Really clean, good location, helpful host. Biscuits, tea coffee and milk on arrival.
No towels provided but we knew this in advance so bought our own. Road a little noisy but not an issue.

The location was great. The Garden Room was great. Very clean and comfortable. Everything you needed. Local for the amenities. Tracey was brilliant. Very welcoming and on hand if required. The little touches were very much appreciated. We would certainly book The Garden Room again.

This is a very nice cottage, well kept, a comfortable size, well furnished with a soft bed. The facilities such as pots and pan etc. is excellent. Also, the location is great. We were there for the birding. it was early in the season so windy and chilly. There is a spar store eight to ten minutes' walk away.
Despite being on a busy B Road and a level crossing the noise is stifled by the double glazing. It was not at noise level that bothered us or affected our sleep. But it was early in the season and there was no need to open the windows. For those interested in such things my S21 mobile delivered a strong 5g signal.
Another positive is that it has excellent views across the countryside. I would imagine the little garden is quite pleasant to enjoy in the summertime.
Important to us, was that we needed to change the date. Tracey was incredibly accommodating in this matter.
The parking was difficult. it is a very busy main road, and you really need to reverse on to the drive, as it would be much harder to reverse off. We drove onto the drive and then switched the car around later about 10pm when the is quieter. However, be warned local drivers at that time of night don't seem to drive the road under 90mph.
The other thing we struggled with, conceptually, was the electric meter and the need for one-pound coins. Given the energy and cost of living crisis this is fair enough. However, the one-pound coins, we found was more challenging. It was not that couldn't afford the money, but we have not used much in the way of cash for the last two years, and in general the last four. Without a more modern way of topping up the meter we found we were worrying about electric use, in order to not run out of our meagre pound coin supply. Without recent experience of living with a coin meter we made usage more difficult than we needed to. What I can say is even small use of the cooker eats through your electric very quickly. The microwave is the better choice, and we were supplied with an efficient heater. We are from the North so quite hardy.
According to the host, for a two day stay you will not use more than £7 worth of electricity. And she does leave enough coins to cover your stay. This was certainly the case for us. However, we were frugal with our usage. Because at that time we did not have the benefit of knowing in advance how fast or slow, the usage would be. My advice is too bring enough coins with you, just in case. And like us you will take them back home with you.
Do not assume that these things detracted from the stay, the cottage had more positives than negatives. It is comfortable, bright and sunny and Tracey is an excellent host with excellent communication skills.

We have just spent the weekend and we loved everything about the garden room, we was met there by tracey who was lovely, she showed us around and made sure we was happy before she left. Tracey takes her time to make sure we had everything she even made sure we had tea, coffee, sugar and milk, who dosnt like a cuppa after there journey and tracey left us cakes aswell. Although it is at a rail crossing and on a main road i can honestly say that the trains and traffic didnt bother us at all. We would highly recommend this accommodation thank you tracey for you hospitality x

A cosy little cottage with beautiful scenery! Very comfortable and homely. Host was kind and very easy to contact. Would really recommend and will be staying again!

it was very clean, easy to locate and the owner was very friendly. The price was also very good.
it is right on the main Bridlington to Scarborough road so there is quite a lot of traffic noise.you can park right next door to the property but reversing onto the main road is a bit tricky. I could imagine this would be a problem in the summer when there is far more traffic.I suppose this is why it is much cheaper than staying in one of the main seaside towns.

The table was rather small - even for 2 people. Also, as we were eating our evening meal when it was dark outside we had to have the light on, so wished to close the curtain for privacy - unfortunately the curtain is fitted on the outside of the bay window so it came over more than half of the table, meaning we had to do a bit of jiggling about to gain some privacy. A roller blind etc. on the inside of the bay window would have given some privacy from the road. Unfortunately, the apartment is only separated from a very busy, noisy road by a narrow pavement. We were woken before 6am both mornings by lorries, cars etc. thundering past, earplugs helped a little. This is a shame as the apartment is comfortable, well-furnished and equipped, and well-placed for Filey, Scarborough etc. and Tracey was very welcoming.

It is a beautiful accommodation lovely and modern. Tracey was lovely. Lovely little touches left some treats for the dog, left milk and cake bars for me and my husband.
It was right next to the main road and train line. We found it very bad to get in and out of the little parking space with cars whizzing past 70 miles.

Loved the apartment. It was so comfortable and beautifully furnished . The location was good for visiting Filey. The price was also really good and Tracey, the owner was very welcoming.
The only thing which was a slight problem was the very busy road, which made it a bit tricky getting out in the car.

Everything about the place was lovely. Host even left cakes, tea, coffee, sugar, milk in fridge. Salt, pepper and sauces in cupboards. Washing up liquid and cleaning cloths provided too. Beautifully decorated throughout in the same themed colours, even down to kitchen items. Room spaces were quite large, plenty of storage. Home from home.
Bed was only a double which we haven’t had for years. Being tall people we do prefer a super king bed but as we only stayed a long week end we coped very well.

The accommodation was excellently presented and the welcoming by the owner couldn't have been better.
The accommodation was ideally placed for everything that we wanted to do. However it was on a very busy main road so was a little noisy and difficult to get in and out of at times.
