At Water's Edge Retreat, you'll have it all. The spacious living area overlooks the lake and features cozy seating and an HDTV. You'll also have deck access, and there's additional seating for conversation or games! The kitchen is complete with modern amenities, granite countertops, and all of the essential kitchenware. The dining area includes a dining table that comfortably seats 8 and features gorgeous views. Need another gathering area? There's an additional living area complete with a wall-mounted TV and half bathroom. There is also a rec room with foosball, ping pong, and HDTV.
Upstairs is where you'll find the master bedroom with a king bed, queen bed, sitting area, private upper deck with lake views, and attached bath complete with dual sinks, a large soaking tub, and a spacious walk-in shower. The second bedroom includes a queen-size bed and TV. The third bedroom also features a queen-size bed, while the fourth bedroom features a queen-size bed and TV. The third bathroom includes a shower/tub combo.

Pictures are old & don’t portray present day condition. Cleanliness was an issue. Host was prompt in responding by text this weekend, but no one showed to attempt a fix. Check-in was easy.

Issues:
Very dirty place, many bugs, Heat doesn't work properly super HOT in the second floor, super cold in the first floor.
Nasty dirty kitchen, completely disorganized, dirty oven, dirty cabinets, lots of spider webs and dead bugs.
No exhaust in the first floor bathroom, toilet clogs, house smells, feels dirty overall.
Not a great experience.

House large enough to separate kids from the adults. Plenty of room for 7 of us. Every living area large enough for evening game nights. Beautiful sunsets every evening. Wildlife awesome to watch in the evenings as well.

We had a wonderful time in canyon lake. 5 of us gals. Mom, daughter, aunt, great aunt and cousin.
The view from the deck is beautiful. Weather was perfect.
The stairs for us in canes was a bit difficult. But we managed.
Would have been nice to have a toaster.

Spacious property, beautiful views of the lake. The lake access leaves a lot to be desired. The older members of our family couldn't safely make it to the waters edge. One member went onto the hillside behind the house to retrieve a ball and got a little poison ivy rash on his arm. I had looked forward to the lake access so this was a disappointment but the deck and the rest of the house was lovely.

We loved the house and had so much fun cooking and spending time there, but it would've been so lovely to have the play area in the main living room facing the lake because the garage was extra HOT. We could not use it because it was extremely hot. There was also no hot water in the second bathroom, so we had to shower with cold water, and we, the guests that slept in the room at the end of the hallway on the left side of the house, got bitten by bed ticks :( Other than that, it was great. Thank you for all your help making the reservation.

This house was huge! Lot's of space for large families. Comfortable beds and plenty of room for the 10 of us. The back deck was amazing and the view was breathtaking!
Some downsides.... The refrigerator did not get very cold, cold enough to keep the food from going bad, but drinks and milk were not cold enough. It was also not big enough to accommodate a lot of people, so I recommend you bring some ice chests to keep your cold drinks in. We were very disappointed in the lake access, and the shoreline. The trek down is not for older guests or ones with limited mobility as it was pretty steep and had unstable footing. The shore line was nothing but big rocks, no where to set chairs or a canopy, not to mention trying to haul all that stuff down there. We brought Kayaks, and it was very difficult to get them down to the water. Worse part....coming back up! We only made that trip once. We were So looking forward to just sitting at the shore line, swimming, floating and kayaking and having lunch.
A couple suggestions for the owners:
The Master suite bathroom should have a door that closes and the shower doors should be frosted. We had 2 couples staying in this room. There were no table lamps in the master suite which would have been more suitable.
I would suggest in these very hot Texas summers, for the Hosts to set the thermostat quite a bit lower upon guest arrival,especially since check in is not until 4:00 pm which is part of the hottest part of the day. It was so hot inside and it took several hours to cool off the bedrooms, as they are all upstairs.

Nice home with great view
Nice home with lots of space. Big back patio to see the sun set. Enjoyed the hook & ring swing game on back patio. Access to the lake was a nice hike but enjoyed being able to get in water. Beautiful lake!

Although the house was large and spacious, the A/C was not Adequate to keep the bedrooms cool. It was like a sauna during the day. The bathroom shower has the hot and cold switched, and the house is in need of some maintenance and upkeep. The exterior has cobwebs and bug nest everywhere. In addition, it needs to be stocked properly. No dish towels for the kitchen - had to go buy some, and limited D/W soap and trash bags.

Very disappointed
Make sure you read all the reviews and book accordingly. I really wanted to like this place and it has a lot of potential to be a great place to stay. Unfortunately it is not worth the money they are charging. We went during the week and received a discounted rate. If I had paid the normal rate for this house I would have been extremely upset. Let me start with the good points. The house it located on the lake and has lake access. It is a long stairway down but not too bad unless you are elderly or handicapped in some way. The house is very big with plenty of space. Kitchen is large with lots of counter space and cabinets. Large deck has an amazing view of the lake which is the best feature of the house. Plenty of parking.
The bads are plentiful. First and foremost is the absolute inhospitable temperatures in the 3 bedrooms over the garage. For the first two days the temps were pushing 90 degrees. It was unloveable and no one could sleep up there or even stand to be up there for more than a view minutes to change or use the bathroom. There is nothing wrong with the ac. As they sent a technician out and he checked everything. He said this ac needs to be ran for at least two days to get it down to a cool temp from where it was when we arrived. There are no blackout curtains or solar screens on the windows which would help immensely. Also every time we left the house the thermostat would somehow be changed to 78 so any cooling we received before then was lost and had to start over. No one was able to sleep in those rooms until the third night and even then the temps were still in the upper 70s. If this is not addressed I do not recommend staying here in the summer. As half the house is not useable.
As I said before the house is very large but the space is not laid out well at all. The 3 bedrooms above the garage are small and have small beds. If you sleep 2 to a bed which would not be comfortable for 2 adults you could sleep 6 up there. It would be very tight and uncomfortable though. Nice sized 2nd full bath but unfortunately along with the unbearable heat. The shower did not work.
The master is huge and there is a 2nd bed in there but who wants to share a master suite with another couple or kids??? The master could easily be made into 2 rooms and share the master bath with is also very large.
All the furniture is well used and nothing really matches. A lot of it is beat up. The whole place needs to be updated. You can tell this is not a personally owned property as there is just no care to be seen. Everything is just ok. We've stayed in lots of air b and bs and this is by far the worst experience we have had. All it would take is someone just to care a little bit and this would be a great place. It just falls well short of the mark.
If they do not fix the ac issue I would avoid this unit at all cost. It's just such a huge shortfall. Hopefully I'm able to get some kind of refund for only being able to use half the house.

Canyon Lake
The view was spectacular! Only issues: could not connect to WI-Fi and the ‘queen’ beds were more like ‘full-size’ beds. Our family had a great time enjoying the lake, games, bbq-ing, etc.

Great Long Weekend
Overall we had a great time staying at this property surprisingly the only issue we had was enough seating in the main rooms....possibly some additional love seats and/or recliners would have been nice during football season!

Space
The house has lots of space but is not well maintained. The light fixtures are covered in spider webs and dust. The floors poorly cleaned. We could not go barefoot due to the grime on the floor and carpet. I would say has not had a good deep cleaning in some time. Most furnishings are well worn but are clean. The yard has not been mowed in a while. The side of the house has broken light fixtures piled up. The heat went out while we were there and we were cold for a day. The repair guy said he knew of the problem but had yet been given the go ahead to do the work. I was in hopes the Thanksgiving holiday would be nice for my children and grandkids. We have all been working hard to overcome grief this year. I heard my son whisper to my daughter in law “ this place is so sad and dirty”. My heart hurts to think that I didn’t provide them with a nice place for their first Thanksgiving without their father. I hope they use this review to deep clean, dust and clean the place up. The lake view is beautiful and peaceful. The fireplace is not functional but would have helped out when we didn’t have heat. The kitchen is stocked with plenty of dishes/cookware to cook Thanksgiving dinner. The deer in the yard are wonderful. WiFi is not reliable so don’t expect to work online while there. Thank goodness I had no work plans which is unusual for me.

Great Experience
Had a great time and so much fun with the ping pong table and lake access. Make sure you bring all terrain shoes or sandals due to the rocky shoreline. Great memory and highly recommend.

Spacious
For anyone looking for enough room to fit everyone, this is your place. The master alone can hold a whole family. The split house is perfect to have kids hanging out in one end and adults in the other with a spacious area to meet in the middle. The views from the large deck are captivating. The house comes well stocked with items you need (trash bags, toilet paper, etc). The garage has a ping table that entertained the kids. We did not use the lake access as it was freezing cold but I will warn you that it’s a hike back up. But definitely go enjoy that area.

Pictures are inaccurate! Honest review here!!!
So they weren't lying about the views but just about everything else was definitely not accurate. There were bugs in the master tub. The couple that stayed in the master said that they were scared to walk on the balcony because it felt unstable. The upstairs first guestroom on the right has sheer curtains...see-through curtains! When we got there it was so hot we had to move the mattress downstairs and sleep in the living room. Had a Nest system but took forever to get cool when we first arrived. Would have been nice if the manager would have turned the ac on that morning to have the house cooled off for us. Nest was also locked at 72 so you couldn't turn the ac lower than that. 72 is not a comfortable sleeping temperature in case you didn't know. The listing said no pets but the living room couch and round chair was covered in dog hair! We wouldn't even sit on them! The patio was nice and we spent most of our time out there. Forget trying to go down to the lake though. The lake front of this house is extremely rocky. You will not be able to approach the property by boat at all. The "convenient" stairs to and from the lake are great but make sure you are training to be an Olympic athlete or college football player before heading down. Our group was average adults aged 40-31 and we only made that trek once and said never again. Don't even think about kids or older people being able to walk up those stairs without needing a breathing treatment when they get to the top. We never had to contact the property manager so I can't review that. Location to the boat ramp was nice. Overall, the house size was decent but the pictures definitely need to be updated to reflect the true house so people know what they are actually getting.

Breathtaking view, beautiful home
Wonderful stay at this home! The house was well stocked with everything we needed. Beds looked new and were very comfortable. Plenty of room to relax, and the extra game room for the kids was a huge bonus. Would stay here again for sure.
