We all enjoyed our stay in this Villa. It was clean and roomy with nice outdoor spaces. Some of the furniture was new and some such as the dining area furniture was quite worn. The bedrooms were nicely appointed but be prepared for outdoor showers attached to the lower level bedrooms. Also no hot water in those outdoor showers. Since it was advertised as a villa where one could walk to the beach we were surprised to find the walk almost impossible over the rocky shoreline. We did enjoy the kayaks, snorkel equipment and cornhole game. The bay was lovely. One definitely needs to rent a vehicle in order to enjoy the island and be prepared to navigate very narrow roads. Overall I rate this Villa quite high. The management company was excellent to work with.

Beach Walk Villa was wonderful. It's perfectly beautiful location was a complete delight, the property managers were most helpful and friendly, and the extras like the pool, kayaks and paddleboards were terrific to have to enjoy being on the water. It was a fabulous week. Everyone of all ages loved being there. My only suggestion was that since some of the famous recent storms apparently covered up the walk way to the nearest beach, the website photos should be updated to take that out. But really didn't matter a bit. We drove to the big beaches and were perfectly delighted to be back at the house later to enjoy it's amazing location and stunning sunsets. Can't recommend this property enough. You'll love it too.

This home was perfect for our family of 10 adults. Having kayaks, paddle boards, snorkeling gear, beach chairs and a pool were huge assets for us. We did try walking on the rocks to the beach, but soon realized kayaking or paddle boarding over were much better options. I’d recommend packing tevas, or water shoes for entering and exiting the water..no flip flops.
Any questions or requests were promptly answered. If we travel to St John again, we would definitely book this villa.
Regarding the neighborhood /area…you’ll be driving to any destination. Groceries or dining out are both extremely expensive. Our faves: dining at Windmill Inn, hiking Reef Bay Trail, Trunk Bay beach.

The property manager was friendly, informative and very helpful. She assisted with any special requests in advance of our stay which was very accommodating. The property itself was beautiful and just as listed. Great place to have family/friends as you can share two different sections of the residence to allow privacy and/or allowing your toddler to take a nap while still being able to vacation without worry for waking them up. Very close to Cruz Bay, and the property had the most amazing sunset views. I would encourage you to bring water shoes if staying and planning to walk to the sandy beach during low tide. Also great snorkeling spot. Would highly recommend!

The house is in a beautiful location, but the house needs some work. The roof leaked during big rain storms. Some furniture was broken and the separate apartment was dark. Being on the water was amazing but getting into the water was difficult. The rocky coastline, rough waters and outdated kayaks/paddle boards made getting in the water outside the house challenging. The outside deck and pool were the perfect place to gather after a day of exploring the island. This was our favorite part of the house. Overall, you rent this house if you have a large group, you want to be on the water and you aren’t fussy about your accommodations. My kids did not notice any of the house shortcomings but if this were my house, it would be time for a renovation.

This house has everything that you would want in a relaxing vacation home! Our family enjoyed snorkling, fishing and paddle boarding daily. The pool was fun to relax in and watch the waves roll along in the bay. The house was clean, well stocked and so spacious for our family of 5. We enjoyed playing cards and games at the table, while we heard the waves from the bay. The communication before and during our stay was excellent. We all miss this place and hope to be back soon!

St John Family vacation
The pool and views were amazing- the overall layout was great for our group! We really enjoyed our time @ Beachwalk. However the name is misleading in that the walk to the beach is not maintained and there is no “easy” walk to the neighboring beach unless to take the rocks which is not ideal for kids. There is also no good place to put in the kayaks or paddle boards so unfortunately we did not use those! The kitchen is well stocked and the washer/dryers are so helpful. It would have been helpful to have flashlights with batteries available for the 2 power outages We experienced during our stay. Overall a great place- just need the beach walk to be maintained.

Beautiful location with access to the water
The location could not have been better. We snorkeled, paddle boarded, and kayaked almost every day out front of the Villa. The outdoor area was awesome. The set up of the house fit our family perfectly. The house itself could use some attention, especially in the kitchen but overall we had a great experience.

From initial contact and discussions with owners to property managers all went extremely smoothly. Our group of six adult family members fit perfectly with room to spare. Everyone enjoyed the property and surrounding activities. Anything we asked for was provided quickly.

Family vacation
We had the best time! We have never been to the USVI, and St. John is AMAZING! We hiked, snorkeled, kayaked, and swam every day. The water and the reefs are beautiful! Sean at Empire Boat Charters is the best, and he took us to great snorkeling areas and to places to see the sea turtles. We have already talked about coming back. Would definitely recommend this place to anyone, adults or families with kids. It was perfect!!

Great House - Beautiful Bay
We had 7 stay here, my wife and I took the upstairs master, our two sets of parents took the two queen rooms on the main level, and our daughters each got a queen and their own living space in the lower level - so that was perfect. The management team was great to work with. The bay is stunning and the snorkeling is great. It was difficult for our parents (all around 80) to get in and out of the water at the house location, or to walk to the beach. Rocky, if the water is rough at all, older folks have some trouble. But overall a fantastic experience!

Best Snorkeling on St. John's Island
Everyone was so very easy to deal with. We had quick response to all our needs and questions. The property was packed with snorkels, beach shoes, paddle boards and kayaks. We found the snorkeling off the deck to be much better than any of the beaches we visited. The house was very large and fit our family of 5 couples easily. The views were incredible. We didn't even leave the property some days. Thank you for sharing such a lovely home.

Disappointed
The outside of the house is the best part. The snorkeling and kayaking were great and am excellent opportunity to have on site. The bedrooms were lacking especially the downstairs. Privacy was non existent. Many of the outlets didn’t work 1/2 bath was non operational. Kitchen quite small. Ceiling fans required you to climb on bed to operate. Pool water was so cold no one could get in and enjoy. For the $, I will pick aomewhere else next time.

Beautiful views, great location
We really enjoyed the great room, the views were beautiful. The pool area is lovely, but we needed to use bug spray for the No-See-Ums. I snorkeled in the bay and saw fish and turtles. We took a nice kayak ride. Getting the kayaks into the water, past the rocks, was not easy for us in our mid 60's. It was an easy 5 minute drive into Cruz Bay. We enjoyed our stay here.

Beautiful Location
The house was great. It was stocked with supplies needed to have a great stay. The pool was great as well. The few issues we had were easily resolved and the owners and property management company were easy to work with. They went above and beyond helping us get to the property and showing us where places were. They gave a thorough tour of the property upon arrival. Again, it was a great location and beautiful views. Plenty of room for our group to spread out and enjoy a week on the island.

Beachwalk Villa Vacation
The location and property management group were great. We had the unfortunate experience off having a rolling blackout on Saturday night for 4 hours and a tropical storm blow through on Sunday and lost electricity for just over 24 hours. I felt the owners should describe that you DO NOT have a generator for the house and the toilets and water don’t work without electricity. Colby (from property managers) brought over ice and a small portable generator for a few lights but it wasn’t enough to even run the refrigerator. On the upside, the house is overall adequate, the views are beautiful from the living area only, as its too buggy to sit outside much. There was plenty of lounge chairs and snorkel gear provided. On the downside, the kitchen is quite small with no food storage area, but decent cookware and utensils, there are not windows in the master bedroom and it’s upstairs so its difficult to keep it cool enough. Overall, I thought St John and the location of the home was wonderful, but I don’t think we would rent this particular house again because of the price of the rental vs. the house layout and it’s lack of a generator that can run the refrigerator, water and toilet systems.

Chocolate Hole fun!
Upon our arrival we were greeted by the house manager and introduced to the property. Communication was good from the get-go. The location of the house is superb and secluded. Chocolate Hole Bay is nestled in a small neighborhood and provides great sunsets and amazing snorkeling right in your backyard.
Our group enjoyed experiencing everything the island had to offer. We snorkeled, we hit restaurants and shopping, and did some fishing as well.
Oh the house is in good shape and has a split upper and lower level. The pool and deck are great but if visiting in March bring bug spray because the no-see-ums are bad around dawn and dusk. During our visit, the lower section of the home had a mildew smell. Once we reported this to the managers they reacted quickly with a o-zone machine.
Overall the house is nice, The location is great, and the island is amazing.

Great place
We had a great time here for a family vacation. Place is quiet and secluded which is great. Snorkeling is as great here as anywhere else on the island we visited. Saw lots of turtles every day feeding in the grasses. Careful with sea urchins as they were everywhere on the way out to snorkel. Property manager was attentive with small items that need attention as well. Hope to stay again in the future.

Charming house. Set up well for families with kids. Could knit-pick the house but overall it was good. My only real negative of the house is privacy. We had two families (5 and 4 each family). Great location and snorkeling. Couple of resident turtles in chocolate hole we watched every morning. Thanks!

Beautiful view right on the bay, but don't plan on using the lower level
The house was actually very surface clean, the main section smelled wonderful & the views are as posted, but that and the excellent communication of the manager and well -assisted check in process was completely marred by the fact that the home is rented as a 5 bedroom with 2nd living area and yet 2 bedrooms and that 2nd living area (also unknowingly with an outside separate back entrance which might not be ideal for those with young kids) are totally unusable due to the extremely strong odor of mold/mildew & possibly urine! Upon arrival the house manager was continuously urging us all to bunk up together in the main part of the house just because, even suggesting we use the supplied air mattresses but never escorted us to the basement. We were fortunate to only be a group of 3 moms with 3 daughters and did end up bunking with our girls but that is not what was rented. The bedroom to the left of the kitchen needs maintenance - sliding door comes off track and the bathroom door can get stuck closed so neither could be fully closed for privacy.
Though the reef is not is great shape in Chocolate Hole, we were able to piece together about 3 snorkel sets(bring your own if possible) & see some fish, a couple turtles & and an octopus! The bay was also adequate for some open water swim workouts. The paddle boards are getting worn but are still usable & had paddles. A couple of the sea kayaks were usable after draining all the water out of them (not stored or plugged well). We never saw one person use the rocky beach at the end of the bay except to come in from their anchored boat in the bay & a couple people paddle boarded from there. As the manager told us on arrival, "you will spend most of your time at the sandy beaches around the island".
A couple recommendations if you are renting this place:
*The power will go out at some point. Bring your backup portable charger and keep it charged. Though you will hear the hum of generators around you, this house doesn't have one.
*The tap water is very drinkable but buy extra gallons to have on hand as when the power goes out, you will NOT be able to use ANY WATER SOURCES (house manager did tell us not to use the water/flush toilets etc "just in case when/if it might go out") During our stay we lost power from 1-4 hrs and up to 13 hrs)
*If you want to charter a boat, highly recommend Bad Kitty Charters - book directly
*driveway to house is VERY narrow but never scratched the car
*AC unit 1st bdrm puddles

Wife and I have visited St Thomas, St John, and St Croix and we will retire to St John. Just a perfect place to relax.
BeachWalk is a dream. Great accessible location. Close to Cruz Bay, but private and remote enough to unwind.

A gem on the water
This is such a great location with lots to do. The house is on one of the healthiest reefs in St. John and we snorkeled daily and loved using the kayaks and SUP boards. Bring water shoes!
The house is big and spacious and lots of bathrooms and beds for teens to spread out. The kitchen has all that you need and the market is right around the corner. We were able to grill fresh tuna on the outdoor grill caught on the fishing charter too.
Your hosts Steve and Lisa will answer any questions promptly and gave great restaurant recommendations (we loved High Tide for breakfast and dinner!) and are super easy to communicate with and very nice people.
St. John was our perfect getaway - we got to do a different beach every day ( house has a big cooler and all beach needs) and loved hiking the natural wonders of the many trails. Rams Head and Salt Pond was our favorite! So much to do there that is outdoors and naturally socially distant😀.

Perfect location and property!
The bay this house is on has the best snorkeling right out your front door. We snorkeled all over the island and the chocolate hole bay has the most variety of fish. No turtles or sting ray but lots of colorful fish. Steve the property manager was awesome very helpful. Love the hammock just laying their with the beauty all around and listening to the waves crash against the shore. Sunsets were gorgeous!

Just Amazing
We had such an amazing time. Thank you so much for everything you did working with us. Steve the property manager was great, the house was perfect. The kids will never forget this trip. On our last day I was snorkeling just around Chocolate Hole and saw a pair of sea turtles. I didn't know that CH had sea turtles. I also ventured out to the reef that is maybe 30 yards from the shore line. That reef is really healthy, and supports a lot of aquatic life. It's easy to just stay close to the shore, but the reef in the deeper water was really something. Thank you again. We couldn't have asked for a better experience.

A road less taken ends in paradise with spectacular sunsets and a comfortable home
The house is on a small road and sits right on the water as advertised, however pictures and words can’t do it justice. The rooms are comfortable, the house well decorated and the kitchen well stocked, but the focal point of this house is the outdoor deck, pool and waterfront. It is a great place to end the day if you were out at the various beaches all day or to ha g out at all day if you just want to stay in. The sunsets are spectacular and the snorkeling is excellent.

Beachwalk Review
Overall we had a very nice stay with a few hiccups. The location was great with great access to Chocolate Hole which had some decent snorkeling. Beautiful views, nice outdoor area with pool, grill and bar. Location was also only 5 minutes from Cruz Bay.
We did have a few issues with the villa. First, we did not have access to the bottom portion of the villa which would have provided my kids with a place to go and have some time on their own to watch tv or rest. When you spend that much money on a place to stay I would expect to have access to the entire property.
Second, we did not have hot water for the first four days of the visit. The property manager did come out and make some repairs which did help. We were only a family of 4 so I am not sure what would happen with a larger group in the villa. Of course, the property manager said the downstairs, which was on a separate hot water heater, was hot but that was the area we did not have access to.
Finally, we did have issues with the toilets flushing. We understand the sensitivity of a septic system as we lived on one for over 10 years and we made sure we were very careful with how much product we used. Still, the system in the bedrooms on the main floor required a visit from the property manager.
All that being said, we still had a decent vacation.

We loved staying at this property! Right next to the water! Close to grocery stores and restaurants. We drove to the beaches on the North side but then came back to enjoy the privacy of the house and the kids used the pool everyday! We snorkeled in the bay a few times. We had a few meals at the house and they had everything we needed to prepare a meal. Lisa and John told us everything we needed to know about the house. Beds were comfortable. There were eight of us. Five adults and three children. We had a great vacation on St John!

Waterfront and Beach, Hidden Gem in Chocolate Hole
We've stayed at a few different villas in St. John and Beach Walk might be my family's favorite due to it being on the water, plus it's a couple minute hike to the Chocolate Hole beach where the kids can play at any time. Usually we have to pack the whole family up to go to Trunk or Maho beach, which we still do, but early in the morning or later after dinner, the kids can go play at the private beach while stay back at the house. The new pool and pool deck are awesome, not to mention the kayaks. Great house, amazing location, incredible sunsets every night.

Awesome!
First, Steve and Lisa were GREAT - they were extremely nice and helpful. Everything about the house was great - both secluded and convenient to everything. We enjoyed the two separate living quarters- our spoiled two teens got the big house and my wife and I downstairs everyone with their own bath. Nice to be on the water. Only negative is mosquitoes at times by water. Overall highly recommended!

Excellent Place to Unwind and just Kickback
My wife and I stayed here the week of July 1, 2017. The house is very comfortable and great location on Chocolate Hole. We enjoyed everything about the property (except for the "no-see-ums" but no control over that). Lisa & Steve met us at the dock and helped us get our rental car as well as escorted us to the house and gave us an informative tour of how everything functions. It was great! Lisa had also prepared a little welcome bag with some wonderful seasonings, coffee, and maps of the island. A very nice touch making us feel very welcome. We would definitely recommend this place to others looking for a nice place to stay out of the hustle and bustle of Cruz Bay but still close enough to run into town to "hit" the local bakeries!!

Great spot in amazing location
We had a great stay at Beachwalk. Both the owner and the local manager were extremely accommodating and the villa was clean and well equipped. The location of the villa is extraordinary, completely surrounded by water. Unlike many villas, there was plenty to do on site-kayak, snorkel, hike and lounge. Although the place is fully air conditioned, we kept the windows open to enjoy the breeze and listened to the waves lap against the shore. The drive to the villa is probably the easiest of all villas we have stayed at on St John. In short, Beachwalk is a great villa!!

Beach Hole Rental St John's
we were escorted to the house in our rented Jeep. The House was clean and well stocked with items required for a beach stay. Steve and Lisa toured the house with us an explained all the important items. The driveway requires a skilled driver. The driveway patch appears to not be a legal rode. Driving on the Island can present challenges with driving on the left, hairpin turns and impatient St. John drivers. All in all we had a wonderful time despite this. There were an excessive amount of lights and it was a challenge to commit so many to memory. The cable/wifi/phone worked intermittently. Many of the doors had fingerprints. The ceiling fans were long over due for cleaning.
