About this cottage rental
3 1/2 bedrooms and 2 full bathrooms has been completely renovated. The kitchen has all brand new LG appliances. The LG washer and dryer in the basement is also new. Master bedroom is on the second floor. Huge bathroom goes with this master bedroom. I just discovered that I have a half bedroom that I forgot about. I put a cot in there. A cute small room that faces East. You get sunrise in the morning. Great place to sleep if you have a problem getting up in the morning. The room is far away from the master suite, so you still have a private space. Downstairs 2 bedrooms and a full bath, a living room with a fireplace, dining area, and den with tv. Lots of closet space. Guest can have use of the basement with a washer and dryer. Outside beautiful wooded area that you can enjoy on the screened in porch or very large deck. I have games for entertainment.

If I'm staying at a friend's house for free, I'm fine with coming to a pitch dark house with no exterior lights, no heat, many burned out lights, an unshoveled walk, a leaking front window, dusty floors, being told I have to drive a mile to a dump to remove my garbage & a door that locks with no key (LEAVING US LOCKED OUT), . . . but not for what we paid.
First of all, the booking was very strange. I have booked MANY home aways and have never been forced to both provide a deposit AND purchase renter's insurance. If she is forcing you to purchase a non refundable insurance than that fee should be included in the listing AND not also require a security deposit.
Before I booked I contacted the owner to make sure if she was advertising a fireplace she provide wood. She said she would ask the caretaker to bring wood in (why she had to ask, why it wasn't standard I don't know).
The day before check in, I could see that the information on the app was never updated & out of date. Rather than a set form with simple check in instructions I got a long rambling email about all the things I have to do and to say she was rushing out of town for a funeral and forgot to ask the caretaker to provide wood (again, why does she have to ask? She is not set up for a rental). She said I could buy some and she'd pay me back "if it's not too expensive". I told her to just tell me where it was stored and I'd get i myself.
She also told me that the house was kept at 45 degrees!!! I told her this was not good, since we were arriving late at night and didn't want to come into a freezing house, I asked if her caretaker could turn the heat to 65 during the day (again, this is UNHEARD OF in any rental I've ever gone to.) She said it heated up in "minutes". We turned up the heat the second we got in the door and sat for an hour in coats and hats. After 1 hr the heat had climbed to 54 degrees.
There are so many other bizarre things like the fact that there was no welcome sheet, no dish soap, leaky window, the ap saying one thing about the wifi & checkout and it not being true, but the worst - getting locked out of the house!!
The back door had an old broken lock on the doornob. When we turned the nob to exit, the lock must have turned, and we were locked out. She did not provide a key to that lock. It was Saturday night of a holiday weekend and after an hour of no response (she was with family at a funeral) we called a locksmith and paid $200 in cash to get in.

Beautiful house. Great everything!!
I stayed at this house for a short weekend getaway with my two friends. The pictures do not do this house and property justice. The house is ideally located and is clean, spacious and welcoming. I cannot say enough about the master suite and the massive outdoor deck. There were so many comfortable areas of the house to retreat to when we wanted privacy. The town of Woodstock was a very short, direct drive, and Saugerties was a breeze to get to. Having perfect weather made this weekend a memorable one. Also, Lorna, the owner, was a pleasure to deal with. She responded to any and all inquiries immediately from the beginning to end of the rental process. I look forward to returning here.

Perfect Weekend Getaway
This property was the perfect getaway for 5 brothers and cousins. Nestled on a wooded, private lot just outside of town, it was well-suited to our needs. It provided plenty of space inside with comfortable sleeping arrangements, clean bathrooms, plenty of towels and linens, and everything you need in the kitchen to cook a full meal. If you like to commune with the wildlife and a cup of coffee or grill up dinner, the huge deck out back is enveloped by woods and total privacy. The neighborhood is safe and suitable for walking, running, and biking, yet you are just 3 miles from the funky-hippy strip of Woodstock. Bread Alone is highly recommended for breakfast and other treats, as is the Bear Cafe (just outside of town) for dinner.
One note of caution, however. This house and property has lots of steps, which will make it challenging for folks with physical disabilities.
Communication with the owner was fast and pleasant, and we were reassured to know the friendly neighbors across the street were available if any problems occurred...yet none did. Would we stay there again and recommend it to others? Without any hesitation.

The house itself is a very short drive away from the town of Woodstock which was a great place to explore with some fantastic restaurants. Check out was very simple, we cleaned up any leftover mess, and with the laundry machines downstairs I was able to wash and dry all of the towels that we had used. When we were ready to leave we simply called Jim dropped off the keys and left.
I highly recommend this property and should I ever find myself in Woodstock again I would definitely stay here again.

This property was very nice and enjoyable and has a nice modern interior look to it. We came up from the city to get away from it's hustle and bustle and we had a comfortable time. We would consider using this rental again, should we be in the area. The house is very easy to find. It's conveniently located to Woodstock (7 minutes), Uptown Kingston (15 minutes), and Saugerties (20 minutes). Closest grocery store is Hurley Ridge Market (4 minutes).
The kitchen is modern, new appliances, with some dishes available. We brought paper plates and plastic ware because we weren't sure if there would be anything. But, there was. The ice maker on the fridge isn't hooked up, so we bought ice.
The dining room was central located between the livingroom and the tv room, just off the kitchen.
There is a TV room and a living room. There is a step down into the living room, so if you have little kids, you might want to keep an eye on them. There are stairs going from the dining room to the TV room, as well. The TV had all the important shows. WIFI was available in the house and it was fast enough.
There are two bedrooms on the ground floor and 1 bathroom with shower. There is a suite upstairs with a big bedroom. Down the hall there is a bathroom with a stand up shower, bath, and heat lights. Further down the hall is the 1/2 bedroom, we didn't use it though.
The front of the house does have a path that you need to be slightly careful on. It's not as extreme as the other reviewer said. You should always be looking where you are going.
The deck behind the house is extremely big. If you rent this house in the spring, summer, or fall that would be a huge plus.
We had to get the key from the gentleman across the street. While, he was flexible with our timing, I don't like inconveniencing anyone or having them work on my schedule. Only suggestion would be to get a key-box and put it on the front door.
All in all, you'll be happy to rent here.

The home is musty smelling, like its been closed up for a while. It is kind of dark inside. Some of the lights did not work. There is painting begun on the downstairs bedroom but not completed. Yes, it’s clean

Overgrown walkway, bedding out over the walkway, littered with pine and leaves. You couldn’t even see the pathway. I had to feel around with my feet to find a direction. Was it grass, or a sidewalk or what ... oh, it's Irregular path stones, some jutting up.
No handrail for front steps which have a very high rise, unusual for a front porch.
Bottom line is simple. The property is dark. With an overgrown and unkept walkway it poses a danger. My friend fell; her foot was caught in something on the pathway in the dark as we went to retrieve bags from the car. She was injured.
We never even got to unpack.
Due to the injury, we had to secure accommodations that would allow my friend to be in a place with secure footing, no steps and a walk in shower. Of course if I had wanted that to begin with, I would have done that. What I wanted was a home rental in Woodstock. It was upsetting and costly and disappointing.
I called the owner, no answer; I emailed. The next day I received a very curt emailing telling me not to speak to her any further but to direct all communication to Homeaway. No apology or show of concern from the owner. No attempt for resolution offered.
I contacted Homeaway and they told me to write a review of my experience. I didn’t want to post a negative review because I know it does nothing but make the owner angry and spiteful. I had hoped we could work this out among ourselves but that does not appear to be the case. Hence the post.
I sent a full report with pictures to HomeAway which they have on file.

Clean and cozy
We stayed at this beautiful home in the beginning of October for a friend's wedding. We were impressed how clean and tidy the house was. We have stayed at other houses in the past and nothing compared to this one. There was the feeling of truly being home away from home. The master's bedroom was huge and privately located on the second floor with the same huge master's bath all to yourself. The other two bedrooms downstairs were as comfortable. We really appreciated that the linens, towels, paper towels, toilet papers, even facial tissues were provided by the owner. It was rainy and cold during our stay and the house provided enough heat that all of us (esp the little kids) were warm and comfortable. Most of all, my husband and I have allergies to dust mites and animal dander, but because this house was so clean, we didn't suffer any allergy symptoms during our stay. This is the reason we are giving this house the 5 stars. Thank you so much (Lorna) for sharing your home with us.

The surrounding areas of where the house is located is very nice ... My husband would take our daughter on bike rides thru the neighborhood every morning and said it was wonderful. Other reviews mentioned that there were too many stairs... I was there with a wobbly and unstable baby and did not see the stairs to be a problem . The owner was very precise and on point with all of my inquiries.
I would definitely recommend this place for anyone who wants to get away for the weekend and enjoy the wonderful Catskills ! ;)

A Magical Retreat Minutes Away From The Center Of Town
We had such an amazing experience staying at this home that we can't wait to return. From the moment we arrived at the house, we fell in love with it. The home is lovely, but it's the sprawling deck in the back, equipped with a grill and comfortable seating that made our stay even more special. Being able to sit on the deck for morning coffee or in the evening to relax and watch the stars was a treat.
The house is pristine and nicely decorated. We stayed in the master bedroom, which was spacious and very comfortable, and enjoyed the large, luxurious bathtub upstairs as well. The home is so well-built that we didn't need to use the ACs as it was cool inside the entire time. It's a very comfortable and inviting space.
Our host was accommodating, communicative, friendly and always available to answer any small questions we had. She also provided us with recommendations on activities we were interested in. We wanted a home that was near to town and close to outdoor activities, like hiking, horseback riding and swimming holes, and we got just that.
I would highly recommend this home. It's perfect for a romantic getaway or for a group of friends.

Arty Woodstock Retreat
This well-furnished and well-built home is located minutes from Woodstock village and the Maverick music venue. It has only two beds (one upstairs) at this time but both have top-of-the line mattresses. The master suite is luxurious and the large deck private. It's not for people who have trouble with stairs. The house needs its air conditioners installed and functioning and the windows in the downstairs bedroom repaired so they can be easily opened. Overall, a good experience.
