In 2012 we completed a TOTAL renovation of 4 Homes located on one OCEANFRONT lot at 2 9th Street, the "Center" of the "Best Section" of St Aug Beach. Loads of activities & restaurants within walking distance. No long 10 minute catwalk before you reach the sand. No Cars allowed on the Beach. Just powder white sand steps from your door. Seaside Cottage 2 is my favorite. With 'Top-of-the-Line' finishes that make it look like a Coastal Living centerfold. It boasts an Open Greatroom, Kitchen, Dining space on the second floor with amazing Ocean Views from the Covered Deck that runs the entire length of the home. There are 2 Private Bedroom Suites downstairs each with their own bath (1 King & 1 Queen) + a Twin Daybed and Queen Sleeper Sofa in the Greatroom with Full bath so you can comfortably sleep 7.
Located just 5 miles from Historic Downtown St Augustine, my goal was to create the "Ultimate Vacation Experience" for small to large groups. All the Cottages are renovated in the same Coastal Style. Crisp White Linens. Bead board walls. Soft beach colors. I want you to tell your friends this is your favorite place (and bring them with you next year). With 4 Cottage ranging from 1 to 5 Bedrooms there is room for everyone yet everyone has their space. It does not get any better than this!

OCEAN VIEW GREATROOM - To recreate the feel of a true beach house we wanted real Heart of Pine floors. Here you cannot go new. You have to go old. They don't sell the good stuff anymore. We found a mill in Georgia and had the floors made for us out of 100 yr old timbers from a building out of Nashville, TN (only 50 miles from where I grew up in Shelbyville, Walking Horse Capital of the World). Then we added a huge side picture window to enhance the view and two sets of French Doors opening out to a Covered Oceanfront Balcony with amazing Ocean Views, Breezes and Sounds. The Balcony runs the entire front of the Cottage and has uninterrupted views over the smaller one-story Cottages. In St Augustine you really must be on the second floor to have the true Ocean View and this Cottage sure does. For your entertainment we added a wall mounted Big Screen TV with Comcast and Wireless Internet. Even a Streaming Video box for You Tube and Netflix (if you have an account). You can even view the family photos together on the big screen or share hours of fun playing games on the large Dining Table. We provide several, but I recommend Rummikub. It is our family favorite and can be played from 5 to 95. It is a game where you actually have to think and I hope it will become a tradition in your family too and make you think or your stay in St Augustine for years to come. There a are 2 Bedrooms downstairs with private baths but if you need more space the Greatroom leather sofa folds out into a Queen Sleeper with access to a Full Bath by the Kitchen. We've also added a Twin Daybed for extra seating/sleeping.
GOURMET KITCHEN - We had the kitchen custom made. Lots of glass doors so you could find things, even bead board inside to give it that “Beachy” look. And “white granite” counters. It is in all the magazines, so I had to have it, but can't tell you how hard it was to find. The stainless appliances feature the new French door refrigerator, a convection Smooth Top Stove with 2 ovens so you can cook 'two things at once' & the quietest dishwasher I have ever heard. It is fully equipped with Pottery Barn dishes and glasses and all the pot, pans and utensils you'll need to create a gourmet meal. You will enjoy cooking so much and you may save enough money to stay another night! We hope so.
TWO BEDROOMS with PRIVATE BATHS - The Bedrooms are both downstairs. Here we used a cool, soft gray marble. The most beautiful stone I've ever seen. There is one King Bedroom and one Queen. I had both Headboards custom built with Reading Sconces on each side for those who love reading in bed. Plus 42” wall mounted TVs and wireless internet. Both bedrooms have there own private bathrooms. One with a large 6' shower and 2 shower heads. The other with dramatically lit Garden Tub and separate “Rain-head” Shower.
OUTDOOR GRILL & DINING. In back is a huge paver patio with private Dining featuring New String Lights for atmosphere. It is a combo grill for both gas or charcoal since we did not know which you would prefer. Also, an outdoor shower with hot and cold water when returning from the beach. Chairs and Boogie Boards provided as well as both Bath and Beach towels.

BEST BEACH - Now to the Beach and why I call it the "Best Beach". You need to do your research here. There is a tremendous difference and only 18 in the Best section located North of A Street. Why? I have 5 reasons...
1. The SAND. The sand is like powder, not coarse ground up shells like Vilano to the north. This is the white powder you are looking for. Great for drip castles!
2. The OCEAN is RIGHT AT YOUR DOOR STEP. There is no long raised boardwalk like further south along Atlantic View with a 5 minute walk across the dunes to navigate with the cooler & chairs before you ever get to the water. Here the ocean and the VIEW is steps from your door. Be careful. There are some “beachfront” homes that are so “far from the beach” because of the sand dunes that you can hardly “see” the ocean.
3. There are NO CARS. This is a major distinction. Everything south of A Street has Cars. Imagine trying to play paddle ball or throwing football with cars continually passing by & having to be on constant baby alert. Not while you are on vacation!
4. The beach is WIDE and level with GREAT WAVES. You have to be careful here too. Some beaches to the north on Vilano are narrow & steep, even with rocks, and the slope of the beach affects the waves. They break right at the shore line so close in you can't ride boogie boards. The locals consider this the BEST SURFING around. There is a Surf Shop, Pitt Surf, at A Street where you can rent boards and take lessons. You don't have to worry. This is not the West Coast. Waves are not too big and not too small. They are "just right". But you will have loads of fun with the boogie boards provide at The Seaside Cottages free of char
5. Last but not least, the beach is within WALKING DISTANCE of loads of restaurants & shops. Many beaches both north and south are so isolated you have a long drive to get to anything. Not The Seaside Cottages. It is so nice to be able to walk over to a restaurant for breakfast or send the kids out an Ice cream cone. We have an amazing number of "wonderful" restaurants within walking distance. Our favorite Sunset Grill is a must. Even Live music at Cafe 11 & funky Jacks BBQ. At the Fishing Pier the Kids will love the Splash Park plus Beach Volleyball courts, there is a Farmers Market on Wednesday and Free Live Music Concerts every Wednesday night in the Summer. How wonderful is that? Publix and Starbucks are only 1.5 mile away. There is a park half mile north on Pope with Tennis or a YMCA for swimming or workout w/Daily or Weekly memberships if you are not a member at home. Just south is Miniature Golf which kids will love. And Royal St Augustine Golf for the Adults close by on 16. (World Golf and TPC/Sawgrass are about 30 minutes). See THINGS TO DO at my Website or call to let me know what you are looking for. ONLY 5 MILES to DOWNTOWN - There is more to St Augustine that just the Beach. Our Downtown founded in 1565 is the oldest continuously occupied European Settlement in the US and one of the Top 6 Florida destinations according to US News & World Reports. (They rank us #2 Best Affordable Honeymoon Destination and our Beach #5 in USA). You'll feel like you are back in time. Strolling Old World Walking Streets. Romantic Lighting. Everything about our stay at this beach house was wonderful. The views are stunning, and the beach is easily accessible. So many small details in this house make it feel like a home. There are great restaurants within walking distance, yet the property is so incredibly tranquil and secluded.

Everything was exactly as stated in the listing, it was a very peaceful location yet very close to downtown, restaurants, activities, etc…

We loved Cottage 2! It is clean, beautiful, spacious two stories, and has a great balcony for a fantastic ocean view! There is easy access to the beach at the end of the parking lot. Linda is a wonderful communicator and so very nice! We would definitely stay here again.

We loved our visit! Short morning walk to delicious Kookaburra coffee and enjoyed it listening to the waves as we enjoyed it on the porch of cottage 2. Everything was lovely - super clean and can’t beat the location…beachside living and just 15 min from downtown sites.
Great host - easy check-in/out and sent awesome suggestions for dining and exploring.

We booked this place along with the larger cottage next door for a family trip for my mother's birthday. Everyone absolutely loved Linda's cottages!
The cottage was well-equipped with everything we needed. The beach towels and chairs were very appreciated. It's nice not to have to travel with bulky beach items.
You can't beat the location. There are tons of good restaurants within walking distance, the historic district is just a short drive away, and we were steps away from the beach.
Linda is a great host. She really knows how to make you feel comfortable and she gave tons of great suggestions for restaurants and activities. I would absolutely recommend this cottage and will stay here again the next time we are in St. Augustine!

Awesome Stay
The house is perfect for our client event. We fly groups in through the TPC tournament spend the evening and then flight them out the next evening. Every single person is highly complimentary of the house, location, and especially of the awesome view.

Sunny Cottage
After driving 1200 miles, it was wonderful to land at Linda’s comfortable and clean cottage. We enjoyed sunrises and morning coffee on the porch each day. The beach boardwalk was just footsteps away and we enjoyed daily walks in the surf. The location was convenient to several great restaurants, several within walking distance. On a warm evening we enjoyed the ambience of the charming back patio complete with string lights. Linda has put great thought into creating a comfortable vacation setting for her guests. Thank you!

Great property for 2 days of the stay. Then new guests arrived at the neighboring cottage and I felt like we were staying on fraternity row. Loud late nights. I'm not adverse to a party, but there are limits. The property rules and description lead one to believe it will be reasonably quiet. Not the case.

Perfect weekend getaway for family
Can’t wait to go back! Perfect location, right on the beach and minutes from everything there is to see, eat, and do. The cottage was very clean, everything worked, beds were super comfy, outside grill was perfect for grilling out, and back yard table was great for dinners. Zero complaints! Kids loved it.

Perfect Place
This property is perfect- it is steps away from the beach and a perfect location on the A1A to restaurants, surf shops- whatever you are looking for. We are a family of 6 and this property was a great space for us- before we arrived the managers sent us lists of things to do, restaurant ideas and what to expect in the condo- as well as the closest Publix so I had groceries ordered at our arrival. I would definitly stay here again and definitly give 5 stars.

Quaint cottage at the beach
Renting from Linda was an absolute breeze.
Cottage 2 was absolutely perfect for our week away beach vacation. We live in South Florida but go to Amelia Island every year. This was our first time staying in St. Augustine Beach and Linda gave us all the information we needed to make it a great trip.
The cottage was perfect. The beds comfy. It was everything you’d expect from a beach house. The walk to the beach was easy-if you are like us with a lot of stuff she provides everything you need but a cart so just bring one because the beaches are wonderfully wide which we aren’t used to.
The house has all the amenities you could need to cook if you chose not to go out.
My husband and I sat on our balcony every night after our son went to bed and just listened to the waves crash. No need for tv- but if you do she has plenty of cable options to entertain you.
I had my coffee on the balcony every morning and watched the waves.
We would rent from her again without question.

This house was absolutely perfect. Loved that it was supplied with everyday essentials like toilette paper, paper towels, dish soap, etc. The only downside was the beach for me. It was full of shells and I had expected the white fluffy sand. I would come back though!

Honeymoon Spot!
My wife and I rented this home for our honeymoon and it was wonderful. It certainly could have accommodated more than just the two of us, but we loved the space and the privacy it brought. The home was tidy and neat, with great access to the beach. It has a cute little private courtyard in the back we ate dinner at. It was a short drive to downtown St Augustine as well. All in all it was a wonderful stay.

Perfect location, amenities, and condition
This would be a six-star property if VRBO allowed advanced placement credit. We were two couples, and the home was perfect, cozy yet plenty of privacy. All the decor was bright, clean, accommodating, designed for a smooth flow to the home and great comfort. We had a great supply of chairs and other beach items, including beach towels. Proximity to the beach was a dream (water was 86 degrees or so when we were there in August, and one of the best experiences was a sunset swim). This was a home that is obviously prized by the owner and that pride shows in every part of the experience. We would definitely be back at this or another property from this owner.

Very Clean
We were so impressed by the cleanliness of place! I always bring my own bedding on vacation...sheets, blankets and pillows...as I am not comfortable using those provided. But I had no problem curling with those in the house! The location is great. The house is spacious and the beach is clean and not crowded. We love St Augutine beach and would stay at this rental again and again. Only issue we had was the supply of kitchen supplies. They could use more baking pans and utensils.

Perfect St. Augustine Beach Break
Absolutely loved the house, inside and out. Great being right on beach and the location to coffee shops, ice cream, mini golf and restaurants was perfect for my family. Having use of boogie boards, cooler and nice beach chairs was a real bonus. Linda was a pleasure to work with and we will definitely be back to this great rental.

Perfect getaway
Love the location close to a bunch of good shops and restaurants. Great to have the kitchen and living room upstairs with the porch you can see the water from and the bedrooms downstairs stay nice and cool. Beds were a bit firm for our taste but the sheets were nice and clean.

Property was as described and pictured. The outdoor patio area was perfect for grilling and hanging out. Location is convenient and more private than previous stays at hotels and condos in the same vicinity. Property owner was extremely kind and helpful! We definitely plan to visit again.
