When we arrived, neither TV was working, chair was broken, kitchen units were stained and one was falling apart at the base. The pull out unit was broken but didn't affect its use. Two of the bed side lamps didn't work. We were warned that the apartment could be loud until midnight but nothing prepare us for what we faced. Unfortunately, with the TVs not working, we could not even drown our the constant sound of the bar below The Palace), it was rediculously and the loudest bar on ocean drive. We asked the reception if they could sort the issues and was told that they would send a message to the owners but it would be them who would need to resolve the problems. This took 2 days just to get a reply from the owners and we were told that we had complained through the wrong site. We were also advised that the TVs were as a result of previous tenants not re-setting the source correctly. To be fair, the TVs were resolved on the 3rd day, a new chair was brought in (that didn't match the existing chair), the broken bar on the pullout kitchen and the preperation table was removed. Unfortunately, we couldn't get out on one of the balcony's because the door was seized, the main patio sliding door was very stiff and difficult to open and the bedside lights were not addressed throughout the duration of our stay.

First of all, the one redeeming factor of this rental is the view. That’s pretty much it. Me and my partner have filed a claim due to the conditions of the rental to which we left a day early. I was laying on the futon scrolling through my phone in the unit, when I felt something crawling on me. It was a cockroach. My partner and I were obviously shook up and the A/C hadn’t been working properly since we had gotten there (was stuck at 79 degrees) so on top of that, it was hot. My partner and I soon discovered bug bites scattered across our bodies, which we had since the second day (at the time we attributed it to sun rash) but once we left, we connected the dots and realized they were bites. When contacting the host, we got hung up on. So I called VRBO, to which they got the host on the line. She proceeded to blame us for the roach and said “we brought it in our bags” and then hung up on us AND the VRBO agent. This place has been obviously neglected and the host will not help you if you need it.

Remote’s for the Tv was broken and the one in the bedroom we couldn’t use. Ironing board is broken and some lights didn’t work. Location is great. Beach was across the street. If you don’t mind the loud music coming from the bar downstairs then your fine. Oddly enough we slept good even with the noise. Your paying for location not accommodations. Overall great way to enjoy the beach and be smack in the middle of the nightlife.

Stayed here for a birthday trip and enjoyed every minute. We arrived a little early and was able to checkin. Access to the rooftop pool is great and towels were provided. The location is in the middle the party scene so would not recommend if you are looking for a relaxing quiet environment. We were able to take a nap in the middle of the day so it’s not noisy all day. Would recommend a slip mat in the shower but the water pressure was great and plenty of hot water. Great access to the beach, restaurants, and night life. Views are great especially in the morning for sunrise. The balcony doors are hard to open and heavy but the balcony is great to enjoy the views and people watch.

We weren't notified that the whole area's roads were closed for spring break. We had to park a few blocks away and drag all of our luggage 3 blocks through huge crowds. Someone was drunk and peeing in a cup sitting on the floor in the elevator as the door opened in the lobby. There were vendor booths set up all the way down the street between the condo and the beach view. It was straight chaos. We left after 14 hours despite the no refund policy. We didn't know about the 2 shootings (one was just a few blocks away) until after we left. The area has really gone downhill. And the warnings of not using the safe in the room or the on-site parking (couldn't use on-site parking because you couldn't drive anywhere within 3 blocks of it due to road closures) made it feel unsafe as well.

Location is perfect ! Right on ocean drive and across from the beach. Plenty of great spots for food and drink. Some people complain about the noise but we enjoyed hanging on the balcony at night people watching and relaxing with a cold beverage. Palace bar below was a blast! Wife and I had never been to a drag show but it was fun! As far as the room it was good and looked like the pictures . Bed very comfortable. Only issue is the sliding glass doors. The one in the bedroom does not open at all and the other one is very hard to open. Needs attention as my wife got stuck on the balcony and had to knock on the window to wake me up to open it for her to come back in
Please have maintenance take a look. Otherwise happy with the unit. Thanks Rob and Val! Had a great time at your place!

Hi:
I recommend you read the entire review.
The good: location location location.
The bed is comfy. Rob was very responsive.
Location is in art deco area. Lots of restaurants.
Yes, it’s above a drag bar, our room was on 4th fl. Yes, you could hear but never a real issue for us.
The bad: Ad says recently updated. Yep, in 1986.
Weathered room. Cabinets are circa 1975. Granite is stained be on belief.
Mainwall in kitchen is granite . Someone wrote on it in marker that’s only partially removed.
No heat in unit. It was 45 at night when we were there.
Flooring is cracked and chipped. Bathtub has been overly cleaned. Finish is fractured.
Pool looked ok just too cold to experience it.
Cleaning of room. Was a joke. We got new towels not one thing more.
Kitchen pantry items. Lol a joke. We had to buy salt and pepper. Paper towels to wipe down things. No hot pads or dish towel provided .
They give you general purpose cleaner and toilet paper. Good luck. Not even a Kleenex.
The ugly. When we found it on Vrbo it was$915 out the door for four nights. Wrong. Than you get an email and it’s over $1200. We balked but others we were looking up were being snatched up.
We decided screw it an booked it.
Then Val sent me a text after we paid in full. She stated Rob had no right to quote and wanted like another $550-$575 and threatened to cancel my reservation.
That did not sit right with me. I told her id sue her, Rob and Vrbo. To try me. Not a peep back!
I contacted Vrbo, I had documented text messages etc.
They were like what the heck!
So buyer beware here. There has to be better

The room appeared a lot smaller than pictured. All appliances had to be wiped down and disinfected from left over smudges and hand prints of food. The property states that they provide towels and toilet paper. I suggest you bring a little extra of your own. The cleaning lady comes every other day.
They originally supplied two towels and two wash cloths per person. Florida heat & sweat, I myself take two showers a day. Small rolls of toilet tissue provided. It became an issue to get any from front desk or owner. We were there for a week. I contacted the owner on our last day after returning from the beach for extra towels. No response. The noise wasn't an issue for us (which goes to 3am) because we are of a younger generation, I celebrated my 50th. lol! However, I would not recommend it for someone of an older generation. There is also a lot of loitering in front of the bldg. The advertised rooftop pool (which you are allowed to use) belongs to the club/restaurant below the room which has free daily drag shows and they invite all of their guests from their shows to the pool. The room is featured with two balconies however, the doors don't have handles for the ease of opening and closing and the bedroom door to the balcony was not able to open at all. One night a drone starting flying around us while we were sitting on the balcony and after about 15mins we were asked by a gentleman to go inside so that they could take pics of the balcony for we were messing up their pics. We were not happy. The TV in the bedroom was not programmed by the remote so it was unusable. Due to the few mishaps that we encountered, the room is in a great location and in walking distance of everything.

We had a lot of fun staying here. Yes, it's noisy...but if you want to be in the middle of all the activity, you have to expect that. If I have the chance to return, I definitely will!

Anybody staying here is well advised to be prepared to hear the music from the drag show on the first floor. They claim to finish by 11:30, but went just a few minutes past 12 on a couple of occasions. Having said that, once you are forewarned, you will find that the location more than compensates. The Palace drag club on the first floor is one of the biggest draws in South Beach. People gathered on the street in front and across the street to watch the show. This made for some great people watching from the balcony. I personally found that it more than compensated for the loud music. The unit had all the necessary basics for a comfortable stay. I would recommend it for anyone who won't be bothered by the music and will enjoy the passing parade of people.

The front desk staff was really nice (Stephanie) The unit it self could use some tender loving care. The view was great. We had to always request towels from the front desk, we never received the one day of tiding up and making the bed as stated and we paid for. Online it says one price and after booking they give you another price be aware of that. The mattress on the bed was very lumpy not good if you have a bad back. The noise from the club did not bother us. I just wished we would have gotten better service for the price we paid. Warm Regards

First the good, David the building manager was lovely! The location is perfect, you are within walking distance of everything. The housekeeper on the day or arrival was wonderful .and I felt badly that she was working alone, she was doing her absolute best to turn units over quickly.
Now the bad, buckle up there is a LOT to say. I booked this unit in April of 2021 for a February of 2022 stay. We booked for 3 nights. I booked solely on the location and photos. Pictures were deceiving. The unit is dated needs lots of minor things that were not appealing. We arrived about 2 pm, the young ladies at the counter said we didn't have a reservation and it took them several minutes to find that we did indeed have a reservation. Then we were told that our unit would not be ready until 3:00 pm, no problem, we were early. So we went to lunch and came back at 3:00 to be told that the room wasn't ready and that we had to wait. Check-in is 3:00 pm. I wasn't happy but what could we do? Another couple was in the same situation and we both called the property owner, he was less than concerned and told me that they were short-staffed and our room would be ready soon. It wasn't. We didn't get in until after 4:00. Fine, I wasn't happy about it but again, what could we do? The room reeked of Fabulosu cleaner to the point that my husband and I wanted to gag. We opened both sliders, one was barely functioning. It was HOURS before we could stand it enough to close the sliding glass doors. The Fabuloso was worse in the hallways. The rug on the floor in the bedroom was so gross that we pushed it under the bed for our stay. I didn't want my feet to touch that thing. The remote for both tvs barely worked and we had to track down the housekeeper for batteries. We had one functioning remote. The tub is dangerous, it was so slippery on the bottom that we put a bath towel down to keep from falling and injuring ourselves.
The fully equipped kitchen is a joke. We had 2 glasses, minimal dishes, and flatware. The cookware isn't even worth mentioning. Thankfully we were not cooking and dined in restaurants our entire stay. I felt duped and I would not recommend this location to anyone that needs more than a place to lay their head. The location is wonderful, the view is fantastic, but the chairs on the patio are unstable and uncomfortable.. We sat in them once over 3 days. The lounge area upstairs is nice. Great location, not a great unit. We won't be back.
4.0 / 10.0
Great location but the nightly noise level is out of this world. Did not know there was a drag queen show on the bottom floor that begins at 7 and ends 1 AM.
5.0 / 10.0
In the heart of South Beach on Ocean drive with two balconies overlooking Ocean drive and the beach, not an easy find. One bedroom suite was spacious with large bathroom and kitchen facilities.
Just two recommendations to owner- pull out sofa was really a fold up futon not a sofa convertible bed with mattress and there are no dresses in either room so my wife and I had to live out of a suitcase for a week. I think dressers in each room would add a nice touch to the place.
The hotel charges you a fee for early check-in "in cash" if the room is ready.
Owner quickly responded to a small issue I had.
Rooftop pool/bar/food was best one I've seen.
Palace bar underneath room loud music every night to around 11:30 so just be aware.
Overall a great place with balcony bonus to be in the middle of the action.
Would definitely stay there again.
3.0 / 10.0
Great location in the middle of everything in South Beach. The room had seen better days, flooring beat up, toilet running, flimsy balcony furniture. Basically just a place to flop when you’re done sightseeing and partying.
5.0 / 10.0
My husband and I will definitely stay here again. Everything was exactly as described. The views are AMAZING!!! We really enjoyed having some meals on the patio…and people watching. The noise in the other reviews really wasn’t that bad. We’re in South Beach - we didn’t mind, and I’d say by midnight it wasn’t bad at all. The patio doors kept out a lot of the music.
The property is within walking distance to every thing you need, and a $20 cab ride will get you to Bayside Marketplace (was a fun place to visit). If going to the grocery store…Keep in mind…kitchenette - light meals. Not a “full-service” kitchen.
My only recommendation is to be prepared to grab some cleaning supplies. I had to clean as the counters and the drawer handles were very sticky, and there was food/crumbs on the floor. Behind the tub was pretty bad. It didn’t even bother me because I was so pleased with ever else. Also…they open the staircase to the pool and announce at the bar below that there’s a rooftop pool. So I think at times it’s more of a public pool. Again, didn’t bother me. I came here for the beach and the amazing views not the pool.
Overall Amazing!!!

If you are coming to enjoy the party at the Palace (the LBGTQ bar that is adjacent to the apartment), then this is the place for you. This is not a place for a quiet relaxing vacation. We loved watching the show from our balcony and people watching too. The noise did not bother us at all. The police presence is heavy, which we liked and made us feel safe walking around at night. The apartment was great for our stay!
6.0 / 10.0
Location was right in the heart of Ocean View Drive. Roof top pool was nice. Cleanliness of room was not acceptable, informed front desk and owners…no one really cared. Layers of dust on the light fixtures, not clean behind the tub, popcorn and dust under the bed upon arrival, sticky counters. We even found a pill on the floor…thankful we weren’t traveling with little ones. If you are traveling with family, North Beach may be a better option.

Great location, nice unit. The noise others reported in other reviews was nothing more than what my friends and I (30-32 yr old mommies on a much needed get away) weren't used to; definitely entertaining. My favorite was the oceanfront view..I was able to watch the sunrise from the balcony/bed every morning. Also, Rob is very responsive and made sure we had everything we needed. Will most definitely recommend and be back for future stays.

The apartment was as described. It would of been nice to know that a resturant/bar with a music show was on the bottom floor of the building.
An update on how to get to the building and parking is needed with Ocean drive being closed

The location was phenomenal! The room was large and had all the amenities needed. The pool area was awesome with a fabulous bar. We had a great stay. The noise was loud and I mean very loud, but we knew that going into it. The curfew is midnight so everything quieted down then. The front desk people were so helpful and accommodating. They supplied a change of towels every other day which was great. Really enjoyed our stay but it is loud, just be prepared but sooooooo fun!
6.0 / 10.0
The pros: the location can't be better, bonus Oceanfront view and Ocean Dr balcony to people watch, suite has two balconies, but we could not get the bedroom door to open. Kitchen with full size refrigerator, two burner stove (only one worked) large & spacious hotel suite. No need for a car, within walking distance of everything in South Beach.
Cons: cleanliness, the owners really need to change their cleaning company. The room should have been spotless due to COVID-19, There was a brown splat (looked like a squashed bug) in the freezer. found trash under the bed from the previous guest. The carpet needs to be replaced, old and dingy. the space behind the tub looked like it hadn't been cleaned in a long while. The bedside lamp sits low, from the top you could see a lot of dust. We did a thorough cleaning atfter check in due to COVID-19 but I was expecting more attention to cleaning details due to the Virus.
The top bedspread is a printed fabric, I wasn’t confident that it was cleaned due to other issues, this should be replaced with a white bedspread to show it is clean.
The safe was not operational, when wee inquired with the front desk we were told that they don’t advertise a safe, so we always had to walk with our cash and credit cards.

I didn't pay attention that that condo is on top of a drag bar/club. So 7-11p it was loud, but I enjoyed it! Not a kid appropriate, but great location, great condo and staff was amazing!

Recently visited for spring break. This location was by far the best and most fun! We were so close to literally everything. The staff were always available to assist and we didn’t have any issues. Would definitely recommend this place. Thanks!

Loved this location. Great view from the 4th floor across bustling Ocean drive to the park, beach and ocean beyond. It was noisy as described, but just added to the fun. Walking distance to everything including the Art Deco museum which offers a wonderful audio walking tour. The roof top bar and pool was a plus; great spot for sunset.
