is in a beautiful setting with a spacious parking area. We hired a hot tub and would definitely recommend this as an added extra to take in the breathtaking surrounding views and lake.

Set just off a country lane in Hopton (look out for Hopton House as it took us a while to find the property) with lovely views across the lake and with a small patio area and large grass garden it was just as the listing in Vrbo stated. The house was immaculate - lovely and clean and fresh and we each had our own room (note one of the bedrooms is downstairs and no downstairs toilet). The decor was lovely, contemporary and fresh and the lounge with wood burner and huge sofa was ideal for family time in the evenings. We hired the hot tub for the week and if this is something that you enjoy we recommend it. We were very lucky with the weather and between us we spent a lot of time on the patio (there were two sun beds and a table, umbrella and chairs) and in the hot tub. The only small thing that we could find fault with were the bath towels were very small and inadequate. If you are hiring the hot tub we recommend that you bring your own towels as ours were constantly wet and there was no tumble dryer to dry them in. The local area was lovely with a pub just up the road had good food and small town (Wirksworth) 2 miles from the house. Lots of lovely walks or bike rides if that is what you enjoy. The host Pamela was close by and helpful in all our requests. We would definitely love to come back to this lovely property and would highly recommend it.
