About this house rental
3600 square foot builder owned property. Casual, but elegan. 1/2 mile private frontage on the Sunday River. Maintained on a weekly or needed basis. Two completely furnished units separated by self-contained studio apartment. Perfect for large family vacations or mature adult gatherings. Minimum age limit for renters. Nightly rate includes cleaning and pet fee.
Back deck runs the length of the home. Casual seating, plus dining. Large field off the deck slopes to the Sunday River offering mountain views. Several natural beaches with privacy offer mountain views and 1/2 mile of exploration on the Sunday River. The Androscoggin River meets the Sunday River a few feet from the property and can be easily accessed. Great for canoeing or kayaking! Rentals nearby.
Other features include: satellite TV, DVD players, stereos and wireless internet. 3 inside Jacuzzi bathtubs. Three miles to Bethel Village, three miles to Sunday River Ski Resort. The village has a grocery store, Post Office, Wagreens and of course, Dunkin' Donuts! Locally owned places to shop and dine, also. Nearby attractions include the White Mountain National Forest, Grafton Notch, North Conway shopping and Mount Washington. One hour and fifteen minutes from Portland.
Both units have eat-in kitchens, separate dining areas and living rooms. Each unit easily seats 8 for dining. Kitchens are fully furnished, including dishes, cookware, eating utensils for 16, toaster, coffee maker, microwave, refrigerators with dependable ice makers, cocktail glasses, kitchen linens. Unit 2 has a wine rack.
Unit 1 has 3 bedrooms. Cape-style, with a cathedral ceiling. Downstairs bedroom has a queen bed. Upstairs bedroom 2 has a triple bunk, upstairs bedroom 3 has a queen bed. There is a double bed in the loft. There are 2 bathrooms, downstairs has a shower, upstairs has a Jacuzzi tub and shower.
Unit 2 has a second floor master bedroom suite with a queen bed and full bath with Jacuzzi tub and shower. Downstairs has a bedroom with twin beds and family room with pull out queen sofa. The downstairs bathroom has a shower.
The studio between the units can be accessed by a separate front and back door and can be entered from unit 2 or separated with a locked door. The studio has a microwave, small refrigerator, toaster, coffee maker, utensils, 2 recliners, dining set and pull out queen sofa. The bathroom has a neo angle shower. The two person jacuzzi is in a separate glass enclosed room with view of the wall mounted TV. The main room has a cathedral ceiling with a fanlight. The TV can be viewed from all angles.
The units have western red cedar cathedral ceilings and custom touches such as mirror walls trimmed with red cedar. Fixtures include beveled glass chandeliers, sky lights and ceiling fans. The home is supplied with ample bed linens, blankets and towels. All windows and doors are fitted with blinds for those who desire privacy. The building and interior walls are well insulated for both temperature control and sound.

The rear of the property is pet friendly and a lot of fun if you want to splash or swim in the Sunday River. Several swimming holes surround the 1/2 mile of our river. From reserving to the check in process things could nit have gone smoother. The pictures of the property only capture a little bit of the home. Its inviting and comfortable. Once again Puzzle Mountain bakery stand is a great benefitit if you want maine wild blueberry pie with with rhubarb,peach, apple, etc...

We had a terrific vacation with 9 or 10 adults (it varied with one/two-night guests) and one child and two dogs. The house was exactly as advertised. The backyard was huge and very peaceful. It was a little bit of a walk to the river which was low because of the time of year but that didn't stop the kids or the dogs from going down three or four times every day. There was plenty of room for everyone - the 3-part house was ideal whether we wanted to play family game night or find a quiet place to read or sneak off for a nap. Definitely a perfect set-up for a large multi-Gen group. The road out front was a little noisier than we would have liked but we spent 90% of our time on the back deck which was incredible. Every night we sat around the fire pit on the deck and every morning we had coffee outside at one of the 3 other deck spaces. The house was very well stocked with more towels than we could ever have needed and well appointed kitchens. The bedrooms were comfortable and clean and the bathrooms were also very adequate. Even the water pressure was good! The hosts didn't forget a thing and we're very responsive. We would definitely stay here again.

Cannot say enough about this amazing host and property! Booked for a family vaca...10 adults, 1 child and 1 dog for a week. Communication with Bette was top notch before, during and after our stay! Easy access...enormous house and yard! 3 separate areas for plenty of family or quiet time. All areas were clean and well stocked with all the essentials...the river is accessible thru a short path at the back of the property! Nice sitting area at the rivers edge with crystal clear water. We swam..tubed down the river...hiked and played plenty of games! Large beautiful deck area with a nice fire pit. Close by stores, restaurants and ice cream! This is a 10 star listing so dont wait to book this! We will 100% return to enjoy this property!

Every aspect of our annual family vacation was amazing The large property was perfect for our growing family to be together while having our own space. The property was well stocked with the items as listed with more than we anticipated.. The river area was a tranquil spot to just relax, while the kids explored & played. We stayed at the end of August and had a wonderful time. Our host(ess) was very easy to communicate with and she provided us with plenty of information about the property and things to do locally. The kids spent alot of time at the swimming hole on the Sindsy river, as well as fishing there are plenty of brook and brown ttout in the river as well as some perch. We were pleasantly surprised with the assirtment of both indoor and outdoor games that were available to be used. This property is at the top of our list to return to as a vacation spot. On a side note while driving around sightseeing we came across a pie stand on route 26 heading towards Grafton Notch call Puzzle Mtn Bakery. They have some of the best tasting pies and jams I ever had. They also sell maple cream cookies and whoopie pies. If you are every in the Bethel area its worth the drive, dont arrive too early since the do not stock the stand until noon.

We had a great time at this beautiful property. Everything was just as described and everyone in our group had just right sleeping arrangements. We never used the swimming area with the children because the mosquitoes on the path were pretty awful and we were told by other members of the family that the water was very cold. No problem, we found many areas activities and played lots of games, inside and out. I was amazed at how well stocked the house was with just about everything we needed.

We were in the area to celebrate the wedding of a family member. The place was an excellent fit for us. The owner was very accommodating allowing us to check-in early and to check-out a bit later which was extremely helpful in facing the logistical challenges of the weekend wedding events. We booked this house to sleep my bridesmaids in for our wedding we were having at a nearby property. We were impressed by the excellent communication of the host and the inside was immaculate even though the house was a little tired (nothing functional, just cosmetically). In terms of proximity to both town and Sunday River, its a total winner of a location. This would be a great property for a big family with little kids and/or dogs to enjoy the big lawn.

We were 13 people, friends and family, and everyone had space in this lovely home. It was wonderful that you could always find a quiet space. The house was very spacious. The deck was very large and there was room on the deck for groups to gather and play games, chat, eat, etc. The fireplace was great at night. The lawn was huge and great for kite flying as well as many other games such as corn hole and ladder ball. We had many friendly competitions! Since we had some hot days, the water was very welcome! The younger kids loved jumping off rocks and throwing rocks. There were spots that were deep enough for swimming. Water was a bit chilly:-) We all loved the property and hope to return!

Wonderful stay
The location was perfect for us. Some tubed, went on nature walks, swam, went up Sunday River Mt, antiqued, etc. There was plenty of room for the 12 of us. We spent a lot of time on the very large deck and used the fire pit almost every night. The backyard is huge and our dog especially loved romping around in it. We were able to find some small swimming areas in Sunday River and tubed on the Androscoggin. It wasn't possibles to kayak on Sunday River, but we could have done so on the Androscoggin (Elizabeth was very upfront about this before we went). The area is incredibly beautiful.
The property is located on a very busy road with lots of trucks. However, this wasn't a problem when we were out back or for sleeping. The kitchen appliances could use some updating. The ice maker does not work in A and there was only one ice cube tray that leaked. One burner on the stove doesn't work.
All together we would highly rate this property and hope that we can use it again, if we can ever get the whole family together at once!

Family vacation
Great property to explore the area. The house was wonderful for 3 families to stay under one roof, while having more than enough private space. The river was awesome to explore and cool off. The house was on a busier road then expected. The big trucks made it a bit noisier than planned. Overall it was a great place.

Nice family location
This home was perfect for 4 generations to get together. The beach area was great for both the grandkids and the dogs. At first worried about the main road but the backyard is so huge it was never an issue. Nice big deck space for us all to gather. Loved all the separate living spaces for people to spread out when needed. Enjoyed being close to Sunday River Brewery and Steam Mill Brewery was awesome. Lots of nice areas to take hikes with young children. Easy and quick communication with the owner. Thank you Elizabeth!

Wonderful Experience All Around Fun
This was one of our best vacations ever. The home had a very Maine feeling. Clean, spacious and well kept. There are two comfortable size homes on each side of a one room studio (in the middle). Our oldest teenager took the studio and had the opportunity to feel some independence. The two side homes are not the same and each had its own unique attributes. Unit A has a loft and three bedrooms one downstairs and Unit B has a quiet sitting room near the back and a jacuzzi type of tub and two bedrooms. The studio also has a large jacuzzi that many family members enjoyed. All three units have a front door and back door entrances. The kitchens were stocked with spices, tools and plenty of cooking items. The beds were all comfortable and sheets, blankets and towels even bath mats for the bathroom were provided. The deck runs the full back of the house and with two children safety gates our dogs were secure on the deck. The deck was just stained and looked lovely. Lots of nooks and a varity of tables and chairs. There was plenty of room on the deck for singing around the fire, card games and meals. The back yard was bigger than a stadium. We all played baseball, badminton. And cornhole. The Androscoggin/Sunday river borders the yard with two paths. One is narrow and winding closer to the house but be careful for posion ivy. The other is towards the end of the yard and is a much better choice for swimming and exploring. Our host was prompt in responding when we had a bit of trouble with the internet connection. She was fabulous in trying to troubleshoot. We would highly recommend this home and Elizabeth as a host.
A few things we would suggest for fun if you come- are to, bring walkie-talkies with you. It was a fun way to announce dinner or make a request to the otherside. If you play any instruments bring them also. Your whole family can sing around the fire and you won't be bothering any neighbors. And if you are bringing a furry family member bring two gates for the deck. If you have little guys that like roller skates or skate boards, there is a small size skate park that a few of us enjoyed so bring your rolling gear.
A big plus is being close to a lot of activities. Everyday we found something new to do. Thank you for opening your home to our family so that we could make some very special memories.

Greay Stay!
If you're looking for a quiet place with easy, private access to the Sunday River, this is the place! We shared this place with my husband's family (13 in all) and we had a nice time. The house/kitchens are well equipped with all the little things. And Bette, the homeowner, is amazing!

Great time
We had a very hot week so majority of our time was in the river in the back yard. We had the river to ourselves which was awesome. Breakfasts and dinners on the back deck. Only left the house one day for wildlife refuge.

Relaxin' on the River
We had a great time, relaxing on the river. We brought inner tubes and enjoyed floating along. Brought our lab who absolutely loved it.
A couple downsides, they were doing road construction right out front that cause a lot of noise. Also didn't realize quite how busy the front road is. We were able to look past that somewhat because the back yard is expansive.
One of the beds did have dirty sheets which we had to wash and re-apply which was a bit disappointing. I have a feeling someone didn't strip that bed after the previous use.
Overall, there was plenty to do, we enjoyed the puzzles at the house and there was so much space to hang out.
If this place got an update/facelift it would be a luxury property! It was a bit dated but for the amenities it was perfect for us.

Enjoyable week on the river
The house was perfect for our family with the various areas, 7 bedrooms and 5 bathrooms. The huge deck with the fire pit was used daily/nightly and the big dining room table fit all of us comfortably. The river marks the property boundary line and was a great area to hang out. Bette was very responsive to any questions or concerns we had. The property could use a little maintenance but we will definitely consider staying here again.

Stay with a big group and still enjoy your own privacy
My family and 2 other families go on yearly trips. There is a total of 6 adults 7 kids and 3 dogs. This house is basically set up as 3 apartments. Each of our families took a separate apartment. Nearly all the time we kept doors open to free walk between. At times we were able to close the apartment doors to get some privacy as a family. Great back yard with a deck that stretches all 3 sections with a fire pit in the middle. Great stream in the back yard deep enough for the kids to jump off rocks and adults to float (while enjoying a cocktail) ;). A short walk down river was a rope swing that both the kids and adults enjoyed. Very great experience perfect set up for multi family trips!!

Great getaway experience!
This property gave space for 3 families to comfortably stay on our getaway vacation. Sweeping back porch and huge lawn made for a great place to relax and enjoy the summer weather.A small river was a treat for all ages to cool off and play. Although the town center was small, we found a great cafe, toy/gift store, gem museum, and well stocked grocery store. Our host was prompt in answering any questions. The only drawback was traffic and construction directly in front of the house.

We booked this Home for a four day stay for a party of 8 adults and 7 kids. The Home had all the basic amenities we need for a pleasant stay. All the rooms are well designed, the bedrooms and kitchen are fully loaded for the needs as a regular home. More than the pictures shown in the property listing the home exceeded the expectation and was very clean. Elizabeth, the property owner was very prompt in answering any questions. When compare to other listings near by, for the features and number of occupancy the price quoted for this home is the best.

We were a group of 10 adults. We loved having the two different sections of the house so the night owls didn't disrupt everyone else. The place was clean. We didn't have weather for the river but it was in a great location. Great hiking within 2 miles of the property.

Truly amazing!
Our stay was absolutely perfect! Elizabeth was attentive before we arrived and her home did not disappoint. We had 12 adults and 5 children and we never felt like we were too crowded. The homes are huge and can accommodate everyone’s needs! The deck was beyond plentiful, offering hours of play, stories, dinners and laughs. The best part is by far the river. SO kid friendly and CLEAN! The water was crystal clear and perfect. Deeper spots for swimming yet still shallow enough for 10 month olds to play without fear. Vacationland Gem!!
This place was AWESOME!! Loved the setup with 3 separate apartments for our own little groups. Very spacious - more than enough room to spread out, even with visitors stopping in and out the whole time. Everything was available that we could have needed to keep us going for the week (trash bags, dishwasher liquid, all the little stuff you don’t think to pack!) Owner was excellent in communicating all the details and updates to us, she was just wonderful to work with!!
Swimming was amazing - the river was quite low during our visit but still plenty of water holes for swimming and shallower areas for our kids to splash around in. Sandy spots to play in various areas, and lots of room for chairs or to lay out. We had kids ages 4-9 there and all were very happy with the river (as well as us adults!) While there was plenty to do and see nearby, we ended up abandoning our plans to travel around and just stayed at the house exploring and floating in the river instead. We tied up our floats down by the river each night so we didn’t have to haul them back and forth all the time. River is a short walk down nicely cleared trails through the woods.
Back porch is lovely for grilling, meals, and sitting by the fire. Plenty of seating! Enormous backyard for everyone to play in - the dogs included! Despite being on a large road, the house is still extremely private, and the noise from it wasn’t bothersome.
I really can’t say enough about this home, and we truly enjoyed our week there so much!! Very highly recommended!!

Relaxing vacation in lovely home
My family (14 adults) thouroughly enjoyed this beautiful rental. It was a perfect choice during the present health situation. The home has 2 full units and a studio so social distancing was possible. The home was immaculate and the grounds and the river were beautiful and provided hours of fun (kayaking, tubing, swimming). The deck is enormous and allowed all 14 of us (plus 2 dogs) to spend almost all our time outdoors. The owner, Bette, was wonderful and so easy to communicate with.

This rental has it all. Upon arrival the house was clean, cozy and surprisingly a quiet location even though it was near a road. The house was 3 separate little apartments which allowed our friends and family to be able to rest or wind down from all the craziness during the day, if needed. AC's provided along with fans kept the upstairs as well as down stairs cool during the hot days. Beds were comfortable. The lawn area provided plenty of space for all of our kids, dogs and families to do activities. The kids enjoyed having BBQ's, having smores by the fire, and swimming in the river that was a short walk from the home. There were stores, hiking areas to visit and waterfalls all within a short drive. I've been to several rentals but you will be surprised at how much towels, supplies like charcoal, tin foil, extra linings, candles, gloves, mask, lots of pans to cook and the list goes on that other renters do not include. Most of all, Elizabeth was so accommodating from our first conversation on the phone. You can tell by her personality, friendliness and the overall cleanliness of the home, supplies and toys provided and the list goes on that it's clear she cares about the families she rents to are well taking care of. Well be back. Thank you for making sure that are stay was a great vacation.

Perfect family retreat
The house is perfectly designed with three separate sections that can be flexibly used for separate groups or all one big group. We were traveling with kids of all different ages and they really enjoyed having the studio apartment space as well as the individual family sides. The river area has a lot of shade so can be more chilly/buggy than other local ponds for swimming, but my boys loved being able to do their rafting and kayaking and I loved having them and I protected corner of the river for safety. Being at the back of the property meant that we could just run up to the house if we forgot something or if it started to rain. The town is small but has everything you might need for eating out, stocking up, or getting ice cream. The road in front of the house is busier than I realised, but the backyard is like a haven, with a huge deck and a ton of space. Very private and comfortable, would recommend to anyone!

Beautiful, relaxing, plenty of room
We just stayed at this property with ten people (7 adults and 3 kids) and had plenty of space for everyone and then some. The house and property are beautiful. The kids and dog loved exploring the river out back down the paths and fishing when the water was higher after a rainy day. The outdoor adventure place down the street was perfect for renting a canoe and very helpful with advice on where to go with it. We explored step falls one day, Santa’s village another day, spent a day fishing, and enjoyed the property the rest of our week. Only downside was how close to the highway/main road the house is, made us a bit nervous with the kids. There’s plenty of room outback for them to roam though and we never had any issues.
