Our Cliffside retreat exudes rustic charm, with soaring ceilings and room for up to 18. Tucked amidst the trees, it offers a serene escape, complemented by a secluded riverside park just a stone's throw away, right across River Road. Here, guests have access to the famed Guadalupe River 'Chute,' ideal for family fun or tranquil moments observing tubers floating downstream. Take in the breathtaking scenery from the wooden deck area, where relaxation comes effortlessly. The park itself features a welcoming fire pit and a private deck, perfect for unwinding. With accommodation for up to 18 guests, the property comprises the 'Main House' boasting three bedrooms and four baths, and the 'Guest House' offering two bedrooms and two baths.
Sleeping arrangements include two kings, one queen, one full bed, and five queen futons, ensuring a comfortable stay for all.

We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!
The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!
With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :).

-Renting party must be 23 or older (all members of the group must be 23yrs of age or older, unless there's a parent/guardian present during the entirety of the stay).
-Must sign Rental Agreement prior to receiving check-in details- please let us know if you'd like a copy before booking (we can't attach)
-If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB
-No day visitors (18 guests-max occupancy- occupancy includes children)
-Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property.
-Max parking- 5 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival)
-For stays over 28 days- max 1 guest per bedroom
-Monthly reservations during our popular winter months (January, February, and March) MUST be booked from the 1st to the 1st.
-Remaining off-season monthly stays must be booked for a FULL month (i.e. 1st to the 1st, 6th to the 6th, 27th to the 27th, etc)
I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.

Weekend gathering
Good experience, accommodations as described. Easy to work with property manager.

Not what we expected
The house is great from the road and has many wonderful sleeping accommodations. Not understanding how to reach the river, where parking was allowed (shared with downstairs unit) for 9 vehicles, and finding many rooms dirty was a let down. The cleaning fee is very large to find dirty floors and cobwebs on futons upstairs. Maybe marking approved parking spaces could help. Also any tips on river access would be helpful! We come to the area quite often and hope to check in on this location again. It might have just been a bad month.

Our stay at the Hillside
Great location. Located on tube shoot. Plenty of room, lots of beds. No cell phone signal and Wi Fi didn't work. Limited parking spaces, but overall a great place to stay.

River family trip
Overall the house was a great location, right across street from the chute and near Lone Star float and near local bars for some night life. House upstairs had great space and hang out area. Also, bathrooms were huge and lots of them. The host was super responsive and answered all questions too. Couple of things I think would have helped. Since internet is spotty for people in the area, to send the code to enter the house earlier than 30 min before check in would help to have the info in advance because we had an issue getting emails due to bad internet. Also, the ac upstairs did not work well, the back bedroom and the front bedrooms were hot at night. We dealt with it with some fans but with the price you pay to stay here would expect better ac. Lastly, we had a surprise floater in the toilet when we got there. I would say we would stay here again though because of the location.

Great Location - Cool House
This house is located in a great spot for relaxing and also enjoying the river. The only problem we had while staying was that there was no hot water. Other than that, we had a great time and would recommend the property.

This house was perfect for our large party. Everyone has adequate places to sleep and relax. We enjoyed the river & property!

Excellent property
The property was just as described, we had a large group of 15+ and everyone was comfortable in the house. There was plenty of space throughout the house and on the rest of the property for our party. We were lucky enough to not have anyone below us in the guest house during our stay, so I can not comment on how it would be to share the property. The water heater worked perfectly, and there was no smell as previously mentioned. One deck off of a bedroom was blocked off because a stump fell in the middle of it and it was obviously not safe. There are plenty of other decks to hang out on though, so it was not a big deal. Overall, it was a great stay! The location was perfect, and well maintained. The property managers were always prompt with responding any time I had a question regarding the property before our stay, which I greatly appreciated. Would definitely recommend this property, and hope to be back in the future!

Recommendation for the property owner is to fix the sewage/dead rodent smell in both houses, fix futon in “guest house,” water heater in main house didn’t work, put some kind of sand paper strips on stairs due to slickness when wet, as well as fix upstairs back balcony, pictures and listing made it as though it was available but it was taped off due to tree falling and there was no advance warning. The house is perfect space for large group when renting both.. however house (both main and guest house) smelled horrible the whole time, we even fabrezed, and placed air freshiners throughout vents, didn’t help.. The main house had hot water for first couple hours hours, but for the most part did not. There is zero WiFi/cell service to call anyone for assistance unless you go up river road. The stairs were soooo slick when they were wet, resulting in several slips/falls. Would be perfect place to rent as a whole for a large group of these issues were taken care of.

Great place for 1 renter
We had a nice time. It is a little difficult to share with others if the main house and guest house are rented seperately. I stayed in the back bedroom and had other renters on the patio right outside my door with no blinds on it. The satellite, house speakers, or wi-fi did not work at all. We didnt have hot water the first night either but maintenance was there the next morning and got it fixed.

Great place. Enjoyed the neighbors and the location. Not to mention having the dam so close was awesome! Kara was great too. She made it so easy to communicate with and was pleasant to work with.

huge home, however 2 futon sleepers are in common area/living room? Had to upgrade with additional charges for bottom floor rooms.for comfort. None to weak Wi-Fi signal and bottom floor had extremely bad odor. House had large patio space plus plenty of parking.

House was sufficient for our group of 8 adults/10 children. Close to river, but safe distance w/kids
Big issue is you can't turn a/c below 72 (per signed rental agreement). Sign above thermostat said not to turn below 70. We abided by signed rental agreement rather than note. So, didn't cool enough in some sleeping areas, particularly bedroom off common area. Freezer didn't work properly, didn't freeze anything, including freezer pops we brought for children. Rental agreement said do not adjust the temperature of the refrigerator/freezer or would be responsible for paying for repair. Missing/broken shelves in refrigerator/freezer. Wasp problem INSIDE the house. Had to kill wasps flying around, particularly in the very back bathroom, as the kids were scared. House was not well cleaned when we arrived. Oven was so dirty it smoked when turned on. Stovetop burner pans were dirty & had to be cleaned before we continued to use them (they also smoked when turned on). Threw away used razors found in upstairs shower. Had to clean the coffee maker full of old, dirty water, before using. Big shower in back was dirty, including previous renters' items left behind. Trash cans were dirty, as likely previous renters just dumped trash into cans w/out bags, as only 4 bags were provided for 2 cans and entire stay. Washer would not go through complete cycle. Toaster didn't work. Finally, a dog bit one of our children when we walked down the shell road to cross to the river. Notified leasing agent & the property owners secured the dog in a fenced area. Positives about property: Great spot on river, probably best on Guadalupe during a Texas drought. Always had sufficient hot water for showers for 8 adults/10 children. Living/common areas & kitchen were spacious. Beautiful windows but no window coverings = no privacy in some sleeping areas. Great deck areas for outside time. Kitchen well stocked with dishes, pots/pans, etc. Plenty of sheets, pillows, blankets for futons. Living area included 2 sofas & loveseat. But when looking under cushions for missing phone ... dirty, needed to be vacuumed. Two entrances, so those who had trouble with stairs could enter at back door. Seating for 16 to eat inside. Easy parking for 3 - 4 vehicles, not 5 as stated since not allowed to park on blacktop; plus unit below us was empty so didn't have to compete for parking/worry about getting blocked in. Price to rent was reasonable for a large family. We enjoyed our stay playing on the river & appreciated it's proximity to the house. A good cleaning would make this house ideal!

Loved it!!!
Very beautiful and plenty of space! We were a group of 16 people and we had plenty of room, never crowded. Loved the decor, made us feel at home. Loved being able to hit up the river and come back to this house, cook and relax. Definitely would love to come back and definitely would recommend this house to everyone!
