About this house rental
This beautiful 2400 square foot house is located on a one acre lot on the bank of the Guadalupe River. Each window provides picturesque views of the water. There is a large elevated deck and a 1000 square foot covered patio. The decks have outdoor couches and chairs for lounging. There is never a dull moment with the 2400 square foot recreation room that includes pub tables, shuffle board , basket ball toss, trampoline and many more games. Bring marshmallows to roast on a large outdoor fire pit. Kitchen includes granite counter tops, wooden floors, full kitchen (ref., stove, microwave, coffee maker, dishwasher, dishes, cookware, etc.), washer, dryer and grill are all at this property. Linens, towels and washcloths are provided. Living room and master bedroom have T.V.'s.

We are located 30 min. from Greune; 25 min. from New Braunfels and Canyon Lake; 35 min. from San Antonio, San Marcos, Wimberley and 1 hr. from Austin.
Pets will be considered to accompany you on your stay. Plenty of containers for our smoking friends to stash their Butts are downstairs as no smoking is allowed upstairs (including decks, porches and inside the house.)

Surrounded by nothing but nature in the backyard riverfront, but only minutes from grocery stores. All sorts of river activities outdoors and spacious rooms for all to gather together indoors also. Couldn't ask for a better place in the Hill Country!

Beautiful views from house of river with expansive windows from the living area and kitchen. The river was idyllic with small fish in the shallows. Chairs ideally placed with easy stairs down to the river. Expansive downstairs area with game area and seating. The owner was a great communicator, responsive, kind and very helpful. The kitchen area was modern with open design for socializing while cooking. Beautiful fireplace with large television above it. One of the best vacation rentals, I have ever stayed with such a great host. It was more than a vacation rental, it was a home where our families made memories of a lifetime.

The house was very clean and well stocked for traveler needs. The location was fantastic!
We did have concerns with the entrance stairs, especially for older persons.
Good control for any bugs in basement. We never saw any live ones, which is unusual for south Texas.

We had a wonderful stay at this spacious and comfortable home in Spring Branch. Despite unfortunate circumstances bringing us to the area, this home provided a peaceful retreat for our family. The location was perfect, on the Guadalupe River with deer visiting the yard. Tyson, our host, was fantastic—communicative and accommodating throughout our stay. We would love to return and enjoy all this property has to offer. We highly recommend it.

Everything as advertised, family adult son 3 year old, daughter husband wife all enjoyed great location, wildlife, the river, wading fishing, kayaking up down river, house was wonderful and comfortable, fist time in Texas

Family get away was great ! House was large enough for our group to spread out and have plenty space. House had everything we needed plus some !
Right on River so kids used the canoes, fishing poles, right in back yard. They played volleyball on the nice volleyball court set up. It had lights ti play at night too when it was cooler! My nephew who was 3 just liked the sand lol
Close to town if anything extra needed from super walmart, sonic restaurants, etc
We cooked most nights and had all we needed main spices etc were already at house.
My teen loved the downstairs room away from us that had kitchenette and also had tables tv couches games speakers etc right outside his room in game room living area. Basketball goal was part of the boys entertainment.we enjoyed Speakers on outside back porch area when we were in hot tub and on hot part of day left temp down on hot tub to be cool enough for swimming with my 3 ye old nephew or to sit and cool off. Two Gas grills, fire pit for s'mores, large living area and kitchen so we didn't run over each other. River was shallow enough in areas just to sit and soak in sun and or deeper further down to canoe, swim or float etc Deer came through property frequently and always a neat surprise! We did purchase a tarp ( back yard - Large with a down hill slope in an area ) we put tarp on slope and tried our hand at a water slide. Quick trip to river road and Comal.
Owner was VERY responsive and if we had any questions always available.

We stayed here with a total of 4 adults and 4 kids from ages 9-12. We had such a wonderful time. The river access was great and the water is clear and beautiful. The house is huge and there was plenty of space for everyone. We enjoyed playing in the river, the hot tub, and shuffle board. We tubed and used the kayaks everyday. The kitchen was well stocked. It is a short drive to grocery stores and restaurants. Highly recommend!

We made reservations to float the Guadalupe about 30 minutes away but if not for that, we would have never left the property. Trampoline, sand vollyball, shuffleboard, ping pong, corn hole, kayaks, canoes, paddleboards, fire pit, hot tub and of course the river just steps from the large covered back patio. No need to bring chairs, grill, propane, or wood. It's all waiting for your arrival. Comfy beds, every thing is clean and orderly. Great communication with the owner who is super sweet. No problems at all. Will definitely be back!

I loved the house and location. Only reason for not giving 4 stars is there was food in the fridge which made it difficult with our 3 families there for a small reunion to fit all our food. Otherwise this is a GREAT house with plenty of things to do and a great queit location on the river. Loved it!!

Spent 4th of July weekend here and enjoyed the amenities of the house and how close it was to the river. Very quiet and a great time.

Owner is very friendly and and accommodating, home is beautiful, location on the river top notch.
This was a family vacation which included my wife and I and our two married daughters, their husbands and a child each. There was plenty of room for all including a large open concept kitchen, dining and family room. Tyson has created a home with plenty of equipment on hand to make use of the river fun and enjoyable. When you're ready for a break from the river, the huge garage is a great place to get out of the sun and play with the game equipment he has provided. Attractions in the surrounding area were easy to access...25 minutes to Schlitterbahn's parking lot, 45 minutes to Fredricksburg for winery tours and shopping. A couple of issues kept us from giving 5 stars. The first had to do with the description of the bathrooms. We had three properties on the river we were considering and this one was slightly more expensive than the other two. We were willing to pay extra in large part because the website states that there are 3 full bathrooms as well as a half bath. Perfect for a group of 3 families each wanting their own bedroom and bathroom. Unfortunately, there are only 2 full and 1 half baths. Not idea for us but we made it work. The second issue simply made us feel a bit awkward. We've stayed in other VRBO rentals and in each case the owners had a few personal items in the home but nothing that made it look as though they lived there. In this case, the closets and dressers in each of the bedrooms are full of clothes. We had to consolidate their clothing to make room for what we brought. The fridge and pantry were full of a typical load of food including leftovers from recently eaten meals. We had to pack up a large portion of the food in the refrigerator section and take it down to the fridge in the garage to make room for the food we brought for the meals we planned to cook throughout the week. The lack of pantry space meant we simply stored our pantry items on a section of the kitchen counter tops. Nothing we couldn't deal with but as I said, it felt a bit awkward. If not for those two issues, definitely 5 stars.

We could not have been any happier with this vacation rental. The home was gorgeous and the setting incredible. The river at this home's location was perfect for our grown children, as well as our grandchildren who ranged in age from 9 years to 18 months. Fishing, kayaking and just plain relaxing were on our agenda, and each were fulfilled beyond expectation. The house is very spacious and provides enough seating for everyone in the living and dining area. The kitchen, too, was a great size and everything you might need to prepare wonderful meals was provided. Our entire family voted this one of the best places we have ever stayed at on our annual summer gatherings.

Great place-Great location
All the comforts of home with a river in a the back yard. Close to anything you want to do in the hill country. Lots of things to keep the kids entertained. Great place if you want to get out of the city for a few days.

Absolutely beautiful!
We stayed at this property right after Christmas to celebrate the holidays with my mom and sister + her family. We had nine adults and two children. The living and kitchen/dining areas were large and accomodated all of us. The views from the living areas and balcony are extraordinary and peaceful. I would love to go back during warmer weather when we could actually get in the river. We saw lots of wildlife too. Do note that all living areas are on the second floor. This was a little difficult for my aging mother, but she loved the house.
