NEW FOR THE 2018 SEASON sunbathing terrace, new ensuite bedroom with sleeping for 3 persons
VILLA on ground floor has recently renovated kitchen, dining room and lounge with satellite TV and air -conditioning. On the first floor it has 4 air- conditioned bedrooms. Bedroom 1 has double and pull out single beds and ensuite bathroom with sea view terrace and seating. Bedroom 2 has double bed with bathroom with sea view terrace and seating. Bedroom 3 has a double bed with ensuite bathroom with Juliet balcony. Bedroom 4 has two single beds with sea view terrace and seating.
OUTSIDE has a kidney shaped open heated pool 9.5m x 4m with a Jacuzzi massage, waterfall and Roman steps with nigh time underwater lights. It has a large terrace around it with gorgeous sea views. While you are swimming in the pool, you can view the sea. In front of the pool there is a large shaded area with comfortable seating and table. To the left of the pool there is a hot tub Jacuzzi with uninterrupted sea views. Next to the Jacuzzi is a large terrace with a traditional stone built barbecue and a big wooden table and 8 chairs and a wine cooler. To the right of the pool is a new wooden decking sunbathing platform for 2 sun loungers. Further down the garden there is a small gate giving excess to a path which is 60 meters leading down to the beach, where you can park a boat. Next to the villa there is parking space for two cars.
BEACH AND LOCAL AMMINTIES the path leading to the beach connects you to a walk way along the beach with beautiful views of the sea and local islands. A long this walk way includes bars and small beaches for swimming. Further on you reach a number of bars, restaurants all with sea views offering a wide range food including traditional Dalmatian grilled fish and meat, with Pizza, Pasta and ice cream. Within the distance of only 1 km from the villa you can enjoy the following: basketball, jet ski, surfing, bocce etc. On this same walk way you can take a relaxing 30 min ride with a Taxi –boat to discovery the historic town of Trogir.
SEGET VRANJICA in the village where you will find a supermarket, bakery and numerous bars and traditional Dalmatian restaurants called Konoba’s all a short walk (500 meters) from the villa.
TROGIR, SPLIT, NATIONAL PARKS AND AIRPORT in Trogir you can rent a car, motorbike or a boat. Trogir was founded by Greek settlers from the island of Vis in the third century BC. On this antique breeding ground lies the historic centre of the city of Trogir. In the medieval walled town centre there is a preserved castle, a tower and a sequence of residential buildings and palaces from the Romanticism, Gothic, Renaissance and Baroque periods. Trogir’s most splendid building is the St. Laurentius Church. Trogir is literally a city of museums. Also there are numerous bars, traditional restaurants, shops and an all-day open market selling local and traditional produce.
Split, the region's capital, with its famous Diocletian Palace built by the Roman Emperor is only 25 km away from the villa. Amazing villa overlooking the sea and islands. All you needed and more.
Well positioned to walk to bakery and shop in the village and a few bars and restaurants. Sea taxi to Trogir and hire of SUPs are available at the beach around 200 meters away. We would definitely go back to this villa.

The photos do not do this villa justice. It is located in a quiet neighbourhood with the most stunning views from every window. The outside space is beautifully landscaped, making it a perfect place to enjoy the pool, hot tub and al fresco dining area. There are cafes, restaurants, bars, ice cream parlours, bakeries, mini-markets and water sports within easy walking distance and the water-taxi to Trogir is a must.
The only small negatives would be that the towels, bed linen and the curtains in the master bedroom could be better quality so that they are more in-keeping with the otherwise 5 star experience.

Fantastic villa for families with teenage kids. Great space indoors and out plus good location. Only reason rating not 5* is that the Wifi was poor (although phone reception was good for using data) and TV is German channels only.

Lovely villa as advertised Great living space indoors and out. Nice to chill by pool and gorgeous view but water sports and water taxi into Trogir 2 min walk. There’s a couple of restaurants/ bars and take away beach front but venture in to Trogir Old Town by water taxi - very special Easy to visit islands too -good base to explore Car advised. We had a lovely stay, villa is in a great location. Clean and comfortable with all the facilities you need. We particularly liked the outside space. Within easy walking distance of bars and restaurants. The only negative I would say is that the stairs are steep with very narrow treads and the villa is on lots of levels both inside and outside . I think the description should state not suitable for people with walking difficulties or small children.

We had an amazing stay with great support from our hosts, beautiful evenings and lazy days at the pool. The house has all you need in dquipment, sunbeds and the pool water was of highest standard.

Villa with breathtaking views
The host met us late in the evening after our late arrival flight. Very friendly and answered any questions immediately.A beautiful villa in a great location with amazing views. Outside area was stunning and very well thought out. A very clean villa with everything you need with a real home from home feel.
Location good for sightseeing. We took a taxi into Trogir old town one evening and had a fabulous meal & drinks at Don Dino’s, we enjoyed it so much that we visited a second time. Lots of opportunities to book a boat trip to the islands which was a great day out.
Highly recommended.

We had a pleasant stay to this house which il marvelous with an outstanding view on the see. The jaccuzi and the pool are so Nice. The Owner is also Nice and helped us a lot to provide fournitures for our baby

Pleasent stay
We stayed for a week in Zoran's lovely house with children and grandchildren. The house was comfortable and well equipped and the grandchildren loved the pool. Unfortunately, tiles came loose from the wall in one bedroom and it was very lucky that none of the grandchildren lay in the bed where they landed. Zoran came and looked, unfortunately it seemed that he knew that the tiles were loose. We had to clean around the patio by the grill and the oven would also need to be cleaned.
You may think differently, but personally I appreciate if there are not so many leftovers after which previous tenants. Overall we had a pleasent sta and the wiew was wondweful.

A Slice of Heaven
We stayed at Zoran and Sandra's property for two weeks and found it to be absolutely wonderful. In my opinion, the pictures don't even do it justice. The property is in immaculate condition, and you can tell that Zoran and Sandra put great care into the selection and maintenance of their furnishings and finishings. The beautiful landscape design of mature palms, magnolias, lime and olive, in addition to the abundance of terra cotta planters, provided a lush backdrop to days spent floating in the pool and gazing at the Adriatic. This place really has more of a feel of resort than rental. Boring stuff: every need was met in the kitchen, bathrooms were very clean and offered good storage, stairs do have a short tread as FYI, closets have plenty of hangers, air-conditioning in every room/bedroom. Easy ten-minute drive to all of the restaurants of Trogir and a three-minute walk to a nearby outdoor restaurant/gelato/bar. And Sandra and Zoran were perfect hosts. We hope to return again!

We stayed in the villa in September/October 2019, 4 adults and 4 children aged 10-12 years. It was a perfect base to explore Trogir, Split and Krka National park. The property is nice and roomy and wonderfully located with great views from the pool area. We loved the outdoor amenities and lounging areas, and we spend many hours both during the day and in the evenings there. The pool was clean and the warm jacozzi was very popular with the children. The beach was lovely with crystal clear water, and only a few minutes away by foot. The owner was very helpful, and the communication with him both in the booking process and during the stay, was impeccable. Overal, a wonderful place. We will absolutely recommend this property to anyone!

We were a party of 7 plus a baby and unfortunately there was only lounge seating for four (at a squeeze) and dining for six. The combustion heater was lovely and well utilised but more comfy seating would have been nice.
There were also some issues with cleaning which I have spoken to the owner about and I’m sure will be addressed.
Overall a lovely property but for the premium price being charged misses the mark a little.

A great house with the most fabulous views
This villa is spotlessly clean and very well maintained set within beautiful grounds with the most amazing views across the sea. It is perfectly equipped and very spacious with plenty of room for our group of 4 adults an 3 teens to spread out inside and out. The pool area is lovely with chairs and loungers all around, in and out of the sun, all taking advantage of the views.
The location is ideal with small supermarkets, bakery, restaurants and bars within an easy walk. Wander down the steps to the sea where you can swim; jump off the jetty; hire watersports kit at very reasonable prices; take the water taxi to Trogir; eat; drink; lounge - bliss! We loved the fact it was only 20minutes to Split airport, 10 minutes to Trogir and an hour from Krka National Park. Although the property is surrounded by other residences it is very quiet and peaceful.
Minor points of note - We found the stairs inside the house to be steep and shallow in tread depth so you do have to be careful walking down - flip flops are a definite trip hazard! All windows and doors have shutters except the master bedroom which only has sheer curtains allowing the daylight in from the early hours - not good for light sleepers

Great villa -- all as advertised
The house was as advertised -- spacious, clean, great outdoor spaces, and incredible views. Easy walking distance to decent places to eat, and convenient by car to lots of destinations in both directions. The area is primarily given over at this point to tourists, but the location is very private and quiet. Only suggestions for improvement would be upgrades to linens and pots and pans.

Stunning Views
We had a wonderful relaxing stay at Villa Kulenovic, and it was perfect for our group of five adults. The villa facilities are good, the outdoor area and garden are superb with the most stunning sea views. The location is excellent with steps taking you down to the sea, where you can get a boat taxi to the beautiful historic town of Trogir. Just a short walk away are a few local restaurants and bars serving good food.
Zoran was very prompt in answering any query’s we had and kindly organised transport to and from the airport.
This was our first visit to Croatia and we thoroughly enjoyed our week here, and hope to be back.

We really enjoyed the Villa, great views from the hot tub, lovely pool, outdoor table and barbecue. Just a short walk to a promenade , with a couple of restaurants and an ice cream shop enjoyed by the kids, as well as the boat to Trogir. As we were end of season things started to close down but didn't spoil our stay.

Wonderful
Villa kulenovic is situated in a peaceful location with wonderful views across the sea to Trogir. The outside space is perfect. There are various seating areas including a large dining area in the shade. The pool is great with plenty of space for sun loungers in the sun or shade.
There are steps down to the sea and plenty of places along the coastline to relax and enjoy the view and steps into the sea to swim. There are a couple of bars and restaurants. If you continue walking 20 mins there is a beach with some water sports, restaurants etc. and if you walk the other way towards the village of Seget Vranjica there is another nice restaurant.
We would recommend visiting the Krka falls where you can swim in the lake and the local historic town of Trogir which is easy so reach by water or taxi.
We would certainly recommend Villa Kulenovic, we had a lovely holiday.

Perfect!
We stayed in this villa 2 years ago and had such a lovely time we went back this year for another week! The villa is very well maintained and improvements had been made since our last visit even though it was spotless 2 years ago. The villa has a lovely pool and jacuzzi - great for early evening when the sun has gone - and a fab outside eating area with BBQ. It is 5 mins walk to the sea and a number of restaurants. There is a great little ferry service to Trogir which is definately worth a visit - very pretty with lots of good restaurants and cafes.
This villa will not disappoint - we are hoping Togo back in another 2 years 😺.

Idyllic home from home in Croatia
This property is located halfway up a hillside overlooking the Adriatic with stunning views and a real luxury feel. It is very well appointed to a high standard and is very modern and contemporary in style. The outdoor areas ( where of course you spend most of your time!) are fantastic with a great pool, hot tub and outdoor dining and BBQ area surrounding the property. Plenty of sun beds and seating for all occupants. Whilst the access to the sea is a little steep and crumbly in parts we didn't have any problems and the fact that the water taxi to Trogir was at the bottom of the steps was a real bonus! Definitely recommend this place and we would stay here again without hesitation, also great hosts who react quickly to your requests/questions

Excellent villa factilies with fabulous sea views
On arrival we were met by Sandra who promptly guided our group of 9 around the villa and garden. The villa was clean and tidy and of a high standard. The outside area included lovely pool and ample sun lounges, a cover patio with sofas and table. The BBQ area had table seating for 8 with great views of the sea and islands.
Both the hosts Zoran and his wife Sandra were very helpful and always on the end of a phone if something was required.
The villa is perfectly situated only a few minutes walk to the beach which offered boat trips and hire. Also a new sports and cocktail bar, 2 restaurants , ice cream parlour only 5 mins walk along the coastal path.
Just below the villa on the beach is the docking point for the Trogir Water taxi which is the perfect way to travel to this beautiful small town.
A small local supermarket, bakery,, bars and restaurants can be found towards the village harbour which is a 10-15 minute walk. Here you will find traditional food such as grilled fish and meat, etc.
In theory you don't need a car, but if like to stay in and BBQ then a car would be handy to travel to the larger supermarkets which have a good wide range of food and drink.
Overall the villa and its position is the perfect place to enjoy a holiday on the Dalmatian Coast. Our group will certainly be returning in the near future

Perfect stay in beautiful Croatia
We had an awesome stay at Villa Kulenovic with 9 adults, therefore Zoran provided us an additional bed. Upon arrival Zoran guided us through the house and recommended places to see and to go. Very clean house and outside area. Everything you need, you will find in the house. A mini market, restaurants, taxi boat to Trogir, beach, tour booking agency....everything is in walking distance. We loved the BBQ area outside and used it a lot.
Seget Vranjica is a great place to stay: close to Trogir and the airport, as well as a good starting point to do some tourist stuff like Krka National Park or visiting Split.
We highly recommend Villa Kulenovic and hope to be back!!

Perfect villa at perfect location
Villa Kulenovic was an excellent choice for accommodation of our group of 4 couples. The villa is very modern and comfortable with very good socialising areas esspecially outside. Lovely pool and relaxing jacuzzi as well as perfect outside eating area and bbq are simply delightful. The views are amazing and can be enjoyed by the pool or inside the apartment.
Villa is situated near to Trogir and Split and not so far from national park Krka. Transportation was easy and nice - by taxi or by boat-taxi. Markets are close by as well as some restorant/pub wich is very nearby.
We recommend this villa to our friends and to everyone who wants relaxing and nice holiday in Croatia.

Excellent
The villa is excellent. It is well maintained, has a beautiful view and is in a great location. We hired cars, whilst not essential, this helped maximise the benefit of being able to visit places accessible to the villa such as Split, Trogir and the Krka National Park. Arrangements for hiring the villa worked very well. We can recommend the villa.

Fantstic sea-views villa
We had a fabulous week at this villa, travelling with another family. The villa is beautifully done, clean and comfortable. The outside space is a real feature of the property with outstanding views of the sea and boasting a good sized pool and plenty of outdoor seating areas for eating/lounging in the sun or shade. The sea is a minute's walk away and the water was perfectly warm and clear for swimming. Nearby Trogir is delightful, an easy trip by water taxi. We also enjoyed a trip to Split and white water rafting at Omis.
Zoran and Sandra were lovely hosts and very helpful and easy to contact. We would very happily visit this villa again.

Fabulous villa with breathtaking views!
We had a wonderful holiday in Croatia. The villa was superb! Well equipped, clean, comfortable and modern. However the highlight was the outdoor space. The view from the garden/pool area was simply breathtaking. The hot tub was an added bonus especially for my mother who does not swim. When we could tear ourselves (especially the children) away from the pool we found a good selection of restaurants within walking distance of the villa. Supermarkets were also conveniently close by. We visited Trogir on a number of occasions and found the regular water taxi service that left only a 5/10 minute walk from the villa a bonus as it meant we didn't need to drive into the busy city. Trogir is simply beautiful and well worth a visit as was the national park of Krka which was stunning! All in all a wonderful holiday and we would not hesitate to recommend the villa or the area to friends.

Beautiful Croatia
This house is in a wonderful position with magnificent sea views. The outside of the house is particularly well-equipped; there is plenty of comfortable seating as well as a good-sized table with chairs. The garden is superb: every day we discovered new plants and marvelled at the planning that had gone into the creation of such a beautiful space. The house is very well situated in that it is close to the wonderful Trogir and Split, both well worth visiting. It would have been really helpful if there had been some sort of book with recommendations about where to go and which restaurants to try (and instructions about how to work the TV!). The owners were very helpful, even providing a new washing machine when the existing one died. The listing description was accurate and the property was certainly clean and well maintained. We were a little surprised that there was no cleaning after the first week, as has happened in other houses we've rented. Our holiday was greatly enhanced by the excursions we undertook with Petar Sinovcic of Dream Excustions/Transfers. He was such fun and so interesting. Overall I would certainly recommend this house to friends and relatives with one small caveat: this is not really a good house for anyone with mobility problems. The stairs to the first floor are tricky to say the least and there are steps throughout the house and garden. That said, we had a wonderful holiday and fell in love with Croatia all over again.

Amazing home, superb in every way.
We had a wonderful stay in this very beautiful villa, with great pool, hot tub, outdoor areas. Stunning views and close to the beautiful Trogir and Split. We took recommendations from Zoran and Sandra for some great eating places and fantastic days out with our family.
The hospitality from Zoran and Sandra was wonderful they helped with anything we asked for including a trip to the hospital with my poorly daughter.
We have recommended this place to anyone and everyone so book soon it's going to very popular with us for years to come. 5 stars !

Perfect villa, perfect location, perfect holiday!
We have just returned from a wonderful weeks stay in Villa Kulenovic. We were a group of 3 couples and found the villa, pool and garden to be clean, well maintained and very stylishly decorated/landscaped with stunning views. The villa facilities are great - lovely pool, a very relaxing hot tub and perfect outside eating area and bbq. The location is excellent - a very short distance to the sea and local restaurants and bars. There is also a water taxi/ferry which can take you to Trogir and Madena beach - a cheap, easy and very pleasant way to get about. Zoran was very helpful booking taxis for us - airport transfers and a trip to Split.
We would all thoroughly recommend this villa and hope to return one day! Thank you Zoran!

Beautiful Croatian Accommodation
Our family had a fantastic stay at Zoran and Sandra's villa. The hot tub was a wonderful perk of the property as we were there in the cooler weather. The views from the villa were spectacular and the overall property was clean, quiet and very comfortable. Zoran was there to meet us on arrival and was a very helpful host. I would stay here again if we ever get a chance to return.

Fantastic holiday!
What can I say about this amazing apartment that hasn't already been said? We had a truly amazing time at this apartment and would like to come back again soon.
The pool is fantastic and Zoran has provided two equally good socialising areas for large groups of people outside. One near the pool as you can see in the pictures and a large dining area also outdoors. The views are simply magical and can be enjoyed by the pool or inside the apartment itself.
The location is brilliant as its close to the national parks but also split and Trogir. And to top it off it is only 2 minutes walk to the beach!
Zoran himself was also very helpful via email and once we got there. A brilliant host who has the added bonus of being a doctor as well!
I would thoroughly recommend this apartment and would advise anyone thinking about booking....just do it you won't regret it!
