Great place to stay, definitely not for the older since quite a few stairs, but quick and easy walk to right in the middle of town and all the restaurants! Clean and beautiful scenery, right on the river!

We had a super week in Telluride and Alpine Lodging was a large part of it. It was perfect for 3 of us. Location is great, short walk to the Gondola, and all that town has to offer. Great views, especially leaving the unit in the morning. And, the hot tub is wonderful at the end of a long day! There were some minor challenges: stairs to loft are steep, but the bed is super comfy once there. Going down on sore legs in the middle of the night to use the bathroom can be rough. The couch is saggy, and badly needs new cushions &/or mattress. My son chose to sleep on the built in cushioned area next to the couch, instead, which was fine. The TV has a ROKU, but it wasn't set up to allow guests to use their own and required a code, so inquire about getting a code in advance if, like us, you are looking forward to catching up on some award nominees after an early dinner! Last but not least, we had a really hard time finding the unit after checking in. Once we did, we had a hard time entering. Alpine Lodging would really benefit from handing out a rough area map, or at least showing people ON a map in case the check-in person meant 'their other left.' The office is several blocks from the unit and calling typically results in voicemail. The office returned calls quickly, but standing in the snow with luggage is not so fun.
Also, the check in person should emphasize the need to enter the # and/or * in the entry code keypads at the property. In fairness, the email with entrance info does say: "enter all symbols," but when tired it's easy to mistake the # key before a set of numbers as just a designator that numbers begin here....
All that said, these were minor things, and once past, our stay was great. Management responded promptly, we loved the location and everything about Telluride.

Great location, views and quiet
I liked this place but ...
Pros:
- Right next to the river
- great view off the balconies
- shared kitchen, porch worked out well.
- got the place before 4pm
Need to work on:
- the queen bed was a super hot memory foam mattress
- too small for a spouse and adult kid. (downstairs bed was a thin cover and using the pullout coach would have made the room unusable.
- VRBO - sorry, but they overcharge guests with too many fees. Would have used AirBB but they were pretty sold out.
- no room for luggage

Basically a ski in ski out condo at the base of the Telluride gondola. Everything you need and nothing you don’t. Including the broken hot tub.

Overall we had mixed feelings about the place. The lodge advertises a hot tub, but when we got there it was closed since it had been missing a part for 1.5 weeks. This should have been disclosed at the time of booking, or at a minimum at the time of check-in. We ended up going out in the cold in our swimsuits only to realize it was shut down. The checkout process needs some work - the listing says check-out is at 10 am, but the door code stopped working at 9 am. We got locked out of our room and had to call guest services to get back in. We ended up missing out on at least a half hour of mountain time because of the delay. Other guests ran in to the same problem and weren't pleased either. The location is great, but you'll end up parking at least a few blocks away with the single street pass that is provided. Internet works fine, and overall decent value for the location despite some issues mentioned above.

The condo was a bit dated but served our needs. We were disappointed that the hot tub was not in service. We did not use the communal kitchen but it looked well equipped and we will use it next time when Covid will hopefully be a distant memory.

We stayed a couple nights at this location. We loved the view from our balconies. The room was cozy and comfortable. Extremely close to town. Easy to access, easy checkin process. The only thing I could think of we would change would be having a full length mirror.

My husband and I booked a lodge with alpine lodging for a different location, unfortunately I had the dates mixed up and had to call and see if they had another property available for the weekend that I wanted. The on-call representative was extremely friendly and helpful and was able to get us into a different room. She did not state there was an up charge but when we were notified we understood, as the room came with a kitchen instead of it being a loft. When we arrived We discovered the room was the fairy very outdated, and when we pulled out the couch we found a T-shirt from the gas before us, leaving me to believe it was not properly cleaned. That night my husband and I woke up freezing as the heater in the bedroom had a different thermostat I was hidden behind an armoire. We were never notified of the thermostat and got little sleep as We had to sleep on the pull out couch where the heater was working. The location was beautiful with an excellent view I suggest updating the rooms like they did there others, I think they should have Not of charged us for the room in its condition. They did give us $100 for the inconvenience of the thermostat which I appreciated. Communication was via text and check in was very cold and rude. We will not be staying with Alpine watching again.

Overall we had an excellent experience. I loved the location. It was right next to the river. It was walking distance to the gondola, Bear Creek Falls hike and restaurants. It had a cute rustic charm. My family enjoyed the board games left in the room. Only thing I’d say I didn’t love was the bathroom was really small and kind of hard to bath and get kids ready in, but we made it work. Also, I had read reviews about the amazing breakfast, but was a little disappointed to find that that is only during peak seasons. Also, I’d have loved if the pillows were bigger. The bed was fine, but the pillows were very flat. And just be careful walking down the loft stairs in socks 😂, I almost fell down them a couple of times. Overall, I’d recommend it, and I’d likely stay there again.

My boyfriend and I took my grandparents (83 & 89) on a trip around Colorado and this place was perfect. We enjoyed being on the stream, and so close to town. It was also nice to have a common kitchen/ living area so we were able to use a stove and microwave. Great atmosphere. Also got to see a bear from the balcony.

A little bit quirky room, but it was clean and a perfect location right on the river and trail in town. We would stay again.

Exceptional Value
You can't beat the price and location of Manitou. Telluride is known for being more expensive, but if you're looking for simple, cozy, close to the slopes, and affordable like we were...this is one of the best in Telluride.
Pros: location, price, free breakfast
Cons: one small bathroom, no private bedrooms, no sitting-level table, multiple emails regarding check-in led us to believe we needed to check in at physical location, we arrived in the evening but weren't able to reach the after-hours contact for an hour

Great Location
Fantastic location, and gorgeous views. We also loved the kind woman who welcomed us with chocolate chip cookies, and set out breakfast. I feel bad that I can't remember her name, but she was so kind, friendly, and welcoming. My only complaint is that the sofa bed was a tad uncomfortable, however, we were only there one night, so it wasn't a big deal. Plus, the coziness and the location more than made up for it.

great spot in T Ride
This was exactly what we were after at Telluride. Great little spot tucked back in a wooded area right off the path and on the river. Thanks!

History lesson
The pros: everyone was friendly polite and helpful. The location is great and the setting beautiful.
Cons: the decor looks like it was purchased in a second hand store in 1776. I think George Washington signed the guest book.
The bedroom space is cramped with a wooden support beam. My head knows why it is wrapped in a cushiony material exactly where I banged into to beam.
You have to carry luggage across a bridge and up a narrow flight of stairs to the second floor rooms. Not easy,

Great place and location
Great place and location. Staff was helpful and very knowledgeable about the area.

Extremely small unit- No check in info provided prior to arrival
The bathroom in the unit had less space the a port-a=potty at a campsite. No couner space and unable to even turnaround in the shower. One normal bed. The other "bed" was a pull out couch with a mystery hunt to find sheets. The "other" potential bed was scary. A wood platform with some sort of pad for a mattress. Would not visit this location again.

Location was excellent. Just a few blocks from main street and gondola. It was nice being next to the river also. Room was a bit dated though. Could use some updating.
